I contacted them on four separate occasions during different times in 2015 and this year after the listings were listed as their properties. Unfortunately I have not received a call back from any of the Realtors assigned to those listings. I've called to schedule an appointment to see the homes but no one has ever returned my calls. When I decided to inquire about a property I saw on Trulia, Trulia actually called me back within 1 minute and connected me with Lisa Jackson. I didn't know Trulia even did that! I told her the listing I was interested in and she said the realtor will call me, she never did. I called today on this new listing and was told the realtor for that listing was on the phone and will call me right back. I'm still waiting for the call. As a resident of the area I always want to support businesses here but I cannot say this company has reliable staff. Hey.. maybe the listings were short sales or under contract which is fine but at least call back and say so. It's called COMMON COURTESY. As a seller I would be very leery hiring a company that doesn't get back to potential buyers interested in my home. Thats a HUGE red flag!! On another note, my husband and I decided it would be best to go a different route due to lack of professionalism and eagerness to do the job right.

I had spent several unfruitful weeks searching for an apartment. Nothing seemed to work out and the…read morepeople I was dealing with seemed preoccupied--and given the over heated real estate market in Brooklyn one could hardly blame them. Still I kept at it. Finally a broker took the time to call me back to offer some advise. His name was Mendel Gutnick. Mendel broke down the process of renting an apartment in the 21st century. Have a cash deposit ready. Bring all the paper work necessary to prove income and employment. When you see an apartment you like do not hesitate. This advise, while obvious to many, was crucial to someone like myself who had last had acquired a lease in the late 1980's. It was also indicative of a man who cared, a man you could trust--someone willing to help. Like many people, my credit, while not terrible, was less than perfect. Still in this market less than perfect can be a real problem. Mendel truly fought for me. I was honest with him, and I did everything he asked of me. And he was a man of his word. He made no promises, but he worked very hard to bring the situation to a happy resolution. I consider myself very lucky to have made his acquaintance as he is a man of integrity in a business where that is somewhat rare. In short, you should be so lucky to have Mendel Gutnick on your side.

I confirmed with him an hour before our showing he said he'll reconfirm with my husband instead of just saying okay or just accepting it. Why do you need to reconfirm half our before, especially after even speaking with you that morning. 2. Said it'll be him showing it to us, 5 on the dot. After we got there all the sudden the super or "management" is suddenly filling in. We waited over 30 minutes after "he's on his way" "let me see where he is I'll call him again" the guy was inside the building the whole time unknowing to our waiting for him. So much for "he's on his way" 3. Two broker fees is illegal. The super even agreed. "It's for my partner" the ONE broker fee is split if it's between two agents, and then he tried to bargain that we should meet him in the middle. The studio was so run down, broken shelves, paint peeling off the ceiling, the smell of cat piss.... come on. We're newly weds looking for our home ( we ended up finding someone who actually helped us in the end at a better brokerage!) this was a shit hole that we actually considered because we would've gave it love and spruced it up. I hope this all makes sense. Oh and getting him to answer the phone at first.. don't hold your breath.

After my mom died in 2015, I needed to sell her house in Forest Hills (I live in Suffolk County). I…read moreknew I would need a good realtor, and my wife's friend (a Forest Hills resident) recommended Terrace Realty because she said "they get higher prices." I interviewed three realtors and Terrace was the last one. Specifically, Sheldon Stivelman sat down with me. The price that he told me he could get for the house was significantly higher than the prices the first two realtors had quoted. I was skeptical and couldn't help thinking, "He's just telling me this to get my business." But then I remembered what my wife's friend had said. I decided to sign a contract with Sheldon, and it turned out to be an awesome and fruitful decision. We got a few offers that weren't quite as high as we had hoped for. But Sheldon didn't encourage me to settle. It wasn't about a quick deal; it was about getting the right price within a reasonable time period. He kept insisting we could do better. I deferred to his judgment and patience because he had impressed me with his knowledge, intelligence and "feel for the market." In the end, we DID get a much higher price than the initial offers would have fetched. Sheldon's approach worked. I have nothing but high praise for the job Sheldon did in representing me to sell my mom's house. He always treated me with respect and always explained his reasons for recommending the courses of action that we took. And he proved to be right. In addition, I found him to be honest and decent and easy to work with. I wholeheartedly and unequivocally recommend Sheldon as an intelligent, honest realtor who is also a cut above the rest. From our first meeting the rudeness began to flow. After my hesitation to hand over my financial documents that he requested he told us that we must have "no experience dealing with coops". Little did he know my father owns 3 coop apartments and was the President of the board of his coop for 10 years. If you want to have a phone conversation with Mr. Stivelman, Good luck. He doesn't let anyone speak and constantly speaks over people to try and intimidate them. This took place with multiple members of my family who tried to speak with him. When it came down to negotiating an offer Sheldon stated that he had "extensive experience" working with the coops board and knew exactly what needed to be done in order to be approved for the purchase. This included increasing the down payment, and including members of my family on the coop application as well as the mortgage application which caused the process to be drawn out and for us to complete tons of unnecessary paper work. In the end, the coop that he knew so well and had so much experience working with denied the application.
