They were pretty booked out, however when I explained the gravity of the problem (people in a home office below the tub area), Franchesca worked her magic and got me an appointment in 2 days. Damien showed up promptly at the 9 Am start time. We walked around the property while I explained my concern, and noted several other possible issues. Damien was extremely through, asking numerious questions and providing input and advice along the way. He took the time to explain causes for the different issues and was personable, professional and extremely helpful. Luckly for me, my problems traced back to normal settling, a recent solar panel and roofing job and normal aging. It's no wonder why Alpha has so many 5 star reviews- They absolutitly deserve every one of those. One issue, however, was that there was differential settling. This is where Alpha Structural comes in. I feel the entire process went well. Ken came out to survey the situation. We had a good conversation and came to consensus on the scope of work; and I feel I received a fair proposal. David Gonzalez (supervisor) was good at communicating once the job started. He provided an accurate timeline for Alpha's part of the rehab project (so that I could schedule subsequent contractors). When demolition revealed new things, I was informed. And he provided a good debrief when work was completed. Matteo and Dennis spent three days on the project. Whenever I visited the worksite, they were busy. I don't think people realize what is involved when re-leveling a house. These two demonstrated a lot of skilled work. I (and my neighbors) also appreciate the company's "clean as you go" process. Regardless of the work happening, the worksite was always neat. Going forward, I feel I have a good (new) baseline understanding of what is happening within my house.

The estimate was astronomical and would take months to complete. I brought in Distinguished Structural Engineers to give me a second opinion. They give me a written analysis with lots of pictures pointing out some issues, but they gave us peace of mind that the structure was fundamentally sound and only needed attention in a few areas. We used one of their recommended roofers and spent a tiny fraction of the first roofer's estimate to correct the issues. Our…read moreremodel design included removing (2) walls and adding (2) windows in the kitchen, expanding the laundry room, and raising a sunken conversation pit in the living room. Upon initial contact we emailed details of our project and then had a video conference with Fredy and Nanak to discuss the project in more detail along with their services. A contract for the work was issued and signed and Fredy came out for a site visit to begin. Structural and mechanical engineered plans were then developed with a set of preliminary drawings for our review. We discussed a few adjustments we wanted to be made to the design and then finalized the design details. A stamped set of mechanical and structural engineered plans were issued and submitted to the city via OConsulting on our behalf for the city's review and approval. The engineering and plans were so well done that the only request the city had were minor verbiage to be added to the front page of the plans indicating wind speed of the area, that the property is within an HOA and that no oil drilling is located on the property. With the addition of the specified verbiage to the plans the city then approved the stamped set of plans and the building permit was successfully issued. Our experience with Fredy and Nanak at OConsulting was a pleasant experience. Both Fredy and Nanak were personally a pleasure to work with. They answered all of our questions, listened well to our design goals and vision, were attentive to our project and because of their highly skilled knowledge and skillset they made it possible for us to proceed with beginning construction on our remodel. We laid out what we wanted and Fredy told us what we could and couldn't do. He told us he could have the plans done pretty quickly and we were happy with how it was going until.. We wanted to add a skylight and asked Fredy about it. He quickly said we couldn't and gave no real explanation why. So we did a little research, asked another engineer and found out it was possible. When we called to ask Fredy about it he YELLED AT MY WIFE and basic said not to question him. It seemed Fredy didn't want to do the extra work to look into it. He ended up adding it after I had another conversation with him. It's not over.. Once we finally get the plans and turn them into the City for review they get sent back to us. FREDY MESSED UP NORTH AND SOUTH! It then took him over 2 weeks to correct it! THIS COST US OVER 10K DOLLARS because the project was held up and we had to keep paying the mortgage FREDY MESSED UP OUR PLANS 2 MORE TIMES AND COST US OVER 20K DOLLARS IN MORTGAGE PAYMENTS AND MONTHS OF IDLE TIME Please don't be fooled by the 5 star reviews. There was continuous and steady progress, and I usually was invited over each week to check on the progress of work. The project was well timed. The initial estimate was for around 5 months. It ended up taking 5 months and 3 weeks. The small delay was due to city permitting back-and-forth and weather, which all seemed understandable. The cost estimate was also quite accurate. We only went less-than-10% over, and generally due to things that we decided to upgrade partway through, or issues we discovered only after tearing open the walls. They also had a one year warranty on issues with the work, which they have honored with no hassle. Ultimately the company acts with integrity, and in this industry that's saying a lot.
