This company has been known to go to the town for permits that do not apply to the construction that they're doing. A siding permit does not mean you can build a wall around my porch. I'm only glad the neighbors in the next unit agreed. With no warning they one day showed up and started building around our porch, apparently with the intent of leaving a single side of the wall open facing the trash. The agent in charge of the property denied knowing this. I am told the town was called to place the stop order that was next to our door for months, and that stories like this are not uncommon. The customer service was not willing to discuss this with us, only started shouting the minute we mentioned why we'd called saying they wouldn't hear this anymore. I don't know if someone else had called them already but this was not the reaction I expected, and they were not polite or reasonable in their conduct. read more

Absolutely terrible. My roommates and I called them to withdraw our application and get a refund over a week ago and still nothing in my bank account. Property we saw was in terrible condition. They also lied to us saying that it was a 4bedroom but failed to mention that one "bedroom" is actually a sunroom that in no way could even remotely work as a bedroom. read more

Very rude people who do not care about mold growing in the apartments and the health issues associated with it. If you ever want to live in their apartments in Amherst MA when be ready to deal with black mold which is very dangerous for your health!!! The Eagle Crest Property management will do nothing about it!!! Our upstairs neighbors flooded the apartment and the landlord also did nothing about it (did not paint the ceiling etc.) In addition, when you call to kindly talk to them about the issues they never pick up the phone or call back. Really can't fathom why there's so much hate- they're a little slow on communication for some people's tastes perhaps, but agreed to let me pay the entire lease up front to get around the "minimum income" (which I do meet, but don't on paper for complicated reasons). I'd held off giving my review until I'd dealt with them for awhile but it's been over a month now and they were more than flexible in getting me my keys, and more impressively in responding to my service requests! A burner was out on my stove; I put in a work order via their online portal last night and it was fixed today when I got home! Incredible turn around, plus a note from my serviceman explaining that it was all fixed. Several valuables left out in sight (I didn't think they'd be coming today while I was gone) untouched and intact. I'll update if I have some future horrific experience like others describe, but can't imagine it given the way I've been treated so far. Pioneer Valley Apts are a little old fashioned, but an amazing deal for the money, clean, well kept, and well maintained! Don't believe all the negative hype. read more

As a student, Eagle crest property management was my first experience with real estate, but I can honestly say I will never be more disappointed in a real estate company. Everyone that my friends and I spoke to were extremely unprofessional. We were given very little information about our application process and they seemed to change their "company policies" to selfishly maximize their profits. One of our parents went in to the office to check up on the status of our paperwork, only to find out it had been sitting on the desk for days, yet to be processed. Later, I called Eagle crest to inquire on our house, a week and a half later, and the receptionist hung up on me and was very rude. This is a ZERO star agency. The owner is a scum bag rat who has never done anything with his life but run a slum lord style leasing company that was handed to him by his father. He refuses to fix anything with his houses and trys to rip you off at every turn along the way. The house I rented from him originally was filled with mold and when I asked him to fix it he started screaming in my face. I often felt uncomfortable and sometimes threatened by him while renting from him. At the end of my tumultuous time with Eagle Crest they carged my house a total of $900 to clean our building. That is an absurd price. When I called other cleaning agencies they said the most they would ever charge us is $300. When looking up the cleaning agency they provided on the invoice nothing can be found and they refuse to hand out any contact information. They cited that our 3,000 square foot house took 30 hours to clean and that it was 30 dollars an hour. These people are trained professional slum lords. They know every line in the book when being confronted about scum bag moves such as this. Parents please do not let your children lease from this horrible horrible company. read more

Nobody should ever sign a lease with Eagle Crest Property Management. These people are criminals. They take complete advantage of the student population. Their properties are in terrible condition. I had to call in a health inspector when they failed to make repairs that were necessary to make the living space habitable. My roommates and I put considerable effort into improving our apartment but when we moved out, James Beadle withheld our security deposit from us under false pretenses. He made all sort of ridiculous, made-up charges, everything from junk removal that was from another unit in our building to a "missing" lightbulb in a closet. When I asked for proof that the charges were for my apartment, he sent me an email with a picture of dog poop on a living room floor that was not ours, proving that he was charging us for another units mess. After battling for months (and having the police tell us that this happened all the time) we finally managed to have the security deposit returned to us. We considered taking James Beadle to court but we wanted to end the terrible experience without delay. It's hard to avoid Eagle Crest if you're looking for something cheap and close to town but just know what you're getting yourself into. These people are not to be trusted. read more

Called them every week for three weeks in a row and spoke to different person who said they would call back. Never got a call back. When I mentioned the previous failures to call back on each successive call they were unapologetic about it. Although, I haven't gotten the chance to really deal with them in person their behavior over the phone so far has fallen right in line with what these other reviews have said: they seem sleazy. read more

Their properties are in horrible condition, and the customer service is absolutely awful. Their secretary, Yona, is one of the most rude women I have ever had a conversation with, and you will have to deal with matters through her most of the time. Former student here, made the mistake of renting from Eagle Crest. What a remarkably terrible experience. In addition to taking a week to fix our broken stove and not addressing pest issues in the apartment (after a 3-month long battle to have the place fumigated), the agent repeatedly toured the apartment to prospective tenants without any prior notice, and even went so far as to enter the individual rooms without even knocking! FYI this is in direct violation of Massachusetts General Laws, Chapter 186, Section 15B which requires landlords to give tenants reasonable notice of tourings (usually 24-48 hours) and to enter only at reasonable times. Furthermore, I would urge anyone thinking of renting from them to demand bills from cleaning services - they took the entirety of the prior tenant's security deposit for "cleaning" (we knew the previous students who lived there) and the place was still an absolute dump when we moved in. Broken furniture was left in the living room, trash was strewn about, and the floors were incredibly dirty. In the interest of avoiding this for our lease, we cleaned for two days prior to move out but Eagle Crest still stole 3/5 of our security deposit for supposed "cleaning". If I could go back, I wouldn't touch this corrupt "management" with a twenty foot pole, even with a taser affixed to the end. They're too preoccupied finding means to extort students to actually manage their properties. Oh, and they refused to clean a common hallway (their responsibility, per the lease agreement) after the upstairs apartment with a dog (violation of the lease) had their dog defecate in the entryway and wouldn't pick it up. Sad to even give this "company" 1 star. Most unprofessional and inefficient business that I have ever dealt with. They use their monopoly on real estate in Amherst to manipulate the students. Basically the process includes you going on a showing with a poorly informed realtor. If you so happen to like one of their dump properties, you are instructed to put in an application as soon as possible along with the brokers fee. Then you wait 24 hours to see if there is a competing offer (magically there almost always is!), and then starts the waiting game. Give them all your money, but don't you dare ask questions during the process. Emailed a woman named Yona who we were instructed to -she never answered. Called another time to check on the status and was given a, "nope not yet bye bye" without being allowed to ask any further questions. We may be students but we are adults, we can hold a conversation. Overall just a very stressful experience with a company that feels like is working against you. Unprofessional and I hope students and landlords boycott EVILcrest. Don't give any more money to these pigs. read more

We're renters and wow, would we rather have a different management company. It took two weeks for the maintenance staff to get in touch with us about fixing our toilet and range because Eagle Crest was giving them a phone # for us that we haven't used in three years. No one told us when exterior work was to be done on the condo - I got out of the shower to find a man outside my bathroom window on a ladder! Eagle Crest's communication and responsiveness around our needs is awful. Once I called and the office staff insisted they didn't manage our place! (The actual maintenance guys that Eagle Crest uses are great.) I would never rent through this company again. read more

He decided to not renew our lease out of retaliation for asking them to take care of regular maintenance issues. I wish I had read more reviews about Eagle Crest before signing a lease with them. I have lived in my property for a year, and will stay here for another year, due to the price and convenience, but Eagle Crest is any young student's nightmare. A month or two ago, Eagle Crest deducted our rent money TWICE. They STOLE that money from us, and it took them OVER A WEEK to replace it. When you are living paycheck to paycheck, you expect better than this from your rental facility. We lived with a negative balance in our bank accounts for a week, and after all that, not even ONE apology letter, or e-mail, or ANYTHING. On top of that, we requested to send our check in by mail from there on out. The day after sending my check, I see that Eagle Crest has again deducted money from my account, after I specifically requested them not to. They steal money. They stole well over $500, which is a federal offense. How have they not been prosecuted?!?!?!? On top of that, they are completely unresponsive when it comes to issues with the property. I ask for a recycling bin, no answer. I ask again, no answer. I demand some action, 3 months later a recycling bin shows up. If they are doing construction on your property, and men will be on your porch, and right outside your bedroom windows, while you try to get ready to start your day, don't expect any notification. The men who are supposed to be plowing your walkway haven't done it all winter? Don't expect an e-mail back. They change the lock on the door that has access to your laundry? Don't expect any sort of notification. And every e-mail that they do send is coupled with this disgusting tone. About the recycling bin: Well you kids will just throw trash in it anyway. About the lock: Well I had the locksmith forge your key so it should work. It's condescending, and not the type of response I expect when I am paying them good money to live here. The fact that they are in business is shocking to me. I have reported them to the police, and the better business bureau, and nothing has come of either. FIND ANOTHER REALTOR. At the beginning of the year, we told James Beadle that our doors did not lock properly and could be opened with a credit card. His solution was to remove the lock entirely off of our garage door, making our home accessible to anything with thumbs. Obviously, our home was broken into and thousands of dollars worth of jewelry is now gone forever, thanks to our friend James Beadle. This incompetent man also told us that there would be no compensation because "how do I know that you didn't leave the doors unlocked", even though there were signs of forced entry in the police report. THEY ALSO DO NOT CHANGE THE LOCKS BETWEEN TENANTS! So there is no way of knowing how many people have easy access to your belongings. James also LIED about knowing that this home had been broken into before. In addition, at the beginning of the year he warned us about any "behavior" that would be disruptive because "the neighbor is really good friends with the guy who owns the house and will not hesitate to call him". This clown honestly thinks we are retarded, because obviously we asked the neighbor for the home owners phone number and he had NO idea what we were talking about and "met the guy one time 6 years ago, had an argument, and that was it".
