I…read morewas on the board at my previous condo for 18 years, I have been on my current condo board for eight years, and Home Perfection Contracting is the best and most professional contractor I have ever worked with. They tore off our old exterior stairs structure and siding, waterproofed the entire wall, and installed new siding and a stairs structure that is far superior to the old one. Their integrity and work quality are off the charts. The owner, Ahmad Khreshi, did thorough research before starting our well-planned project. I was impressed by his knowledge of current construction techniques and dedication to doing the job right. There were several problems that required Ahmad to think outside of the box, one being how to install siding under our existing power lines conduit which was mounted to the exterior wall at six different points. Several times, Ahmad's crew discovered water damage due to poor work by our developer. Ahmad was extremely flexible in adding repair of that damage into his work plan on top of the bid-upon work. Ahmad was kind and fair, listened to our concerns, answered our questions, kept us in the loop, worked with us on timing, and gave us a couple breaks. His crew was extremely professional and respectful, taking off their shoes when they had to come through the building and isolating interior work areas with plastic sheet dividers. When our project was completed, Ahmad send us the following. I've never worked with a contractor who followed up with an offer of help like this: "Remember, you can always reach out with any technical building related questions, in any trades. I'm more than happy to give advice and guidance on code matters or general best practices, even if you are hiring other people."

From start to finish Ahmad and his crew were fantastic. From the very beginning Ahmad provided the most thorough breakdown of what was to be expected, delivered and completed. There were never any surprises, he is one you can trust with your home and treats it as if it's his. He under promised and over delivered. Ahmad and his crew had a keen sense of attention to detail that made us very happy and left the neighbors extremely impressed. He was here everyday and was quick to respond if/when needed. Ahmad was extremely patient, knowledgeable and answered all of the many questions I had morning and night. The crew left the site clean and organized ready for the next day. They worked tirelessly morning and night and were extremely respectful and kind. He is honest and fair and produces fantastic work, something that is rare to come by these days. I will be using Ahmad for all our future Contracting needs! Thank you, Ahmad and crew!

    I purchased a new home from Southern Development about 2 years ago. Unbeknownst to anyone, when the…read morebaseboards were installed, a high-pressured nail gun used to install the baseboards punctured a bathroom pipe. There was no leak...until the nail rusted and the pipe leaked, which was when I had owned the home for 2 years, outside of the new home warranty period. To be clear, the pipe was punctured at the baseboard level, with a nail from a nail gun; there can be no dispute that this occurred during construction. I was out of town when this happened, and the damage was significant. I contacted Southern Development. Mr. Soles initially expressed "concern" and asked to view the property, which I permitted. Next, he asked for reports from the independent third parties that mitigated and repaired the damage, which clearly detailed the cause and the extent of the damage. I provided him with what he asked for. After much delay and some prompting, I got a response from Mr. Soles indicating that my insurance company was suing Southern Development (which is not surprising given their negligence and clear culpability). He then cut off contact with me. I am left to pursue litigation to recover losses that are not covered by my policy, on what is essentially a "brand-new" home. What I asked for from Southern Development was a dollar per dollar reimbursement for uncovered expenses, never mind the aggravation, inconvenience and time lost because of their negligence. Home builders are all smiles on the front end, when you fork out hundreds of thousands of dollars to purchase a home. My experience offered a glimpse at how this builder responded when they produced a substandard product, which was to do nothing. Southern Development will tell you they are a smaller, independent builder, and that they "like it that way" so they can focus on quality and customer service. They will tell you how much the owner Frank Ballif cares about the people that buy his product. My experience was that Southern Development built a lemon, and when they had the opportunity to do the right thing to rectify their poor construction, they quickly abandoned those tenants of quality and customer service. We all must buy a home from someone, but I would strongly encourage you to look to another builder. Southern Development does not stand behind their product, which apparently is not as sound as they would like you to believe. I would also encourage anyone who does have a problem with them to immediately seek legal counsel; do not be fooled by the false care and concern they initially show you because they are only seeking information to protect themselves.

Buying a home from Southern Development has been one of the most disappointing, disheartening experiences of my life. What was supposed to be a fresh start in a brand-new home has turned into a constant source of stress, frustration, and regret. I should have known something was wrong when the house wasn't even finished at closing. I was assured that everything would be taken care of quickly, but here I am, a month later, still waiting. And every single day, I find something else wrong. On day five, the water heater failed. Five days in, and I had no hot water. That alone should have been a red flag, but it was only the beginning. The electrical work is faulty throughout the house. The refrigerator trips the breaker constantly. I never know if I'll wake up to spoiled food. If something as basic as the wiring is unreliable, I shudder to think what else is hidden behind the walls. The primary bathroom is unfinished. Not only was it never completed, but now there's water damage from the unfinished shower surround. I worry about what's happening beneath the surface--water damage this early means long-term problems down the road. The craftsmanship is nowhere near the quality expected for the cost of this home. The price I paid does not reflect the poor workmanship--sloppy construction, careless finishing, and corners cut everywhere I look. I paid for a well-built home, and instead, I'm left with a rushed, incomplete mess. Everywhere I look, I find something wrong. Holes in the walls hidden behind cabinets, holes in the cabinets themselves, patchwork that looks rushed and sloppy. It's as if they walked away mid-construction and never looked back. The exterior is just as bad. The landscaping is incomplete, the house hasn't been power washed, and the driveway and walkways are so muddy that anyone coming inside tracks dirt everywhere. Keeping the house clean is impossible--it feels like I'm living in a construction site rather than a finished home. The warranty team is useless. I was told that Southern Development had a team to address post-closing issues, but I have yet to hear from them. The length of time between my service requests and actually getting anything done is unacceptable. I am still waiting for work that is necessary just to make my home fully livable. What makes all of this even more infuriating is that the houses directly next to mine--built by the same company--are being completed, while mine remains unfinished. Their yards are fully landscaped with sod, their homes have been power washed and cleaned, and their driveways and walkways are pristine. Meanwhile, I'm left with mud, mess, and incomplete work. I have even gone out of my way to ask my neighbors how many unfinished items they were forced to close on, and not one of them had "punch list" items left undone. It is beyond frustrating to watch homes around me being wrapped up properly while I am left dealing with daily reminders of Southern Development's failure to complete what they started. And on top of everything, any work that needs to be done requires me to be home. That means I have to continuously take time off work just to let their crews in to fix the mistakes they never should have made in the first place. The financial and emotional burden of this house just keeps growing. To make matters worse, the workers they do send are filthy. Now that I've moved in, they track dirt, mud, and dust all over my house and furniture every time they come in to do work. I feel like I'm constantly cleaning up after them, in a home that should have been move-in ready a month ago. I can't even put into words how disheartening this experience has been. Every time I walk through the door, instead of feeling excited or at peace, I feel nothing but regret. This house was supposed to be my home, but instead, it feels like a mistake I can't undo. If I could go back in time, I would walk away. I would never buy from Southern Development again, and I urge anyone considering it to think twice. Once they have your money, you're on your own. And if my experience is anything to go by, you'll be left with a house that feels unfinished, neglected, and completely overwhelming. I regret this purchase every single day.

Since I was downsizing and did not have a clear view of what I desired, Deborah showed me the full range of options, including everything from downtown apartments, new developments with townhouses and condos, free standing houses in older neighborhoods, as well as rural properties. She provided a wealth of information with countless details, serving as an exceptional tour guide in the process, which is exactly what I needed initially. Deborah was able to answer every question I posed and she was always a step ahead in anticipating the information that would be helpful to me in making decisions. She asked questions and got to know me well, and I came to have total confidence in her ability to help me find the best living arrangement for my age and situation, recently widowed. After this comprehensive process, Deborah helped me determine exactly what I wanted from a home, and with that information, she found the perfect spot with all the features we had discussed at a price that was reasonable. As regards the contract and purchase process, Deborah again demonstrated that she is an expert. The steps involved were explained in detail in person, via phone calls, and emails that provided everything I needed to know. The home inspector she chose carried out a meticulous inspection in our presence and he used the process to explain all aspects of the home: structural, electrical, plumbing, etc., with Deborah asking pertinent questions to make sure I comprehended the entire process. Recommendations were made and Deborah assisted in making sure all necessary repairs were completed. She handled the entire negotiation process and we came to an agreeable price without delay. All necessary documents were sent promptly, and an on-time closing went without any issues. In my view, true excellence comes from genuine care. Taking the time to ask the right questions and stop by to ensure that when spending a lot of money, we are, within reason, satisfied with the house. While this SM house wasn't as costly as our home in Kansas, and while this is a sellers market, I believe what separates a mediocre or "good" company from an exceptional one are the small things. For instance we had an outstanding sales agent. She was great! But when we submitted our one year review of things that needed repair, we had to call the company to order the parts they needed to complete the repairs . The first group of guys who came by to do some of the repairs didn't speak English and couldn't communicate with my wife. Some of the things were never addressed . With Our last builder in Overland Park, KS, the construction/project manager came by herself several times to look at what needed to be fixed, then got the right people to make the repairs and then she came back by after the repairs and inspected every single repair and if it didn't meet high standards she had them Come back. Here, not everything got fixed, we had to order the parts, and no one ever came back to inspect the repairs. Again, care and attention to detail go a long way. We would hire Rodrock Builders in Kansas City again to build us a house. Not sure we would buy another SM home. Thanks!

    My husband and I could not be more pleased with our decision to buy a Stanley Martin home. We…read morearen't moving to the Charlottesville area until the summer, but on my very first trip down, to look at real estate with our realtor, Karyn Trumbull, Nest Realty, we fell hard for a Stanley Martin home. It's the Carey design, the home was already in production, walls and cabinets in but nothing else. Even the details like the carpet, flooring, hardware, lighting, cabinets, etc etc were already chosen since this was slated to be a move-in ready home. We have been able to add a few additions, which has been so much fun (the contractors who work with Stanley Martin are lovely and knowledgeable and competent). Our Stanley Martin neighborhood sale rep, Kelley Welch, is wonderful. She not only answers our questions & concerns consistently and quite frequently, she is also the designer behind the details mentioned above and I honestly could not be happier with her choices! Since having first seen the house in February, the construction is moving along nicely. We just came back from a visit last week, the tile, countertops, and flooring are now down in the bathrooms, kitchen and main level, and everything looks amazing. We met with the neighborhood construction manager, Austin Zimmerman, who could not have been more knowledgeable and friendly. Austin answered all our questions regarding our addition to add the rec room and guest bedroom & bath to the basement. It's a great feeling walking away and doing this from afar knowing Austin is in charge. We also met with some of the contractors on our last trip. The L&L Company rep, André Morrison, helped guide us through carpet, flooring, and padding for our basement additions. André is lovely, just the best customer service experience we've had in a long time, we left feeling like flooring experts and extremely pleased with the wealth of knowledge he shared with us and the choices we made. We also met with Appalachian Home Technologies rep, André Saunders, and again left with another amazing customer service experience. Mr. Saunders helped us pick out and add outlets, cable connections, speakers for our kitchen & screened in porch. He shared his knowledge of sound and connection and flow for our home audio system that makes me over the moon excited about getting in my kitchen to cook and entertain. When we came to Charlottesville back in the beginning of February, my husband and I had no intention of buying a home, NONE. Again, it was my first time even seeing Charlottesville. We had no knowledge of the area, no idea about Crozet, the schools, the neighborhoods, nothing. I have to be honest and say once we got back to State College, our heads were spinning, tons of buyers remorse, I mean holy crap, WHAT DID WE JUST DO! But we're happy, so so happy with our decision. So happy with Stanley Martin, with Kelley, Austin, André M., & André S. We can not wait to get there and be in our house! This experience, so far, has been a great one. I would recommend Stanley Martin, especially Kelley Welch, to anyone.

    Buffy was TERRIFIC but she left. Cole was great but he left…read more I'm a former tenant. I tried to contact the company on a Saturday and neither email nor vm worked. VM promises you can leave a message on the general vm which of course never presented itself. Emails come back as non deliverable. This matters bc I received a letter from them requiring a response within 7 days. Charging me for painting bc I failed to fill back in the nail holes. The letter i received said there were "excessive" nail holes. Was it that there were too many?? How many is too many? Or was it that I failed to fill them in? Wouldn't they have to paint regardless of who filled them in? Fixing holes on screen porch that were there when I moved in. They charged me for "refrigerator parts". Worked just fine when I was there. The person who did the walkthrough was NOT the person who met me at the house when I looked at it initially. Certainly willing to be wrong here but chances are good that the "inspector" had no clue what kind of shape the property was in then. Stay away from these properties if you can. Too many other good property management companies in Cville.

There was a general lack of care and service from Hasbrouck and denial of breach of lease terms. After 27 days of rent the unit was finally cleaned and useable. Hasbrouck refused to refund prorated rent for the period of time it was in utter filth. Taking advantage of an active duty military member, they continued to deny my request for third party mediation knowing I was deployed overseas at the end of lease term and not able to physically return to Charlottesville. This company appears well accustomed to taking advantage of college students, and lacks an ethical approach to honoring contracts. AVOID!
