ok so I don't really write reviews but felt like i should for these guys. I have 2 properties in NJ…read more(one in kearny area, one further out) and was having a really hard time keeping up with everything especially the compliance stuff which honestly goes over my head half the time. Someone referred me to RPPM and I called them kind of skeptical bc I've had bad experiences before with management companies that just take your money and don't really do much. But these guys are different. John was straight with me from the jump, explained everything they do, didn't oversell it. They handled some violation issues I had pending and I didn't have to stress about it. Communications with my tenants have been way more professional than when I was doing it myself lol. I used to just text my tenants which I know is not the right way to do it. Only thing I'd say is sometimes I wish they responded a little faster but honestly when they do get back to me everything is thorough and correct so I think its just they are busy and doing things right rather then rushing. Not really a complaint just something I noticed. Overall very happy. Would def recommend to other landlords in NJ especially if your portfolio is growing and you cant manage everything yourself anymore. 5 stars from me

One of RPPM strongest qualities is their communication. They are clear, timely, and consistent,…read morewhich builds trust and makes working with them easy. Questions are answered directly, updates are provided without having to chase them, and expectations are set clearly from the start. Their professional skill shows in how smoothly issues are handled and how well they navigate complex situations. It is clear they know what they are doing and take their responsibilities seriously. Based on my experience, RPPM stands out for strong communication and competence, and I would recommend them without hesitation.

Roseland Property Management was pretty terrible. The new management, Russo, is much better…read more This is based on my experience of living at Vermella Harrison for 2 years and commuting to NYC. Good things: - New building, so some apartments have never been lived in before. - Nice counter tops. - Cleaning staff cleans the public spaces every morning. They are good people. - Washer/dryer in unit option - Cheaper than NYC! - Walking distance from PATH - Relatively safe walking to and from PATH, except really late at night - Trash chute doesn't lock anymore! I haven't seen trash buildup in the rooms for a while. - Concierges are nicer. I haven't lost any packages either since the management change. - No more fire alarms! Hooray for our sanity. - I didn't mention the relatively good soundproofing of the walls and windows here in the previous review. I don't hear the people sharing our walls, only the occasional people walking by in the hallway. - No more party noise for us, I think our noisy neighbors upstairs moved out. - I don't even hear the dogs bark as much now. The beer lady and the unleashed dogs (see below, [1]) have not made an appearance in a while too. Is this magic at work?? - Most of my packages go to package concierge now! I haven't had to go to the person concierge to pick up a package in a while. Very convenient! Bad things: - There was one incident where there was urine in the elevator leading to the lobby, and it wasn't cleaned up for hours, maybe not even until the next day (because the cleaning service only comes in the morning?), but I just took the stairs instead. It was probably a dog's urine. - Construction is still happening, but it's growing pains for this area. I think Harrison would be quite nice after all of it is done. - We still have to dispose of our cardboard boxes at the loading dock, but I got used to it. You may get used to it, too. It's not that much of a nuisance, especially when you get lucky and the loading elevator is working after hours. :) - Harrison smells terrible some days. Well, the bridge near PATH always smell like wet pigeon poop, because there are hundreds of pigeons living there. Wear a hood or hat if you are walking under it. Harrison itself smells strongly of sewage some days, probably because of the adjacent river, and usually after a storm. It goes away in a day or two though. Other things: I haven't noticed the trash after Red Bull games as much (see below, [2]) but I'll keep an eye out and update this review. ========================= [1] There was a lady sloshing beer everywhere in the 4th floor hallway playing fetch with her two dogs who were not on a leash [2] Before, after a game, there would be trash EVERYWHERE. Flying around. For DAYS. Harrison didn't care to mandate that it be cleaned up, apparently.

Shitty staff do not help at all, parking is damn near impossible, constant false fire alarms. I…read morecould go on but this place is not worth it. DO NOT WASTE YOUR MONEY HERE. There are so many better places in Harrison to live

My experience with The Harrison Collection raises serious concerns about management's judgment,…read morecommunication, and accountability. Buildings can have problems; what matters is how management responds when residents raise legitimate concerns. Over approximately one year, I documented more than nine water-related incidents, including repeated water shutoffs, loss of hot water, and a prior partial apartment flood. On December 8, 2025, I reported that the water had been shut off more than once that day. On December 9, after management said service had been restored, I explained that this was the ninth or more incident within about a year. On December 31, I reported yet another interruption. In a January 2, 2026 email, management attributed the latest disruption to a broken water pipe, said repairs were completed and service restored by early afternoon, and characterized the event as unforeseeable. Restoring water is necessary, but it does not answer the larger question: what was being done about the repeated disruptions? When I raised habitability concerns, Rosa Castillo, Director of Operations, said the company used a standard lease across its portfolio and did not modify it at individual residents' requests. A standard company policy does not, by itself, resolve questions about a landlord's legal obligations. I pursued legal action concerning habitability. The case ended without a trial judgment, and I am not claiming a court found management liable. The later mail incident raised a different set of concerns. On October 27, 2026, the concierge called to say my mail had reportedly been sitting in the management office for weeks and was available for pickup. I had not received prior notification. I said I would collect it the next day and was told it would be available. Yet when I arrived on October 28, I learned it had already been sent back out. During the ensuing conversation, Rosa acknowledged that management had agreed to hold the mail and confirmed that she had ordered it sent back. Management's position was that the agreement did not matter because it was not legally required to hold the mail and could return it. I was told to "calm down" and that I was incorrect when I challenged this explanation. Consider the sequence: the mail reportedly remained in the office for weeks; I was notified only about 24 hours before the planned pickup; management acknowledged agreeing to hold it; and it was sent back on the very day I was due to collect it. The mail included federal and regular correspondence. Whatever management believes its legal rights were, this sequence reflects deeply troubling communication and judgment. I contacted the USPS Mail Theft Department and explained the circumstances. During that phone conversation, the representative described the conduct, as I reported it, as malicious and unethical but not illegal because the mail had been returned to sender. This is my account of the advice given over the phone, not a formal written USPS finding. Given my prior legal dispute with management over habitability, the circumstances raised a serious concern about possible retaliation. I cannot prove motive, and I am not presenting retaliation as established fact. But residents should not be left wondering whether exercising their rights will affect how they are treated. These are separate events, and I am not claiming they share a cause. Yet both left me questioning whether management takes accountability seriously. In my experience, recurring water disruptions were met with explanations focused on restoration, unforeseeability, or standard policy. The mail incident involved a specific agreement that management acknowledged, then dismissed after acting contrary to it. A Director of Operations should model sound judgment, transparent communication, and responsible treatment of residents. In my experience, those standards were not met. Look beyond the amenities and leasing presentation and consider how management responds when things go wrong. I would not recommend this management team.

So far so good. We replaced our previous property management company with MBM Group. MBM has been…read moremuch more responsive and attentive. Our building is much cleaner. The staff are more professional and friendly. The projects that were lingering are actually being taken care of now. Example: We noticed a leek in our roof. We emailed MBM. They responded within 5 minutes. Roofer is scheduled to inspect the problem first thing in the AM. This sort of responsiveness is a huge improvement over the previous property manager.

I'd strongly recommend thinking twice before working with MBM Management and Frank Marrero…read more I'm sharing this so others know what they might be getting into. We bought a condo in a building that was already being "proudly managed" by MBM about five years ago, and it became obvious very quickly that they were good at one thing only: collecting monthly fees. Beyond that, the management was consistently poor. Communication was a constant issue. It was incredibly hard to get a response, and emails would often go unanswered for days or even weeks. When we did hear back, it was usually vague or dismissive, with little follow-up. Meanwhile, residents were left dealing with serious problems on their own, including leaks and storm-related damage, with no real communication, urgency, or plan in place. Over time, the situation only got worse. Unpaid bills that Frank allegedly forgot to handle on behalf of the building turned out to be just the beginning, and we are still uncovering issues (the amount involved has reached tens of thousands of dollars!!!). On top of that, there were broader concerns around property mismanagement and mishandling of funds. Our building ultimately decided to move on and hire a new management company. Unfortunately, that still was not the end of it. It has now been months since MBM's contract ended, and we are still trying to get our HOA money transferred back. Frank continues to come up with excuses for why he has not returned funds that belong to the building. And from what I've seen online, our building is far from the only one with this experience. A quick search shows plenty of similar complaints from others. At this point, it is genuinely hard to understand how this company is still operating.

STEER CLEAR. If you…read moreare a current tenant or prospective tenant, tread cautiously with this company. Be aware of your rights. Know the status of your apartment in terms of rent control. (helpful website: http://www.nycrgb.org/html/resources/zip.html ) I lived in a pre-war building in Morningside Heights, and when Treetop bought the building with the intent to renovate and flip, they attempted to raise our rent by 20%, despite the fact that it was a rent controlled apartment. It was my first year in NYC, and I didn't know any better. So I moved into one of their newly renovated units in the same building, still cheap, but just barely over the threshold to be rent controlled. 2 years later, and my lease renewal just said they want to increase my rent by another 38%. The "renovations" they make to apartments are the cheapest you can imagine. Holes were left in our walls, the dishwasher was not installed correctly, nor was the kitchen sink. Mice entered the apartment through the spaces left open in the walls behind the new cabinetry. Treetop would not give us the phone number of our super, saying that if we needed something we should call the office and they would call him. Their office hours were 9am-1pm. What a joke. And they seemed to nice at first.

My husband and I have lived here for one year…read more I first want to add that a major reason for moving is the actual town of Harrison, as opposed to the building itself. Now here is 221 Bergen review: The Good: -Apartment are super spacious and with a lot of natural light -Gym was a decent size (although could use more equipment) -Maintenance gets done pretty fast -Management is really nice and responsive -If you are willing to pay more, you can have an indoor private garage The so-so: -Terrace furniture is not really cleaned/maintained (was super dusty). -Confusing entrance. The building has an East and West entrance as the main entrance. If you put the address on the GPS, it will lead you to the main entrance however tenants do not live here. So when you order take-out or order Fresh Direct, you have to specify East Entrance. Since the GPSS leaves them in the main entrance you have to tell them to walk to the East Entrance and for some reason, a lot of people don't know where to go. Also food delivery do not go upstairs so you always have to come down to pick up food. The Bad: -I left my yoga mat in the terrace and someone stole it (come on, what kind of yogi steals someone's else mat). - Our apartment was in front of the elevator so we heard the elevator sound all day and could hear everyone's business (so make sure your apartment is not front of the elevator). Final Verdict: If this building was somewhere like Jersey City, we would have probably stayed.

As far as buildings go, there is no reason to complain about 221 Bergen. There's always pros and…read morecons and for us, the pros definitely outweighed it all. We lived in the building for 2 years and the reason we are leaving is that due to a new promotion in another building, we are getting 200 sq ft apartment for about the same price (locked in for 2 years) that we are currently paying in 221 Bergen. There's some things that can be faulted, let's start with those... While this may not be relevant now (as Andrew is doing a great job as the property manager), we had a horrible experience with scheduling an appointment here and seeing the space. It was pure luck that there was availability in the building and my fiance booked an appointment that day with the leasing office. We were told other people were interested so we started the application that day. We signed the apartment sight unseen and basically had to "imagine" how the space would look like. Things have certainly changed for the better but I still have nightmares about this experience. Although there are no regrets that we signed spontaneously for this building, I do have to say it is a very stressful process. Amenities are non-existent. There are nice lounge areas and a plus is that they are rarely occupied. However, the amenity "fee" that is paid per year upon lease renewal always makes me a bit bitter for the fact that we don't have any. We certainly don't get to pick our neighbors so this is a mixed bag and not something that would apply to every unit in this building. However, Andrew had been very helpful with any issues and for that we are very grateful. We love our unit and we have no issues with anything faulting (fridge, washing machines, etc, all works great). The space (we have a studio) is perfect for 2 people. We do have the best price and sq footage in Harrison based on our studio. You CANNOT find something like this. However, for us, we are looking to expand, but could easily have spent 2-3 years more in that space. Overall, for the price and the location, this place is amazing. We will definitely miss our time here and Andrew, who has been a breath of fresh air since he took over managing the property. I wholeheartedly recommend this building because every place has its pros and cons, but this building definitely have the pros outweigh the cons.
