Josh was our point of contact. His first visit was checking out the scope of the project. He assessed the project would take about a day and a half and we agreed to have him perform the job. The first day was pretty straightforward. I'd check in every so often to make sure things were going well. By the end of the project, Josh had gone through 2 1/2 cans of wasp killer. We should have taken care of that earlier, but family issues put it to the back burner. Thankfully, he made sure things were safe before beginning work near the roof. Early in the second day, Josh had finished up. He returned later to touch base with us and do a final walk around of his work. Everything looked great, and Josh was friendly and professional the entire job. We will definitely schedule these guys for future projects whenever possible.

We worked with J&M on a bathroom remodel. Bathroom is 5x6 feet and quote was for 6 weeks work and…read more50k. We ended project at 18 weeks and 60k. During our project, the sub-contractors damaged the wall while installing our toilet by drilling through the wall and failing to hook up the toilet correctly so that water was pouring straight into our basement. The sub-contractor did pay for these damages. We had no supply chain issues with our project as we had purchased all the materials ourselves before hand. Our primary issues with working with J&M was that due to the amount of projects they had going on, it felt that unless we were actively saying we were unhappy with progress and calling J&M frequently, there would only be work at our home 1 or 2 days a week. When asking for estimates for components J&M were unable to provide accurate estimates. For example, it was estimated that tiling our shower would take 1 week with 2 people due to the complex design. It ended up taking 3 weeks. This is our only bathroom, so we lived with my parents for several weeks, but I would hesitate to recommend J&M to anyone who doesn't have a flexible timeline. In addition, J&M failed to notify of us of change orders that resulted in an increase of price. These were supposed to be agreed upon mutually before the work was completed, but instead J&M released them after the work was done and were forced to eat the cost. J&M did not provide any options to mitigate this cost even though this was in direct breach of our contract. Ultimately, we are reasonably happy with the final outcome of our bathroom, but extremely unhappy with path to get there. We ended up not asking for several fixes as we were so fed up with the inaccurate timelines and constantly changing estimates. Fixes include 1) bleeding paint on ceiling, 2) missed paint spot, 3) grout on window and tile, 4) miss-cut vanity counter-top, and 5) dip in floor tiling causing one spot to not drain. All in all, J&M has good general contractors, but seem extremely mismanaged in the back of office. If you do work with them, double check all billing multiple times as we found several inaccuracies. Hold J&M to prices and push back on change order process.

I had Scott provide an estimate for a $100k full kitchen remodel. I worked with my own structural…read moreengineer and architect to acquire a permit for removing a load-bearing wall (as Scott said he couldn't manage that portion of the project: "We don't have time right now to do the drawings for the permit. You will need to get someone else to sort that out."), and once I had the permit, Scott sent over a contract. The contract included a clause stating "all claims and disputes between the parties arising out of or related to this Agreement shall be resolved by binding arbitration" which I didn't feel comfortable with. I suggested removing that clause, and Scott insisted on it remaining in the contract as written. I accepted and asked Scott if he would like me to sign electronically or on paper. At that point I didn't hear from him for one week despite multiple emails and phone calls. After a week, he emailed me saying the negotiation (despite my accepting the original contract in the end) was a "big red flag from me and I don't think we can do the job for you." Overall I found this interaction to be incredibly unprofessional, especially since we had been in communication for multiple months and intended to start contraction in just a few weeks.

When you get lucky, you find a good one that you know you have to keep for future projects. That's Siler Concrete Cutting. Larr, the owner, made initial contact, and his daughter did the scheduling. Very easy process. Family run business with superb efficiency. The highlight, though, was execution by Robert. Robert was on time. He was quick to set up, quick to cut and jack my trench, and surprised me with helping remove the concrete out the back door. Cleaned up with initiative. Ie: I ran a hose in from a bedroom window and across the hallway into the bathroom where the cutting took place. After Robert left, I went to get the hose to run it back, but it was gone. I went outside to see it rerun outside the window and neatly coiled up. Those little details of professionalism shine through the entire time. Like he offered Ear plugs and ensured kids and pets were considered before he started. Robert kept me informed, educated me when I had questions, and offered ideas for attacking my hydrostatic pressure issue from the outside. Can wait to call them back in late spring for my exterior project!

They finished the work on time, being early at crucial milestones, and completed it under budget. Eric, the owner and contractor met with us several times ahead of the remodel to discuss what we wanted. He explained his philosophy and in depth knowledge of his craft. He said that he dedicates his time to one job at a time and kept our budget in mind. He communicated well with us so that we could understand and was patient and very positive. He gave us multiple options for our design with consideration given to functionality and Feng shui. His design capability was excellent and he used his real estate experience to help us in this way. However, he allowed us to make our own choices. We got a schedule of the remodel and a detailed list of the products needed and presumptive prices. We were given the option of buying our own and a credit or debit would be listed in this case. Eric would purchase the material if we didn't, keeping track of our budget. We bought about 60% of the materials. We were made aware of the tariffs put on some of the products, and the sales in the future when we could save on some of the products. We were advised to go slow on the larger purchases like the cabinets. We chose to DIY the flooring and paint. Being novices, Eric was very helpful in advising us in these areas allowing us again to stay in budget and on time. Prior to construction, Eric pointed out some red flags, such as a popcorn ceiling which did have some asbestos, and a leaky water main. He arranged for two other contractors to remove the asbestos and apply drywall. He also replaced our water main turn off valve. Overall, having a contractor who devotes his time to your remodel, punctual, keeps within budget, and tailor to how you live, no matter how large or small the remodel, is an excellent one.
