    I have been friends with the owner for 6 years. I was looking for a place to rent myself. I won't…read moremention names but, I found a place in Post Falls that was managed by a local Post Falls company. After I put money down they came up with all these fees! When I challenged that respectfully, they were extremely rude and the answer they gave me was unethical. I canceled the deal and called my friend, the owner of Housing Quarters to see if they had anything available. They didn't but I told them what happened and it just turns out they were looking to hire. I work here now and we are consistently helping people that are trying to get away from people like that! We have integrity, do what we say, actually answer the phone and get back to you! We offer a similar rate than the competition, and blow away anything I've seen out there. We are are a one stop shop and do not have to contract out for our owners and landlords. We solve problems and allow our Owners to have their personal time multiplied. As far as our tenants, we take care of them and care about each call that comes in and they are handled in a timely fashion. Too good to be true? Mid-lease my roommate and I had to move given the situation with the pandemic. She worked with us and was calm, helpful, and treated us like real people which is so refreshing in this day and age. Do not hesitate whatsoever to rent from KP Real Estate Investments. The properties are well-maintained, look like they do in the pictures, and are reasonably priced for the areas they are in. The family, that owns/operates this sham of a property management company, lack integrity, kindness, problem solving skills, and basic maintenance skills... The husband does all the maintenance. An example of the shoddy maintenance... Two months after moving into the rental home, the kitchen sink, bathroom sink, and shower head were leaking. They used floss instead of plumbing tape. They do not only give shoddy maintenance to the properties they manage. They are also boorish and unpleasant to work with. If you are a homeowner, BEWARE! There are sooooo soooo soooo many more wonderful property management companies in spokane that run their business with ethics, integrity, kindness, and have problem solving mindset. These people are truly atrocious. Check Yelp, check Better Busines Bureau, and other review sites. The reviews speak for themselves.

She is the owner so no one to check her or fire her, so if you want to deal with a difficult property management company, you came to the right place. We were talked down to, cut off mid sentence when we are placing a concern, and feel completely unsupported by this company because of Kathleen. This company needs new owners or should be dissolved. JD was great. In a work order Kathleen proceeded to say we are lazy for not fixing stuff ourselves... we are a tenant... below I posted the pic showing the rude comment on our work order.

After 4 months, four freaking months, the city issued a 72 hr fix or condemn before they even contacted us about the issues. They are horrible at communicating, horrible at repairs, and horrible about maintenance of any kind. Worst company I've ever worked with.

In brief, we encountered 3 considerable non-repairs during my time as a renter from 2017-2018: 1. Broken furnace - the furnace stopped functioning in March and took 4 weeks to replace. We bought space heaters for bedrooms but living spaces / kitchen would often dip into 30-40 degrees Farhenheit. 2. Basement leak (pictured) - continuous leaking x 3 months. It was determined that the leak was coming through a crack in the concrete walkway above. Windermere reported that they would have it fixed when the weather permitted. 3. Urine-soaked padding - cat and dog urine was present prior to moving in. To their credit, Windermere used a carpet cleaner, but this process soaked the saturated carpet padding beneath, worsening the smell, without addressing the root of the problem. Unfortunately, Windermere representatives refused to assess the carpet padding, and warned me that if I lifted the carpet, I would be in breach of the rental agreement. Against their advice, I lifted the carpet, and not only found ~40 sq ft of urine stains, but also similar square footage of dead bugs (pictured). I went ahead and replaced the carpet pads without Windermere's involvement or approval. Windermere offered to reimburse for the pads but never followed through on this. The reluctance to maintain these properties is destructive to the houses, renters, and owners, and should not be tolerated.

    In 15+ years as a rental property owner, I have never experienced such indifference and…read moreabrasiveness as with M-T's owner (Maria). "IF" you are fortunate enough for Maria take or return your phone calls, you will be met with disdain and impatience, as she makes you feel like you are intruding on her time. She never stepped foot into my property until the bitter end when it was too late, and tens of thousands of dollars in tenant damage had already been done. Then she had the gall to insist the ridiculous amount of damage was "normal wear and tear" (normal wear and tear does not cost $40K and 2 months to fix). M-T also did not take any move-in pictures, which I consider malpractice in this profession. She did not look out for our best interests and consistently appeared to be pro-tenant. The cherry on top was M-T's slow walking the transfer of docs, reports, photos, accounting, keys and overall responsibility to our new property manager. If you want someone to just collect your rent and to treat you like you're an imposition, Maria is your go-to person. Otherwise, I believe property owners should run from this company and go elsewhere...you should expect better than having to deal with someone with a chip on their shoulder who doesn't even perform their most basic responsibilities.
