Both the sale and purchase were challenging. Katie helped us resolve the difficulties. The sale was complicated by the fact that there was an open lien on our property. A bank had failed to record a home equity line of credit held by a previous owner as closed. A previous title search had missed this and I foolishly did not have title insurance. The title company offered to solve the problem for $10,000. Katie did a lot of spade work and got the bank to record the lien as satisfied, saving me the money and saving the sale. The purchasers were also difficult and Katie gave us great advice about dealing with them and the sale closed on time. Our subsequent home purchase was also complicated bv the fact that the sellers wanted to do a sale by owner, which effectively made Katie the agent for both seller and buyer (although only compensated by me as my buyer's broker). She again provided infallible advice when issues arose and also gently steered the sellers through all of the many problems they thought they'd surfaced. We were referred to Marysol by a colleague and met several years ago when looking for a 1-bedroom condo. I was single, twenty something, and hanging out in DC every day. Very different times indeed. 12 However, due to some outside factors we were unable to complete a deal with her. Fast forward years later I'm married and expecting my first child and it became imperative that we find a place to live. That 2-bedroom apartment life was coming to an end, and fast. Not only was it beginning to feel cramped, but due to COVID it seemed like living in an apartment might not be the best decision for the near future. Even when our old lender told us that no one was lending. With less than 2 months to go till baby, Marysol navigated us through the very competitive landscape. She was very creative in structuring our offer to make it competitive in a sea of others. It was tough, and there were many late nights discussing contract language, but it was worth it. Finally, on our third offer we were accepted, and closing went through in less than 30 days. I will say there were sometimes where things were tense and that's expected during buying a house and I think the COVID situation made it worse. No matter what happened though we know she had our best interest in mind. Marysol remained steadfast and dedicated to us through it all. If there were times where she didn't have an answer, she had a team of experts behind her that could jump in. Now after several months of hunting we are in our new house and are excited to begin our new life with our first home. What we liked most about her is her sense of style. She's not just some boring "old school" realtor, but someone who is deeply passionate about her clients and isn't just trying to put you in any house to get paid. She knows what is hot in the market and knows how to help you get that home that fits you but is also a worthwhile investment.
