We deeply regret buying a Drees home. We foolishly ignored the red flags during their "warranty" period. Very shoddy work all over the house, we were ignored for serious looking issues. No answer from the rep or the manager. Leaky windows both upstairs and downstairs. They fixed those after awhile but didn't check for damages. They did the absolute minimum for everything but asked for the maximum price. Reselling is a nightmare at this point. Our child started getting sick and that made me test for mold. Well, mold it is indeed. In our house that was built in 2021. Drees needs to be sued en masse. We are not the only ones, so I'm sure they can weasel themselves out of these problems. read more

We closed on a Dree's inventory home 8/23 and due to their negligence involving HVAC, electrical and flooring, we are now dealing with a great bit of mold. It has been a nightmare trying to get them to respond to any questions I have or send over reports. The dark spots on my floor is actually the toxic mold growth throughout the entire bottom floor that has been circulating in my air vents for who knows how long. There's a good amount of neighbors on my street dealing with the same issue and we're all now looking for alternative places to stay while still paying for our mortgage AND now a short term rental with no answers on reimbursement or how long it's going to take. Choosing Dress was probably the worst decision we've ever made. The quality is poor across the board. I mean handiwork that I could YouTube and do better. The design center knows nothing about the homes so you pick selections based on what they tell you to pick only months later to find out they missed something/ordered incorrectly etc etc so you don't get what you paid for. It took nearly two years to build our home and due to all the issues, waiting, Drees greed, incompetence et all we hate our home. There's mistakes and subpar finishings everywhere. We paid a stupid amount of money, well over appraisal and still have to go after market to fix what they messed up or simply refused to do. We went through 4 builders on this home and 2 of them were very candid about how horrible working for Drees is and that they had a lot of moral conflict in how Drees was handling things especially on our home. Don't build with these guys. It's a competitive market and I'm sure you can find anyone else that would value you as a customer and also get what you paid for. read more

The most absolute God awful customer service and warranty departments. Shoddy workmanship is an understatement. Drees lies and steals from you. I can provide pics of issues I have had since before moving in. They hire unskilled contractors to do their finishes and to come correct issues and the repair ends up being worse. You pay a lot of money for these homes but the quality does not equate. Our flooring has had issues since the day it was installed and 2.5 years later it's gotten worse. Drees was awful. a very slow and cumbersome design process. They dragged their feet building our home and then started putting the the wrong items. wrong stone, wrong back splashes, missing multiple things we paid for. We upgraded to tier 4 stone and they tried to pass off tier 1. When we wouldn't accept it they offered to stain the stone to make it look like what we ordered. We didn't want a house that looks "close enough" to what we paid for we expect to actually get the real thing. Finally, they tried to force us to close and promised they would fix everything afterward, but if we couldn't get them to fix it before spending the money how would we get them to fix it afterward? We ended up walking away and Drees refused to refund us any of our money. We ended up meeting the people who bought the house and they have spent so much on repairs due to the shoddy workmanship. We really dodged a bullet but still a miserable experience. if you want to pay top dollar for a home that looks "close enough" to a luxury house then Drees is your place. otherwise go anywhere besides Drees. Do a favor for yourself and don't buy a Drees Homes. We built a $660,000 house with Drees and we regret so much for closing with them and, apparently, all my neighbors that built a house with them have the same opinion. They don't deliver what they promise, the overprice every single thing that you install on your home and because they are builders and buy things in great quantities it should be cheaper or at least should charge us the regular price as on a Lowes/Home Depot stores, the finishings are so poorly done and they just don't care when you ask to fix something, they just want to close the house. They installed an almost $1500 cheaper oven/microwave than the model I bought, they put bricks instead of stones on the front of the house where we paid an extra $4000 to have stones, the wrong pillars were installed in the front porch. These things were fixed, but just because WE complained, they don't check anything. If you buy from them, hire an inspector to check your house. Floor squeaks everywhere, concrete on driveway and garage cracking outside of the control joints, promised to use a rake rock hound machine on the yard and nothing was done and we paid for that, bathroom tiles are so poorly done we cannot even look at them and we paid extra money to have expensive tiles, what a waste! Where should I begin. My builder experience with Drees has been a total nightmare. I closed in December 2019 and to date have not enjoyed my home fully. The sales person was amazing and the warranty guy has tried his best to clean up the terrible job the builders did. To date- I have had to have windows replaced, a tub replaced as it was dented and not draining water, I had a toilet replaced as I paid for comfort height and didn't get it. I had water coming inside my house every time it rained. I've had to have the tile in the shower bench replaced and it's still not properly aligned. I had to have the backsplash corrected and it's clear the Sheetrock is the problem as it looks terrible and is supposed to be the focal point of my kitchen. I'm in the process of getting quotes to have the backsplash replaced. I asked for white cabinets and received cream colored cabinets. I recently just paid another company 1700 dollars to repaint and sand down the cabinets in my kitchen. The fence is broken and I've been waiting weeks for it to be repaired. The outside paint and stucco need to be repaired, currently waiting on that for months. The island has been repaired (patch work) still gaps and spaces surrounding the island. Currently the sliding doors are rusting and looks bad. (Did I mentioned this is a new home) I will not even begin to note al the things I caught during the building process that I had to have the builder correct (I have texts and pictures) The upstairs bathroom door had paint wood that was cracking and peeling. I've had to have wood slacks replaced and it's appearing that more will have to be replaced. At this point I've started contacting outside contractors, I've had drees "personal" in my home over 25 times only for them to half ass the job. It's so much more I can say, however I don't want to write a book. I will attach some pictures, however please please do your research, my last home builder David Weekly jus about got it right the first time. Shame on me for feeling like going with a custom builder would get me better results. It is so many builders in the Houston area. Stay away from Drees. I emailed Management back in January, someone reached out once and never followed back up. I regret going with this builder, I put down 80,000 in cash and paid 490,000 for a home that I'm now having to come out of pocket to correct their mistakes. To date I'm still waiting on them to "correct" things. At this point I'm just going to wait til October and get another inspection; as I prepare for my one year in December. I have been trying for over a year now to get a price to build a specific floor plan, on a specific lot. My desires for the floor plan or the lot have not changed. The first sales guy ghosted me, and I gave up for the majority of the year. Because I am in the Real Estate business I ran into to someone who worked for the developer of the neighborhood. He let me know that Drees had a new sales guy and the old guy did not work out. So I tried again starting in July to get a price, in the same house, on the same lot. They have made a moment that was full of bliss dreadful. The experience has been filled with misinformation, mistakes and at times, aggressive and rude encounters. To make a long story short, Drees fired us as a client. Didn't know they could do that, did you? This is for Canyon Pass in Rough Hollow in Austin. We were planning on moving from Chicago. In Chicago, it's very rare you get a new build, so the process of building a new home was completely new to us so yea, I am gonna have a lot of questions. I'm sorry they were annoyed but isn't that your job? I knew going in there were going to be miscommunications and challenges. I work with manufacturing companies overseas. Shit happens. But what I was NOT prepared for was the complete incompetence from an entire company and then getting fired when I asked them to do better. I won't bore you with details, but when faced with communication challenges, I took my grievances to the sales manager and asked for solutions. From misquoting us things (and drastic differences) to hiding important information (that would have been critical to making good, educated decisions as a consumer), they lacked basic business and communication skills to help us execute a successful build. When you hide things or aren't forthcoming with information, I am going to question your abilities to handle my money correctly. When I complained about it for the second time, (and really only to give an example of the poor communication) I was told I was not a good fit for their company and terminated my contract. WTF just happened? I wrote a letter to the CEO of the company. He hasn't even bothered to apologize or acknowledge it. We did lose money traveling down there to go to their very out dated design center and money on airfare and hotels, which cost us about 4k total. At least I got to swim for a week in the hotel pool. Speaking of design center, if you have any sense of style or taste, their "standard" options are so hideous they should die a thousand deaths, forcing you into upgrades. But even the upgrades weren't worth the extra money. I would suggest visiting their design center before you sign on the dotted line...Funny, that tidbit of information would have been great to give me before I signed a contract but of course was never offered because of course, communication is awful. Looking back, I am happy we got our money back and are going to go in a different direction. In my humble opinion, they are antiquted and incompetent at best. If you're from out of town, they were hard to do business with as an out of towner, so keep that in mind too. If you decide to go this route, ask questions and even when you have the answers to your questions, ask more. Because the answer they give you may not be the whole truth. Good luck! read more

Drees is an absolute joke. You don't get what you pay for...you don't even get half of what you pay for. In an almost million dollar house we had our air go out in the 1st month and it took 5 times calling and different technicians out to get that fixed. Next up a leak in our basement where there was black mold. We cut the dry wall when we noticed the bubble and dripping. All Drees did was replace the small square that we cut out - they did not check for any additional mold and call it fixed. Next up was the 1st of 3 tub leaks from the master bathroom into the guest bedroom. The first completely flooded the room - carpet Funrature, tv, everything wet. They came out and cut the carpet up and tore out the pad. They didn't ask or care about damage to my personal property- rolled the carpet back and said they would let it dry and they would be back in two week. We got fans ourself and no one came back to put the carpet back down, we had to call. When the carpet finally got put back in a month later the leak started again...not as bad but they fixed it only for it to happen again...3rd times a charm I guess because so far so good. However there is still a hole in my ceiling where the access was not fixed. After about 2 months my master bedroom door would not close and it still won't despot them fixing it. I have a huge patch of drywall in my kitchen that is an absolute mess and embarrassing for guests to have to see but we just tell them about our lovely experience with Drees when they ask. I would never build a home with them again or buy a home that they built. Find a builder that takes quality in their work - all of my calls are ignored and they are not concerned in the least with making things right. I hope I can save someone from falling into buying a poorly constructed home for far to much! read more

I am going to make this email short and sweet. After 12 months, I still have issues in my house after paying $420,000 for a house that I could have gone to a regular builder and had built with less issues. I know people that have purchased cheaper houses and didn't have knobs and door handle falling off more than once. Let just trace the history of this house from the time that it was built to closing. These are the issues that have occurred since closing: Knobs and door handles falling off Dry wall cracking in all corners within six months Crack siding being installed on house Damaged vent hood and gas top range Patio door stop locking multiple times and scratches internally within the glass Side entrance garage door dented and of course it was still installed Granite issues-one side lighter than the other Stair steps issues-defects Recently James and I found in my master shower where someone drilled in the wrong place and left a hole. James will tell you that the sticker is still on the shower door as it has not been used Recently in the ceiling master, it appears that the ceiling fan was initially installed in the wrong place, and they patched it up.... Now you can see the difference in paint Outdoor pipe is keeping the side of the house excessively wet, and this was pointed out to James Guest bathroom downstairs, the ceiling has a big line in the top I have issues where the painters came in my house and used different paint on the trim.... some of the paint is brighter than the others A few nails popping that were not corrected The list could go on and on....... you should get my point The painters came in here last week and it is sad that they even remember all of the issues from the beginning to the end. When James left, they left right after him and of course, they did not complete the remaining tasks. At this point, I do not need any phone calls from any of you. Nothing ever gets resolves. James has a list and at this point, all I need to know is that all issues will be corrected. If your builder would have done his job and not sit in his truck all day on his phone texting, some of these issues could have been avoided. Whatever you do, do not use this builder. The warranty is not worth the paper that it is written on and they are dishonest too. read more

I signed a contract to build a Drees home and had a terrible experience. Little information is revealed about design center offerings and pricings upfront even if you ask until you reach that stage and for good reason - the design offerings are limited and overpriced. Little is done to assist you in this stage. Customer service was terrible both with the design center and with Drees overall. Builder experience was a nightmare, communication was poor. Despite that, I worked with Drees until I was given 2 day notice that my contract would be terminated - I guess to sell for a higher price. They did return my Earnest money after several months, ( more than 3-4 mo) wait. I agree with a previous review and voice my dissapointment that Drees unilaterally terminates contracts as a business strategy. read more

If you build with Drees, your new neighbors may hate you before you ever move in... Drees isn't a bad builder, some would consider them a good builder. They are however horrible neighbors. Here is some of what we had to put up with over the last 11 months. Trash all over the neighboring yards from their lazy sub-contractors that would get of their van and throw their cups on the ground even if they were parked right next to a trash box Sub-contractors worked past dark on numerous occasions disturbing the neighbors. The port-a-potty for the construction crew was placed in a location that made visibility on the street for one neighbor dangerous. Multiple requests were made to have this moved and all were ignored. Winds also knocked that same port-a-potty over and in to the neighboring yard twice. The landscaping sub-contractor turned the water off to one of the neighboring homes with no warning for 4-5 hours on a weekday morning. Then there are the really big things... when they bought the lot between two existing homes, they apparently did not do a survey and assumed everything between the two fences was that lot. Well fences are NOT always installed on property lines. Now if they did do a survey and just ignored it, that's even worse. This fiasco led to Encroaching by up to 6 feet on one yard during construction Installing the sprinklers on the neighbor property by up to 6 feet. They broke the sprinkler systems of one of the neighboring houses twice and did not replace or fix it. Creating a drainage problem on one yard when they graded for landscaping The drainage issue was made worse by building the walkway to the front door two feet deep. The night they filled that 2 feet with loam, this created the drainage issue, there was a 1 inch rain which washed 3 inches of loam to the neighboring yard. It then took them MONTHS to make some of the corrections for the encroachment issues. The drainage issue and cleaning the loam off of one of the neighboring yards was never corrected and they flat out lied about doing it. It is unclear if some of the more grievous issues were because of incompetence or negligence, but it does make one wonder what else they may have cut corners on? read more

I purchased a new construction Drees home in November of 2019. I never write bad reviews, but wanted to warn others of an incredibly dangerous mistake this builder made on my home in hopes of making sure they don't make this mistake again. This winter, I noticed a leak in my ceiling. After multiple roofing and HVAC inspections, we finally figured out the problem. Drees had installed my HVAC systems for gas, but my house *and entire neighborhood runs on propane. Drees should have been aware as they build several homes within this neighborhood. Both HVAC systems had been running dangerously improper, and extremely inefficiently since I purchased the property. Drees dragged their feet on getting an air quality test ordered to ensure my children weren't exposed to toxic chemicals running through the home. The report did in fact show bad air quality within the upstairs of the home. Drees agreed to replace the HVAC units, but have been impossible to work with to get anything else fixed that was damaged because of their negligence. I would be extremely weary to ever own a Drees home again. read more

Almost bought a 2 year old home only to find issues with electrical, HVAC and construction. Home was beautiful but full of hidden issues.

Signed on April 15th. Still not in the house and they are rushing us to close by Feb 24th yet tons of issues. Last big issue is mold all over the plywood in the garage. Had them replace the drywall because it got wet and found all the mold. They said they will not replace the plywood and will just spray it. If I wanted mold I would of bought a used house! i will never be satisfied unless it is replaced which they can do since we don't have siding yet. Oh and they put down the carpet and it is not covered so subs are walking on it. Then there is the great room ceiling which the seam is horrible! we keep telling them to fix but haven't yet but now the dust will get all over the house and carpet. I could go on and on...:but I don't have the time. I need to work to pay for this disaster. read more

Built a brand new Drees home in Austin Texas. Paid extra for nicer kitchen & bathroom cabinets, extra for added garage, extra everything it this is not our first rodeo. Drees begged us to close earlier than planned because they were approaching the fiscal year end. We agreed so long as they would sign a form committing to complete sections of the house that were not finished and or had errors. They signed. Once we closed and moved in, we had to fight with Drees to get their people in and fix/complete repairs. Our kitchen was in shambles - cracked, scratched and mismatching cabinet doors, bathroom tiles had terrible grout, HVAC was extremely loud and had major temp differences throughout the house. Cracked windows, sod was a mix of two difference types. After pleading with Drees warranty department, they finally came over to inspect the issues and told us point blank that we are u reasonable. We could not believe what we were told. We own our own business and would never treat a customer this way. We paid big money for the house. We are still in process of having our home fixed, but it is moving slow. The arrogance of Drees Custom Homes: When the sales people heard we had a Highland Home (by the way Highland is a great company and much better homes with great service), they laughed at us and told us Drees was a higher end home. Really? Conclusion, do not buy a Drees Home. Their word is worthless, workmanship very average and their support staff is horrible. read more

Building a home is a dream for anyone. The thought of custom build, and chosing a builder has some risks mainly tied to the selection of builder. Well, we made a mistake in selecting Drees as our builder. I am now finding issues almost everywhere in my home that was build only two years ago, and now I am realizing how cheaply they made it. They cut corners, in even putting proper material in toilets. Looking at the quality of plumbing, the quality in carpets, the quality in granite, the quality in electric outlets, the gutters, the roofing, eveything was built with "inferior" quality products. I had been spending money since then I bought a new home. People build new homes so that they can save on maintenance but after building with Drees, my experience has been quite a nightmare. I will strongly recommend all new buyers, if you are planning to build a home with Drees, stay clear from them. To me - it is a very very cheap organization. I spend close to 700K in my new home, and I think we made a very big mistake. It is one lousy builder, stay clear!!! read more

Horrible customer service! I live in the Trailwood community in Flower Mound, Texas. We have lived in our house for about 6 months and had some warranty issues with the house. The house we purchased is a beautiful house the issue is with Drees customer service Rep Jason. He is condescending and rude and knows nothing about customer service. We've had the flooring company come out to our house and say the flooring needs to be replaced and Jason says he'll have them replace 2 wood planks but you can keep the box of remaining planks. Handy man shows up to the house because the foundation shifted and the relief joint is exposed to the elements because the caulking ripped open. And the handy man says he doesnt know what to do, then Jason calls and says dont worry about it it will shift back. Jason came to our house to check a few thing out and started banging on the window frame with his laptop and said the issue was fixed, when the windows co. came to the house they said he did not fix the issue. Jason needs to take a customer rep class because he lacks customer service etiquette, people and communication skills! read more

Drees Homes advertised models do not, in any way, resemble the houses they build for their customers...at least in Florida. Our experience with Drees was too horrible to be believed...I still don't believe it. But BUYER BEWARE..you do not want one of these homes. Basically, this company takes no responsibility for anything. If they do grudgingly agree to make a repair, the result is almost always worse than the original issue. If you attempt to push back, their warranty protects them...on everything...floors, doors, lot grading..et al..not covered...because your "particular" issues are excluded. They build a bare-minimum structure, just good enough for Florida inspections. They don't even clean it before closing. And at 1-year final warranty check..TOO late. After 4+ months of planning and negotiation, we signed a contract in early July and put down a large honest money. The communication from Drees was slow but we were told they were very busy, but there were no other warning signs. In late September, more than 2 months after signing the contract, one day they called us to inform that they are backing out of the contract, due to increased cost of construction, especially lumber cost. The contract included a number of warnings that it is a legally binding contract. I supposed the binding is only on the consumers. I am NOT blaming the sales person we worked with. He lost his commissions - a big chunk of his income. He said he had to notify several other clients for the same reason. He said they could proceed if we were willing to accept new higher price which we declined. At this point, I have zero confidence that Drees will honor the new higher price. It was very bold-faced of them to say "We are not going to honor the legally binding contract, but if you are stupid enough to trust us again and pay more, we will TRY again." They did agree to return our payment which I am still waiting. 6+ months of time and effort on planning, negotiation, financial maneuvers, etc. all down the drain. Hire a lawyer? That will drag out for months or years, and do I really want someone I can't trust to build house for my family? No, I don't. I can't speak for the construction quality of Drees homes, but I can certainly speak for their trustworthiness - NONE. Managing and mitigating fluctuating material cost is a fundamental part of any home builder's business. Drees' strategy is to unilaterally terminate legally binding contracts. I am sure Drees would have happily allowed us to re-negotiate or terminate the contract if the lumber cost went down. This knife cuts only in one way - their way. Only you will bleed.
