All Home Inspection.llc has been a godsend to us. John saved us from making a huge mistake on a place we decided to buy in naples. Some people told us that we didn't need a inspection and that the place was well taken care of. "Save the money" they said. Looked that way to us as well but I told my husband I still wanted it inspected. Peace of mind . We live out of state and found John online. I did my own dewdiligence and chose him because of the 25 years he's put into his business and the reviews didn't compare to others that I had found. We were going in with this place with the idea that we could upgrade a few things ourselves but what he found shocked me. He had pictures and videos along with thermal imaging that showed a larger cold air duct leak in the ceiling where no vent was present. There was mold that we didn't see or smell and water leaking BEHIND the wall in the bathroom. The flooring in there had problems and we would have had to replace that along with possibly the subflooring.The main water supply lines thought out the place needed to be replace or no insurance company would cover us with that piping. The cost to replace that would have been at least $6,000. We guessed it would have been at least $20,000 to fix everything. More money and time to complete then I wanted to give up. So we passed on that one. We had him check out another place for us. We also added the 4 point inspection report that was requested by our insurance company for manufactured homes. I bought a condo back in 2011 and used a different home inspection service. Big mistake! Their employee breezed through in less than two hours and missed many major defects that I didn't catch until after I closed and took possession of the property. Needless to say, I didn't call them this time. Based on the positive reviews I called Allhome and was able to schedule an appointment for two days later (they only schedule one inspection per day to allow however much time is necessary). At 10:00am John arrived and began the inspection. He completed the inspection just after 2:00pm. This is particularly noteworthy because the condo being inspected was less than 1000 square feet. An inspection by Allhome is not done by an employee. It's done by John, the owner of the company who has 26 years of experience doing home inspections. When I first spoke to him on the telephone he told me that he does each inspection "like I'm the one buying the property". The thoroughness of his inspection was way beyond what I was anticipating. I could not be happier with our home inspection from John Barrier today. First of all, he is extremely professional, punctual, and did exactly what he said. He performed the most thorough, methodical, and professional home inspection we have even seen having been through the process a dozen times. I'm very grateful that we found him. He uncovered numerous safety issues, some minor, and a few major that your average "Realtor recommended" home inspector would either not even notice, or graze over. He also welcomed questions throughout the process, and took time to explain things that were not in my wheelhouse. He was kind, polite, and very well spoken. A gentleman through and through. The inspection lasted about 4 hours, and he detailed everything from the oven not being safety anchored because they did not recess the outlet (so the oven stuck out about 2" due to the huge plug) to a literally some loose screws in the guest bathroom's linen closet. He used thermal imaging to detect inadequate isolation, tapped each tile in the entire place to see if they were secured or had lifted, and I could go on and on. Whether you are buying a modest 3bed/2bath like us, or a $10M waterfront villa, this is hands down the man you want on your side. John is Independent, precise, and beyond worth it. We heard by word-of-mouth about All Home Inspection from a friend in Naples. We had used them on a new build in Naples and were so impressed about how thorough the inspection was and we found out about issues that we would not have found until it was too late, so we knew we would want to use them after our new build in Punta Gorda Isles. We were not disappointed, as John performed the same amazingly thorough inspection this time too. He found several issues that we will be able to address under the builder's warranty, saving us money and a lot of headaches later. Some issues were just cosmetic but others were more serious that could potentially cause someone injury, such as paver caps on steps that were not properly glued down and issues that were structural in nature that could create damage to the home by weather or wildlife. He found an entire section of soffit that was missing on the roof that was impossible to see from the ground. John is a very nice gentleman that is extremely knowledgeable, thorough, and will inspect your house and provide a detailed written report that includes pictures. Thorough, attention to detail, unparalleled service! John Barreiro did my home inspection in January 2019. He spent 5 hours going through every inch of the home and property with a fine tooth comb, including getting up on the roof and identifying and notating every roof shingle that was out of proper order and climbing through the entire service attic to identify spots where insulation was thin or missing. Additionally he showed us a build-out section of the house where wood was used instead of concrete block, like the rest of the building. He took time to show us the outside water valve and explain how it worked and what to look for in case of a leak in the house. He followed up with extremely detailed documentation including photos and videos. The report was well organized, prioritizing the things that were most important to address first and then following up with notes on the entire house. This organization helped us to communicate issues with the seller, who in turn agreed to fix everything. I was referred to John for a home inspection for my recent purchase of a condo. He took his time with the inspection and was very thorough. John just left our home after doing his inspection for our one-year walkthrough of our new home and we couldn't be happier with his service. He took his time and went through everything as though it was his home. He only schedules one inspection per day so he can give his full attention to just your home. As a side note we have been having issues with our outdoor kitchen hood vent not ventilating properly and there was no suction. As it turns out our damper was 100% stuck shut, so the smoke was not being sucked up into the vent, but into our lanai, our neighbor's lanai and into our home.
