HORRIBLE EXPERIENCE. DOES NOT HONOR BUILDERS 1 YEAR WARRANTY As a first time home buyer I put my trust in DR Horton to make a quality home from the start. Coming up soon on my 1 year, I ordered an inspection. Come to find out, the front window was not sealed properly from the get go, as well as sidings around the whole home are not done. Also, we have found a piece of flooring sticking up.(Please see pictures attached) I submitted all 3 issues and they DENIED all 3 stating that this is Homeowner wear and tear. Huh? I put a downpayment on a corner lot in Oak Ridge in Apopka, Florida on the house ONLY because it was a 20-minute drive from my daughter's home. I was not too fond of the fact that I could NOT choose any upgrades or make any changes. Everything was predefined. It had bath/shower modules (No tiles), which was NOT attractive at all. It definitely was a $ 469 K cookie-cutter house, but I chose it to be close to my family. The sale was going to be cash, contingent on selling my home. Originally they gave me a 45-day window to produce a contract (never was a back-up contract mentioned). I found it to be rushing things, but I agreed to the 45 days. Then, all of a sudden another sales rep wrote a backup contract on the house. Then the text started, "Did you lower the price of your home?" "How much?" "Why not more?" My response was, "Because I want to live comfortably, wouldn't you?" By then, I was over my retirement home, I received the cancellation contract a week before I should have and the fine print stated the refund would take up to 30 days and it would be by mail. WHAT? I called the rep and advised that I could go personally and get my check since I was in Orlando, I was not going to wait 30 days for my $12K. He checked with his back office and they stated that since the funds were sent electronically from my bank, that is how I would receive them. Fair enough. By now, he is aware that I will be on top of DR Horton to receive my funds. I should have read the YELP reviews before putting the down payment, which the majority were negative, and now I am okay with the fact that there were so many red flags and I am able to get my money back. For being a cash transaction it was a rollercoaster ride. In my lifetime I have purchased 3 homes from Lennar and NEVER had a situation like this. Read the fine lines, be on top of them like a hawk, and question everything. Particularly about BACK-UP CONTRACTS! The sales team is great at giving generic responses to your questions. Before placing your hard-earned money here, look elsewhere. read more

I don't even want to go as far as giving them any stars. My husband and I went to DR Horton after trying to buy a house in this cut throat market. We were offered to look at a specific house that was supposedly on "special" in Deltona and spoke to a woman named Maritza. We were told the home we looked at was at a special price for $277,150. We decided to take the same home in a spot lot that was PERFECT which made our idea of this home even better. We went the next day and signed the paperwork only to be called 2 hours later to tell us they'd be tacking on another 13k because they were "wrong" about the special price. What? Trying to fix their mistake they said they'd throw in an extra 1k of closing costs and put blinds up in the house. Really? I requested to speak to their manager wanting a real explanation and it seems like it's yet another task they can't meet. Please don't use this company, their representatives really don't know what they're doing. They'll hook you in with everything you want to hear just to low blow you and ask for more money. Their business practice is disgusting and full of lies! They don't care who they hurt! read more

I will never purchase another DR Horton home nor would I ever suggest to friends/family to purchase a DR Horton home. I have lived in my home since April and had nothing but issues. Our Customer Care Coordinator, Carol Marks does a terrible job following up and making sure our requests our handled in a timely manner if even at all. I have a request that was submitted back in September that still hasn't been resolved. I have had multiple leak problems, issues with fans, now the AC unit, a large crack in the foundation on the outside of our home and still have an issue with our driveway that was notated in our closing documents that still hasn't been resolved. We have only lived in our home for seven months. The only thing that this neighborhood has going for them is there Superintendents, Joel and Jose. They have been excellent and always go above and beyond as best as they can. read more

STAY AWAY!!! DR.HORTON is absolute garbage. They don't stand by their warranty. I've had a leaking water heater since day one of moving in and DR.Horton has done nothing but drag their feet on having it fixed. It's now rusted out on the bottom making the unit unrepairable and they still are dragging their feet so I as a homeowner had to replace it out of MY OWN Pocket. My bathroom was done so poorly that it looks like the plumber was a drunk. All the fixtures are completely crooked, which yet again DR.Horton dragged their feet with. I still have a tub that can't be used due to the exposed drywall that's been this way for over 3 months. Don't let them fool you, their "Freedom Home" product is just as trashy as their "DR.Horton Express Homes" that's had a multitude of lawsuits. read more

We waited forever for a home to get finished in Yulee. Constant delays with supplies that are always there for new homes to start but delaying ours. At one point our 2nd story was left wide open with the floors soaked for months at a time. Although we are easily approved, it is true that as you get close to the end of the build they start making ridiculous annoying requests. That's because they want to resell the home at a markup. Well we found a great builder that has homes not sitting on top of each other. The realtor didn't bother to even show us any other homes. Her incentive to put us with this inadequate builder was her only priority. They must offer her a pretty penny to scam customers. While our new home is being built I had to rush and rent a temporary new home. Guess who built those. Yup, chipped walls and shoddy paint. Bathroom had the wrong sized elbows under the sink. Blinds had holds and lopsided. The front door had no protective strip so bugs came in. You could see the lawn from inside. The most fun part was a garage door that couldn't open from outside and the winner is a large house full of faux wood not laid flat so you can chop your feet up as you walk. At least this is a temporary rental and there is a property manager. Not a very smart one because they are not using the new home warranty for repairs. I guess they know better than to try and deal with DR Horton. We could have been those poor folks that purchased our previous build with the rotten floor nicely covered. They'll figure it out in about a year as most of the other comments reflect. With zero ownership on their part for their warranty repairs. Save your effort with the fake response of we will contact you offline etc. There are enough bad reviews in every state that you build for these to clearly be sincere and your sales tricks and horrible customer service are not fooling anyone. I get it. There's a rush to get folks in a home whatever it takes. Well enjoy it while you can because the word is out. read more

TOTAL SCAM!! DO NOT SIGN THE CONTRACT!! Maybe Racism against Latinos. They only want you to sign that contract and they don't care about your time and your family needs on the process. Signed my contract on January 31, 2022 and they have not done any progress on construction even though the contract requires monthly progress reports. Seriously, NO PROGRESS AT ALL. The sales representative never answered the phone and you have to chase them to find out they will not follow through their commitments. They first told me at the end of May, then June and now they don't even have a date even with all materials on site since April. The sales agent did not even remember me when I look for him in another community. I strongly believe that if I were a white person waiting for my house, they would treat me better. My husband and I visited the model homes at Kindred Community , the receptionist greeted us with smile and she was pretty friendly which its pretty rare in central Florida ; now those houses were poorly built ; if the model home's floors and stairs squeak and the bathroom area the squeaking was louder, hmmm I don't think thats a builder I would want to build my house. read more

My husband bought a home in Mount Dora and have some issues which we need to submit through warranty which is already a long process, on top of that I have to deal with the new home warranty rep Russell which is probably the worst part. Each time we call him he just seems like he doesn't want to be bothered. He is obnoxious, loud and when we try to explain something to him it's difficult to speak or even get out point across because he continues to speak over us and won't allow us to provide him details without interrupting. He just cant shut up. We have had a few issues with our new home and the very few times he has come out it seems like he is trying to be helpful but you can see that it's all fake. He stays longer than he should and mainly just too much talking about things that don't even pertain to our issues but instead staring at me "YUCK" while he's bad mouthing Dr Horton saying said that Dr. Horton builds in his own words "shitty homes"! LOL! That's coming from a Dr. Horton Rep employee. I just wish they would get someone else to replace him because he just doesn't fit the part and seems creepy. I would just rather not have to deal with this individual. And several neighbors feel the same way. Buyer beware of their predatory lending practices. They force you to use them for your mortgage or their preferred lenders at inflated rates. The difference on a $300,000 home between them and my bank which I won't mention was 1% which equates to approximately $150 per month for 30 years! Also, be sure to ask if the neighborhood has a CDD which will jack up your taxes paying for the builder's cost of community infrastructure. Their homes look pretty good and appear to be a decent value, but they are all cookie cutter and you are not allowed to change anything. We told them we did not want black appliances, but we were told that's what we get and we can turn around and sell. Ridiculous! We went to another area homebuilder and couldn't be happier. The staff are helpful and professional, but I do not trust the company at all. As I said, buyer beware! read more

We were having a DR Horton house built in Kindred for $341,000. The salesman took us to the model home and said our house would have everything just as we seen in the model except for the crown molding, alarm system, and sound system. We were shown the color packages for the cabinets with the corresponding counter tops, tile, and carpet. We felt we were making a great choice and signed a contract. We went to the model every few days to take measurements and to our home site to see the empty lot become a house. As with any new construction we knew some things may not be perfect. A couple of weeks before our first walk through, we noticed our cabinets were not the same as the cabinets in the model. Several of the cabinets were installed with doors that appeared to be too small and a piece of wood was screwed to the left door to fill the gap between the doors. Since we had walked through the model over 50 times and had hundreds of photos we knew the cabinets were not correct. The next day we went to the model and confirmed our cabinets were not the same as what we were told we were getting. We immediately emailed our construction adviser and salesman of the problem. Our first walk through was days away and the cabinets had still not been changed. Again we contacted the construction adviser and salesman. After not hearing from anyone for several days we went to the model to speak with our salesman. He said our cabinets did not come in the same style that was in the model. We reminded him how he told us multiple times everything was going to be the same as in the model except what he had listed. We were told they were working on the cabinet problem. We were living in a hotel because we sold our house to buy this house. We were very surprise when the salesman said he would give us our money back if we were not happy. They knew we were living in a hotel and we asked that DR Horton do the right thing and install the cabinets that we were told we were getting. After 3 days with no update on the cabinet progress we requested a full refund. We knew in our hearts DR Horton was not going to do the right thing. After reading numerous consumer affairs reviews we were very fortunate to receive a full refund and be able to walk away. read more

Nice houses but the HOA and yellowstone landscapers has got to go. The grass is yellow around the community and this is the second year in a row. Patches of dead grass and dead trees all around phase 3. Drive into any other community and there are Decorations in the front but not this community. Go to surrounding communities and see the landscaping difference. DR Horton just wants to sell sell sell and not invest in the communites. I was told there was going to be covered mailboxes in phase 3 like phase 1 and a year later nothing. HOA fees keep going up. read more

I have had a poor experience with this company. We bought a DR Horton house 3 years ago and just recently had to repair a first story ceiling that occurred due to a improperly installed overflow drain. The warranty is expired, but since the damage was due to faulty installation, I believe they should stand behind their work. I would recommend to all that you test your overflow drains on all new construction. We have also discovered other defects, such as improperly installed door strike plates, so the doors cannot be locked. There were also several areas where paint was missing on the baseboards. Due to military service, I have only been in the house less than a year. read more

I own a new, beautiful home that I purchased at a great price thanks to D. R. Horton and the terrific staff. It started with a simple viewing late on a Sunday night. After looking at homes all day Sunday, we arrived at the D. R. Horton town homes in Orlando at 6pm. The sales rep, Iris, was locking the front door and ready to go. My agent, Robert from LaRosa Realty, approached Iris and asked if we could see the display. Iris gladly opened up the 3 display units and I knew that I wanted to purchase this home. It is on a dead end street, well built and beautifully wooded area. An hour later, we submitted a contract to Iris for my new home. D.R. Horton immediately began processing the loan request the following day. For the next 30 days, Roxanne from D.R. Horton Mortgage worked diligently to get me approved, but in the end, I received notice that D.R. Horton Mortgage could not approve my loan due to my self employment income. Roxanne recommended Edgar from Equity Prime Mortgage. Roxanne sent all my loan documents to Edgar and his team via FedEx. Theresa, of Equity Prime, contacted me shortly thereafter and began the process of submitting the loan application to FHA. Within 30 days, I was cleared to close and moved in 2 days after my birthday. The entire experience was positive. Iris staying late to show me the home, helping me select the perfect one. Roxanne working hard to help me collect the required documentation. Edgar and Theresa at Prime Mortgage for putting the package together and DHI Title for making the closing fun, exciting and rewarding. The home is beautiful, quiet and thanks to Jeff, the General Manager of the development for DHI, in perfect shape. Jeff completed my move inspection and touched up many small areas. He explained the warranty and operating process of each home item. The experience was so good, I referred my friend who used DHI and Equity Prime and moved in 4 houses down just last week. Have only been in our brand new home we had built for a few years and have had plumbing issues, electrical issues, had to replace all appliances... I've never seen such terrible work before. Words are really hard to find when you are trying to console your wife because her dream home was snatched out of her hands! We walked into the model home in Terra Largo community in Lakeland and fell in love immediately. I said to the Sales Agent Fawn Harris we would like to make an offer. I completed the application, received the approval and asked Fawn how much she needed to reserve the home. We were told $3000, so I said that was no problem. 1 hour later Fawn texted me saying she needed $10,000 because the home had a pool. To which I agreed and told her that seemed odd because I had never heard of that. That's when she said another couple was coming to make an offer - which now explained all the changes! I am sure her mindset was to give me a number that I couldn't come up with to cover because the other couple probably "looked the part". Dumbfounded - How is it another couple was coming to make an offer when I had just made the offer and put the earnest money down. After a few text back and forth, she said just text me a copy of your license and the check and we will be fine. The next morning at 7:15, she texted to say the other couple got the home. DR Horton management came up with a story that the other couple had been promised the opportunity to make an offer that day and they did after hours. I later found out that other couple also had a Realtor who works with DR Horton all the time! My full price offer was put in first but never presented! I truly believe this was mishandled, because Fawn didn't believe we could afford the home. Thankfully MI Homes knows how to treat customers and we closed 9/2 in the same community. My recommendation to everyone on YELP, don't give this company an opportunity to let you down. Managements response makes it clear the bottom line is the only focus. They hire people like Fawn who also support this theory which is both irresponsible and reckless. No accountability in Management, you can believe there will be none for employees! read more

buyers beware of d r horton! d r horton does not stand by their product. their homes are poorly constructed from dry wall cracks to uneven cabinet doors, holes in the walls, baseboard pulling away from the wall and the stone in the front of the home crumbling. the contrated crews used my yard and home as their personal garbage can, water bottels, coke cans, banana peels tossed all over. the master bath tub was also trashed with paint, mud from the dry walls and all sorts of garbage. the buliding supervisior and sales rep asured me this would be corrected, 4 weeks later and one till closing none of this has been address. my husband and i had enough so we pulled out of the deal, we are now in a legal battle to try to get our deposit back. please research on the better business bureau before dealing with these theives! read more

Things are constantly breaking and they always try to say it is normal wear and tear.
