I have lived at the Reserve for just over a year now. I will admit I was asked to give a review…read more(not paid or anything like that), and upon being asked, I reminded them how blunt I am and if they were sure. They said, yep, so here is a FULL, honest review, pros and cons, and even some comparisons. Outside/community: 1. They keep it well-maintained and very clean. I have a unit facing the woods, which I love. 2. There are picnic tables throughout, with charcoal grills and trash cans close by for all to use. The areas have always been cleaned and maintained, and I have enjoyed using them several times. They are currently in the process of adding two huge gas grills and a fireplace area as well. Super excited about this. 3. The pool is always cleaned and maintained very nicely, having smaller grandkids I love the fact that both sides of the pool are 3' with a deeper end through the center. 4. The gym area is always clean and has a very nice variety of workout machines, and I have never had an issue with them not working or anything like that. Most apartment complexes I have lived in prior have 1/4 of the equipment that they offer. 5. Mail room is optional, I opted out. Occasionally, a delivery person is lazy and leaves my package on the mailroom floor anyhow, each time, I have informed the office, and they have spoken with the driver. The room has also been clean and, from what I know (which is little), has always functioned as it should. I have also had no issues with packages being left at my door and going missing. 6. We do not have many kids in the complex. but I do wish they had bike storage places for their bikes. I thought they would be able to leave them under the stairs, but the fire marshal said no. smh. I get it; I just do not like it, lol. I love seeing their sidewalk chalk drawings, which makes me smile. 7. Dog parks, there are 3, I think (don't hold me to that). The ones I have seen are kept up and clean, and bags and disposal sites are near the park and throughout the neighborhood. Each one is different in size. The one near my building is the smallest of the ones I have seen. 8. Activities: Harley in the office comes up with some every month, some months more than once. Many of them are fun for family etc. Not too long ago there was a Tye Dye event. I was able to take my grand who each made a shirt and helped me make one to wear as well. It was a blast and loved every minute of it. 9. Overall, the feel of the outside is an average good neighborhood appearance it's not all dolled up, but it is very far from run down. Inside apartment/Staff 1. They offer two types of layouts for each unit. One more "fancy" than the "baseline". I will say the upgrade is nice, really nice. Due to my needs, availability, etc. I am in a baseline model 2/2 unit. Inside, I never hear my neighbors, and they do not hear me. The current ones above me are a nice married couple with two small children. I never hear them, so the place is pretty soundproof. 2. Any and every time I have had an issue in my apartment, the staff have mostly taken care of it. I did have one issue back when I first moved in, but the part of the crew I had a problem with, however, since then, new management has been put in place, and I can say the crew now are all TOP TEIR. Scott, Dave, David, and Kelly are all amazing and funny. Great crew! 3. The office crew: Britney is quiet and sweet, sits off in her office, and is a wiz regarding IT stuff. Georgia is the manager, also sweet and always willing to help, and stays on top of things, she has no issues letting you know when you crossed a line and to knock it off. (such as my escape artist cat that gets outside off a leash smh). She will do everything she can to work with people, though. Then you have Harley she is the upbeat, full of smiles and energy bubble in the center of the office. She throws community parties, typically the one to show you around the area and units and more. All of them make me laugh and enjoy them. They are all also top-notch in my book. Due to the neighborhood, maintenance crew, and front office staff,f I always feel safe and at home, plus well taken care of! Main company: 1. I love the fact that they show they value their tenets by not increasing rents on renewals to a crazy amount. They listen to suggestions as well as complaints and do not just blow you off. 2. Things I do not get or personally like (FYI, I am OCD lol) Apparently, things matching being the same throughout is not a concern to them. It is my thinking the crew is forced to fix items with what is cheapest regardless of whether it matches. This may be my OCD, but that gives an appearance that corporate does not care. Yet all other actions say they do. That confused me and made me scream for a while. I am over it now. Everything finally matches. You are welcome to whoever moves in once I finally move. It will be a long while far warning. I like it here. There you have it folks. Hope to see you.

Thanks to all the staff, who have been great. This complex is well kept and maintained. We have…read morehad no "actual" issues, but maintenance has been super responsive to any requests we've had. Our apartment feels brand new. It's modern, clean, stylish and comfortable. Having a washer and dryer was a "must have" for us, as was having either the balcony or patio, plus you get bonus storage space with it! Our neighbors have all been very pleasant. We will miss having the well appointed exercise room, the lovely pool/pool house and nice public lounge area when we go. There is a quiet walking path close to the property. Grocery shopping and some personal services are very near by. We will also miss the concierge trash pickup! In the beginning, I did not like the idea of having to collect packages from a mail/package kiosk, but it's very convenient and is actually very reassuring that packages are held in a locked area, especially in times when you are out of town. Happy and grateful this was our choice when we landed in New Bern.

We have not enjoyed our stay at The Hudson…read more Week 1, we dealt with a mold/mildew smell from the vents that maintenance approached by wiping our vent covers with a "killer and blocker" (a bottle of Clorox disinfectant) and suggested that it was a new building and "needed to be lived in to get the weird smells out" Week 2, we dealt with ants. THOUSANDS of ants that only by constant pest control visits, our own spraying and the winter season have gone away. Week 3, we finally got electrical help for our lights and fans that wouldn't turn on or off. Trash service ($30 a month) doesn't even pick up 2 days of the week, and when they actually do work they only pick up your trash half of the time. If it isn't weighted perfectly and extremely easy for them to grab, they won't take it. Then they leave a warning that says you were over the weight limit and threaten not to pick up your trash again. (Wouldn't make a difference) Extremely cheap interior design. Crooked kitchen cabinet doors, cabinet and drawer panels peeling and straight up falling off. Crooked hanging bedroom and closet doors that don't shut unless lifted up and closed. Nail pops all over every wall and crooked walls and corners as well. Insulation/sound-dampening is almost nonexistent. We can hear every neighbor talking and feel every step as it shakes the ceiling. On-site amenities weren't even available until at least 2 months after our move-in. The place was bought out around 6 months into our stay after multiple multi-hour power outages and some shady attempts to collect rent via cashier checks. One can only assume they went bankrupt. But hey, I could be wrong! They have offered no sort of compensation or rent relief for the constant inconveniences and offer no sort of sub-letting or early contract release. You have to pay 2 months worth of rent just to get out something thats worth half the price, or less. These apartments were well designed but VERY poorly executed. I don't know what they will be charging monthly at the time you read this, but it's not worth even half of that. We are counting down the days until our lease is up!

The landlord, Jerry, 2209 Foxhorn, was wonderful and kind and attentive. We build a great relationship with him, or so we thought. When it came time to move out his wife lost her mind, and was screaming and swearing about the behind the fridge having some dust. The management company, who had previously signed off on us doing a great job cleaning, and said we would get out deposit back, was there, Melissa who works for that company had recently been trolling me about the move out and that she wanted my rug (weird), and laughed at the landlords wife lost it like a petulant child. Melissa sent me a series of last min texts saying they needed to get in to do an inspection within the day (illegal, legally you need two days notice, then freaked out and said her husband has his face slammed in the door- spoiler, it was not slammed in his face, just another example of the crazy). I spoke to the owner, who I knew from mutual activities,and she refused to help. Stay away. They are absolutely crazy and corrupt. We did not get our security deposit back, also illegal for normal living in a place. We paid $400 in cleaning to make sure it was in great condition when we moved out. Just a nightmare

All you hear is music or stomping around on the stairs next door. However, the place as for the inside..... It's pretty well put together. It's pretty nice on the inside. I used to live in colony village, their prices were a lot better. Colony village had a pool with grills out to cook on for the hot days. Where's the pools and grills in beavers creek? Besides the noisy neighbors, it's decent if you don't mind living near woods and getting bitten by Mosquitos! As well as the bugs... It's right near the woods, sonic you don't like bugs, don't live in beaver creek apartments. There's a ton of crickets, water bugs & cockroaches, mosquitoes and frogs!

The pros are a bigger kitchen than colony village. The maintenance workers are friendly and helpful as well as fast about maintenance requests. The cons are the complex is generally dirty because they landscape but leave the yard waste every where, behind my unit there is yard waste piled over 3 feet tall that has just sat there for over a year. They have roaches which is typical in NC however they also have a rodent problem too. This winter I caught and released 5 mice with live traps. I cleaned from top to bottom and caulked every hole I could find which ended up being underneath the kitchen sink, behind the dishwasher and behind the stove. I guess through those holes the units were connected so other tenants dirty habits created a problem for everyone.

We posted a review recently but want to update our neighborhood response to the efforts of…read moreManagement Services and the City of New Bern. Frustration had reached a high and fed up with the deterioration of our neighborhood we got the City folks involved in our clean up effort. We also gave Management Services an opportunity to solve the problems their tenants were creating with garbage piles and trash/recycle bins not being returned to units after they were emptied. We're pleased to say that with everyone working together, the majority of the problems have been rectified. The City sent out letters reminding people of proper trash handling and the necessity of getting trash and recycle bins out of the roadway when emptied. Management Services has someone in the area regularly keeping an eye on things. Our neighborhood is looking so much better. We still have a few people who just don't get it, but we now have confidence that Management Services will continue to educate their tenants and that the City Solid Waste Manager, David Cox will be keeping an eye on our neighborhood. Thank you, Mr. Cox and thank you, Management Services for your efforts on behalf of College Park!
