What a horrible property management team! I am a homeowner and have lived next door to a property that this company manages. I have called multiple times over the past 28 years with complaints. Most recently I called regarding debris being shoved into the green barrier at the back of my property. I waited two months for help from this company to retrieve their garbage from my property. Then I found out that the debris was from their landscapers who found it easier to deposit stuff onto my property than to haul it away. Then I discovered that one of their rental units was fitted with downspouts running about 6 feet into my property rather than running along the building and away from my property. Cutting corners and shirking their responsibilities seems to be their mode of operation. It took me having an absolute fit with the owner of Delta to get their debris off my property. Devaron Roedel watched me do the work (I'm 62 and was 4 days out of surgery for cancer). They did reroute the downspout the next day but it should have never been on my property in the first place. If you are a renter, I would highly suggest you steer clear of this irresponsible company, they don't care and most certainly give you the run around if you need their help. read more

HORRIBLE !!! I have rented my house 10 years , never late on rent. Never have made a complaint about anything- fixed the house , replaced broken fixtures etc.. never asked to deduct from rent. In the last 2 years they harass me about needing to have hot water/furnace etc serviced , prior nothing was ever serviced - okay that's great.. but they will not work with you on a time it has to be Monday thru Friday , before 4 pm . Very inconvenient, last year I had to take 5 days off work to accommodate them , this year when it started I gave 30 day notice, the very next day they are blowing up my phone to have the furnace and hot water tank serviced, ummm no wait 30 days til I move, oh no we cannot possibly do that !! No one comes in my house with out me home, they set a date and time anyway - I told them I will not be there, they did it anyway and then text me and told me Im being billed for not being there! Oh, and they want my keys the 29th when I am paid til 30th. I have never in my life feel so harassed and moving is stressful enough. AVOID this place at all costs !! read more

We were tenants at a triplex apartment for two years and never, not one time received anything but stellar service from Delta PM. They were prompt with addressing maintenance requests, very communicative when someone would be out to the property for any reason, and very pleasant to deal with. We were on a month to month lease after our first year and rent was only raised one time by a very, very small margin on an already affordable place. The place was very clean when we moved in, and everything was nice. Appliances weren't old or outdated and attention to detail was apparent. We unfortunately outgrew our apartment and they didn't have anything available that was suitable for us, otherwise, we would have stayed with them! We did not want to leave. I called to make an appointment to see a unit for rent. The receptionist couldn't have been more rude! She refused to make an appointment for us to come see the property, because she said we hadn't driven by before calling.... This, despite the fact that I explained that it is a 45 minute drive from our current residence. One would think that a company would be more friendly and accommodating to a potential client. Can you imagine what it must be like if you have a problem in the unit and need assistance, once they already have you hooked? Wish I could give 0 stars. Awful people to deal with. Give almost no notice before inspections, charge all tenants if one messes up. Charges exorbitant hidden fees. Tried to fight us when we have a Emotional Support animal due to my PTSD. I am a submarine veteran and they had no sympathy. They also refused to do a dissolution opting instead for a breaking of contract even though Coronavirus has changed my living arrangements. Never fixed the screen for the window and was disgusting when my wife and I first moved in. The only reason why we moved in is because we had no where else to live. They also said, "We have eyes everywhere." like some kind of Dystopian overlord. So glad that I can finally move out and into my home. read more

I wish I could leave a 0, because that's literally how 'great' they are. We had delta property management, or more specifically, Mereesa, as our 'property manager' (I use that term lightly) for about 1 year. The beginning actually wasn't too bad. Mereesa showed up late to the showing of the house looking like she had just crawled out of bed, but whatever. The house itself was great, and we instantly knew we wanted to move in. The process of getting approved from them to rent it was a breeze. We had been pretty excited about Delta being the new company for us to go through, because everyone actually seemed really nice. So we moved in, and the house had clearly not been professionally cleaned. There were cob webs hanging from the ceiling, dust covering all surfaces, a ton of dirt everywhere, the toilets had brown rims, the sinks were gross, and both bathtubs had brown rims, and a lot of dead spiders in them. What a joke. We spent so much time cleaning once we moved all of our stuff in. That was unfortunate and unprofessional, but we let it slide. Then, the washing machine flooded half of the bathroom the first night. They promptly responded and the owner came out the next day. Turns out they forgot to hook up the back. Move in ready, huh? Then we would get messages all the time from Mereesa about the owner of the house wanting to come by and do small things. This was fine for a few times, but mostly just inconvienent. I found it strange that instead of sending out maintenance, the owner would come out and do everything. That being said, at first, we thought the owner was pretty nice. None of us (myself and my three roommates), aren't exactly sure what started things to suddenly go south with Delta, but around the middle of living there, it was made clear to us that Mereesa didn't care to do her job. When we first move in, she told us to text her anytime we had an issue or needed something. So I did. Now, I work full time at a doctors office, so I don't have time to call the hours they are open, since I'm working. But that doesn't matter, I got a rude response from Mereesa to not text her during non business hours and to only contact their office number. She sounds great, right? Well, I guess when mommy and daddy own the business, you don't have to worry about customer service and doing your job well. Anyway; we would try and get ahold of them multiple times throughout the residency, and it would take long periods of time to hear back, and sometimes, we just wouldn't get a response. We even called their office a few times and left messages, and wouldn't hear back until we called them again (gee, wish we actually had a real property manager). Fast forward to move out. What they did was wrong. We bugged Delta for 2 months before our lease ended. We had been asked if we wanted to re-rent, and we said yes. However, the owner had apparently not been sure if he wanted to sell the house or if he wanted to re rent it. Which is fine, it's their house. Although, we asked over 5 times if they had made up their minds yet as the weeks went on, and we never got an answer. So we gave our notice and found a new home. So, we moved out. And we spent hours cleaning the house before turning keys in. We cleaned the fridge inside and out, we scrubbed the tubs, the floors, everything. The ONE thing we missed was inside the oven. Other than that, everything actually looked ten times better than when we first moved in. Next is the walk through. Mereesa declined to message us when it would be like a property manager should be doing, so we asked them. We were given a day, and it worked great for us since that way, one of us could be there. Then, when we ask a couple of days later for the specific time that day, suddenly the day no longer works because the owner is "going out of town". They would get back to us with a new day. We text them AGAIN a few days later, and now the walk through is that following Friday. None of us had that day off and we asked them to move it so at least one of us could be present for the walk through. Mereesa refused. So we missed the walk through. Then we get an informal and snotty email from Mereesa with what they want to charge us for. One of our roommates forgot a few bottles of adult beverage and that was the first line from Mereesa in her email. Professional, right? Obviously we knew it should have been picked up, and it was our bad leaving it, but to start an email out with "You left your alcohol" was rude. Also, we got charged for 5 hours of cleaning, even though there is NO WAY it took them more than 30 minutes to clean the oven. I could go on, but his review can only be so long. My point is, Mereesa is a nightmare, and a sorry excuse for a manager. She's rude, unprofessional, and isn't able to do her job. I would never recommend these rude and unprofessional people. I just this is what We get for going with a company that is family owned with a overprivalged daughter as a manager. read more

Poor poor service with the listing of our home. Anytime we had concerns or questions, they responded with changing the subject which is incredibly unprofessional. Having to sell our home which was managed by this company for the last year to purchase us a home down south where we live now we thought would be a smooth experience. They talked us into listing our home up north to sell with them, come to find out it was the agents first listing. Poor quality photos of our house were posted to the MLS, when we asked for them to please post better photos like for instance have at least one of the newly renovated kitchen, we were blown off. Also no photos of our 3 spare bedrooms. No photos of our brand new deck. No photos of the shed. Seriously? I could keep going.. when we ask about it, the subject is changed again. When I asked them when they will be hosting an open house, I was told to give it a few more days. Few more days for what? All those ppl want is to get paid for doing nothing. I had to then tell them the next day I would like an open house this Saturday, after the open house I was basically told that it was a waste of time!!!! I really wish we weren't stuck in a 90 day listing contract with this company. DO NOT HIRE THIS COMPANY! read more

Well, my review is honest and forthcoming, a little contrary to some of the others in some ways, and quite the same in others. When we reported maintenance issues they were typically handled pretty quickly after submitting the request online, I was fairly impressed by that, the only reason I would give more than one star. When we moved in we literally spent an entire day cleaning the home, this is after they hired a cleaning company to come in, this was my first red flag so we took pictures and videos of everything to cover our butts. We ended up having to move out earlier than we planned on due to the owner selling, no control over that and they gave us ample notice albeit right before Christmas, new years, and family birthdays - not their fault but an inconvenience on my family especially given when we moved in we told them we planned to stay for 5 years... oh well, c'est la vie, it happens. When we moved out we cleaned the heck out of that place, literally an entire day cleaning and didn't finish until midnight. They hired a cleaning company to clean after we moved out and charged us 2 people for 7 hours oof cleaning for hair in 2 bathroom drawers and a toilet, there's NO WAY they could have spent any more than 10 minutes cleaning. They also charged us for items that were already there or already in poor condition when we moved in. I knew a door would need replaced and a new lock on the front door as our son broke his key in the door but I was completely blindsided with the amount they wanted to give us back on our deposit, I've never received back less than 3/4 of my full deposit back upon move out and they wanted to give us back less than 1/5 of our deposit back. Fortunately Devon was willing to listen and view our photos and work with us on it a bit, still not to my satisfaction (he even had the nerve to call me a dick while I was in his office, that was a first for me. As far as office staff, she seems nice at first, a bit abrupt bur I can deal with that as I assume they're busy, but by the end I would say they're rude and unprofessional at the very least. Overall I would have to say this has unequivocally been our worst move out experience ever & we have moved 11 times in the last 15 years. If you do rent with this company (or any other company) take plenty of pictures and videos of your walk through, fortunately we did and I'm contesting their list, with a lawyer if need be. read more

You will find two kinds of reviews on Delta Property Management. The first will be rave reviews from property owners and the second will be exactly the reverse, unhappy and angry ex-tenants because things did not go their way after they only made "a minor infraction" on their rental agreement, which was not their fault, because it was actually done by a friend, visitor, dog, cat, squirrel, or other warm blooded mammal that had not signed the rental agreement. So let us talk about the "Tenant From Hell". Delta rented to a nice middle-aged married couple. The house was a pristine, newly remodeled, ranch style with new everything. Things went along fine until the tenants had marital problems and the husband lost his job. Then, he left a burning cigarette in a glass ashtray, on a stuffed chair, in the dining room. This led to a house fire in the chair which burnt (melted) the carpet from the center of the dining room to the sliding glass door. There was substantial smoke damage and much more. The repair bill came to about $10,000. Thankfully, the tenant was evicted quickly due to the normal "due diligence" performed by Delta. Failure to pay rent on time automatically starts a process leading to eviction. The process can be halted at any time but an ounce of prevention is worth a pound of cure. The tenant was out in 45 days and eventually settled with Delta for a portion of the damages. He had no choice. No one would rent to him. Yelp only has two kinds of reviews. Raves and rants. Nothing in between. The rants are by people who have created their own problems. read more

Terrible company! I find it hard to believe they have some positive reviews. My Story- I gave them my deposit and rent and was given the keys before Easter. When I went to view the home prior, nothing was cleaned...I mean nothing. No walls painted, no carpets cleaned, NOTHING!!! This joke of a company said if I cleaned and painted they would take half off the first months rent. Mind you, the ceiling were an ugly shade of green. When the utilities were finally turned on, the whole house smelled of dog urine. They were mad that they had to change the rugs Needless to say, I agreed to painting. They fixed nothing in the house. Everything was sloppy and put together by their "maintenance" team. It was a mess. If I were a owner, I am a home owner now and a business owner. They can't touch my property with a 10 foot pole. I had to take them to court to get my deposit back and I won! Long story short, the next tenant that moved in to the house had a swimming pool in the back yard and when they moved out, they flooded the whole house.LMAO read more

I called in the morning and set up an appointment for that afternoon for a particular property. I took time off work early along with driving 15+ miles and arranging a ride for my wife to meet me/ We got there and there was no body there to show the house. When I called they informed me that I was at the wrong rental unit. However, I was at the address I requested to see. They said the rental agent was at the other property and would not be able to meet his appointment time they had promised me. No other options and couldn't tell me when they would be able to meet their commitment to me. read more

We have lived in the house we rent from Delta for a few years, and usually we have no problems with them. But as soon as something goes wrong, they ignore your calls, take forever to call you back, and take forever to handle problems. The office is poorly run. There have been several occasions where we are told one thing over the phone, and another once we've made the drive to the office. Some of the women that work here are extremely rude at times as well. Disfunctional at best, I will never rent from them again. read more

Rented a property from Delta for 2 1/2 years in Everett. Our rental agent was Jamie who was constantly rude, talked down to us and unbelievably unprofessional (over sharing personal information, complaining about how busy she is ect...) Called in multiple repairs on multiple occasions that were never addressed. All the contracting work is done by a company that is owned by the same people as Delta and the work is shoddy. Jamie almost never returned my calls. Deposit checks must be returned within 14 days and it has been 17 days as of writing this with zero communication. If you enjoy being berated, insulted and ignored this is property management company for you. read more

If it were possible, I would leave a 0 star review. I have only lived in a Delta managed property for a little over a year. However, in my short time with them, I have seen things that you would think to be illegal and immoral. Delta will ignore calls when you need repairs made, claim they "forgot" about them, and then when they do show up, they do a half ass job and say it will do for now, but never come back to complete the repair. They raise the rent if you make any repairs or renovations of your own to the property. They also tend to schedule home inspections at very inconvenient times of the day and give little to no notice about them. When they do show up, the expect the home to be as clean as if no one has ever lived there and upon completion of their inspection, they will write you an extremely long, and expensive if I might add, list of repairs that they "require" to be made by you, the tenant, but they give you an extremely limited time frame and don't even correspond to Washington State Laws Under RCW 59.18.180 where they are required to give a Minimum 30 days to make repairs from the date of receipt of a written notice to the tenant to make the repairs. No, we were given a mere 4 days! This isn't even long enough for me to obtain my next pay check, let alone make necessary repairs to the home. And, to top that, we have been making repairs to Everything in the home since the day we moved in. In conclusion, this property management sucks. Their maintenance sucks. The rent is NOT reasonable for their poor housing and I would recommend saving your money and sanity and renting elsewhere. It may cost you a few extra $$ to rent elsewhere, but in the long run, it will save you hundreds if not thousands of dollars and the headache and hassle of the repairs that shouldn't even have been your responsibility to make. read more

I have been renting with Delta for about 5 years now, and their service is very poor, it takes almost forever to fix anything. Also when they do inspections they will write up a list of repairs they wish to be done in an unreasonable short amount of time. They are stickler about the most ridiculous things for example if you choose to keep a light cover off because it provides better lighting, they will want you to keep them on and will list it as one of the things for needing to replace/repair. They will also require you to very thorough at cleaning such as pulling out the washer and dryer. No matter how clean you make the unit, it's still not good enough and they will want you to clean the unit more thoroughly. Their definition of cleaning thoroughly is like no one lived there at all. read more

We have used Jami for years and she is the best. We had rentals and were having a hard time finding a good Property Management person. When we went into her office is was very professional and staff was amazing. She has always taken care of our homes and duplexes. It took a long time to find someone like Jami and I would NEVER let any other company take care of us. In all the years she has kept our units and homes safe and had excellent bookkeeping. Exactly 3 days after posting my review here I FINALLY received my deposit check and what I was charged for. On top of that was a little sticky note that said "please call me if you have any questions". Why would I call you so you could not take my calls or call me back? Well at that point I was just done dealing with this company and moved on with my life. Until today I received a phone call from the agent in my review who is also the owner. Asking if I received my deposit. To which I replied finally. She then says " and you never contacted me disputing any of it so why are you going all over yelp and slandering my company" at this time I politely responded that I had a right to post my review of my experience with her company. This is where she cuts me off and continues to accuse me of slander. She asks me why I didn't post in my review that I smoked OUTSIDE the house. I replied yes I smoked outside which was NOT against my lease. She then says again that I am slandering her company. Do you even know the meaning of slander? That implies that I have wrote something that is not true with the intent to hurt your business. And nothing I have written is untrue. Anyways as she is accusing me of this I interject and attempt to say that this phone call is highly unprofessional. I attempt to say its unprofessional to call a person to not apologize for the experience they had with your company but to verbally attack them for sharing that experience with others. She wouldn't let me talk. At that point I decided to end the call. So add that to the list of unprofessional things this company is known for. Calling a former tenant to yell at them for posting a yelp review. Well now you know if you do the owner Jamie will call you personally and accuse you of slander! read more

I rented a place from this company for 2 years, never once late on rent. Office is poorly organized, the receipt I get is on some different kind of paper each month, because they're "changing systems". The broker I dealt with was rude and often times tried to intimidate me with fines, etc. Receptionists are only good for taking a check, often times neglected to pass messages along like updated contact information, resulting in surprise visits. I wouldn't recommend delta to anyone. It's a messy family company with little integrity. read more

I contacted Delta property management about a rental listed on zillow. A girl named Melissa? Said we were first to call and first on the list. After calling them back several times (because my calls were not returned) she wanted a rental app deposit. We were told they would not charge us until we seen the house. LIE! They ran the $70 as soon as they possibly could. Without scheduling a viewing with us. We had to call a few more times to try and set a viewing up. They are all very rude to the tenants, they never get back to me when they say that they will. When something goes wrong its like its an inconvenience for them to have to fix it, if it ever gets fixed. And the neighbors that have lived here, say that the property mgr is very unreliable and never follows thru with things or follows up to make sure things are working properly! If I could give this place 0 stars I really would!! We lived in one of there properties for a year & in that year we didn't have any problems at first... But as soon as something broke or needed fixing they take Forever to come & fix it & when you call they either ignore your calls or they "arent" in that day but honestly our real problems started when we moved out. Trying to get our deposit back has been hell! But that's always the case with trying to get your deposit back but as two weeks went by & still no written statement of where my deposit went which is the law I began calling & calling leaving messages talking with Melissa at the front desk & she kept telling me it should be in the mail. Once i got my written statement almost 3 weeks later they took money out of my deposit for the water bill saying I didn't pay it which i did I have my receipt stating I paid it on the 8th of September well Dev the manager of the property told me on the bill which they got on the 9th said it wasn't paid so they sent the payment out on Friday September 25th! My bill wasn't even late so from the time they got the bill on the 9th til when they paid it on the 25th they didn't even call and see if I paid it! I have called the water company & they haven't even gotten a payment from them yet! I told them I want to be payed back but of course Dev told me now I have to wait for the water company to receive the check that they sent on Friday than they have to wait for them to refund the money before I can get that money back & the water company said it could be 2 to 3 weeks process until I see the money they took out of my deposit to pay a bill that was paid. And the worst part of it all is Dev the manager of the property has been extremely rude the last time we spoke about trying to get my money for the water bill he told me "you can call 25 times a day & that wouldn't change the fact that we sent the check & you have to wait to get a refund being as it is your money and I'm not spending 30 dollars to call my bank & have them put a void on the check" no apologies for paying the bill I paid or the fact that it could be inconvenient that I have to wait an extra 2 to 3 weeks to receive money that is owed to me no I got a rude unprofessional response when all I was asking was for him to call the water company and give them the authority to send the refund to me instead of the management company being as it's going to me anyways. I will never rent from this company again! And I hope this review helps people realize what kind of company this is & what kind of people you would be dealing with! It's not worth the time or money renting from them! read more
