Their ratings are even worse when you consider that you must rate them at least "1 star", regardless of your experience. They do not even deserve that. I have owned a home for over six years in an HOA that they "manage" the property for. I have tried my very best to be patient with these people and resisted posting anything online about them, but I can not refrain any further. These people are as bottom of the barrel as they come, are dishonest and have no integrity at all. On March 25th, 2024 we signed a lease with Advantage Gold Realty for a rental at 220 Branchwood Drive, Jacksonville, NC. While the process went smoothly, we quickly found out that their office staff like to act like gangsters and harass tenants. We had several incidents where they would show up without notice to harass us about "discrepancies" which they claimed would enable them to withhold our security deposit. Despite their baseless accusations, we were able to resolve matters without involving out attorneys. We vacated the property September 13, 2024 pursuant to military orders. We were informed that they would send our security deposit to our new address in Maryland. Despite multiple phone calls to the office we've gotten various excuses. Sometimes they claim the check is in the mail - however it's not in our mailbox NOR does is the local post office holding it. Then we were informed they are not required to send it until AFTER 45 days - when North Caroline statutes clearly state it's 30. It appears the office staff simply lie and their "owner broker" Sherri Mayes is never available to discuss the matter. On November 8th, 2024 - 57 days from vacating the premises - we contacted the office to find out when we could expect our security deposit. The same excuses continued and we informed them we'd be taking legal action. Reading complaints and reviews online indicates a long, extended history of defrauding renters - including many military. This kind of business behavior is illegal, despicable, and the company - including their "REALTOR brokers" should be held accountable. read more

Like all the other reviews they are a horrible business. Do not rent from them at all. When we moved into our rental house 3 years ago the carpets were disgusting and the entire house smelled like dog. I'm sure they took the previous renters deposit and did nothing in the home. They replaced 1 carpet! The house still smelled, and I had to get the carpets cleaned myself. The exhaust cover in a bathroom fell out of the ceiling onto my daughter's head and they charged us triple the price of the cover for it saying we damaged it when you could clearly see the clip was rotted and dried out. They charge an extra fee a month and claim to send you air filters to replace but they were the wrong size and when I contacted them about getting the right ones or taking off the fee it was ignored. Courtney is rude and they have no customer service. They have no clue about tenant rights and what constitutes normal wear and tear. Our new realtor and carpet cleaner even said they are a horrible company to work with. I would never rent or buy from again. Do not recommend under any circumstances. read more

I received an HOA bill for the upcoming year. The billing period listed was for one day, yet the bill is for one year. This is a legal document, one which the vendor can use to solicit additional monies for the remaining of the 2024 calendar year. I called and emailed the HOA managing office. Their response is that this is normal practice and they will not change. All I am asking for is a properly formatted form with the correct billing period. Is this too difficult to provide? read more

After hurricane Florence we were asked if we move out any earlier than the end of month when our lease was up. We moved out 20 days earlier, asked multiple times if we would only owe rent till we turned in the keys. They reassured us by multiple people, multiple times that we would only need to pay till the 5th. We gave them a move put date of the 5th, turned keys in on the 4th. When I got my deposit back we were charged an extra 9! days. Stated they never said that to us and we owed till new renters moved in. They all lied, the owner even works there. They all lied. I found that out the hard way. 1 year ago I had a tenant move out and the place needed to be bug-bombed. No big deal. However, it wasn't renting at all, so I put it up for sale. The REALTOR then informed me the place still had bug-bomb containers, and dead bugs, all over the house. Brittany, the manager, said she didn't have the home cleaned because they needed permission. Had I been asked if I wanted the home gross or nice, I'd have paid $100 for it to be nice instead of losing $2,500 in rental income. Recently, I have had tenants in the home who are frequently late. Brittany will send me monthly statements that are generic (showing payment). When I inquire where the money is, I am then informed payment is late, meaning that I'm being sent false financials, which means I could end up in trouble if audited by the IRS. This month the tenant actually emailed me on 3/15 to apologize they were still unpaid. It was news to me! 4/14/2017 UPDATE On 3/31/2017 I informed them that I signed with a new management co. At this they informed me that I owed $930 (a year's fees). I asked for the contract, and asked for it again, and again. I had to ask for it 4 times. The whole time they asked where their $930 was. The contract you normally sign will screw you over, but I altered it upon filling it out. After some back and forth they said, "we can part ways for $500, even though you really owe $930." The contract we signed clearly states they are owed 4 months of fees, or 120 days notice. Brittany's boss, Michelle Simone, said that she consulted an attorney about the altered contract, and it didn't count, that I really owe them $930, but they are willing to take just $500. To that I said, (1) forward the message, (2) transfer my property by 4/14/2017, and (3) send me your banking information. Today it is 4/14/2017, and no one in property management would take a call from me or my new management company. Also, after asking for their banking information twice, they have yet to give it to me! There is something seriously wrong with them. 5/3/2017 UPDATE After repeatedly asking for the legal reference they got from the attorney, Michelle said that I can trust her that it's true. Then she asked where her $500 was. I let them know on 4/28 that I won't pay more than $310, and that no more rent/fees will be collected - that if this continues for months, so be it, because I have in writing that they clearly have no understanding of the contract we signed, and some other things. They then agreed to accept $310, claiming that $500 was what was really owed - just as they used to claim that $930 was. On Monday I had a fencing company give me an estimate. The woman told me, "the grass is about a foot high, the roof is looking real bad. I'll send you photos." Advantage Gold cost me thousands in lost rent and time. read more

Aside from that this company deserves zero. The one & only thing they never had an issue doing was taking my rent. Anytime I called with an issue, I would be bounced around to talk to numerous people, none of them seeming to understand what the issue was, and eventually they realized who I was when calling & I would be transferred to a generic voicemail & never called back. We had damage from hurricane Florence & trying to coordinate things with them & the contractor was a complete nightmare. When I finally had had enough & we were fortunate enough to find a different house, I gave our written notice and attempted to schedule our move-out inspection. I was told it is their company policy that tenants are not allowed at the inspections, however our lease stated, "you are encouraged to be present" and their "policy" was nowhere to be found. We ended up having to get base legal involved to speak on our behalf and were able to be present. While working with legal we also learned that this company has a terrible record and has numerous complaints with the North Carolina Real Estate Commission & is on its way to being put on a list so they're no longer allowed to work with military. The worst part, however, on top of dealing with this company, was talking to the owner and coming to realize they had NO CLUE what was happening with their house. On top of numerous other things, the owners were told we signed another year lease & then decided to back out of it which never happened. DO NOT RENT OR WORK WITH THIS COMPANY. When we moved here it was on very short notice, as we are military and our placement was quick. During the time that we moved there was not much on the market to rent, so we did not have much choice. Unfortunately this meant that we rented from this company. When we moved in we were not informed of any of the companies to turn on the electricity or water through. And when we arrive to the house was covered inside with a layer of dust so thick. The backyard and front yard had about 4 foot of grass in it. On the sides of the fence there was dishes that were about a foot deep filled with standing water. Mind you this was in the summer, so it basically was a mosquito cesspool. There was also a hole in our backyard, that I can guessing the previous tenant had left. It was filled with mosquitoes and over a foot of standing water. The toilets were a mess as well when we moved in. One of them did not work properly. The paint was poorly done - more like slapped on, leaving colors coming through or mismatched patches. The carpet had bleach stains, floors with water damage, and places where the floorboards didn't connect. Be sure to really look at their houses if you are considering to rent. We ended up having to use our own money to fill in the holes in the backyard as they were disgusting and dangerous. Rats seem to be attracted to them. Every request we ever had through this company -everyone we dealt with was dismissive or rude. It seemed as if they had something to say to us, they would either call or email us at 4:59 PM so that when we responded it would not be until the next day. Once our toilet was overflowing covering the bathroom floor and wood base boards and when I called to get maintenance out they said it to do the request online and wait. No one was friendly at this company and really no one tried to help us out when we needed it. It was often hard to get in touch with who we needed. What's more, is the joke that they charged us for cleaning when we moved out. I cleaned the house so exquisitely and we made sure the yard was better than we found it. When we moved in I'll remind you that the house was gross... so not sure where that money was going to. We are very lucky to have gotten the rest of our deposit back and I am thankful for that. I have a home in Jacksonville that is listed with AGR. I had a good experience with them 2 years ago - I live on the other side of the country, and they were always very prompt in response (mostly communicated via email), and were helpful in getting my property rented and keeping it maintained. The renters I had moved out last year, and since then, I've tried to contact them multiple times, and I have not received a response in nearly a year. I had asked multiple times to adjust the listing price on my property, yet a few internet searches show it listed at the same price it was in 2012. My home has been vacant for nearly a year, and they are doing nothing to change that, and I am unable to get a hold of them by email or phone to rectify the situation. read more

I listed a property with this company at the recommendation of my realtor. I have received only a monthly automated email of the "statement" of my account, which reads how there's been no money coming in or out, because they haven't accomplished anything at all. I filled out all of their paperwork, and requested that they have the property cleaned and ready for showing (for sale as well as rent, currently) and I authorized the charges in advance and they should bill me for the costs. They did absolutely none of that in the last 90+ days since I made the request. Do NOT put a property in their hands, as they'll drop the ball. DO NOT rent a property from them, because you'll never get a response from their office. The only way I could get updates on the property status was to continually call and bother the front office. Even then, I got barely any information and not a single person seemed to care at all. i had to $44 for an application for my husband and one for myself. We applied within minutes of a house going for rent and was told they went with a couple that was in office and filled out an application. I asked why I needed to fill out two applications when we are a married couple and was told well you have to fill one out too and pay but you would be behind your husband to be looked at to qualify for the house. So I pay the money and we don't even get looked as a married couple but as separate applicants. Wth? Anyways other offices have been refunding money for people since they don't have enough properties to give people. They avoid refunding you by saying they keep your application for 30 days but it's no good if they still choose a new applicant who happens to be in the office. This is a horrible and untrustworthy company. Took 11 months to fix issues identified when we moved in which, where only fixed because they owner was pulling the property from the company. They stole our entire security deposit for damages that we identified during the move inspection and refused to discuss it with us afterworlds. Signed a lease for a townhome that we knew needed cleaning before moving in and were told that it would be clean and taken care of. The day we picked up our keys and went to go unlock the door I knew just by the cobwebs in the entryway outside that nothing was going to be clean inside. The property was disgusting and took over a day for my pregnant wife and I to just clean it to the point that it would be ok to live in. When we called to let them know, they told us "Well we have over 700 properties, so we can't look at all of them." THEN DO NOT TRY TO MANAGE 700 PROPERTIES!! Prior to moving in i had an agent check the place out because I was across country which was a big mistake on my part. It had an awful pet order and dog hairs everywhere the worst part was when i noticed that there was fleas jumping all over me!!! The place was infested with fleas ! Yes they got a exterminator out. But it shouldnt of been a problem if the house was clean especially the carpet! There was dog hairs everywhere. I spent over 2 weeks trying to clean the place before i could even live there with my 1 year old and my service animal. Then hurricane florence hit and they never fixed the broken fence. The owner gave us a rental credit for not being able to live there, which we are thankful for but once we moved out we had left the house clean with no fleas whatsoever, it was left way cleaner than what it was recieved to us, in the contract it states that we are responsible for paying for the carpet and the extermination after vacating the house, I would more than gladly comply with it 100% if it was given to us the same way they want us to leave it. But it never was, they keep saying and throwing in my face that the contract states such a thing, which okay i agree, but i ask them if the contract that i read, sent, and highlighted for them does not say that they are responsible of giving us a "clean and safe condition" I've sent it over 10 times and they just give me the same story and never answered my question. I sent and email asking the same question and they replied with "If you were not getting the answers you desired you could have submitted your thirty day notice prior to your lease converting to a month to month basis" mind you this they gave us our lease renewal after it ended when we asked for it over 3 months priot to it endid. They gave it to us at the end of the month and week. We didnt know or think we were going to deal with such an ignorant company. They wont reply and wont answer anymore questions. They obviously broke the contract but expect us to be held responsible for everything else. I rent from this place currently and I honestly have not had a good thing to say about them. Every time I call, they are extremely rude. I had my house checked for termites, which apparently I was supposed to receive a phone call about. Every time I call to ask them on an update on my repairs I requested, they tell me,"it's on our board, you'll just have to be patient." It's been almost 3 months. The mail clerk told Mr of my mail box was not fixed, he couldn't deliver my mail anymore. Not only do I have to deal with them as my land lords, but I also deal with this business on at my place of work. Just as rude as can be, and unhelpful. I do not recommend using them. Customer service was awful. I went with my daughter in law to drop off her check list for the house that they just moved into. When letting them know a few of the MANY issues of the house we were told that they would probably not be fixed because they are not habitational issues. Some of the issues being the dishwasher rack has rushed and totally disintegrated when trying to put a plate on it, water to washer hook up sprays out tops of knobs and somewhere behind wall, door to outside and privacy fence infested with carpenter bees (you can hear them moving around in side and when you walk in the yard you are attacked), along with many other things. If I could give them 0 stars I would. We have now spent thousands of dollars in renovating a property that our tenants trashed. When the tenants moved out, the house was absolutely filthy. We've had to replace vanities, sinks and toilets in both bathrooms and flooring throughout the house. The carpet was so disgusting that I didn't want to even touch it. On top of it, when we went to paint one of the bedrooms, we removed tape that the tenants had placed over the outlets and released BED BUGS!!! When we pulled the beds apart, we found more evidence of infestation and had to spend $1000 for an exterminator to come in. Apparently tape over the outlets is a dead giveaway according to the pest management company and the management company should have seen the evidence of the infestation. Also, the lease allowed the tenants to have one small dog. According to the neighbors, the tenants had 4 dogs and 2 cats. From the condition and smell of the carpets, the tenants allowed the dogs to pee all over the inside of the house. If you value your property, DO NOT USE THIS COMPANY. Their yearly "inspections" of the property are a joke. Our property was not inexpensive and the tenants had good jobs and paid their rent on time. Advantage Gold just FAILED MISERABLY in their obligation to manage and protect our investment. I will be contacting the NC Board of Realtors to file an official complaint. read more

This is seriously the worst company that I've ever rented from. I would give them zero stars if possible. When I moved in, the house was absolutely filthy. There was old food in the yard....that's right, old food in the yard. Also, the cupboards were full of mold/ mildew/ crumbs/ sticky stuff. Also, it was INFESTED with roaches. The bathroom walls were also caving in (supposed to be fixed before I moved in). I could write much MUCH more about the filthy state of the place. The Customer service is by far the worst part about Advantage Gold Realty. They are incredibly lazy and rude. As another reviewer stated: the only thing they do promptly is accept your rent check. As I write this review, I am sitting in my house who's inside temperature is 84 degrees. The thermostat broke today (Friday) and the company "can't get anyone to fix it till Monday". I actually called the HVAC company that they use. The company told me that Advantage Gold called them to tell them not to fix my A/C until Monday because they didn't want to pay after hours fees. It's the Summer in North Carolina.....I have now tried calling Advantage Gold (literally) 20 times to get this issue resolved with no answer. Please do yourself a favor and DO NOT rent from this company. They are terrible. read more
