Two others never followed-up. The job was to replace drywall, tape & coat & texture. I believe this worked-out to $2.90 per square foot, which is still rather high considering normal rates, but contractors seem to be taking what they can following Harvey. I understand that the normal rates would be about $1.50-$2.00 per square foot (with texturing). Manuel and his team began the work on Thursday and completed it Monday (except for a quick follow-up Tuesday), working part of each day except Sunday. Overall pretty good work, though I had to go along with him to buy the materials (subtracted from the total bid, and I kept the excess materials). I had to take several days vacation to be there. I paid him half on the 2nd day, and half upon completion. Quality assurance seemed problematic. There were a couple of places textured which should not have been (on adjacent baseboards and on an otherwise wallpaper covered wall), and a lot of the texture ended up on the floor, which I worry will affect the adhesion of tiles later. On the final day, his workers were unsupervised, skipped lunch, and seemed more concerned with wrapping-up and being done so that they could leave and eat than doing a good job -- I had to point-out many unfinished areas to complete, which they rushed through. I was not impressed by the clean-up job. Later, Manuel and his brother made an effort to do a final clean up and some final touch-up. But the basic job got done, and the price was more reasonable than others. I'm really torn between giving this review 2 stars or 3. I'm not sure what the norm is for drywall work, but I know this was below my expectations. Be sure to do your own assessment of the work and point-out areas which are incomplete. Expect a lot of dust and small debris, and a trail of sandpaper and empty water bottles. Oh yes, two weeks later I'm still waiting for a promised receipt for the job, in spite of sending Manuel two emailed reminders.

It was not an easy or normal job by any means. And he did this in the hottest part of summer without once complaining. He showed up on time every day during the weeks-long flagstone installation and seal. He also installed travertine down the side of my infinity pool's basin wall, and he built a retaining wall below the basin wall. Santos was one of the best sub contractors I encountered during the year-long construction of my home, pool, and landscaping. Would I use him again? Yes I would use him again. He has recently moved from California and is trying to build up his business. Since I appreciate honesty, intelligence and someone with a strong work ethic, I assured him I would try to spread the word to others who are looking for someone to do stone work or any general contracting work. He is very conscientious and wants to make sure his clients are happy.

I had COUNTLESS numbers of roofers, landscapers, foundation experts, and ground water experts come look at my issue of water coming into my pantry from somewhere almost every times it rained - and none were ever certain of the source, but all quoted high dollar fixes. Mr. Cuevas was the only person who took time to work to determine the source of the problem before ever quoting me a price to repair it. His quote was more than fair, and he stood behind his work - coming back out repeatedly to keep at it - working tirelessly until the multiple sources of the leak were uncovered and repaired. I spent years living in despair and feeling as though I had no option but to sell until I found All American Construction and Design. If you are looking for an honest, ethical, fair, hardworking and skilled craftsman, look no further. I promise you, your prayers have been answered. Mine were! So grateful I can rest easy during bad rainstorms!
