I went home and submitted an inquiry on their website. It was a Sunday night, so I wasn't expecting a response until at least Monday morning. To my delight, Carmela responded almost immediately and put us in touch with Chris Smith on the team. Chris scheduled an appointment with us to see our property of interest immediately. From there, we worked with Chris to see more properties in the North End. Chris was always very responsive and quick to set up appointments on our behalf. He was always very knowledgeable on all of the properties we viewed (and we ask a LOT of questions)! Although I was regularly searching Redfin and receiving daily alerts, Chris was a powerful 'secret weapon' proactively emailing us properties that fit our criteria. This extra research on our behalf was a real bonus, as the listings/photos don't always tell the full story. Searching for real estate in Boston can be a frustrating process and finding a responsive broker can be challenging (especially in this market!). I would highly recommend Chris Smith and the team at CL Waterfront. They truly cater to the needs of their prospects and their responsiveness always impressed us.

It was August first this past summer when my wife and I decided we'd had enough of the sleepy suburbs and were ready to reconnect with the city we loved and spent most of our free time. We listed our home of 27 years and bingo, it sold in one day. Panic stricken, not prepared for such a quick sale, I contacted Carmela (I met her a year prior at an open house, liked her style and did some research on her and her company) and asked if we could meet as soon as possible. Long story short, she recommended that we look into short term lease options while we took our time finding our dream home. We followed her advice and wound up renting at Park Lane in the Seaport District-great place that deserves two thumbs up- on a short term three month lease that could have been extended if needed. We didn't need to.... Carmela sat my wife and I down at our initial meeting and listened as we described to her our 'must have' list in our soon to be dream home. Fast forward, we waited until after Labor Day to start our search as we needed time to pack up the old house and move into Park Lane....Carmela wasted no time finding four properties that met our requirements...........we bought the first home we were shown. We new it was to be as soon as we walked into the front door. She nailed it! Amazing! I thought we'd be looking for months as our criteria was not going to be an easy task for her to accomplish. The story continues.....I asked if she could recommend a mortgage broker..she said "I've got the best...Paul Sapienza of Drew Mortgage Associates"....he was dynamite! I also asked her if she could recommend a real estate attorney...she did, John Iacoi....a complete professional that made the headaches of real estate passing simplistic for both my wife and I that are just way too busy to be tied down to legal jargon. ***Do I add her recommended designer, painter and contractor? YOU BET!!! 5 star businesses have customer satisfaction down to a science, Carmela and her team get it and most importantly follow through....I could not have been more satisfied. My email that I sent her and her associates as we finished passing the papers read as follows: "Your high level of professionalism throughout this entire process was greatly appreciated. Together, you're quite a team!" Take my word, if you're looking for a new home along Boston's Waterfront, in my opinion, the only choice is Carmela's CL Waterfront Properties.

My husband and I hired Erik and Randall to sell our Cambridge condo. We dealt mostly with Erik…read more They start out pretty well because Raveis supplies them with the basic prototypes for the websites, pamphlets, etc., so at least those look good. However, after going on and on in their presentation about how they use professional photographers, they showed up with a digital camera and that was about it for that. They also used a lockbox when we specified in our contract with them that we did not want one (they put it up before one of their many long vacations and then never removed it). After about three weeks on the market, they stopped proactively giving me updates on showings and Open Houses. I had to call and call and email and call multiple times, in order to get information about any showings and OHs. Over and over, I had to tell them I expected to be updated on how things were going, at least once a week. Also, during the 4 months we were listed, they took no less than 4 vacations -- 2 of them longer than a week each! During which time, I received little to no information. Not only did he not acknowledge or address any criticisms about what I expected from their performance, he would get snippy and petty about it and lecture me on how great a team he was in, how many homes they've sold, and how I should appreciate all that they were doing. When we finally got an interested buyer, he let the negotiations go on for 3 mos, letting the buyer take up to 2 weeks to respond to our offers (and again not updating us on what was going on unless we asked about it), while at the same time, harassing me and my husband - even over Christmas Day and on weekends -- to give our responses in less than 24 hours to the buyer. Basically, he would tell us that everything the buyer asked for was reasonable while everything we asked for was unreasonable -- even if it was just asking for 24 hrs to respond. Erik was definitely more interested in just closing the deal than in protecting my interests. I had made it clear that I did not care to sell low and that I would rather rent than do that. This did not matter to him. When I pointed these things out, I would get long-winded emails and long-winded, whining, "doomsday" messages on both mine and my husband's cell, about how I "had to sell now or I wouldn't be getting anywhere near my price in the future" etc. When I called him out on how poor this behavior was in an selling agent, he then stopped all communication with me right as we were entering the inspection/p&s phase. I had to get my lawyer involved with every step of the p&s process, just to be kept informed about what was going on. The sale fell through, by the way, in part due to Erik's lack of communication. Obviously, I do NOT recommend using this team for your home sale. They are not good at negotiations, they are not proactive about keeping the client informed, they have no sense of how to provide good customer service, and they are looking to push you to sell low and fast so they can make their commission and be done with the sale in the least time possible, regardless of what you told them you want to do.

I listed my two-family in Medford with The Shanahan Group over the summer. Christine Curtain met with me and carried me through a very stressful time. She was thorough and diligent. After agreeing on a listing price, she wrote the perfect listing, scheduled and managed an open house within just a couple of days, and professionally dealt with my tenants (both of whom were not happy about the sale of the property). She handled a difficult situation delicately. I had several offers at the end of two days on the market, and the house sold at over asking very shortly thereafter. I also met with Christine at several properties that I had expressed an interest in buying. She worked with my busy schedule and answered all of my questions promptly and honestly. After a legnthy search, I settled on a home on the north shore. I came across it on a drive while visiting a friend. I loved it so much and really wanted to see it and make a move quickly. Christine had planned a week's vacation the same week. I spoke with one of Christine's associates, June Burt, who stepped in without hesitation and walked me through the offer procedure and subsequently visited the property with me so I could get another look at it with a family member. Upon Christine's return, she haggled with the sellers on my behalf and saved me a chunk of money off of the sale price. I also thouroughly enjoyed the beautiful housewarming gift they sent to me - a patio heater. What a thoughful surprise!! I love my new home and couldn't be happier with the quality of service and attention I received from The Shanahan Group.

The loan agent was very helpful, and took a few minutes out of his day to go over some scenarios and loan types, and I may possibly contact him to help us out with the loan. He's got his own company, and although he's housed in the office, I believe he probably would work with an agent of my choice -- it's all about commission, right? My mortgage was a tough sell with most sellers, but she advised me on ways that I could make my offers more attractive in a competitive market. She patiently walked me through building tours with her experience as I jumped into the deep end, not knowing a ranch from a row house. She connected me with her coworkers when she was out of town for any reason, and worked with me to manage the different personalities through a closing process that became tougher, and more drawn out than any of us wanted. Even after I closed, Angela has been always forthcoming with referrals for plumbers, carpenters, and electricians when my own research through the internet turned up a bunch of duds. You will be glad to have her in your telephone book when your plumber stands you up, or you have questions about the value of paying an agent to find renters or room mates. This is not a comment I make lightly, but I can confidently say that my whole home ownership experience would have been a lot more frustrating, and unpleasant without as good a realtor as her. Often times I think that without a dedicated and diligent realtor like her it may not have happened at all.
