    Please do yourself a favor and do not rent from these people…read more I have been renting from Akelius for two years now, I am paying through the nose for a small studio flat and have had nothing but problems. I have been living on a building site for seven months now. they have damaged my furniture my personal items, and clothes also. I have been verbally abused by their builders. Don bother to email them, or phone them they don't care and ignore you, take legal action that's the best way and my best advice. I have noticed that Akelius employee a lot of young children who are inexperienced and have no clue! Evey thing in my flat has broken cooker/oven/roof/bathroom/lights/switches/arielsockets,. Just 6 months ago I came home to my flat with a roof that had fallen in, Akelius and streamline (their employees building company)were aware of this problem, they did nothing! I lost everything -personal family jewellery (nans ring been in family for over 30 years) gone! -clothes -personal items- -all my furniture My Health has been severely effected, i have lost money/sleep/hair/hearing has been affected from extremely loud constant drilling noises/ -sickness unpaid time off work I HAVE HAD TO USE MY PERSONAL SAVINGS TO REPLACE FURNITURE AND ITEMS IN FLAT!! Please see my photos of the damaged caused under my profile. What even more worrying is the General site manager MR.M.Ca n n i n g . This man knew about my flat being flooded, and it was his responsibility and duty of care as General site manager) to make sure my flat was safe. No phone call to explain about collapsed roof or apologies. When this man finally showed his face the next day 1 hour and twenty mins late i found him to be (A witness was present for this and agrees) *rude *young and had no experience *had obviously never dealt with a case like mine as confirmed by his colleague) *does not know how to talk to people *poor poor listening skills *made false promised that were not kept *clueless *patronizing *extremely slow to get to the point *talked a lot of rubbish * A poor human being with the morals of a sewage rat! *Promised me paper work to show flat was safe, never received this. I contacted him many times and was given nothing but excuses. Be very careful with this man, he then added insult to injury by sabotaging my insurance claim and failing to send over my invoices ans receipts as to slow down my claim, after I complained about him. To this day I have received no apology no case liaison agent no refunds no paperwork absolutely nothing!!! Legal action is the only way with Akelius!

Since renting from Akelious I have lost sleep, lost money, lost weight, lost hair, health has been severely affected. Also be very careful of a general site manager by the name of M Canning. All of the below was his responsibility and duty of care in which he failed to do. This man also did further damage to my insurance claim by failing to provide the receipts to Insurance company, in order to tamper and slow down my claim, after I complained about him. I have been living on a building site for 6 months. In that time, I've had -No electricity -Been homeless despite paying full rent -Some Emails calls ignored -locked out of my flat -Holes in my flat where heat escapes and woodlice crawl into my apartment. -A constant fire alarm beeping in my flat for three months keeping me awake -No water for 23 hours hot or cold! -other days of no water -Plus 3 full days of no electrics -Hot water cutting in and out! -a rental increase -Verbally abused by builders on site from Streamline, -Flat was flooded for Streamline builders. My roof collapsed in on my flat I lost all my furniture and still have not received a penny or any sort of compensation or even an apology from them. (thankfully I was not at home or I would be dead from the fallen bricks and debris. Another worrying point the General site manager M canning admitted that he knew about the accident with roof collapse the night before at 6pm however despite having a master key and this being an emergency and one of the streamline builders reporting water to Mr canning coming from under my door you still did nothing and never made any attempts to clear the damage/mess up or avoid further damage It was my neibour downstairs who informed me. It's highly suspicious they didn't inform me at all. I could have still saved some of the items had I know earlier! It was also me who called the fire brigade to avoid a fire in the building due to wet electrics etc. A bit common sense that the builders were lacking in there. I found Mr Canning when he did eventually show up the following day @10.20 one hour and twenty minutes late to be rude, no communication skills highly inexperienced and he answered me back several times and felt the need to be patronizing and sarcastic many times in front of a witness, through his verbal and written messages. Mr Canning promised me in front of a witness A new flat while new one being fixed up Insurance claim would be filed right away Paper work on day of moving back in to state flat was safe and liveable again Communication/updates on a regular basic (I RECEIVED NONE OF THE ABOVE) I now have a second leak and am expected to stay in a flat with another hole in the ceiling.

The main issue with the building is that things break easily and constantly because it is an old building. Otherwise the location is unbelievable. There is a Starbucks literally downstairs and a Sainsbury right across the street. The tube is just a couple of blocks away and it is a very safe area. There is a man always on call who fixes things around the building. Our fuses consistently blow which is weird and annoying. We've had to have many things fixed in just over a month of living here. A huge annoying is the washing machines downstairs. First of all, there is only two of them. Second of all, they cost FOUR POUNDS!! How is that possible? It's a ridiculously high price. And the driers suck, one cycle is never enough. Marc refuses to fix the broken washing machines in Flat number 25 which students want to use communally, which is very annoying.

    My stay at the Hampden House surpassed all expectations! Let me tell you that pictures do not do…read morethis place justice! It really is an amazing place to live in! I stayed at the Hampden House for 12 weeks and not once did I have a single problem that was not resolved. Before I go about the amazing location of Hapmden House, let me first talk more about the flat. The interior of the flat has been maintained to keep its original shabby chic décor; bathroom and kitchen has been kept in good shape, living room and dinning room are very spacious, all the utensils and utilities you can think of are available, new fridge and washer/dryer--the apartment also came equipped with washing soap, toilet paper, and towels! The place has a very warm homey feeling and you never felt weird like you would in more metal/concrete skyscraper-esque buildings. Part of our lease agreement was to have our flat serviced once a week and the cleaning staff has done a great job! My only problem with the flat would probably be the carpet--it was a little worn out to be honest. Now, about the management, the property manager, Marc, is such a great guy! He is always on top of things and manages to get problems fixed and fast. Micah, who lives on premises and works with Marc, is the most amazing person! I've been locked out, locked in, broken doors, dropped things on other peoples balconies, you name it, he has managed to handle it all! Location wise is probably Hampden House greatest asset! It is literally a 5-minute walk from everything important--there is a Sainsbury, Tesco 5 minutes away. Waitrose is a 10-minute walk from the flat, Oxford Street is under a 10 minute walk, there are two tube stations all 5-8 minute walk (Regent's Park and Great Portland Street Station), and for those Starbucks lovers, there is a Starbucks right next to the flat! Chickly sitting on Great Portland Street within the environs of other successful businesses and restaurants; the business on offer is luxurious to the highest aim. Prime focus is in Property management and development at an international level. From luxurious and latest technology developed properties, they provide a very wholistic service for the busy bee who has no time to turn off a light switch! So prices can be expected likewise for that range of service. However they also manage selling properties within Western Europe of similar standard. Whats attractive about them? There are so many agents in the area that most only had a single house for us to look at, but Winkworth had a number of properties of interest to us. I chose two of them for a viewing. As it took me a while to get a UK mobile, I ended up calling them on a Tuesday morning at 10.30am, and they were able to meet me to view both properties from 11.15 to 12pm. Very fast on such short notice, especially considering the fact that many of the agents we contacted never got back to us at all, even after multiple attempts, so Winkworth stood out as very responsive with excellent customer service. Both properties were excellent, and Sean did a great job answering my questions and explaining the neighborhood and the various features of the house. Although we ended up choosing a different property in the end, we viewed a total of 15 houses and Winkworth's two properties were -both- in our Top 3, so that speaks very well for the agency. We would certainly have been very happy living in any of these three! Great neighborhoods and beautiful, well maintained homes. In short, we recommend using Winkworth if you're looking for an agent to find you a property or manage a property you own.
