What horrible service, completely unprofessional and untimely. After my initial discussionS with…read moreJoel, I was really happy to have found him. Then the calls began. It took four calls to get him to the community(which he had cleaned previously) and he showed up without a tall ladder. Then another four calls to reschedule, in which he called an hour before our scheduled time telling me he would be late. Unfortunately I had scheduled calls around our arranged time and would not be available. He then proceeded to tell me that I was a difficult customer and that him showing up without the ladder was my fault. He then said I should just cancel as he has enough business on his own. So that is exactly what I did. I've never dealt with someone so quick to anger and am positively disappointed by the time wasted.

Not only has this crew provided professional service consistently, but this past fall they redid the lawn and retaining wall in my yard. Gutters were cut to size. They had to install 2 additional downspouts and add extenders to them to take water away from the foundation. Mr. Horacio wasn't there when they finished. Their work was very good. I have found a couple long gutter nails when doing the lawn around the house. Debrie was left in the yard from the gutters that had been removed. I had to contact Horacio to come out and see that the technicians had not caulked their work. He came out and did so. Also they had added aluminum extenders to the 2 additional downspouts that extended a little ways from the house. I asked Horatio to remove those extenders and put the rubber extenders that should be used on the ground surface. He did. All-in-all they did good work.

I would NOT recommend 3Kings Cleaning based on my experience with the owner, Terry. He has expanded…read morehis business to exterior painting. I had multiple conversations with Terry and made every effort to ensure there was zero confusion about the scope of my project or the price. I met with Terry twice at my home to go over the entire job. He knew exactly what I expected. He even came to my home the morning the job was supposed to begin to finalize the paint colors. We also spoke several times by phone the night before to finalize the contract. The written estimate was very clear. It listed the work to be completed and showed a $1,458 subtotal, a $291.60 military discount, and a final price of $1,166.40. The estimate specifically included the deck, wood rails, stairs, shutters, garage doors, front door, and preparation work. Then the crew arrived. That's when everything changed. The employees apparently had been given a different understanding of the job than what Terry and I had discussed. Instead of Terry taking responsibility for the communication problem, I witnessed an attempt to low-ball his own employees on the amount they were expected to be paid while simultaneously trying to increase the price of my job. That is completely unacceptable. You cannot meet with a customer multiple times, personally inspect the property, finalize the colors, discuss the project repeatedly by phone, provide a written scope and price, and then change the deal when your crew shows up because you failed to properly communicate the job to your own employees. If Terry underbid the job or failed to communicate the scope to his crew, that is a problem between the owner and his employees--not something that should suddenly become the customer's financial responsibility. What makes this even more frustrating is that I did everything I could to avoid exactly this situation. I communicated directly with the owner, met with him twice, spoke with him multiple times by phone, and had him at my home that morning to finalize the colors. I even accepted the contract. The issue wasn't a lack of communication from me. The issue was the owner's failure to properly manage his own business and communicate the agreed-upon scope to his employees. I have no problem paying a fair price for quality work. What I have a problem with is agreeing on a price and scope, only to have the terms challenged when the crew arrives. Terry (Owner) had already personally inspected the property, discussed the complete scope with me on multiple occasions, and came back to finalize the colors. This wasn't a situation where he was seeing the property for the first time. My advice to anyone considering 3Kings: BE CAREFUL. Make sure you have everything in writing, make sure the owner and crew have the exact same understanding of the scope, and do not assume that the price you agree upon with the owner will necessarily be the price they try to charge you when the crew arrives. This wasn't just a disagreement over a few dollars. It was a serious issue of professionalism, communication, and trust. Unfortunately, after my experience with Terry and 3Kings Cleaning, I would not trust them with my home or recommend them to other homeowners.

How would this make you feel? A contractor has to do repairs…read moreon your house that the bank is paying for, so you decide you want new floors. He's only responsible for a portion of the floor and you have to pay out of your pocket for the rest. So, the installers you have to pay tells you it all needs to be done at the same time in order for the floor to look right. The contractor doesn't want to wait for you to schedule the other installers because he can't get paid until his work is done so he tells you he'll just do it all at no cost to you. He comes out and has his guys do 90% of the work and leaves a small portion undone and 1st tells you that you can let the other installers finish that (after telling you he would do it and knowing they said it had to be done at the same, thus, putting you in a bind to try to force you to use him). He then attempts to get money out of you by saying he'll finish it for a fee. The price he asks is too much but you tell him you're willing to pay his per sq. foot price (he claims he didn't hear you). Several weeks later, you call him and ask about finishing it because the other installer won't finish someone else's work, and he tell's you he's going to charge you $350 to finish it, factoring in gas and travel. How would you feel, especially considering you offered to pay the sq. foot price while he was still in your home having no need for gas or travel at that time? Here's a pic of what was left undone....I WOULD NEVER RECOMMEND HP HOME IMPROVEMENTS IN LAWRENCEVILLE TO ANYONE!!!!!! Every price he quoted me was AT LEAST 3 times higher than what I ended up paying someone else for the work. Word of advise, when dealing w/a contractor, try to find someone who actually gets their hands dirty. The ones that are too pretty to get their hands dirty are charging you to pay them and the people they end up getting to do the work. Just cut out the middle man and pay the actual worker!!!!!!!

Kevin and his guys completed a beautiful, large seating deck and a step down grilling deck which would accommodate a large wall of windows in the kitchen. The "Trex" non wood material is beautiful. We are so happy with the results that we met with Kevin and had R&S Basements refinish our basement. Working with Kevin, the owner of R&S Basements, was by far the worst experience I've had to date…read morewith any contractor (and we've built 2 houses). A 16 week basement finish lasted 9 months! Kevin purposely delayed our project every chance he got. When an issue would arise, Kevin would basically ghost us until we fixed the issue ourselves. They installed the wrong flooring then blamed us for their mistake. They then stopped all communication and work for weeks while they tried to "figure out what happened". It was pretty clear that they ordered the wrong flooring even though they responded to our selection email that they received it. You know what they say, a good sales man makes the best conman. Learn from our mistake and avoid a massive headache and heartache by working with these people. If for some reason you get fooled into working with them, do yourself a favor and make Kevin stick to his contract. He will come at you weeks later after work was completed and ask for more money because he thinks that's "fair" while the contract, that he wrote, clearly states any change orders must be approved by both parties BEFORE the work begins. Also, get every detail in writing that he included in his pricing down to the color of switch plates because down the line he will start making up things that are and aren't included in the scope of work. 10/10 do NOT recommend.
