I have been looking at the Denver housing market since January 2014 . I wanted to ensure that I would not overpay for a home and as such I have done extensive research and invested much of my time observing the market and reading up on how to be a good buyer. If I have learned anything in these two years, it is that when you are ready to make a purchase, do your research and DO NOT just hire a realtor and expect them to be the expert. Participate in the transaction and truly evaluate the competency of all the professionals you hire (ie. realtor, home inspector, sewage company, etc.). Don't cry later if you didn't do the work. We're talking about an investment that you are paying for that is worth hundreds of thousands of dollars. You don't want to says oops later on. With that being said, Nicky is worth every penny and you will realize this as he walks you through the process. You do not need to be an expert to realize how knowledgeable he is. He is very specific and is very careful with his words.
Nicky is worth his weight in gold. He saved me from what looked to be a darling home. The home turned out to be a money pit and no home is worth going into bankruptcy. In the end, the listing agent was obviously inexperienced and pathetically dimwitted and the unfortunate sellers will suffer for that as they were highly unrealistic when it came to negotiating. The results of the inspection revealed between $30,000-$50,000 worth of needed repairs. The house was pretty much waiting to blow up in flames. My suggestion for any buyer after this experience is just to learn to walk away, especially when the sellers can't come to terms with the true value of their home.
As an example of why it is important to do your research when buying a home, the listing agents retort for not addressing the structural issues to the foundation of the home was, "the family has lived there for over a decade and have been fine." For all future buyers, BE CAREFUL. Think of your and your families physical and financial safety. Nicky is worth it!!! read more
