Here are Terri Vaughn Jones, property manager and James Ellis Silance, the property owner and local business owner (Silance tires on haws run rd) treating their tenants like trash at 586 Haws Run rd #9 Jacksonville, North Carolina. Even though both refused to give their names after this interaction, I easily found both of them. Despite leaving the unit it better-than-received condition, they're trying to keep our entire deposit stating we patched, painted, and replaced doors, which we did not and they have no proof of such. James claimed he drove by on Sunday and saw us with doors outside, which I explained we were helping friends of ours paint new doors for their home, hence the doors AND THE PAINT but he continued to call me a liar. The first and second videos are Terri in all her cankled cellulite glory talking to me, a pregnant tenant, like garbage and using her hands with every word, during our inspection because I cited lease terms that prove she's being dishonest in her claims. She ended up leaving before finishing the inspection and told me I'm no longer allowed on the property, without rescheduling an inspection. The prices may look appealing, but read ALL of their reviews and please consider otherwise. The unprofessionalism and lack of human decency should speak volumes all on their own. Side note, I really hope Terri gets the professional mental help she needs soon, bless her poor little grinch heart. The cankles, cellulite, and poorly done bottle blonde dye job really seal in the obvious insecurity issues that make her act like that towards tenants. read more

Absolutely the worst place to rent in Jacksonville I lived here with my husband just short of one year and we took very good care of our place. We left the place better than when we moved in. ABA Rentals only wants your money. Not only did they take our deposit, but we also supposedly OWED THEM AN ADDITIONAL $500!! STAW AWAY FROM ABA PAY THE EXTRA $100 TO STAY SOMWHERE ELSE read more

Rented back in 2021/2022 and they were always friendly and responsive! Had a hard time with my move out process and they were very understanding and helpful! Someone took my cleaning supplies while I was moving out and they didn't charge me a cleaning fee. Would rent with them again! read more

Beware of Terri she's a lying prick that acts like she's above her soon to be tenants, she'll always find something to complain about and try to charge you for random things on your way moving out so keep note of everything you've made them aware of because keeping your deposit is what they plan to do,She'll try to bully you so be ready. All the services you'll receive.. exterminator.. having appliances repaired will be real mediocre so don't expect great service, never give them permission to enter the premises when your not home unless you absolutely have to, I found out the hard way and came home to four guy's speaking no English at 2 sitting on my couch.. there's a bunch of places to rent from so look into all your options. read more

I had no significant complaints while living in the Countrywood apartment community managed by ABA Rentals, but I've never rented from a company with such exorbitant move-out costs. With my prior two rental experiences, I received 100% of my original deposit back, and per usual, I left this apartment in better and cleaner condition than when I moved in. There were two small areas of carpet damage that were reported (due to our cat scratching near the bedroom doors, so it was initially estimated that we would owe a pro-rated amount to replace the carpet which was on year 5 of their [lengthy] 7-year replacement cycle ... I was originally given an estimate of ~$250. They ended up charging $460 for the carpet replacement, $213 for additional cleaning (it was cleaner than when I moved in), $60 to have a pest inspection (despite fact that exterminator had been there just a month or two earlier), $75 to replace a single $7 mini blind (that was in good condition. I had personally replaced three blinds that had actual wear for under $25 total), and $70 for a chimney inspection (for a fireplace that we never used and kept blocked off to keep insects from getting in and our cat from getting filthy). Needless to say, instead of receiving a good portion of my $750 security deposit back, as I'd expected, I received a bill. I asked why the $300 non-refunfable pet fee wasn't applied to any of the costs (e.g., the carpet and blind replacement) and was told that that fee was strictly for the privilege of having a pet. After stating that I would not be paying the amount beyond my deposit amount (on principle), I was told that it would be reported and adversely impact my credit rating. Bottom line is that though these apartments may have relatively low monthly rates, you'd best set extra aside for move-out time, and don't expect to recoup your deposit unless you plan to pay for professional cleaning services and inspections that other rental properties factor into the rent. read more

The lack of customer service is comical. This rental company portrays people who were bullied in highschool then try to control their residents by not completing work orders in a respectable timely manner among countless other reasons. read more

I do not recommend using ABA rental properties for rentals. They are always cutting corners... just overall a terrible company to work with

DO NOT RENT FROM THIS SO CALLED "business" I wish I could give this place zero stars.... they don't even deserve one. When I moved into my apartment my stove was broken, dishwasher did not work, and my toilet was leaking. I get that sometimes things happen but I had to basically BEG for appliances that took 8 months for them to get into my apartment. My AC was broken for 5 days IN A HEAT WAVE and they refused to fix it. Management always has a stick up their ass and just basically wants your money. I was accused of having an animal in my unit and MULTIPLE times they did walk throughs and found no dog. Don't even get me started on the move out process.. I was texting with ABA and told them I wanted to do month to month as I was moving shortly but didn't know an exact date. They sent me A WHOLE YEAR RENEWAL and told me I had to go along with it because I signed even though there was texts to prove that was not what I was trying to do. Every time I called the place they basically boycotted me and always said they would call back and never would. It might be cheap but they will suck everything out of you during the process of living in the disgusting apartments. OH AND I had mice and bugs in my apartment constantly and they always would tell me they are going to come in..... they only eventually came and gave me traps because I told them I have a camera and knew they had never gone into the apartment. (I had a camera in my apartment because of my dog) I left the sticky traps for the mice and bugs in the apartment that they ended up providing after begging them to and they charged me with a cleaning fee.... AND charged me for "exterminating" when all they gave me were sticky traps....I ended up going to the store and getting my own traps and spray that actually worked. I'm not even sure how this place is still in business as I could go on all day about how awful they are... simply DO NOT RENT FROM THIS CRAP PLACE. read more

My daughter (29 years old) got a 2 week run-around from MIsty trying to rent a property as she was under a short deadline to move. She was honest and told Misty that I (her mother) would be staying with her approx half of each month. Misty told her (in writing) "NC law requires 2 people to have a 2 bedroom" (my daughter was wanting a particular 1 bedroom that was within walking distance to her work). Know this was false, Misty was sent Fair Housing Act guidelines that proved she was discriminating. Misty then said "this was their in house policy" even though it is discrimination and illegal. Having enough of this game, I called Misty myself to just rent it as my income is very high and my credit is stellar. I explained that my husband and I live several hours away and that is why I stay with her when I visit. She told me i'd have to add my husband to the lease because he would be living there, as well. I let her know my husband is a General Contractor and is almost always out of town and would literally never stay there. She then told me I'd have to show her paperwork that we were legally separated! I told her this is ludicrous and it was obvious she is just playing games with us. At this point, Misty let me know that the property we were interested in and had been discussing for 2 weeks had just been rented. She added that ALL other properties had also been rented. I said "SO, even though I spoke to Frankie at your office less than an hour ago and she confirmed that not only was this house still available but you have several others currently ready, now they are all gone?". Misty said, yes, everything has been rented! If you receive this type of unprofessional discrimination from these guys, go to https://www.hud.gov/program_offices/fair_housing_equal_opp/online-complaint As you can see from nearly every 1 star review (from tenants and owners alike) ABA Rentals does not care at all about their business practices BUT if you can show discrimination (as we can) the FHEO will make sure they are penalized for these business practices. read more

We had our brand new home (less than a year old) rented out through them for about 2 years. In that time frame the tenants that lived there didn't care for the home as they should of and ABA failed to be our advocates and protect us from loosing money, this we found out AFTER we sold our home. When the house went on the market ABA was our realtor, simple right. Why not they are our property managers they can also help us sell our home. We living 1700 miles away trusted them to take care of everything, and they did. All for a fee off course, at the end we made $0 in profit on selling our home. If the home had initally been taken care of by tenants and ABA we wouldn't of had to pay $7,000 for repairs to it, which is okay because our profit on selling our home was $7,000. Coincidence?!?!?! So just watch out and keep a good idea on them. read more

DO NOT RENT FROM THEM!! The worst service. We were screwed over by them from the beginning. You have to paid a $300 pet fee from the beginning and when you leave $50. They might have affordable rent but they will take all your money and you will still be living in a crappy apartment. read more

This is the second time I've rented with ABA, once back in 2006/2007 and was the first place I was looking for upon receiving orders back to Jacksonville. Any issues I've had, whether it was the Thermostat on the wall being replace to notifying them of a roof leak. Have had zero issues with repairs or customer service. If you're looking for something small, quiet and convenient for location to New River, highly recommend it IF there are any apartments available. read more

The landlord/property manager/owners aren't willing to work with you on anything you get offered all this public assistance with bills which is great until the owner decides not to accept it. They never come to fix things that need to be fixed. The foundation of the duplexes are not good at all, cracks in windows not sealed properly, doors not sealed properly. This is the worst company I have ever rented from I do not recommend it to anyone read more

If zero stars were available, I would select that. I have never experienced such horrendous customer service. We had little time to secure a residence due to military orders, so being on the road we secured the first place that was available. The house we rented through ABA seemed fine for the temporary stay. We noted the level of cleanliness, or lack thereof, including killing 20+ cockroaches prior to our belongings moving in. We are understanding due to the climate and location, insects will happen. I could continue on but the real issues at hand are when you move out. READ THEIR LEASE CAREFULLY as you will be asked to sign CONTRADICTING paperwork at move out. They did not find our move in walkthrough when we addressing issues, nor did they address several maintenance issues we continuously followed up on. When we provided the email info the move-in walkthrough was sent to, ABA (Lynne) simply said that paperwork is obsolete. Example: *Lease- terminate all utilities by move out date. Move out- keep utilities and water on (they expect the tenant to leave services on for ABA and cleaning companies to inspect) *We advised over the phone our 30 day notice for move out, they did not document it til a later date, thus docking us additional days *Charged for an exterminator after the move out, even after we had mentioned the cockroach problem at time of move in I could provide a much longer detailed list but this is a poor excuse of a company and they should not be in business. Lynne Baker's lack of professionalism and etiquette speaks for itself. I would like to share my opinion on her character, but that is irrelevant and I chalk this up to a back-woods, white-trash, garbage company. I will be reaching out to all housing sources provided to military hoping military personnel avoids any further business with ABA. read more

I don't understand all of these negative comments. I lived at one of their managed properties for two (2) years and never had a problem. The maintenance personnel were prompt, professional and courteous. Scott comes to mind. Whenever I had any maintenance issues, they were addressed the same day I reported them and resolved by the next day. The outside contractors were as prompt and courteous. The office staff were also quite professional and took time to answer my questions. My community was very quiet despite having lots of transient tenants (AKA Marines) The grounds were well kept and clean of debris. I've been an apartment dweller most of my life and I dare say ABA is arguably the best property management agency I've ever dealt with. I usually despise property managers. Not this time. Crystal Klingman was very helpful and fair during my abrupt move. Perhaps the no nonsense approach made some of the younger party types angry. I highly recommend ABA. read more

Worst company I have ever rented from. I was hung up on three times from the staff when I was calling about the amount of my rent. I was given different numbers by each person working there. They didn't give a notice on a man coming to my home to check the fire detector, and when I asked him to hold on so I could properly dress myself they said I refused the service. Also they accused me of having and animal in my home, which I do not. I had a box outside my home and a small damage to my blind, almost unnoticeable, and they told me the outside of my home looked terrible. Then after hanging up on me this last time they called back and said we are giving you 30 days to move out, when they were supposed to be calling me back about correct numbers. Mind you I pay my rent every month, and was late one time because my own fault of forgetfulness, but I have been living here for over a year. I was rudely interrupted on the phone each time I tried to speak to someone about the actual rent as they would interrupt me and talk about the notice. At this point I could have cared less about being given a 30 day notice because I no longer feel comfortable in my own home. I would also just suggest not renting from this company unless you're never home and don't have guests come over your home. Hands down the most unprofessional company I have ever rented from in 10 years. read more

This company deserves zero stars. They treat customers like garbage. Not very professional even with keeping track on documents signed. Our ceiling was leaking they never repaired it. House was in bad shape can clearly see their idea of fixing anything is painting over it. They tried to evict someone right at the start of this pandemic during phase 1. Moving companies were not even open... zero empathy and pretty sure at the time was breaking the law. Terry read more

I rented from this company for 3 years, I would never rent from them again. The apartments are infested, they overcharge and do the bare minimum when it comes to work orders and maintenance. They would not give me my security deposit back and charged me for things that I wrote on my condition report. The customer service is horrible, they are rude and have a lack of communication skills. This company is by far the worst, I would not recommend!! read more

Absolutely horrible. DO NOT RENT WITH ABA. My husband and I are considering leaving due to maintenance issues with our sewer lines that have resulted in sewage backing up into house, water seeping up thru carpets. Now mold is growing on walls, under carpet and on furniture. ABA treats it like it's a non-issue and still charging us full rent. Told us that we just have to wipe the mold down with a cloth. Sewer company confirms that this has been an issue going on for years and that landlord/property manager have been well aware of it since the beginning. Its a clear violation of NC State Statute (42)... I wish I had read reviews before moving in. AGAIN, DO NOT RENT WITH ABA. Update 27.2.15- We finally moved, and as expected, we only got ~$100 of our security deposit back - they charged us for a fire pit that was in the back yard PRIOR to us moving in and stated it was "unauthorized"!! SO HAPPY to be out of that house - PLEASE do not rent from ABA!! Especially not 105 Charlton Rd- I'm sure they haven't professionally treated the house for the mold because they told us we'd have to pay for it if we wanted it done! read more

Agreed this lady was literally the worst she wouldn't fix our front door the lock was completely broken a door fell on top of me and she thought I was making it up and also tried charging us for EVERYTHING she is not very nice at all and when I tried to move out she threatened me and told me to just stay there because she will get my husband in trouble if she felt like it. The place looks like crap and it's falling apart she is a horrible landlord. STAY AWAY FROM ABA SERIOUSLY like another person said shady as frick! read more

Horrible place. They only want your money. There's cockroaches, slugs, lizards everywhere. Don't waste your money or time here. You'll regret it. Don't even bother trying to clean up before you move out because they will STILL charge you the cleanup fee. Weeks before I moved out, someone tried breaking in my apartment and ABA said they couldn't show me the surveillance video, not even with the police report. That means that no matter how many cameras you see, you are as unsafe as in a guetto neighborhood. They don't care about you or your family's security. PLEASE DON'T RENT WITH THEM! The walls and everything is so old, including the appliances, there's cracks between the walls and the outdoors where slugs and other bugs will slip through. Just go ahead and spend more money somewhere that is so much more worth it! read more

The quadraplexs look very nice inside and out, but you won't realize what's really wrong with the place until you're actually living in it. There are cracks in the corners of walls, where the trimmings are, where it looks like no one bothered to finish up detailing- I believed that's where all the bugs were creeping in from. Also found slugs and cockroaches on the windowsills, they were definitely coming in from there as well. The doors were problematic, especially the front door! pretty much broken and left like that for us to move to. You'd have to slam the door to keep it closed, much safer to just lock the deadlock too. We also had a termite exterminator come look at the place and he told me that our place was clean...there was NO WAY he could tell from just flashing a light at every wall. That's what he did, in less than 20 seconds. He came in the door and used a flashlight and looked quickly at every wall, passing through to the bathroom and bedroom, and was done. That was it, no other tools. He was the laziest person I've ever encountered. I know that place is probably infested with termites and has been if that's how they inspect their apartments. You get what you pay, I guess. The people that ABA employ, whether from outside their offices or not are a bunch of lazy people, it makes me relieved that I don't have to deal with them anymore. I would suggest that anyone thinking of renting with ABA reconsider it! read more

Poor CX service! Realtor has us pay a bunch of unnecessary fees that are in collection...had one agent tell us we are approved and another one say we were denied. Teri Jones made a verbal agreement with my boyfriend for some repairs he made to the house to be taken out of rent. They timed the eviction perfectly so that court was right before the end of the Governor's legal mandate. We were given 10 days to move, and ABA refused to work with us despite knowing that I have a child with Spina Bifida. We had the money to catch up the rent, despite the free repairs that we've already made to this property. They did this because they are also the realtor for the owner who is trying to sell the house as soon as possible in the pandemic. To add insult to injury, while we are trying to comply with the eviction, the A/C goes out. We've called and emailed for someone to come fix it, not only because trying to move things in this heat is more difficult and dangerous, but because it's dangerous for my son!!! So allow me to forewarn an prospective buyers of 406 Rhodestown Rd in Jacksonville.... I'm sure the A/C will be fixed by the time you look at the place, but don't try to run a bath in the guest bathroom. The water leaks from pipes in that bathroom and the water pours from it through the ceiling down the kitchen light fixture. ABA was informed about it, but it wasn't fix properly. read more

This is the absolute worst rental company in Jacksonville. Besides them being extremely rude and blaming our dog for everything, they try to get as much money out of you as possible. We got noise complaints about our dog while we were at work during the day. We didn't break any rules and yet we are being forced to move out. They are such a joke. When I called to ask them about the problem I was being yelled at and talked over by the woman. They told me to get rid of my dog or leave. Completely unprofessional. Yet if it was a child crying or being loud they would never suggest that. My dog is my child and they can stick it where the sun don't shine.I'm glad I won't have to deal with them anymore. read more

I have rented from ABA for over 13 years I upgraded to a bigger place the staff is so unfriendly except for Jeanette they are rude and money hungry I have never been late with my rent or ever broke any rules they charged me 300 to clean and it was not extra dirty normal wear and tear the new place in the kitchen was not clean I had to reclean it my self had I known they would of charged me so much to clean the old one I would of never cleaned the new place I love the new apartment but the workers suck they don't treat good customers fair so no matter how good you pay your rent and don't give them problems don't matter to them ABA is the worst property management company I ever deal with. read more

If I could rate this place zero stars, I would. The rent may be cheap, but it is NOT worth it!! The employees are extremely rude, the worst customer service I have ever experienced. They always sound so bothered if you call or come to the office for any reason. They lie to you and conveniently lose documents, which ends up costing the renters more money since the dates are backed up. They try to take extra money from you whenever they can. Read your lease carefully and if you are military with changing orders, do not believe them when they say you can easily get out of your lease with orders. The apartments are disgusting; the toilets grow mold if you don't clean them every single day, the showers are rusty, and there are bugs everywhere. Also, the appliances are outdated and things around the apartment will break all the time. These apartments probably haven't been updated since they were built. Spending extra on rent at another location will be well worth it, do not rent with ABA! read more

ABA rentals have disappointed me in many ways from their poor customer service to their unethical way of running their business. They say they are military friendly, which is far from the truth. My husband and I are both in the military; when he got his orders to deploy and I was going to be TAD for several weeks, ABA rentals did not take the orders because my husband's name wasn't on them. However, there was a contact number to verify that he indeed was deploying. They had the indecency to tell me "how do we know you did not write those orders? Anybody can do that!" Are you serious? Did they think that I was going to put my career on line to break off a month rent? I tried to reason with the manager and she said that we weren't her problem and hung up the phone on me. I called again to talk to her manager but I only got an apology that they probably did not mean what they had said. They still did not take my husband's orders. We gave up dealing with them because we realized that ABA Rentals only cares about their business and not the customers. They are not military friendly! They are rude, unprofessional and very crass in their business dealings. A few weeks later I get an statement with all the deductions from the security deposit and everything looked right until I saw a deduction from a water bill. They tried to tell me that I owed them for the water. ABA rental insisted that I owed the water bill because I turned it off before the schedule date. I called the water company and they told me that ABA had called to switch the water under ABA rental a few days before my scheduled day. ABA Rental was trying to charge me for their water connection fee that everyone is responsible when you connect your water. I was 100% sure that I disconnected the water on the scheduled day. I just wonder how many people do not check stuff like this and have been cheated by this rental company??? ABA rentals the most unethical and unprofessional company I have ever experienced! Do not do business with them! read more

Horrible customer service and extremely rude. They lie to us about the move in date and told us it would be less money to move in. They ended up pushing up the move in date on us AFTER we already paid for fees and applied. They wouldnt even let us take our deposit back or take the lease home to read it over which was over 20 pages long. I've lived in 5 different states and rented from a lot of different companies. They are by far the worst and rudest people I've dealt with. Take your money and invest in a better place! read more

They only want your money. They aren't willing to help you unless it had to do with paying them. They aren't understating of military and how it works. When showing them orders they refused to let us out of the lease until the CO called them, then they reluctantly let us out of it. And come to find out they gave us a bad rep on our rental history. I quote "they used orders to get out of lease, no we would not rent to them again." read more

Well it started off ok, but then it has slowly gone down hill. They don't really care about you, they just care about getting your money. My first problem was my neighbor, the couple that moved in are rude. So dealing with them has been an adventrure, we share a trash bin, well they didn't want to share so they would take my trash out and leave it my back door. I called and complained about this and they didn't care, just said that we needed to communicate, which is impossible with neighbors that wont talk to you. Then i called them to let them know that the guy that lived there was threatening me over the trash bin, they only thing they told me was we needed to ack like adults, seriously???? So to this day I am still dealing with that. Now I have asked to move out before my lease is up, keep in mind it ends at the end of the year and I have lived there for 3 years, one for the neighbors and two for personal reasons. Well over a week later and 4 different people, the only answer I get from them is well we have too many units not rented so we cant even consider letting you out of your lease. Well you know what its not my problem that they cant rent these places, maybe if you treated your current tennets better you would get referrals to rent the places that you have available. So now I would have recommened it, but I wouldn't now. read more

First off they said they are strict on pet rules, meaning no puppies under 1 year and no dogs over 40lbs. well they wouldn't bend the rules for me and my husband, but there sure are a lot of dogs that are breeds that get over 40lbs. The relator crystal lives in one of the country wood properties, and I find it very strange that all the neighbors with big dogs live near her, and they haven't been evicted. Second of all, we got locked out and they charged us 65$ for the maintenance man to come out and use a simple credit card to unlock our door. We just moved in and we were not aware we could do that with the locks. so instead of telling us that, we are being charged. Also our fridge wasn't getting cold and we told the maintenance man, but when he came he just said the dialed wasn't turned right being very short and cold about it. Well after making him come back he realized the fridge was broken. Apparently he is the only maintenance man as well there. Everyone is very rude and unprofessional. I don't know how these people are qualified to deal with the aspects of being realtors. all they want is your money. we have also noticed bugs but we are the ones that have to pay for an exterminator. They said you have 10 days to report bugs and pest, which I stepped in a fired ant pile by my door, and when the maintenance man came he didn't do a darn thing to spray. he stated they were gone but I still have fire ant piles. Bottom line is once our lease is up we are out of here. Hopefully this will save other people from issues. read more

HORRIBLE! We have been renting from them for the last 5 months. We signed a 6 month lease, so I assumed that at the end of our 6 month lease we would be good, and that we only needed to maybe contact them to set up an inspection right before moving out. OHHH NO, when I went in to talk to them setting up the inspection they informed me that I needed to give a written 30 day notice for vacancy.??? However in their would you like to renew letter, they mentioned nothing about this, nor did they say anything when I had talked to them the week before on the phone, when they called to ask if we wanted to renew and we told them NO! There are also these "hidden" fees for when you do move out. $45 to have someone come to inspect your fireplace, even if you did not use it, and an additional $30 if it needs to be cleaned.. $45 for the house to be exterminated, and it jumps to at least $60 if you had pets! As well as carpet cleaning fee! Because doing it yourself is not enough? The cleaning fees for the property range anywhere from $120-$255+.!!!!! When I moved into the property it was disgusting, with dead roaches, dirty carpets, windows that you could not see out of, but they expect for you to pay for all of these things to be done after you move out... Hmm so shouldn't they be clean when you move in then?? Where is that money really going? read more
