I had an excellent experience with DKH Plumbing, especially Damon, the service technician, and I also want to give credit to American Home Shield for solid communication throughout the process. On Sunday I discovered we had no hot water. When I checked the water heater, I found water in the pan and the pilot light was out. I was able to relight the pilot briefly, but it went out again and would not stay lit. I submitted a service request with American Home Shield, and Damon from DKH Plumbing came out on Tuesday. He was professional, thorough, and clearly knew his trade. After diagnosing the issue, he determined the water heater needed to be replaced. By Thursday, American Home Shield had approved the claim, and by sundown that same day a new water heater was installed and my family of five had hot water again, thanks to DKH. As a tradesman myself, I truly appreciated Damon's professionalism, quality of work, sense of urgency, and customer service. The coordination and communication between DKH Plumbing and American Home Shield made the process smooth and stress-free. I did have to pay about $200 out of pocket to replace the expansion tank, which was not covered through AHS in addition to the $100 service fee, but as someone fully capable of installing a water heater myself, I can confidently say this approach saved me both time and money, which is incredibly valuable. 10 out of 10--I would absolutely recommend DKH Plumbing, Damon, and American Home Shield, and I will gladly use them again for future projects or for anyone looking for a quality plumbing service. read more

My wife and I are so grateful to be homeowners; nothing beats owning something that appreciates over time and can be passed on through generations. However, if there was one gripe (I use this word lightly) that I have about home ownership, it could be summed up by one word...repairs. Recently, my wife and I noticed that the base boards behind our television had water damage and there were little puddles of water on my luxury vinyl stemming from water leaking through the flooring panels. We immediately called our home warranty, who contracted with DKH Plumbing to send out a plumber. Two days later a friendly DKH employee by the name of Billy arrived at our home to inspect the damage. Since I was in a work meeting, I could not answer the door and explain the problem to Billy. However, my intelligent and beautiful wife, walked Billy through our home and showed him the trouble spots. After doing a thorough one hour inspection of our home, Billy was able to locate the issue. Apparently, a condensation drain line to our HVAC unit was clogged (more than likely this occurred when we had some landscaping done). Therefore, whenever we have the air conditioning unit running, standing water starts forming in the adjacent indoor unit. Since this is not a plumbing issue; utilizing the same home warranty ticket (this saved us from having to pay to file a new claim), Billy noted that the issue would need to be fixed by an HVAC technician. Shortly after our home warranty called to inform us that they had coordinated with an HVAC company to schedule an appointment. We really appreciated Billy's clear communication and efficiency. In addition, I appreciate that Billy did not give my wife the traditional woman treatment (assuming that she couldn't handle explaining the issue in my absence). DKH Plumbing was contracted by my home warranty to inspect a washing machine drain line failure. I contacted them on a Tuesday afternoon and was scheduled for Friday morning. The morning of my appointment I received a call from Billy who advised he was on his way and would arrive in approximately 30 minutes. He was polite, friendly and obviously very knowledgable on what he was doing. He asked me a few questions related to the issue and then spent some time diagnosing the problem from the laundry room, and later went into the crawlspace underneath the house. He took the time to explain the problem to me, as well as other potential issues I should anticipate in my 100 year old home. It didn't feel like he was trying to upsell me on anything, just educating me on galvanized pipes vs PEX vs copper. I have not had any work performed yet as my issue was just sent to the home warranty company for review. I had a terrible experience with DKH Plumbing. It took an entire week just to get a plumber out to our home. When someone finally came today, they looked at the issue, claimed it was fixed, and left. Not even 20 minutes later, we tried flushing our toilets -- and the original problem was still there. Absolutely nothing was resolved. Since then, I've been calling repeatedly for over two hours, left a voicemail, and still haven't heard back from anyone. Our toilets are still unusable, and I'm beyond frustrated. "Had a scheduled appointment to fix a leaky shower tub faucet. I figure it needed a replacement cartridge but since I'm renting I had our landlord make the arrangements. I took the day off of work for this appointment. "Billy" shows up and his demeanor made it seem he didn't want to be there. I'm guessing he's family which is the leading cause of complacency and incompetence. He replaced the cartridge, shows me it turns on and off, mentions that some slight debris was in the cartridge. Less than 1 minute I look into the bathroom to see that the leak is still there. He left abruptly so I had no chance to ask him to come back. His van was already gone. I have 3 phone numbers on file for them and call and get messages all around. So I text and I sent my issue, a short video of the unrepaired and ask if They can message him to come back. 5 minutes later they reply that they reached out to him and he told them that likely the cartridge he installed may be defective and they need to order a new one and reschedule. Many red flags about this. All tied to incompetent business practices. I didn't say anything about the cartridge, why not send him back to look, maybe something wasn't seated or tightened properly? No instead they come up with needing to reschedule. This is 10 minutes after a 10 minute in and out appointment. Bitch, you run that right a schedule? Was this the right approach? Absolutely not. This exposes a culture of complacency. Billy was the problem but DKH enables shitbag behavior. My resolve? I fixed it myself. Did I have to special order a cartridge? Nope, Lowes had 5 on their shelf: DKH makes it sound like it was a special order?! Bullshit. I didn't want to do it myself because I wanted to have this done through the home warranty company. I will share my videos, screenshots and notes with them. I'm only writing this because I am in customer service, related to the plumbing industry. And DKH and Billy handled a negative experience terribly and I know companies lose their way. DKH is not looking out for their customers. If they were they would have sent Billy back to at least take a look. Being dismissive to a customer's concerns about a job that felt rushed and was rushed is how you lose business. Warranty pays for replacement of water heater and 250 for modification. I would have to pay additional 1300. This was ridiculous. I had Warranty company pay me off, and went and bought a water heater from lowes, paid licensed plumber 300 for installation with modification. This company is a rip off. read more

In 2022 this plumber was hired by American Home Shield to replace my hot water heater. We just discovered they installed a hot water heater with a 2017 manufacturing date. I have had nothing but trouble with that hot water heater since it was installed. About 3 weeks ago we discovered under our sink we had a puddle of water sitting and slowly ruining the bottom part of our cabinet. After messing with the sink and garbage disposal to see who the culprit was, it was the garbage disposal! I saw a crack on the actual unit and water slowly leaking when we turned the switch on. A quick service request was submitted to our home warranty and by the next day we got a call from DKH. They were able to send someone out as quick as the following day and gave a two hour window when. Sure enough, Jessua arrives right on time checking out what the issue is and confirms it is our garbage disposal housing unit that's cracked. The whole unit needed to be replaced. Within 20 minutes he had replaced the unit which is so much quieter that I had to see for myself this thing was actually working! We've used it multiple times now, no leaks and quietly does the job. I should also add after Jessua did the replacement he informed me the unit is smaller and stronger, the plastic part in the sink that catches the food before going down is new, and when our dishwasher runs the water will not overflown onto our counter anymore. This is a combination good review for DKH and terrible review for First American Home Warranty. We had an almost 3-month battle to get FAHW to cover a hot water circulation pump and it kept getting denied. Damon at DKH went above and beyond and tried to convince FAHW where they were mistaken, but the reps at First American are boneheads that don't really understand these systems and once they latch onto anything that *sounds* like it supports their case for denial, they hang on to it like a starving dog with a bone, they listen to nothing else. Every time I'd talk to them we'd get a different excuse as to why it wasn't covered, and NONE of them made sense. We finally had to get the Insurance Commissioner to take the case and give FAHW a whoopin'. - I can NOT recommend that warranty company(!) but I can thank DKH for trying. Once we finally won our case, Damon came right out and replaced our circulation pump quickly and professionally. He didn't even (noticeably) mind that I like to hang out and watch them work just 'cuz I like to know how things are done (avid DIYer). Our bathroom tub spout started acting funny recently. First it was a slight drip, then it became a heavier drip and very difficult to turn on and turn off the water. We contacted our home warranty company who patched us through to DKH Plumbing. The next day, a woman from DKH called us and scheduled an appointment for the next day, from 12-4pm. However, the next day, we got a call around 3:50pm that the technician would not be coming by till just a little AFTER 4pm, which didn't work with our schedule. So we rescheduled for the next day. Damon arrived around 3pm the next day and was able to quickly diagnose the problem as being a cartridge issue. He was able to fix the problem efficiently and professionally. We found out that DKH Plumbing is a father-son company and that he, the son, has been doing this profession for many years (despite still looking very young). They seem pretty busy with work referred by home warranty companies, so I'm not sure how much work they'll do outside of a warranty company, but if we ever have problems again, we will be happy to see that we are assigned to DKH Plumbing in the future. If it were possible to give a negative rating review, I would. with a big minus!!!! RUN-DONT WALK TO THE NEAREST ALTERNATE PLUMBER YOU CAN GET A HOLD OF!!! Here's my story....We kept hearing running water throughout the house, I mean in every room. My Dad being 94 years old keeps a "usage log" of utilities (always has and goes back years) so when his $500 PG&E bill(with AC going in summertime) went up to $900 you knew heads were gonna roll. Everything was closely watched (not running apliances at certain times etc)and/or shut off things all together(including autoclean catbox). Yet STILL the electric bill increased to over $1400 and now who knows? The hot water heater started making noise and running all the time, but we would run out of hot water 2/3 's of the way thru a shower or a wash cycle. We called Fidelity Home Warranty and put in a claim for a service call. While waiting we noticed dark spots appearing on hardwood floor about plum size evenly spaced all the way to the laundry room (hot water heater on opposite wall in closet). We'll call the technician "D", comes out from DKH Plumbing he determines it is the element on the hot water heater, after all its 20 years old. Okay so he says he'll report to Ins. and be back next day, a week later he shows after repeatedly calling him and installs element. The water sounds in house remain. The Home warranty co sent out Dkh Plumbing again, this time they use all this sonar equipment and say its a slab leak, but they are swamped with repairs elsewhere, so they have to pass and give it to another company to repair. A couple days later Ins. calls and says the Plumber reported to them his equipment failed later that day and his diagnosis may not be correct and he won't be able to diagnose leak until equipment repaired. RIGHT! what they don;t know is I was the lead dispatcher for a home warranty co. and I am fully aware of the contract between repair providers and insurance co. and the ins, rating system....if you refuse a repair order your rank goes down and you loose your rotation position, get enough of those negative responses and your pulled from rotation all together-and the fastest way to drop your rank a full degree is to be unable to provide service or respond to a call within a timely manner, You could literaly cut your companies own throat by not reponding quickley or at all in two work order requests. So, I understand the excuse of "equipment failing" as this doesnt effect your rating and rank and your status stays the same within the ins. co. Anyway, the Ins. co. tells us to find outside repair tech, which we do and they respond outstandingly, the leak is repaired from start to finish in 4 days and the actual construction took 8 hours ......done!!! Now the hot water heater issue...back to Ins. co. who send out DKH Plumbing again and again it;s "D", who confirms the element indicator is on and off and on and off and on and off as well as the intermittent hot water and the sound of running water though out the house but says he's puzzled? is polite enough but really doesnt want to be here and it shows, tells my Dad and I that it;s a 20 year old heater and he is recommending to ins. it be replaced in his report. Oh, at this time the PG&E bill has come in and it;s now over $2000.00 for the month. Needless to say we anxiously await a a call from the power that be to say when they will install the new hot water heater! 8 days later and repeadly calling and holding for 4 hours at a time we finally speak to a agent who informs us the report they received said 'THE HOT WATER HEATER IS NOISEY BUT MECHANICALLY IS RUNNING IN GOOD CONDITION". WTF! Pardon me, We explain the different reports to the ins, co. who indicate they are unable to reach DKH by phone (as we reported to them and concurred) so they would email them and get back to us regarding an explaination. i dont want an explaination I want the hot water heater fixed or replaced. Oh I failed to mention that "D" told us to shut off the water to the water heater and turn off the circut breaker to it as well until it is replaced, So 90% of the day we are without water and waiting for it to heat up the other 10% of the day. however, no one is (as far as I can tell) working on getting this issue rectified expiditously. We will see if I need to recant this review and ammend its final review, but for now it stands. My home warranty company hired this company to assess a hot water heater that was not working. The technician arrived and first thing he told me is that I needed to be aware that the warranty company my not cover the cost of upgrades to make everything code compliant. Odd way to lead off. Anyway he confirmed the water heater needed to be replaced and said he would have to facetime the warranty company. He showed the water heater to the warranty company then snuck off for a secret conversation with them. As soon as he hung up the warranty company called me and said that there would be a $725 fee for the to install the water heater. "T&P drain line modification $225 - modifications to water lines $325 - electrical modification $175". I wasn't needing them replumb the house, just remove one water heater and place the exact same model back in it's place, no "modifications" needed, literally soldering one pipe. I ended up going with another company and the tech from that company had it done in less than an hour, up to code wit NO "modifications". I know skilled trades are expensive now adays but $725/ hour seems a bit steep. I would not recommend this company to anyone that I know. read more

I contacted DKH to repair a leak in my water service line at 968 Lincoln Way in Auburn on Saturday, July 22. Your technician Billy responded (no last name given), stating that the repair would be time and materials. The repair consisted of replacing about 18" of PVC about one foot deep. Billy arrived just after 11 a.m., and the job was completed just after 2 p.m., for a total time of about three hours. Imagine my surprise when Billy stated that the cost was $1,200 (please see receipt below). Materials were negligible, so effectively DKH charged me $400 per hour for repair. Even for Saturday, I believe this is way beyond reasonable being about twice the going rate for emergency plumbing work. I guess my mistake was to not verify what the DKH hourly rate, however I do not believe anyone would have expected a cost of $400 per hour . The final work product was satisfactory, but the cost of the repair is extreme and unwarranted. read more

DKH Plumbing was the assigned company by our home warranty company to repair a leaking pipe in our attic space. We placed the request order with our home warranty on Monday the 16th just after noon. We received a call from DKH a couple of hours later and they scheduled us for today, the 17th. I sent them a photo of the T fitting that was leaking. Billy showed up within the window we were told. He was familiar with our situation and brought the part he would need to make the repair based on the photo I provided. He showed me the replacement part and explained what he was going to do including shutting off our water while he made the repair. I watched as he was very careful moving through our home with his 8' ladder. He went up to our attic and assessed the situation and made sure he had everything he would need. After making the repair he asked for my assistance. He asked me to turn the water back on slowly while he was up in the attic to make sure the leak was in fact repaired. He was just as careful taking his ladder through our home again and out to his van. Billy was friendly, personable, efficient and professional. The whole experience with him was great. AHS sent them out to address rusty water coming out of the water heater. In the first 2 minutes they told me unless it's leaking they won't cover it, which is not what AHS told me this morning. Started to feel uncomfortable as I've read other reviews about horror stories. Ask them to take the easy pay day and leave, which they did nicely.
