I moved here while pregnant and my living experience has been poor. The room I live in is too noisy, the garage door makes a lot of noise, and it's hard to rest, I can't sleep at night. So I applied for a change of room. When I moved out, I felt that they were retaliating against me because I am pregnant with limited energy and applied for a room change, so they imposed fines for various reasons, such as a small black spot on the wall, a little water stain on the mirror that hasn't been cleaned, etc. Many of them were like this when I moved in, not caused by me, but still have to pay fines. I am about to give birth in a month and the pressure is high now. So I suggest that when you move in, pay attention to taking pictures of these details, so as not to be fined when you move out.

The Reserve at Arbor Lakes

The Reserve at Arbor Lakes

I would be cautious renting at The Reserve at Arbor Lakes…read more During my tenancy, I dealt with a recurring cockroach issue that required multiple treatments and was never fully resolved. There were also maintenance issues that were acknowledged but never fixed. Before I even moved in, I was told a replacement part for a damaged refrigerator freezer door was already on the way. That repair never happened the entire time I lived there. After I moved out, I was then charged over $700 for that same issue. When I tried to resolve the final balance, it included disputed charges and felt more like a rigid billing process than a fair review of what actually happened. For a property marketed as "luxury," the experience did not match the expectations. Document everything and follow up in writing if you choose to live here.

Heartbreaking Experience - Unfair Policies and Poor Management…read more Living at The Reserve started as something special--it was our first home together and we created so many happy memories there. But sadly, the way things ended completely ruined that for us. We had to move unexpectedly halfway through our lease--something no one plans for. Unfortunately, The Reserve doesn't allow lease breaks, so we were stuck paying for several more months even after we moved out. They also don't allow subleasing, but they did let me (the second tenant) remove my name from the lease and replace it with someone else. We went above and beyond to follow the rules: called nearly every day for weeks, kept the office updated about the move-out/move-in timeline, and gave them all the information we could. The person moving in was even showing up in the resident portal and getting official emails--so we thought everything was handled. Then, three months later, they kicked him and his family out, claiming they didn't know he was living there! They gave him one week to move out. It was sickening. We felt completely betrayed and powerless. The whole experience has left a bad taste in my mouth. Every time I think about The Reserve, my stomach turns. It's clear they don't care about residents--just money. They've broken my trust, and I would never recommend them to anyone. Also worth noting: Rent prices vary wildly even for the exact same apartment. We had friends paying hundreds more or less than us. The pool had terrible hours and was barely usable. While the gym was okay, you're better off saving money on rent and getting a gym membership elsewhere. Bottom line: The Reserve is overpriced, poorly managed, and heartless when it matters most. Don't let them ruin your memories the way they ruined ours.

The first time I was given a different number than the one listed on the site and showed a wrong apartment than the size i requested. They had a number of fees added which i learned my second visit and it make sense since they're a fenced in complex. They made me wait 10 minutes my first visit and about 30 my second before visiting an apartment. I was pretty sold on renting with them after my second visit with the correct sized apartment although i got home and realized the apartment they were going to place me in was a second floor apartment. I was pretty frustrated and opted to seek housing elsewhere. This is a huge bummer because their apartments are gorgeous, spacious, and they appear to be very nice individuals. Although i prefer upfront communication, honesty, and to know what I'm signing up for versus moving into an apartment that will not work for me and then needing to move (they also mentioned to me that many renters do move apartments and I suspect this is why). They did a good job of follow up text and calls as well. Giving me time to think and make decisions.

I undertook a wide-ranging search of Twin Cities 1-bedroom apartments with a large enough open area…read moreto squeeze in my 5'10" baby grand piano (which required about 6'x9' of space). Needless to say, there aren't many floorplans out there that fit my need. Towards the end of my search I was surprised to find The Bluestone floorplan at Stoneleigh, which fit my requirements. During my tour, I admired the design and finish of the apartment building, and then the apartments themselves. I didn't see other apartments in this price range (sub-$2,000) with crown molding, subtle wall accent color, 1000+ sq ft, and even in-unit full-size washer/dryers. However, I would have preferred a more functional breakfast bar, a bit more kitchen counter space, and a gas range in lieu of the electric stove. Stoneleigh is a large complex with over 300 apartments spread across four buildings. The main building is pet-free and hosts two fitness centers, two common areas that can be rented for the day, along with the leasing offices. Speaking of leasing, ask for Barbara when you visit, as she was a joy to work with and on top of all of the paperwork with appropriate follow-up. There is a lovely large pool outside the main building, with charcoal grills beyond in a shaded picnic area (no propane grills available). Grocery stores, a Target, Starbucks, and the like are all a 5-minute drive away. A major bicycle trail heads north to Maple Grove from this complex.

At a friends suggestion, I created a list of criteria that I wanted in an apartment before I started visiting properties. Not just the obvious criteria. o I listed Design quality. I wanted more than 4 walls. I selected a one large bedroom, with fireplace, built in desk, walk-in pantry, with storage down the hall. Top floor by the elevator with view of pool. o I listed concierge style customer service. At Stoneleigh, a team of customer care professionals are there to assist you in the way that you would receive assistance at a 5 star resort. o I listed a competent, responsive maintenance team. Stoneleigh offers world class maintenance service from an exceptional team led by Roger and Curt. I delayed buying a condo for an extra year because I didn't want to be "on my own" without these two teams. A sign of a great leader is one who won't ask his team to do anything he is not willing to do. Andrew models "leading by example." If you are looking for a short term transitional solution or a long term living solution, you will want to visit Stoneleigh.

Last night, we were sitting in our living room watching TV while warmed by our fireplace. Today, their technician comes out, takes it apart, cleans it, "condemns" it, disables it, and generally charges me $300 to turn a fireplace that works 99% of the time into a fireplace that works 0% of the time. He said the cause was a piece of tubing that had sprung a hole. Tubing! A place that sells gas-powered fireplaces couldn't replace tubing! The only reason I had them out was that none of the other repair places I found would "service that brand."

All I was looking for were a couple of clamps to finish the installation of my wood burning insert. This guy obviously had no clue what he was talking about and kept insisting that these circular clamps need to be manufacturer specific. He went on so long about it that the customer he was initially talking with left the building - I figured she saw an opening and hit the road. I ended up finding the stainless clamps at a near by big box hartdware store. My advice to the owners of FH&H - find a new showroom sales rep - this guy does not have what you need.
