tldr: Great experience, quick response time on yelp messages, friendly, professional, and clean…read morecarpets! long version: I recently moved to Oakland and wanted to have my stained and dirty carpets cleaned before moving in. It is a 2 bedroom apartment on the second floor of an apartment complex, so I needed someone who could clean the carpets without directly accessing a truck outside. The carpeted area is roughly 565sqft. I used request a quote and I promptly heard back from Frank. After some back and forth I scheduled an appointment the following week from 2-4pm to have my carpets steam cleaned. On the day of, I received text alerts that they were on their way at 1:30pm. Two friendly workmen arrived at 2:15pm, checked my apartment, then came back a few minutes later with their equipment. They used hot water from one of our tubs and gave me the opportunity to check out the work that they did before they left in case I noticed anything that they had missed. The service was done by 3:30pm and I was able to pay online - you can also include a tip using their online payment system. I was also given a 20% first time customer discount! I asked how long it would take for the carpets to dry and they told me they didn't use too much water, so it would be about 3-4 hours. I am very happy with the service and am excited to move the rest of my belongings to this new clean apartment now.

Señor Vidal Aldéz has been in business in SF for over 25 years and does the highest-quality wrought…read moreiron work around. If you are doing a Victorian, he's the man. You should watch over his shoulders like a hawk, to make sure he doesn't make a do-do. For my house, which is listed in The National Register, he did an impressive 50 foot front gate, 8 feet high, with two curved portions to lead up to the pedestrian gate and it all passed muster with the Interior Department. As with most streets in The City, the front of my house is on slight slant, which was carefully balanced into the execution of the gate. During production, I visited his shop on a daily basis to check on the progress. Excited about the great results, I hired him again to produce custom Victorian style security metal-lath protection for 4 garden-level windows and he didn't take into consideration a prominent molding that prevented proper installation, so they are slightly off kilter. Nobody notices this problem, except me..

I had the pleasure of working with Richard at RMS for a variety of projects related to my new home…read more I cannot recommend RMS enough. They will be the first team I call for any future home improvement needs. I found their prices to be extremely reasonable and very competitive (i had gotten bids for the work from a few different firms and the RMS prices were the best). Additionally, RMS had been recommended to me by an interior designer whose work is among the best in SF. She trusted them completely and I trusted her, so that set the baseline or tone for our relationship. The projects included leak investigation work aimed at discovering and addressing the sources of a few kitchen ceiling leaks, window replacement, ceiling repair (requiring sheet rock), repairing a crack in an interior wall, replacing a stringer in an external wall, arranging roof repairs (as part of the leak correction effort), and various odds and ends. In all cases, I found them to be extremely diligent and thorough in their repairs. They were completely straight-forward and communicative at all phases in the project. They were also responsive to questions I had around understanding invoices and which direction to pursue in various of the efforts. Richard and RMS were extremely professional and true to both their word and their estimates (both in terms of cost and time). The quality of their work was excellent. They earned my complete trust through their diligence, professionalism, transparency and effectiveness. Richard is an excellent project manager - very effectively identifying a low-cost, high-quality subcontractor and managing that whole aspect of the project in a manner which was seamless or invisible to me.

So when we were looking for a second home in Santa Barbara we called Dave for a referral. He didn't actually know anyone in SB so he spent 2-hours vetting local agents to ensure fit and experience. When we finally spoke to the SB agents they told us how important we are to Dave and that they really wanted to do a great job for us. And they did, in a little over a month we found a condo in the exact location we were targeting AND it was an off market purchase. 3 weeks later we were the happy owners of a condo 1 block from the beach and we couldn't be more thrilled. Throughout the entire process, Dave kept in touch with both us and the agents. I had questions during the process and would call Dave to get his feedback and he always gave it to us straight. We've had real estate agent referrals before and all we got was a name and a contact, but when you work with Dave you get all the extras and that's because he truly has a passion and joy for making peoples real estate dreams come true.
