This is not a nice company to deal with. My ex-husband lived in a trailer on E. Sprague managed b Schwartz. He passed away in January. I had to pay the lot rent until the trailer sold. I paid March rent on 2/17/24. Trailer sold. New owner took possession end of February. I was told I had a credit and it would be returned. It is now mid April. Schwartz won't return my calls. If there was zero stars that would be recommended for this company. We moved into our home in November 2021 it is not habitable at all, there's mold, leaks, soft spots, water damage, mice and so much more. They painted over hair and dirt. We have been requesting maintenance since 2021 for a pretty good size leak that is now just under a foot of standing water in our basement now. That wreaks and a huge hazard for mine and my children's health. I'm a mom of seven we moved into the home in November of 2021. We still haven't had anyone fix our huge leak that is now a half a foot of water in our basement. As well as fix our furnace that was tagged by avista as a hazardous and told the lanlord it needed to be replaced immediately. Well maintenance came out took the motor through a wash instead of replacing. After several days without heat with children in the winter months. We also have an air conditioner that was leaking an antifreeze smell that's built into the wall and sparked at us, all a fire hazard and health concern. We have been filling out maintenance requests since we moved in I have many pictures to prove. I'm not a pushover tenant like most people are and very familiar with my rights as a tenant. We also have mold and soft spots in the walls as well as mice coming from the ceiling into our cupboards where we haven't been able to use our kitchen cupboards. Also insulation in the cupboards falling where we can't even use. We have had code enforcement come in as well and they where supposed to get everything up to code, but have not. We have been trying to get these issues fixed since we moved in causing a bunch of health issues with my children with asthma. We were told on the 26th of March maintenance would be here so we canceled appointments and where here all day and nobody ever came. And now we have flooding in our basement and they still aren't fixing the problem just told us we can't use the water, well we have seven children we can't just not use the water. We also received another 14 day pay or vacate after Ross signed papers to get paid by forward and we have emails to prove. I'm getting really tired of slumlords thinking they can get away with treating tenants like this I know my rights as a tenant and this is not okay. Seems as if he's retaliating because rent hasn't been paid yet even though he signed to receive it. I'm not the only tenant having these issues with RC Schwartz there are many I have talked to with the same issues. I have so many more emails and pictures but here's a few I unfortunately limited! Absolutely do not rent pre warning! Also they claim to be up to code but clearly are absolutely not, as there are several people with the same complaints. read more

It seems like getting 1 star reviews is normal for this company. I placed a maintenence order on 6/23 to have my toilet leak fixed and it is now 07/31 and it still hasnt been done. The smell is horrible and I keep on turning on and off the toilet so it wont leak out. I dont believe that this company cares about its tenants at all read more

When we did a brief "inspection" weeks before move in date, I was surprised how much work needed to be finished and how much cleaning needed to be done. The agent, Ross reassured me it would be done. Morning of move in day, nothing was done. The home's basement was absolutely filthy with rotting moldy food in an abandoned broken refrigerator, garbage, broke washer and dryer, a leaky wall, coal/oil from a previous heating system all over the floor, leaking plumbing, bad door locks. Called Ross right away, no answer. Okay, I leave a voicemail and call the office. Speak with the receptionist and I ask her to have Ross call me and please send someone over to clean so I can get home and finish. In the meantime I have a uhaul mostly packed at home with my very pregnant wife, and we have a 6 inches of fresh snow. 2 hours later, No call from Ross. Call office, receptionist says they are sending a maintenance guy to help out. 2 hours later the maintenance guy says hes not here to clean, but to fix stuff. Door locks, some wiring, plumbing etc. No call from Ross, I leave another voicemail. I call the office back, explain to them that the maintenance guy tell me "hes not here to clean" and I need a small crew out here to take care of a full sized refrigerator, washer and dryer, cleaning, wrecked floor. The receptionist is getting defensive now, and Ross still hasn't called back, I ask for a manager. She says no one is available. I am explaining that I cant move in , I don't have room for storage. She says someone will call me back. Well 3 hours later, no ones called. I call Ross again, no answer. Most of the day is gone, there is more snowing falling and my pregnant wife is freaking out at home with most of our stuff packed away. Maintenance guy is cool, we are talking about stuff, while he fixing various items, when I notice a huge mold stain in the back bedroom closet ceiling . (missed this when we looked at the place) . Well guess what, the drywall is super soft. The maintenance guy cuts a small hole and the attic has tons of moisture in it. . and I know immediately from experience that there is either a plumbing issue(not usually in ceiling) or a roof leak. I decided to cut my losses not to subject my family to this home especially with baby on the way and this was going to be her room. R C Schwartz office has signed a lease with me and completely abandoned my family and I in the middle of a snow storm, with a destroyed unsafe rental. I had to unpack EVERYTHING and put it back away, beg my landlord to extend my lease and cancel his advertisement. Lost the money on the uhaul and a day of work all while trying to comfort my crying wife about finding somewhere to live. Ross never called me back. I looked into the company and found the owners name. Bob Schwartz Owner/Designated Broker. The next day, I called the office and asked to speak to him, maybe he didn't know what had happened and could make it right, get a cleaning crew in, or find me another place quickly. I had about 10 seconds to speak to say my name and started telling him what happened, when he starting yelling at me like a child on a temper tantrum, calling me names swearing all the words in the book. Before I could even reply, said he would have a check for me ready the next day in the office and promptly hung up on me. Unbelievable. Thank god for my calm, loving wife that just wanted me to let it go and move on quickly. And with the baby coming soon, that's just what I did....Until I was cleaning up my computer during this quarantine....when I found the pictures I took of my move in day, that I thought were lost. 2 born babies and 2 years later, to post them for other people to know how this company is run, and about Ross Boatsman and Bob Schwartz., I never did get to finish what I should have... writing reviews and then reporting them to the Spokane housing authority, the county attorney general, and then probably small claims for losses. read more

It started out innocent enough, and then I went to their office. I thought it could be someone just having a "bad" day. Or not. I found that the staff they had, could have been more communicative and friendly. Mainly a woman by the name of Jasmine. She had this attitude about herself right from the start. She had a very unprofessional phone demeanor and when I asked to speak to someone else, she was even more put-off, placed me on hold, and then cold-transferred me to a voicemail. I thought, "What did I do to her?" Did I say something?" But every time we spoke she had a distasteful attitude. Interestingly enough after one particular conversation, I was denied. Not upset about that, but I had already been approved by another real estate rental company and I was approved for a higher monthly than the one I was seeking with R.C.. I would rather pay more monthly than deal with bad customer service and after reading reviews, I was surely glad I did. Hope they do some retraining or find someone else that has a better bedside manner approach to customer-facing working positions. Because you answer their phones, you are the face of that company. This will determine a lot of your business and may cause an increase or a decrease in traffic just by that one iota of business behavior. Potential renters heed the warning, you may just want to go with another business that will treat you better and definitely not one you have to worry about having those proverbial chips on shoulders when speaking to your money-makers.. and maybe work on your reviews. read more

This is the worst Rental company I have ever dealt with. Nepotism is rampant, they don't fix anything on time. As soon as your lease is over they raise the rent. We hade a 1 year lease and during the first year, they stopped doing the lawn, then raised the rent now we have to pay for the garbage! There excuses was there were new owners!!! So I guess the lease didn't matter. Stay completely away from them, they never follow through. We had to move because our neighbor upstairs had friends that were very loud and then I hid to call the cops, because of the domestic violence and break-in. If you own rental property, stay away. You will pay them to do nothing for you except deposit the rent checks and take their cut. They act as a middle man to pass all the property management work to you saying that it's your property and your responsibly. They will ignore your rent increase terms and negotiate lower without telling you. They will then say that they "saved" you from the tenant leaving. - unresponsive - ignores your terms - slow - elusive - makes excuses - refuses accountability Find another property manager who will do what they are paid to do - manage your property. Using this "service" is actually worse than just doing it yourself. read more

there are worse companies out there.my experience...the deposit was high&yeah it takes a while to get stuff done.but when they do fix it they fix it right.it is apt.life isnt easy. you cant blame property manager for that.i do though wish they would clean & maintain better.they will if you just stay on them.they have ALWAYS worked with me&have been ok to me.i hope this helps.the housing market is a rolkercoaster.you cant complain about it if your not doing anything to change it. read more

I don't recommend anyone to rent from this company. They have very rude and unprofessional employees. My boyfriend and I are renting from this company and we have requested MULTIPLE times by phone and by email for repairs to be done to this house we are renting and so far they have only come out to do the simple repairs in which they just half assed the repairs. When we moved in the carpet in this house and still continues to be disgusting. No matter how many times we vacuum the amount of hair and dust we dump from the vacuum is gross. We asked for our porch light to be fixed so they bought a 4 dollar light at Walmart, installed it and now the light stays on day and night without being able to turn it off during the day. Are you paying our electricity bill R.C Schwartz?? That goes for the garage light and the porch light. So both stay on 24/7. I went in to the location to ask the repair lady "lorrie" what we can do to get repairs done at the house we are renting from them and all I got was "I'll see what I can do". Called today to ask for un update on the repairs and all I got was attitude from Lorrie and no time frame on when things would be fixed. I also asked for our water heater to be turned up because the water only stays hot in the shower for about 5-7 min and she said "by law they can't turn it up" even though when we first moved in we were told that if we needed the water heater turned up not to attempt it ourselves that they would come out to do it. So what's the correct info here? This is just the surface of the problems. At this point I think there is further action we need to take because this rental company is refusing to repair pretty much anything. We are renting these things should not have to cost us anything to repair. If anyone has any recommendations or someone I can contact please send me a message.
