These people are crooks; sketchy as hell, unreliable, and will try to squeeze money out of you at every turn. I applied to a property they manage in Chicago. They strung me along for two weeks, kept changing their application requirements (first email had one credit score & income requirement, then the second email had a totally different requirement), and their office reps were incredibly rude to the realtor I was working with. Finally, the weekend of the move date I had applied for, they have the audacity to send my realtor an email saying that there is "another applicant ahead of [me]" but don't worry! If that applicant didn't sign the lease, then I would be free to drive out to Lyons on a Monday afternoon to sign the lease in person and pay $7000 in extra, previously undisclosed fees to secure the unit and move in two weeks later. The degree of unprofessionalism these people have displayed during this process is appalling. Also, none of your information will be secure if you apply to them. They do not use any kind of portal or encrypted interface. They make you just email them pictures of your social security card - and no, it's not enough to just give them your ss number on the form! They also ask that you pay the application fee by money order. But don't worry if you can't make that happen; you can just pay Richard directly by VENMO! I know I dodged a bullet not renting from these lowlives. If this was their application process, I can only imagine that renting from them must be hell on earth. The building i live in is over 100 years old. Dolejs understands that, so work with them: it's also why a condition of my lease says I'm supposed to notify them of property management concerns immediately, so they can address issues that buildings have when they are over 100'years old. I understand that and still choose to live where I live. If it were under different management, I don't know that I would choose to live where I live. read more

Horrible management company beware! Wish I could give them zero stars. Extremely rude and unprofessional. In July 2020, I received a nasty letter from them saying we never paid our condo association dues. We sent in screenshots from our bank account showing that they cashed our check. This month we received another nasty letter from them with hundreds of dollars in late fees. So they been accumulating fees since last July even though we actually paid them on time! read more

When it comes to work orders your first met by rude customer service. Then you meet by Mr. Wait a Month to get anything fixed. Last but not least, if you work late you will be walking at a couple of blocks to the apartment. Worst management ever. I seriously can't believe someone gave them a 4 star review. These people care about nothing. All winter long I had to call my landlord to inform the heater had broken, I don't lie when I say this happened at least 3 times a week, so my landlord would kindly call, even tell them we have a newborn who needs to be kept warm and those bastards couldn't care less. Same goes for summer time, I understand there's no central AC, I know it before renting, but the thing is older than the property itself so it won't even get the living room cool. I agree with everybody else saying they are rude, condescending, money-driven people. On top of that, they send stupid letters saying kids are not allowed to play in the parking lot or front area, that large pieces of furniture to be disposed should not be left next to the trash bins, I wonder if they will ever come up with a schedule to be at or leave home. I own a condo that is managed by them. They never complete a job in a timely manor, are rude and only work with you if you call them hourly. They constantly try to get out of fixing major problems when the money in the association account does not even belong to them They seem to take advantage of the fact that they are one of the few companies around. This management company is absolutely horrible! I have reported water leaking in my bathroom over a month ago. I was ignored for a week then told it has to be my neighbors toilet and it's not their responsibility. I need to go and tell them since "it's their problem". My upstairs neighbor claims everything is fine so I call management with the same response. Now my celling is soaked in constantly dripping water and falling down! These people will do ANYTHING to avoid helping you. Now today my upstairs neighbor just came screaming to tell me how I am ruining his life and making up all of this water dripping from my celling. Dolejs seems to think they know everything without having a plumber even visit the property. Their resolution is to send out a plumber NEXT WEEK?!? It's already been a month!! I can't even use my bathroom without water dripping down on my head. The damage done to my bathroom in this time is getting quite expensive and vacation plans have been put on hold. Dolejs is simply the WORST. Now I have a neighbor not only screaming at me, but my 83 year old Grandmother. I will be contacting the BBB and my attourney as this problem is far from resolved. read more

Is there a no stars option? This company managed a building I own in for a few years before I started living there. Of the $600 total they charged the owners for assessments, they took $250 as a fee! Almost half for a 3 unit building that needs very minimal management. We decided to take the management over from them, and they were less than cooperative, to the point that legal course had to be taken. They tried to charge us for funds already paid, then completely held back when they owed us some overcharges. From the owner down to his associates, a very unethical company. Stay away! read more

I am looking at these reviews and quite frankly I can't agree. While Doljes managed our property they were more than cooperative and maintained the common areas in a professional manner. If you want to make comparisons, the association hired Vista Property Mgmt out of Villa Park. They really have not stayed on top of problems in the common areas as well as a lack of cleaning them. read more

Funny that Dolejs has 4 one-star filtered reviews. This property management company is genuinely horrible. My apartment is roach infested and filled with dog poop on the stair's carpet. Windows won't open, bathroom paint falling off due to the fact that Dolejs had painters paint over bathroom window. Also, the supervisors are worthless--and recommend calling the cops if you have a problem with other tenants. Bottom line, stay away. read more

This company manages the building I lived in. They are beyond horrible!!! No one ever returns your call even when you leave messages on their Emergency line! Maintenance men do not speak English and have no idea what they are really doing. In the event you do speak with a staff member they are rude and act as if you are bothering them! This "company" is a JOKE. Lived in one of their buildings for a year and a half , just leaving after continuous frustrations with dealing with the management. I paid $1500 to move in , that's including security deposit ,and from that got back $200. This is after I cleaned the apt and even took before and after pictures to show the deplorable condition in which I received the apartment and decent condition in which I left it in. This is a situation I have consulted a lawyer about and can take a while to be resolved. While living there they rarely cleaned the building, the apt was literally falling apart with paint chips from the ceiling falling on me constantly, the appliances were prehistoric, and when it would give problems they hesitated to fix or change them. I always paid my rent on time but they always harassed me like they didn't take proper records . Lots of spiders and rats in the buildings also . Just take my advice and DO NOT GO TO THEM. I called Dolejs to inquire about an apartment in Riverside on Forest Avenue. The person who answered was so rude! He was acting like I was bothering him. I was just asking questions about the apartment and was interested in viewing the apartment. Then, this rude individual put me on hold for about 5 minutes so I just hung up. I thought of it this way, I'm glad they showed me their true colors up front before I got involved with them. This rude individual represents Dolejs and he made a bad impression so I would never want to rent from individuals that are so blatantly rude on the phone! I can only imagine if I would've rented an apartment from them and had to deal with them on a regular basis. Thank you to the individual from Dolejs for being rude and unprofessional on the phone. I am a former resident of Dolejs owned and operated apartments in Riverside, IL. Let me be frank with you, those apartments were horrible...I mean terrible. Like the others who have reviewed this company, I found that Dolejs takes little to no care of their apartments. Also, unless you are lucky enough to get an apartment on the top floor, the noise level in those apartments was unbearable. I could hear everything the tenets above me were doing at all times. It Drove Me Crazy!!!! I mean what was I supposed to do??? I couldn't ask my Neighbors to wisper in their own apartment. This by far was the worst place I have ever lived. Let's see I don't even know where to start. 1... it took them forever for them to come and fix things. You would call and they will say "oh tomorrow", tomorrow will come and nobody showed but they'll call 3 days later and say I'm outside.... when your at work. 2..ATTITUDE., every one has a freaking attitude for no reason 3.... I went to a month to month lease..my rent was suppose to go up 20 dollars and what do you know they charged me 40 dollars more.. 4....I gave them my 30 day notice, they told me they would give me a 24 hour notice if they wanted to show the apartment..I get a call and they would tell me they will be there in 5 minutes...no notice or anything. .I told them NO...they hung up on me 5....they kept my whole freaking security deposit. I'd give this 0 stars if I could! I hate them! My fiance' and I have been residing in a building managed by them in Berwyn. We rent through our landlord who owns our unit, and thank God we decided not to do a rent to own option. We've only been residing there for one year, and can't wait to get the hell out of there quickly! The building management is completely rude. They're not there when you need them. They do not inform you when there are problems with the building. The elevator is always breaking down, and getting stuck with people inside. There are always police at the building. It's a horrible place to live. We're dealing with an issue currently which involves the water to our apartment not working properly. As a result of that, we have not been able to shower or do dishes for THREE DAYS! We were never informed of this problem. I called the building management yesterday and asked them what the issue was, and they stated that one of the water pumps went out and it should be serviced within the next couple of hours. (Isn't it just common courtesy to inform the tenants that they will not be able to take a shower for work tomorrow morning? Or be able to give their kids a bath?) Long behold, the water was still not working the entire night. I really hoped that the water would be on in the morning when I woke up for work the next day, and what do you know? IT WAS STILL OFF! I had to wash my hair in the bathroom sink (because that was the only faucet that was working) so that I could look halfway presentable for work. How embarrassing and inconvenient! I must also mention that this is not the first, second, third, or fourth time an issue with the water has happened in the past YEAR that we have lived in this facility. I also kept having issues with other people parking in MY designated parking space, and it caused a huge inconvenience for me as well. When I called the building management to inform them of this issue, they told me that they would not have them towed because I was only renting the unit, not owning (basically I have no authority). So they suggested that I put a note on the person's car telling them not to park there again.. WTF?!? They also just had a garage door that just broke and it was just halfway hanging on (it looked horrible!), it was not fixed for WEEKS! This place is an absolute joke, and so is their website.
