I was starting with a smaller job first involving multiple carpentry related items. It's a good way to assess whether I'd use the contractor again for the more complex kitchen and bath. My HOA must approve any contractor before work commences and requires that they be licensed in Chicago, Insured, and bonded. Chicago Partners claims to be so on their website and confirmed that to me in person. IIan was very charming, knowledgeable, and initially quite responsive. His quote was detailed and helpfully assigned a dollar amount per task, as I'd requested. Unfortunately, as another reviewer noted, the proposal included language that would waive and indemnify Chicago Construction for any damage, harm, or injuries etc. that Chicago Construction might cause in the course of their work. I spoke to IIan about this and he said he was a lawyer and wrote it himself. I'm certain he did. I managed a contracts office doing over $300 million in business each year - none of my staff would ever approve a waiver that puts 100% of the risk on the client for harm that a contractor might cause. I asked IIan what was the point of requiring a contractor be bonded and insured was if I was going to waive their responsibility anyway? I told him my association wouldn't approve such a waiver. I asked him to strike the language and also to reduce the tasks in the quote. Unfortunately, I never heard back from him. This was in July. I used another contractor to complete the project and am now taking bids for the bathroom. I will not seek a bid from this company.

We recently had our bathrooms remodeled, and we couldn't be happier with the results. The scope of our project included a full renovation of primary, kids and guest bathrooms, and the quality of craftsmanship really shows in every space. From the tile work to the fixtures and overall layout, everything feels high-quality and thoughtfully done. We especially appreciated the unique elements incorporated into the design, like the wall-mounted faucets, recessed vanities, heated floors, and heated bidets--features that truly elevated both the look and comfort of our bathrooms. The team was excellent to work with from start to finish. Elizabeth, our designer, and Eric, our project manager, were both fantastic and communicated clearly throughout the entire process. Elizabeth helped bring our vision to life with thoughtful design choices and a great eye for the overall look and feel, while Eric kept everything running smoothly and on schedule. Our contractor, also named Eric, did very high-quality work, and it really shows in the finished product. Everyone we interacted with was professional, respectful, and clearly took pride in their work. Communication was consistent, and we always felt informed about what was happening next. The team's level of care and precision really stood out--they made sure everything was done right. The entire process, from design to construction to the final finishing touches, was smooth and well-managed. They helped guide us through design decisions without pressure, kept the project moving on schedule, and made sure the final result matched (and even exceeded) our expectations. I was working with a more junior designer, and replies were sometimes delayed. Once we got into build phase, the process ran really smoothly. I worked primarily with Daniel who was coordinating everything, and he was very communicative. Everyone who worked on the project (tiling, plumbing, electrical) was prompt and attentive. There was a small snag at the end where my heated floors weren't heating. Daniel made sure to get the electrician, tiling professional, and heated floor professional on site to quickly identify the problem and remedy. The whole process from signing contract to completed bathroom was about six months. Longer than I was expecting, but happy to have had Chi Renovation coordinating all the moving pieces.

He has great ideas and isn't afraid to tell you if something you want to do isn't necessarily worth the expense (which we very much appreciated). They delivered high-quality work that leveraged their knowledge and expertise to ensure our new space was functional and beautiful. Some things you look for in a general contractor and rarely find are the ability to stay close to budget and timelines, and Jim and his team did both of these! Jim does a thorough of a job putting designs/estimates together, and the only change order we had (that wasn't scope creep on our part) was for some poor electrical a previous owner did that Jim couldn't have anticipated. In addition, Jim keeps your project moving. We rarely went two days without someone at the house making progress on our project; there were no extended delays due to materials or labor issues. Jim and his team also excel at problem solving. Every project has hiccups along the way, but every issue is tackled and Jim won't stop until the solution works for you. As an example, we were having trouble matching the color of some new hardwood floors to older, existing floors in the house. He helped us put down 16 stain samples and promised we would keep trying until we got it right (and we finally did!). It was very clear our happiness was extremely important to him. If you are looking for a contractor who is honest, knowledgeable, responsive, efficient, affordable, and fun to work with, Independent Remodeling is who you should work with. It's hard to find a company you would want to use a second time, but Jim will be the first person we call for future projects in our house, and who we will recommend to friends and family if they are looking to complete a project in their home.

When I turned on water when remodeling was done, they actually told me the brown water that initially comes out is from the copper pipes, and I believed them! Well, years later looking at brown water, the whole faucet came off the wall. Added picture. I had to get a plumber to come in, open the wall, put an actual tub pipe in, and have someone fix the wall, plumber come back to attach faucet. He couldn't believe that Independent Remodeling didn't drive 2 min to a store to get the right pipe. They were probably behind schedule and used whatever was in the truck. The amount of things wrong with this bathroom is insane. It's great when you're done and easy to be happy because you have your house back, but if you want long term quality, do not go with this company. When doing the initial walk-through explaining what I wanted, there were no notes taken. I thought that was weird but they are professionals and I figured it's what they do. That was, until plugs ended up in the wrong spot, etc. they did something wrong while installing a very expensive showerhead and fixture, and the solution was to put gum in it which took no time to get brown with mildew. The tiles were not laid properly and are cracking. They did come back a year later to redo it, but they are the same quick job. There's something behind the tile that is not letting water flow to the showerhead, we had all new piping done with them. They also hung a giant mirror with a thin wire. They had to come back after year because it was starting to pull off the frame. They just glued it to the wall. It is now peeling from the wall and is about to fall on someone. So after just a few years I am looking for a handyman to fix all these problems which may include taking down the new tile, so I thought I would share that this probably isn't a good solution if you're looking for a long-term bathroom redo.
