Ken has never disappointed, he has killed some of my deals and rightfully so! As far as a well and septic you can count on him thoroughly poking the ground to find what he needs for a good inspection of septic. He is fair and I'll use and recommend Ken until I retire from real estate.

He neglected to mention any of the major issues aside from a leaky roof. He didn't think to assess for potential damage caused by the leak. Then, when I hired a contractor to fix the roof, he quickly noted the bubbled out dry wall, mold issues, etc. I can't believe a roofing contractor found $40,000 within 20 minutes of arriving to the home. Shame on this Ken Baker crook!

Bobby. is. amazing. I found him on Yelp, and when I called him his first words were "I can't help…read moreyou because I am injured, but I can help you find a good alternative." He then spent the next 31 minutes on the phone with me (with no expectation of financial compensation of any kind) talking about what I was concerned about with the house we were looking at, where it was, when it was built, what the previous owners did to it, and tailored a list of specialists that he trusted in the areas that we had concerns. He truly loves his work, he is incredibly thorough, and you should call him now.

A full house inspection was requested. Bobby and his buddy James came to my house for inspection. After a look at my house outside, attic and roof, Bobby suggested a few minor things. Neither he nor James provided anything of value to me. There was no hard copy of a report, only what I could recall. He charged me over $300 for his "services." Poor quality. I would recommend him or him again.

My experience with Jeff Peterson as a buyer's inspector was, in my opinion, an absolute nightmare…read more I have never dealt with an inspector who was this wrong, this careless, or this reckless in the claims he made. Jeff confidently stated that the home had "sagging hardwood floors" and multiple "structural concerns." These weren't small comments -- they were dramatic claims that would scare any buyer. The problem? None of it was real. Not one thing he said held up under actual expert review. Because his statements were so extreme, I hired both a licensed structural engineer and a foundation specialist to verify the issues. They independently confirmed that there were ZERO structural problems, ZERO sagging floors, and absolutely nothing resembling what Jeff described. His claims were not just slightly off -- they were completely fabricated in my experience. The amount of unnecessary chaos, stress, and wasted time this caused cannot be overstated. His report felt alarmist, uninformed, and wildly irresponsible. I genuinely cannot understand how someone in this profession can be so dramatically inaccurate. In my opinion, Jeff Peterson is not a reliable inspector and showed a stunning lack of professionalism or competence. Based on my experience, I would strongly warn anyone against hiring him. There are plenty of inspectors who actually know what they're doing -- in my experience, Jeff was not one of them.
