    I have been a tenant with them for over a year now…read more I have never been late on my rent. I have had issues with them sending strangers to my house, never scheduling the appointments with me first, or even verifying someone coming to my home. My privacy has been violated, on top of the constant harassment, they have raised my rent because I refuse to sign another lease. Not only am I receiving additional stress from financial pressure, as well as constant traffic from strangers in/ out of my home, the intimidation aspect they try and pull on someone is just appalling.

We decided to rent one of Choice's properties over at 445 Spring Drive in Jacksonville N.C. The last tenants left that house a mess. The house suffered minor roof damage from Hurricane Florence which led to leaks in both guest bedrooms and the garage. Choice was so inconsiderate when it came down to trying to get that roof repaired. In late October /early November , they sent 4 different adjusters over to the house to assess the damages and all 4 times , choice demanded for someone to be home. (notices came literally 1 day before). The roof didn't get repaired until January 28th Thanksgiving was November 22nd. November 23rd, our refrigerator stopped working resulting in us losing all of our food. I reported it to choice immediately. Around November 27th, they sent repair man #1 out to look at the refrigerator and he said that we needed a whole new unit . I relayed the message to Choice and they told me that they wanted a second opinion. We waited another 3 days for repair man #2 to show up for him to say the exact same thing as #1. They finally decided to replace the refrigerator and we had to wait for Lowe's to deliver a new one. That took another 3 days. Choice didn't apologize not one time nor did they offer to compensate us for lost food. We received military orders to the west coast and had to end the lease early. We've only been in the home for 3 months & a half and Choice charged us over 1000.00 in fees and charges. Stephanie admitted to the carpet having permanent brown stains (which I notated at move-in) but she still expected me to have the carpet professionally cleaned. She also conducted a move out inspection without bringing the move in checklist to the inspection. She dinged us for things we notated at move-in. This is absurd ! People! Save yourselves the headache and rent elsewhere.!!!

    This is the second time our A/C has been broken this summer. Last time, they took almost THREE…read moreweeks to repair it, and this time around we are going on a week. It is over 80 degrees in our house that we rent from them, and they do not seem concerned in the slightest. I have not gotten so much as a, "we're sorry for your troubles". I have called multiple times and the communication is just VERY poor with them. I send the apparent owner, Shanon, the below letter and have still not gotten a response. Dear Shanon, I am writing you today to notify you that after five days, our A/C unit has still not been repaired. I submitted my Maintenance Request over the weekend (08/04/2018). It has now been nearly one full business week without repair, and the living conditions in parts of the home (where we do not have temporary window A/C units) are absolutely unacceptable. The last time that we had this issue (05/20/2018) I expressed my concern with the temperature of the home in regards to my newborn child, and even then the repairs were not made for sixteen days! Those same concerns are still a priority to me. A common factor contributing to an increased risk of SIDS (Sudden Infant Death Syndrome) includes, "overheating due to clothing, blankets, or room temperatures". I am very upset that this issue appears to be of minimal importance to your company, especially when it puts my child's well-being at risk. Not to mention, the (lack of) customer service and communication I have received throughout this entire process is laughable. The North Carolina Landlord-Tenant laws regarding repairs to heating and cooling systems states that repairs should be made "promptly". In my opinion, anything over one week would not be considered "prompt". My Rental Lease also contains the following terms (in Section 6, Subsection D) that are relevant to this complaint: "promptly repair all facilities and appliances, if any, as may be furnished by the Landlord as part of the Premises, including electrical, plumbing, sanitary, heating, ventilating, and air conditioning systems, provided that the Landlord, except in emergency situations, actually receives notification from the Tenant in writing of the needed repairs;"... Please take the necessary steps to correct the above stated issue(s) as soon as possible. If I do not receive a resolution of this issue within 5 business days, I will pursue further action.     I am beyond disappointed with this company.(Hampstead office) They do take advantage of being in a…read moremilitary town and expectation that the renters will vacate and have to buckle under the crazy list of demands from the move out inspection. The list of craziness (like didn't remove 3 thumbtack from a wall, left a rubber band on a door jam (this was put there to keep the pantry door from opening into the refrigerator and damaging it) to other things. They did give me a list and allowed me to go back in and correct BUT kept a large portion of the security deposit for things not on the list such as the door inside the refrigerator being broken (was like that when I moved in)and they charged me for screw and bolts having to be removed from the walls and the repair of it. These were in the house when I arrived and I hung my pictures and TV with the existing bolts and screws so I didn't put holes in the walls. (Even tho it made my decorations look ridiculous because I used existing screws)I come from a property management background and have never seen the likes of this) Do not plan to get your deposit back if you rent from them, the house was FILTHY when I arrived, it looked like the prior tenants had left in a hurryand their deposit was not used for cleaning in my opinion. The refrigerator was covered in what appeared to be rust from a huge spill of something that had splattered all over the refrigerator. Took me weeks to clean to even be presentable but no mention of this during final inspection. The whole main living flooring is glued down vinyl and is popping up was told that all they could do was have someone come and reglue spots but it popped right back up. Carpets were dirty and smelled of animals. I had a professional carpet cleaner come out and clean carpets before I left. Tammi is a wonderful person to work with, easy to talk to etc but Kelli did the inspection and it was a most unpleasant experience. I have never failed an inspection and had they told me I was being charged for existing issues I would have tried to make it right because I like most Americans do not afford the outrageous deposits and application fees that are put in place. Beware if you choose to rent from this company.

    We had to break our lease with Advantage Gold Realty 3 months early after buying a home. We…read moreprofessionally cleaned the home and carpets, had the chimney inspected, documented everything, and returned the key on time (they only gave us 1 working key). That cost us $675. Despite the quick re-rental, which was listed May 4th, removed May 8th after showings began May 7th, Advantage Gold Realty deducted $834.75 from our $1,700 deposit, including $336 for a "Marketing Termination Fee" and $340 for a "Leasing Fee to Re-Rent." We believe the flat fees are excessive, especially after such a fast turnover. We were charged $133.75 to remove a single command hook from a door and $25 re-inspection fee after it was removed. There were other pre-existing command hooks prior to us moving into the home, so this definitely came as a painful surprise! The property was very rough upon move-in, which included trees growing in the gutters, weeds and pine trees in the garden beds, old dog lines too rusted to remove, an inaccessible shed with a master lock and no key, pet urine on the filthy carpets, chew and scratch marks on the trim and blinds, damaged hardwood floors, dead insects, multiple dead light bulbs, etc. But they still demanded that we leave the home in cleaner condition than we received it, because it was stated in the lease. What a gotcha moment!! But hey, they decided to not charge us for politely leaving them some clean non-adhesive shelf liners, and they decided not to charge us for the pre-existing command hooks, so that should excuse the excessive fees, right? Nah... Oh but the new tenants are moving in before the end of the month so we get a bit of our paid rent back, so that should excuse the excessive fees, right? Nah... We are now out total of $1,509.35. This has been one of the most frustrating rental experiences we've ever had. They even attempted to get us to clean out the gutters upon move-out, and my husband is a disabled veteran with a bad back. Shortly after moving into that rental, we realized how awful this company is, and that's exactly why we decided to NOT use them to buy our next home. They only proved me right in the end. Document EVERYTHING thoroughly at move-in AND move-out, and be prepared for a fight over your deposit if you rent with them.

From the moment I started renting with them, they were incredibly attentive, fast-acting, and always had my best interests in mind. Any service request or maintenance issue--no matter how small--was handled within 24 hours or less, even after hours or late at night. Not only did they ensure issues were resolved quickly, but they also replaced parts at no cost to me, with absolutely no insinuation that I might be charged--something I've unfortunately experienced with other property management companies in Jacksonville. One of the things I truly appreciated was their professionalism and clear communication. Every home inspection or maintenance visit was preceded by proper notice, giving me ample time to prepare. When it was time to move out, they even provided a clear timeline to ensure I wouldn't be unfairly charged for an extra month's rent--an incredibly rare courtesy in this industry! Now, dealing with a different property management company, I realize just how exceptional Sue Cruddas truly is. HOMEOWNERS LOOKING FOR PROPERTY MANAGEMENT BEWARE ADA due to blatant negligence regarding the urine stained and smelling carpets I hope you know I intend on reporting yall to the better business bureau (BBB) as well as finding EVERY social media and review site and giving a poor review. I will also inform base legal to black list yall for military renters. I was informed that you dont change carpets "in between Tennant's " I moved yesturday . NOTHING is in those rooms. this is UNACCEPTABLE. I paid a LOT of money including a non refundable pet fee which obviously was not used from the prior tenant and I have proof and pics of ALL the damage.
