Their offer price was $222,100. I was going to list it for around $229,000 at the top end, but more likely $224,000 because you don't want to list it too high and then have to adjust it down or else prospective buyers will wonder what is wrong with the house. So their offer was very good. Took 1 week to get the offer Took 1 week to get it inspected Took 1 week to get it closed. My experience: 1. License real estate agent for about 10 years in total (Real Estate Masters and Edina Reality). 2. Mortgage loan officer for 3 years. 3. Landlord: I have bought, owned and finally sold 8 different properties including an apartment building, duplex, and 6 single family homes during the 15+ years. 4. Mortgage Holder of a total of 17 mortgages in total including VA, FHA, Conventional mortgages and also 3 HELOC's. 5. FICO employee: I even worked for FICO (FairIsaac Company) as an IBM Mainframe Computer programmer for many years too. 6. My own FICO score 820's. IMPORTANT: So when I say it went well with OfferPad, then it went well with OfferPad. You have to take my very experience word on it. The whole process was great. It was quick. I was not in a situation that I had to sell it. I would rather pay more in commission to sell it without having to have it listed on the MLS and then have strangers going through my now empty house. OFFERPAD PERSONAL and First American Title Insurance Company all were processional and responsive to my questions and to the process too. Don't forget the guy who did the final walkthrough on 08/27/2020 which is the same date of the fund's disbursement (I don't remember his name, but he arrived with a couple contractors that say day). I recommend OfferPad to other home sellers that are thinking about selling their homes. Think about it instead of listing it on the MLS. Having a home listed on the MLS can cause several problems, including not knowing who will be in your home, how long it will be on the MLS, if the buyer ends up not being actually approved for their mortgage, if someone tracks in mud/dirt into the clean and empty house, or even plugging up your toilet as happened in the past.

I feel kind of late to the party because I didn't find out about apartment/home locators until…read morepretty recently. It all started on Instagram with Smart City Apartments. They post regular content and often do negotiated deals. However, I quickly learned that the only way you can really take advantage of these deals is if you're ready to sign then and there. It is first-come first-serve and unfortunately, it was not practical for most people to wait around for the perfect deal not knowing the timeline. Most apartments require you to provide 60 day notice of intent to vacate. This timeline felt shorter for me because I was going on an international business trip. I did not really have the time to look around and wasn't sure what to do. Luckily for me, I stumbled across The Realm Agency on Instagram. I liked that their posts showed pricing and location. Sometimes apartment locators can be really obscure in my opinion. I sent them a message and sure enough someone contacted me shortly after. That's when I had the privilege to meet Chris- the best locator around! Chris was super attentive to all of my needs and questions. He inquired about what type of apartment I was looking for, amenities, my budget, expected move in date, etc. I gave him some areas I was interested in and within a few days he had compiled an extensive list for me. I am not lying when I say that Chris worked around the clock to help me find the perfect apartment! We were texting each other during random hours since I was traveling and working in both the Philippines and South Korea. He always kept me informed about my options and was never pushy on a single property. I appreciated his honesty and feedback in regards to the pros/cons of available properties. I don't have the space to get into all of those issues here. #2 We have been trying to get taxes that they owe us from the time they owned the home in 2018 for about 2 months now. Mostly they just don't respond, but when they do, it is usually some odd excuse that has nothing at all to do with the subject at hand. We have forwarded them the documents showing what they owe (and verifying that they owe it), and still they continue to put us off. #3 The realtor, Phyllis, constantly refers to the renovators as her "client" even though she is married to one of the partner renovators. It seems very deceptive that she doesn't openly disclose the fact that she is a part owner of these homes she lists. Very unprofessional.
