He was extremely thorough, his detailed report included close up photographs of the areas of concern and addressed what should he taken care of right away and the things that had some "shelf life" to it. We hired Joe the Home Pro to inspect a condo we were placing an offer on. We closed on the property…read moreon August 22, 2024. Since this is not our primary residence, we did not return until March 2025. Upon our return, we discovered severe gutter leakage, which prompted us to bring in several contractors to evaluate the issue. Based on their findings, the inspection missed several significant and visible issues, including: Missing downspout on the front gutter, Missing gutter support wedges, Insufficient gutter brackets, Undersized downspout for a 7" gutter system, Visible mold on the lanai wall (which can be clearly seen in photos), hole in gutter corner, and lanai roof bulging due to water intrusion. These were not minor oversights -- they reflect a lack of thoroughness that borders on professional negligence. Had these been identified in the inspection report, we could have negotiated with the seller or factored in the cost of repairs before closing. We contacted Joe the Home Pro inspection company in early March and requested a site visit to evaluate the areas of concern. I spoke with their office manager and was told that the owner, Joe Nugent, would call me. Despite multiple follow-up calls: twice on March 8, three times on March 10, and twice more on March 11--still requesting a site visit. Later on March 11, I received a single, unprompted, dismissive text message from an unidentified number denying responsibility, citing hurricanes and deflecting blame to the HOA. It also stated that no one would be coming to the condo. No follow-up, no site visit, and no accountability were offered. This response stood in complete contradiction to the values and service commitments stated on their website. We sent a formal letter outlining our concerns, asking that Joe the Home Pro accept responsibility and offer reasonable financial assistance for the missed items. We have since been in communication with an attorney representing Mr. Nugent's company for several months now. They have been unwilling to offer any restitution or remedy, despite the documented oversights. We are left with unexpected, expensive repairs -- costs that could have been avoided with a thorough, competent inspection. We strongly caution anyone considering Joe the Home Pro for home inspection services. Based on our experience, we cannot recommend this company.
