    From the first phone call I have been given misinformation on the property I wanted to rent. When…read morethe lease arrived it had several errors and did not match what we discussed. When I questioned those items in the lease I was not give answers or customer service. I was told I could accept it the way it was or lose my deposit. My son's dog was not on the lease, the lease had conflicting paragraphs, and the email answers did not match the lease. When I questioned this policies and the emails responses form the staff I was told no to worry as this was just boiler plate.

Anytime any of the girls in our house needed to call for questions and he would answer the phone - he would talk down to them and wouldn't give information. BUT anytime the guy called he was sweet, kind, and immediately gave the information needed. There were a couple of times where he had to come to the house and he continued to make the women uncomfortable by talking to as if they were stupid children and treating the guy like a pal. This company made me uncomfortable and unhappy. The ONLY good part about this company is the receptionist - who is so sweet and kind and helps out whenever she can. Leaving reviews has never mattered to me before, but after dealing with this and many, many, MANY other stories - I couldn't be silent. That being said I do know that we weren't the best home renters (we never took care of the lawn (that was dead when we moved in)). All in all, if he changed his attitude it would have been 5/5.

    The place I rented from these guys had JUST been transferred to them by a private owner. When I…read morecontacted the private owner of the place to be rented, he told me details and said he'd get in touch. A week later Hilton Real Estate gets a hold of me to say they've taken over the management and the renting will go through them. When I moved in there was a lot of wear and tear damage to the place. Broken and Filthy window blinds (single panels and entire blinds that we couldn't open), deep scratches on the walls and doors, scum build up on the shower walls,clogged shower drain, stickers on the walls, and multiple loose electrical sockets. There was no obvious cleaning or repairs done on their part. Mid winter I had the base heater break. I called and it took them a month before they came in to fix it, and of course it was right after I turned in the current months rent. When I moved out they charged me for some of the repairs that they failed to do prior to me moving in. When I called to inquire about the repair charges, they "couldn't" tell me what the repairs were. They said I'd have to call the construction company they had do the work to tell me. I only found out what the repairs where months later when a statement came in the mail. They did the absolute bare minimum to get my money.

    I have been friends with the owner for 6 years. I was looking for a place to rent myself. I won't…read moremention names but, I found a place in Post Falls that was managed by a local Post Falls company. After I put money down they came up with all these fees! When I challenged that respectfully, they were extremely rude and the answer they gave me was unethical. I canceled the deal and called my friend, the owner of Housing Quarters to see if they had anything available. They didn't but I told them what happened and it just turns out they were looking to hire. I work here now and we are consistently helping people that are trying to get away from people like that! We have integrity, do what we say, actually answer the phone and get back to you! We offer a similar rate than the competition, and blow away anything I've seen out there. We are are a one stop shop and do not have to contract out for our owners and landlords. We solve problems and allow our Owners to have their personal time multiplied. As far as our tenants, we take care of them and care about each call that comes in and they are handled in a timely fashion. Too good to be true?     The Boulder Apartments are pretty obviously targeted at the college crowd and are not "luxury" or…read more"upscale" apartments by any stretch of the imagination. The pros and cons: _____Pros:_____ * The property manager, Alex, is really very nice, friendly, and helpful. It's always a pleasure to deal with him and he seems to be pretty responsive to maintenance needs. I've seen other reviews complaining about the rudeness of the property manager and I can only assume that there has been a change in management, because I've never had a problem with Alex. * The apartments are within an easy (10 minute or less) walk of the bus line into downtown Cheney and EWU and about the same walk to Safeway, Great Clips, Starbucks, Taco Bell, and Pizza Hut. These apartments are well-situated for someone planning on coming to Cheney without a car. * The units come equipped with a full-sized washer and dryer and a dishwasher. * There seems to be sufficient parking. I have yet to come home and not be able to park close to my building. * There is plenty of closet and storage space in the unit. _____Cons_____ * The buildings are very cheaply built. While the cabinets in my unit are new, they are made of the cheapest materials you can find and are poorly laid out. Even a little thing, like the lack of a drawer wide enough to hold a silverware organizer, shows the lack of forethought given to the building. * Because of the cheap construction, noise is a constant problem. My upstairs neighbors like to stay up until 2 or 3 AM and watch TV, talk loudly, laugh, drink, have sex, etc., which is a problem when I have to be up at 6 to go to work. You can also hear everyone else's dishwashers, washer/dryers, and bathroom ceiling fans running. * The carpets are old and matted down. I've lived in apartments all over the US, and this is the first time I've ever moved in to an apartment that didn't have new carpeting. The carpets were professionally cleaned, but are obviously old and not pleasant to walk on in bare feet. * The appliances in the apartment are the cheapest available (I've never even heard of the brand) and do a mediocre job. * The tap water smells like sulfur. I have no idea why, but it seems to affect the entire complex, not just my unit. When drawing water from the tap, you have to let it run for a few seconds to clear out the sulfur smell and taste. * There are not enough dumpsters in the complex, so they quickly overflow and I'm greeted by the sight of garbage spilling out and piling up on the ground around the unit. This isn't just during those times when students are moving into or out of the units; it's a year-round problem. * The parking lot is not well lit towards the back of the property. While it has yet to happen, I fully anticipate my car being broken into at some point during my stay here. * The air conditioning is simply a window unit that has been set into the wall. It is loud, inefficient, and not really up to the task of cooling the unit unless I let it run all day. _____Conclusion_____ I wish I could recommend these apartments more highly, but sadly, I can't. At the premium prices they are charging (not unusual in a college town, but significantly higher than other housing in the area), I would expect better accommodations. I anticipate moving to another unit once my lease here expires.

This apartment complex is a sloppy joke. A huge majority of the tenants (as well as the kid running it) are convinced they don't have to respect anyone else around them, and for this reason, living here was one huge headache after the last. You'll love this property if: You don't work or get up early for school in the mornings, because punk kids will stay up all night yelling and drinking on their balconies and the parking lot. You enjoy picking up other people's trash or walking over fast food wrappers and beer cans, because again, the people who live there have no regard for anyone and will leave their garbage EVERYWHERE. I walked past garbage everyday all over the grounds by my unit. You enjoy late night visits from the cops, because this happened more than once while I was living there, again, because of partying and fighting. On one specific night, three cop cruisers had to be called to control a crowd of frat and sorority members that had moved from someones living room into the parking lot. I was kept up all the time because so many people around us had parties and would get belligerently drunk. They'd stand on their balconies and yell or fight CONSTANTLY. As if that isn't bad enough, on one night, people partying in the parking lot decided they wanted to sit down, but that the grass just wasn't good enough. I watched as three people actually sat on the hood of my car and another tenant, setting off both our alarms in the process. These people are so disrespectful, I was honestly afraid to even walk out and address it. A neighbor below tried doing this at 4am one morning, and she was met with yells and insults like she was dealing with angry teenagers with no respect. You enjoy rude managers! They're the best, and this one is especially good at it! STAY AWAY!!! The apartment complex itself was not made well in the first place, but living with pigeons above your ceiling for three months was really a little too much for me to live with. Not to mention POTHOLES all over that they put off actually fixing until I moved out at the end of July. In fact, after it rained one night and they were full of water, I accidentally drove over one so deep my tire sank into it and I had to have it replaced. When I brought the pothole issue to the manager's attention, I was told it wasn't his job and that it's our responsibility as tenants to fill out work orders for problems in the parking lot. I wasn't complaining about a broken dishwasher for goodness sake. Perhaps I should have filled out a work order for a fence that was broken for almost the entire year that I lived there. Unbelievable. The manager was beyond rude. You can find much cheaper housing all over Cheney and Spokane. You will seriously regret living here the moment you move your stuff in. Side note, I won't make statements about their business practices, because I'm sure the manager and his boss watch these pages carefully, but I have some serious questions about some of the things I witnessed there. For example, when I moved in, I was told the carpets in the living room of our unit were in terrible shape and probably needed to be replaced due to damage done by the previous tenant. However, when I moved in, the carpet was the same one the manager had talked about. I wonder how much the previous tenant was charged to replace those carpets, when they obviously didn't do so. Catch my drift? Better to be safe than sorry, just stay away from Boulder Apartments.
