I would avoid this place. The walls and floors are super thin, and you will hear every step, stomp and noise your neighbors make. Please don't move here because you will waste your time and money if you do decide to move in. My family and I are moving out of this apartment in three weeks, and I am so happy that we are finally leaving! The trash compactor is constantly full, and management from the leasing office will threaten you with lease violation if you put your trash next to the trash compactor and the gates are broken all of time. The owner makes thousands of dollars from residents, but you can't install a new gate and add another trash compactor? The appliances in the apartment are old and cheap. There is a bug problem here, and the people who spray the apartment for bugs are only in your apartment for 5 minutes or less and don't really do anything to fix the bug problem. The owner's attorney sent us a letter last week about the termination of our lease because we made multiple noise complaints about our upstairs neighbors, but I thought we had the right to make a complaint. In the letter, it also stated that my mother made a false report to Law Enforcement about loud noises coming from our upstairs neighbors and of course our upstairs neighbors are going to defend themselves and say that they haven't made any noises even though they did. How are you going to accuse my mother of making a false report to law enforcement when the owner of Delayne at Twin Creeks, law enforcement, and the management team never took the time to come into our apartment and listen to the loud noises for themselves? If I were the owner or manager, I would listen to both sides of the story and not engage in favoritism. The AC causes flooding and carpet replacement. Water leaks from the ceiling and power outages. The swimming pool and hot tub is unclean. I know that management from the leasing office is going to charge us with ridiculous fees after we move out because this is what previous residents have stated. The maintance are nice and respectful, but they only patch things up, to be honest. I made a negative Google review about this apartment complex, and the owner wants me to remove my comment because I mentioned discrimination and bigotry from the leasing office. Even though I have no physical evidence to back up my claims, and just because I don't have any physical evidence, that doesn't necessarily mean that my statement isn't true. As a Black woman, I can definitely sense discriminatory and bigoted vibes just based on their body language and tone of voice, and I am NOT the only Black woman who stated this. There is another Black woman on the google review, and she said that she felt discriminated against. I feel as though the management team doesn't really care about the residents and just wants to make money off of us. Nice little community! Spacious apartments. Office staff very nice, especially Megan the Property Manager. The units are older so have just a little bit of interior cosmetic flaws. If I had an option for a zero star that's exactly what this apartment complex would earn. Do not I repeat do not waste your time, energy and money on this place they are rude and inconsiderate of their tenants. One of the bedroom ceiling is badly damaged from the recent amount of rain with buckets to catch the water that's leaking, the office insists they will not come and cover the roof with a tarp to stop the leakage. I lived here 11 yrs. They charged me for things that fall under "normal wear and tear" when someone lives in an apartment for 11 yrs. They said I owed them $99 above my deposits. I asked management what the process was to dispute the charge, and I never heard back from them. Now it's on my credit! Also, the trash compactor is broken all the time. When it's not broken, it's overflowing. Management threatens everyone with lease violations if you put your trash next to the compactor, but it's overflowing when it is working! Rats chewed the wires in my car multiple times, and management takes no responsibility for the damage or the rodent infestation. Save yourself the headache and don't lease from this place. If you live there now, good luck when you move out with all the charges they will throw your way. It used to be such a nice place 3 managers back. I don't recommend. read more

I have to pur one star because It does not give me an option to put zero "0" they do not give the proper attention to resudents maintenance request, they do not even check the apartments before they give then to you we requested some maintenance before we move in and they did not fix anything, I brought to their attention about this and has been a month since we moved in and they have not sent anybody to fix them whi h their a few itimes acually 6 maintenance, request and they have not even send anybody and have not fixed even one of this 6 maintenance. request. Not all apartments are the same, and it holds true here. Part of Twin Creeks off exchange this complex is small yet incredible. The management cares and makes sure you are happy and issues are taken care of. The moment you walk in you feel like your apartment is a home and not some box with doors. It is open and spacious and with the dark wood and upgraded appliances it's a joy to come home to. However being in Allen and having twin creeks associated with it you pay for that. read more

MOLD! BEWARE! I've been a resident for almost 9 years. My bedroom window has leaked the entire time causing damage to the drywall, trim, and blinds. Each time they attempt superficial repairs like slapping silicone on the window glass or siliconing the mortar side and painting over the water stain I had to insist they cut a hole in the drywall to expose what was inside the wall last week after I kept smelling a musty odor every time I walked by. The maintenance guy Tim and the manager Megan came and did so. The odor was magnified upon opening the wall. You could see on the framing wall where it was wet. They had wanted to put the drywall back, but I insisted they leave it open until we got the leak resolved. They stapled some plastic trash bag over the opening. The other was still very bad so I had to spray bleach in there and duct tape the plastic on it so that I could live in the apartment. Fast forward a week, and the odor is still there and prevalent and I'm waking up with a sore throat, cough, and runny nose. Yesterday, I asked the apartments to come over and at least clean and treat the area for mold. The manager Megan sent me an email how she didn't see any mold or smell any mold. I have photos from that day. Back-and-forth emails with no resolution. I work for a homebuilder so I had a contractor come and cut additional holes to further evaluate. Guess what? More molded insulation in the walls. About this time I received an email from Megan telling me that a contractor will be coming on Monday. I called her and asked her to come over now to see and smell. She came over but only to the front door and ordered my workers to stop. I sprayed bleach in the openings in the wall and then taped them to try and contain the mold and odor until DeLayne gets the proper corporate approval to do the right thing. Too big of an argument to get them to do the right thing and take care is a 9 year resident. read more

I absolutely LOVE it here. By far the best complex I've ever lived in. My neighbors are great and management is attentive. I have NO need to do a maintenance request because EVERYTHING works as it should. Electric bill is reasonable since it is a co-op. I'm in a 2B/1B with an open floor plan. It's like a small house with room for an occasional guest or to work from home. I love coming home every night to this place. read more

The staff is attentive. Maintenance is timely. Apartments are attractive and comfortable. Unfortunately, it seems that top management is only concerned about the bottom line. We are the ideal tenants...retired, no kids, no pets, no complaints, always pay rent on time... Still, our rent was raised $50/mo each and every year for our first four years; then $60 last year. And we've just been informed that we're being increased $125 this time, if we choose to renew our lease. I suppose they need to cover the cost for recent exterior painting. They really need to spend more on pest control. As someone else has mentioned here, the rats are becoming a real problem. It was no exaggeration, if you go to the dumpster after dark, be prepared to be confronted by several rats. When asked about the unreasonable hike in rent, they said that they are just keeping up with the market, and that they have no problem filling vacancies. Good for them, because they sure seem to have a high turnover rate. I think that we have been residents here longer than just about anyone else. But I guess they don't put any value on loyalty. Another issue is that I was charged $160 in late fees because my bank-generated rent check supposedly never arrived at the office. I'd always paid through my bank's auto pay system. Delayne was not set up for EFT, so my bank would mail a check on the same date each month. This particular month, the office said the check did not arrive. I asked them to give it some time, as I would be charged by my bank if I had to put a stop payment on that check. Days went by, and the office asked me to come in with a new check. I did that, but was told I had to also pay an additional $160 in late charges. I tried arguing that I could prove to them that my bank mailed the check well before the due date, and asked them if they could prove that they never received it. My thought was that it may have accidently been tossed or mis-filed. I felt that my argument was being received by deaf ears. There are tons of new apartment communities going up all around town and the surrounding areas. I would encourage anyone to take a look at those before coming here. And I would never go anywhere again, that did not offer a reasonable rate hike ceiling guarantee. read more

From college until now I have stayed in many, many apartments. This has been the best one by far. Maintenance comes quick, staff makes effort to know you by name/apt, and they were always so helpful. I only left because I'm trying out a house, but otherwise I had no problem staying. Megan and Nicole are the best office managers! read more

I moved from Chicago and lived here for a year. This apartment has everything - a washer/dryer, nice upgrades, basketball court, gym and swimming pool ( well maintained). It has nice walking trail just behind the apartment. Management is very professional and friendly. Maintenance is prompt and Management always followup after every maintenance. Apartment is kept clean and Car parking is ok. it is bit pricey but worth every penny. Most of the apartment prices are same in this area , Glad i choosed Delayne Overall, it's a great place to live! read more

Its beautiful and I was really excited about living here, but I have lived here only 4 short months and have had black mold in my unit, part of the ceiling in my closet fall in, cockroaches, water bugs, and rats in my unit. Rats are all over the dumpster and outside. You can hear them on the outside walls of the building and chewing and running around in the ceiling. The complex told me that there was an infestation of rats and it's not a problem, I need to get used to it. I don't understand because I'm not from Texas but I will eventually get used to It. Maintenance is slow and gates are not really secure. Pool and hot tub not always clean and poorly lit. I have had 4 maintenance tix on my garbage disposal alone, it needs replacing but they are going to limp it along. Blades are rusted and jamming. Water damage to common hallway ceiling was left for months until drywall was ready to fall onto staircase and when they finally came out to repair it, I took photos of the open beams because the mold had spread so far that the 2x12 were now covered in mold. They didn't treated the mold in my unit correctly, and I am highly allergic and have had problems since. There is still a rat infestation on the property - do not take garbage out after dark and they are still moving around and chewing on things in the walls at night. Yet the complex don't want to waive the termination fee to let me out of my lease...they say this is all normal and this is just a short summary of the problems. Be advised! Tried to lease a two bedroom apartment while we look for a new house and sell the old. We paid $100 to hold a two bedroom. A Temp. working in the leasing office put a hold on an apartment that was not available due to poor communication with the manager. When the Temp. learned the apt. was not available, she called and tried to switch us to an available three bedroom at the request of the management. We did not want a three bedroom and the whole mess caused us to push the closing on our home sale 10 days and find another apt. to lease elsewhere. They will not refund our $100 and the manager and especially the management company treated us lousy when we tried to resolve the mess. read more
