Zero stars!!! Took forever for them to give me the keys to the house. Physically had to go down there and wait outside until someone came into the office. There is no customer service at all. Went into the house after they said they "cleaned" and there was dog poop in the kitchen. Previous tenants also broke the stove/oven and destroyed the carpet. I waited 2.5 years to give this review. I feel thankful that we were able to get the sales done, but that was because I have worked in real estate and have family in the business. We didn't close on the date expected. There was a clause that was written into the agreement that the sellers would get an extra week if needed. I verified before closing on my home with the real estate agent that the extra week wasn't needed. Unfortunately, he never bothered to ask the sellers. They did need more time. We walked the property and to his surprise they hadn't started packing yet. The closing wasn't bumped out a week. We ended up losing $3000 for having to rent back our place and pay on a place we weren't living. We recorded with the state, but didn't move in until a week later. In order to make this right the agent gave us a 2 night stay at Silver mountain which didn't make up for the cost that we lost. After moving in, the fridge was broken. We paid for an inspection as well. We ended up having to buy a new fridge along with packing up boxes as the owner left the kitchen for us. Nice things that I felt bad keeping. I boxed it all up, cleaning and crying and having to keep my food on ice. It was a nightmare, I wanted to share this but, didn't want to ruin anyone. There is more that happened. The agent selling our home tried to make us list way below what we knew we could get. I pushed back and she acted offended. Overall, I was more than correct all cash offer in a week. She had no idea what she was doing and had no concept of the market. We had interviewed people and went with her because her boss we were told would be helping with the transaction. It was obvious dollar signs were the only thing motivating this sale. I will never use this company again. They didn't care about us. We didn't feel taken care of. I would rate our experience both buying and selling a zero. I won't list names. I hope we were just a bad deal and this hasn't repeated itself. Our upstairs neighbors have been breaking quiet hours for 2 years. We've called the police just for no one to show up and we've complained endlessly and have seen no resolution to this problem even now that the eviction moratorium is lifted. The cops are consistently here for domestic disturbances but even when I witnessed a 11 year old be hit and thrown onto the concrete steps- nothing was done to the perpetrating male who did it. We interviewed 4 degrees to manage our property. I don't remember his name but the man we were supposed to meet with had us waiting in the lobby while he was on the phone for about 25 mins...totally unprofessional. Did not even apologize, just acted like his time was more precious than ours. The nerve... Just another business that has no respect for their clients time. The girls at the front desk act like you are working for them, says they are open but their doors were all locked up so we stood outside waiting for them to let us in? We were given a contract to review and when we called back our point girl Jessica with questions no one ever answered the phone. I called about 3 additional times and left voicemails throughout that month before I just gave up. 2 months later I got a voicemail saying sorry they have been so busy and that they did not have time for phone calls, if i wanted to ask questions I should do so by writing them down and sending via email... LOL what a joke. Needless to say we did not go with these pretentious people with our business. It would have been loads of work on our end before even signing a contract which is just insane. I would give zero starts if I could. Renters beware: 4 Degrees is a predatory scam of a rental company, and they will steal as much of your money as they think they can get away with, through whatever fraudulent means they can. We rented a property for four years, during which the management changed several times. 4 Degrees was our current management company when we moved out in July of 2022. During the two years that they were our management company, they were impressively neglectful of the property. When we had a cold snap in October--a time when Spokane is often below freezing at night anyway--and they hadn't turned off our sprinklers, they refused to acknowledge that they had any fault in my injuries occurring from slipping on our completely iced-over porch steps. They were slow to respond to maintenance requests, if at all, and several times their "maintenance" did not actually fix the problem. We had a toilet and a bathroom fan that hadn't worked correctly in over a year when we moved out, despite several maintenance requests to fix both. Still, that didn't stop them from changing us for the "damage," as though we hadn't tried to get it fixed correctly while we were tenants. They as charged us for a multitude of things that legally fall under "normal wear and tear" when a tenant has living in a property for four years, including nail holes in the walls, a tarnished toilet seat, some peeling paint around the shower in the bathroom, dirty air vents, replacing light bulbs and an air filter, removing a curtain rod that was there when we moved in, and for "not fully attached carpet" in the basement that was in the exact same condition as when we moved in. They also charged us for an expensive carpet cleaning, despite an (illegal) clause in the lease that required us to provide proof of having our own carpet cleaning done before move out (which we did). The list of things that are illegal to charge a tenant for comprised most of our move out charges. In addition to this, they tried to claim that our deposit was a whopping $900 less than it actually was. We paid a $1200 total deposit upon move in, plus a $300 pet deposit later on, all of which was clearly documented with the previous management. Despite that clear documentation, 4 Degrees first tried to say that they were not responsible for deposits paid to a previous management company (which is blatantly false and, again, illegal). Then they tried to say that they had no record of our previous deposits and so could not credit them to our rental account. Then, when provided with the records, they said that the phrasing of the $600 non-refundable part of the deposit as a "decorating fee" meant that they were not obligated to count it to our account. They stood by having no record of the pet deposit or addendum, and we were unable to track in down in our personal records. At this point, we contacted a lawyer, because they were not only telling us that they could not find $900 of our money, but they were also trying to charge us nearly $800 over the deposit that they said they could find, the vast majority of which were illegal charges. It took having our lawyer draft a letter to them for them to miraculously find the records of our $900 and finally credit that money to our account. However, even with multiple communications from us and our lawyer, they have refused to acknowledge that the majority of their move out charges are fraudulent and predatory, and have tripled down that their charges are totally reasonable and legal. (Let me remind you that they charged us for replacing light bulbs. I have rented for most of my life and have never had a management company have the audacity to charge me for replacing light bulbs.) I will never do business with this company again, and I will be loudly and persistently telling everyone I know not to do business with them either. They could buy up all of the residential property in the greater Spokane area and I would chose to live under a bridge in the Spokane winter before I rent from them again. read more

Not a good company. They do the bare minimum. I had lots of trouble dealing with them from start to finish. I had to fix some things myself. They raised my rent by $230/month, (which was why I moved). And good luck with your security deposit! Although I left the apartment in great shape, they still deducted an extra $260 from mine for ridiculous items (that were like that when I moved in). Such as: "taped shower seal from leaking", "sealed kitchen sink from leaking", "living room blinds" (no explanation and there was nothing wrong with them - in fact I never used them!), and "bathroom door handle and toilet seat loose". The apartment I lived in was cheap and old. All of those things were like that when I moved in! In fact, my sliding glass door was shattered for several months (due to some idiot who shot it with a BB gun). I asked them not to charge me for that. They didn't, but I wonder if actually they did, but just used these other items as a way to cover it. (BTW, the living room blinds were covering the sliding door, which is why I never used them.) So I moved into a duplex managed by 4 degrees. I did a walk through over 20 days before moving in, this was before they even posted photos on their website, so it was right after someone moved out. The space itself seemed big enough and I liked the location and the fact it had a garage. I assumed it would be cleaned before my move in date because I have never moved into a place where this wasn't the case. When i got my keys and moved in that's when the nightmare began. The place had never been touched! I mean the keys were still in the cabinet from the last renters. Every drawer, cabinet, sink, appliance, ceiling, i mean everything surface was still dirty! Grease poured into the drawers, black grime still all over the bathtub and shower, mold on the bathroom ceiling, a black ring on my ceiling from the fan being used and having so much dust caked on, the bathroom ceiling is sprayed with debris from the dryer vent not being hooked up and the vent blowing all over, the washer and dryer were broken, drawers with the bottoms fallen out and holes in them, the garage being infested with mice and so hazardous maintenance had to wear a masks and chemical treat when they finally showed up, the screens are all broken and ripped, one of my ancient windows has a bad seal so they used spray foam to fill in the cracks, my garbage service not being set up for two weeks of living here, my bathtub not draining when you take a shower, garbage piled up outside my windows from the previous tenants, busted light switches, outlets that don't work, a fridge that leaks water all over the left side, toilet that runs, everytime I walk in the place I smell dog urine and I don't have pets, to top it off now they aren't paying for the garbage service coming up in 3 weeks and that is in their contract! I'm sure I'm forgetting something but, I've put in multiple work orders and have had to be very proactive with requesting things to be at least in working order. I have had to contact them multiple times with a long list of issues and the communication is spotty at best if they're even is any. They have begun fixing some things but I have been more than patient and I'm still living in boxes because I haven't finished cleaning this place and I moved in in April! It took 2 and a half months to get a working washer and dryer. There were mice running around for months before they were taken care of, living in the insulation that was coming down off the walls in the garage and even got into my neighbor's unit. I asked them to propose a solution and they said they'll take the move in condition into consideration for my deposit when I move out! I rebuttaled with everything being fixed and in a livable condition within 60 days and not to pay one months rent for my time and money into cleaning and fixing things up while also spending time not being able to use parts of my home. I was told got over a week that the owner of the rental company would give me a call and never did so I emailed them again. I asked to speak with the CEO or his wife, left them a message and never got a call back. Jessica from the office called me and told me they did the best they could with the budget they had and they will not compensate me for one bit of it. That I'm LUCKY to have a place in my price range no matter the condition and what should I really expect? She said I signed a lease and they want their money. When I asked to speak to someone else she said only if you're not going to whine about the unit not being clean, no one wants to hear that. It's coming up on 3 weeks of garbage piling up and still no response. They keep deleting my work orders out of the system each time they don't want to fix something and this garbage problem is no exception. I resided for 2 years at property on Hutchinson Road right behind the Valley H.S. Since the day I moved in I was told that more parking would be put in and everything that was asphalted, would be. Waited for that to happen. It never did. They did have a company that leveled out the pot hole road at the back of the property, however, surprise the potholes came back. In order to have a spot in the garden area, you had to pay for it. There was structural work that needed to be done to roof over walkway, never touched. I was told the property had been sold to someone down in CA, so that meant the rents would be going up. So it was time for me to go in late 2019. I am now trying to get my rental information and I am getting NOWHERE! I call and press one to speak to their leasing dept who cant do anything but take message because its an answering service, no in the US. This is the second time I have requested this same information. I guess I'm going to have to be the squeaky wheel until I get what is rightfully mine as it reflects my perfect payment history and received full security deposit back because the unit was cleaner when I left than when I moved in. Even if you only read my first two sentences, it's all you need, and to please, please trust in and take the advice. If you are concerned with the safety, security and well-being of your family, or yourself, do not stay at any of their short-term properties. The real estate side is probably a much different experience than the rental/property management side. It isn't the cleanliness, location, or the properties themselves. They use the keypad entry, which they try to boast as convenience, but really it's a control method used by their staff. If you happen to be one of the unfortunate occupants that get "accidentally" locked out of your bldg/unit, their 24hr emergency line is completely ineffective, the operators are not local, and 4Degrees will get back to you at their convenience. Mind you, if you are staying at one of their downtown locations such as the Parkview West Building, you will not feel or be safe unless you've left the building with everything on you in the event it is overnight, and in the middle of winter and pandemic advisories. Although the first time they locked us out was an error in their payment records, and we were not past due or ever once got a complaint or notice and had really enjoyed our stay up to that point, they still should never lock people from their belongings from 4PM-9:30AM the following day, payment or not. We were gone to walk our dogs for a short time, didn't have wallets, keys, medications, warm enough clothing, phones chargers, etc. We should have left on that day we got back in, but we trusted it was a one-off. It was not. They will use these locks as a control method and it is very unsettling to imagine others in the position we were but no resources in town to use. Especially if we'd had children or had elderly parents go through this type of thing. It could actually harm a person dramatically, injure them physically. We have record of 7 lockouts at minimum, security went into our unit while still occupied,, went through our belongings as well as 4Degrees, cleaners walked in without knocking, car windows busted out and stolen property twice in 2 weeks, garbage shute was backed up every week, and there is a rotted smell that seems to come from the pipes or drains that also get backed up. To be clear, we were at the Parkview West Bldg in a studio we were paying $2300 a month, paid them $5400 total, for what would be ~45 days, plus a supposed week free, 3 days non paid. I have even more, but cannot comment on any further details than these provided. I have to send out some form of warning to good, honest, respectable people thinking of using this company for rentals or their own property management. Don't even chance it, I'm so dead serious. We are not the only ones this has happened to, even during our stay there were 2 others who experienced similar things, and many more who have reached out after. I have everything needed to refute all claims they've tried to make only after we had our first lockout; i.e. nonpayment, Marijuana use, a $300 credit for the inconvenience and out of pocket costs, free days, credit card declination, etc. All of which, not correct and can be refuted easily. We reached out to the owners to try and resolve independently despite advice, and have ended up paying out more than triple our monthly budget. One of the owners, Joel, seemed to want to help. But please know, he is a self-declared and professional "fixer." He has an impressive resume of doing so, a respectable one at that. Which is why it is so disappointing that his only intentions are to get the information from you, drag your time and have no intention of rectifying and is quite insulting. He knows we experienced incredible loss, so much more than monetary, and all we wanted back was what we wasted there, and nothing more. Basically, please use your time and money elsewhere. There are better places, with ethical people to work with. *side note Tawna from 4Degrees would blame her co-workers or someone else for every issue. Although she was the one around who was telling security what to do, go through our belongings, all the times we got locked out, feeding out information security felt comfortable to tell other occupants, that was pure gossip. What an embarrassment to the company. She said Verna makes these deals and mistakes with guests all the time and it messes up everything for her, that Joey wasn't reporting our payments correctly to her, he doesn't know what he's doing and should have been the one contacting us for everything, etc, etc, etc. But I have to say, when we dealt with Joey everything seemed more consistent. My point in this side note is to relay the accountability factor, which is zero. From the top tier of their business, to the lower end in short-term rentals. read more

My roommates and I moved into a house not under 4Degrees, but while living there our rental agency went under and 4Degrees took over. I have never interacted with an agency so incompetent. The entire time we were going through them, they were difficult to contact in every aspect of the statement. Calls went unreturned, emails left abandoned- I swear I only talked to workers once in a blue moon. They refused to remove one of my roommates from the lease after she moved out 6 months prior to it being up. Everyone moved out last month, and finally I have gotten a check for the security deposit- IN ALL OF OUR NAMES! Meaning we all have to meet up and sign it for anyone to cash it to send the money to the others. One of my roommates moved across the country, and the other I have not been in contact with in months. I asked if there was any way we could have it separated into multiple checks but only got an informal email back saying that they are unable to do so with no reason to why. I'm unable to cash it as my credit union wants everyone involved to provide proper identification, which I can't do considering one of them is thousands of miles away! The supposedly new bathroom sink is leaking. The big bonus is homeless are going through my trash as I'm standing there and people are stealing the circuit breakers, no electricity. It's only been 2 days! Extra added bonus we paying the same rent as the unit behind us and that unit is 2 times the size. There was total misrepresentation of this property! This is criminal! We tried other property mangers for our rentals and were always disappointed by the lack of caring and professionalism we got for our money. After significant issues with one of them, we decided to see if we could find another. The stars lined up and we found Joel at 4 Degrees. Even before we signed on with him, he was already fixing issues we had with tenants and taking care of neglected maintenance issues. They really care about the landlords and the tenants and provide exceptional service. All of this at a very reasonable fee structure. I can't rave enough about what a relief it was once they took over the property. When we decided to sell, they were right there and helped us find a buyer and close the deal. Currently tenant with 4 Degrees. They forced me to park my car on the street because the garage has to repair but they don't provide an equal value parking space. Joel Tampien told me that I don't own a garage and said it's on the contract agreement but his employee Jessica told me I have one before I sign the contract. I have been parking my car there since the first day. So basically they told I have no right to ask them to provide another parking spot while fixing the garage. If you book a hotel room and it's not available they will give you another room with same quality, simple as that. I emailed them this then she told me that I should ask the owner. It's funny, Jessica doesn't give a fuck because she knows owner paying them to take care these jobs and this has nothing to do with the owner. So just watch out before you sign the contract! They will also not mention anything about extra cost. They asked me to pay insurance and just simply told me it's all on the contract agreement. read more

When I moved out of the apartment that was managed by 4 degrees I called them to ensure I would get my full deposit back as I had signed this agreement with previous management team before they took over the property. They assured me that if I cleaned everything I would get my deposit back, but when I got the check they had charged me $274. When I called to clarify I could not get a hold of them so I left a message. Over the next week I called several times and left a couple more messages. Finally they did get back to me the following week and told me that this was their policy (charging for cleaning, etc.) and were defensive when I brought up that I was told I would get my deposit back. They went on to say that no one would ever tell me that (from their office) and basically implied I was lying or making this stuff up. They said they would e-mail me their policy and I was appreciative of their gesture. I also brought up the fact that I was told I would get back a significant portion of my last month's rent as it would be pro-rated and I would only pay for 8 days of the month. Since then I have not received an e-mail regarding the policy or a check from the pro-rated month that I paid in full. I am currently attempting to contact them regarding this situation but it still has not been resolved after 1 1/2 months. I don't care anymore about them taking part of my deposit, but I still am trying to get my money back that I paid for the full month when I was only their 8 days. With these interactions I have had several conversations with people over the phone and noticed that although they are not outright indecent, they sure lack phone etiquette and respect to the customer. When answering the phone rarely do I hear them say their name, I occasionally hear sighs, and overall it does not sound like they are happy to help or mitigate issues. Due to the lack of professionalism I cannot give them anything more than a 1 star. I hope in the future they can do better, but for now when I talk to friends/coworkers/family I do not recommend their business. When I buy or sell a home I will not use their services. read more

Not impressed with the management change made at Serrano North and South. We were made to live in a bottom floor apartment that leaked about five feet back from the glass door every time it rained. We were stuck there for 2 1/2 years with the manager only stating that she had notes and pictures from the multiple times that we'd reported the leaks. When we were finally moved to a different apartment (after I emailed the district manager of the property management company), they didn't clean the carpets in the second apartment, the dishwasher would spray black granules all over our dishes, the hot water side in the bathroom sink didn't work, AND they were constantly treating individual apartments around us for bedbugs. They were treating the apartment below ours for bedbugs the day we moved out. And as we were moving our furniture around to get it prepped to go into the moving van, we discovered some adult bedbugs on OUR OWN FURNITURE! But when I emailed 4 Degrees Sprague office, no one ever got back to me...as if I wasn't important enough to respond to. read more
