I've been in 808 Columbus Avenue for nearly a year but have issues with the 421a surcharge they are applying on renewals. Pros: Gorgeous views of Central Park and Reservoir, see photos (only if you are higher than the building opposite); great amenities - nice pool, gym, 3rd floor garden; no amenities fees; friendly doormen; maintenance requests serviced same day Cons: Building is applying a 421a surcharge since July 2023, it's on Columbus so quite noisy and can hear every siren even on 28th floor, the ACs are inefficient so you have to set the thermostat lower in summer which makes utility bills sky high - the rooms run warm though so cosy in winter As a PSA I'm going to spend some time explaining the 421a surcharge because I think the wording in the rider is very "gotcha"/non-transparent. The rider is one page in a 50+ pages lease docs package, I've attached a screenshot. Since July 2023 (year 13), the building has been applying 421a surcharges on renewals. Basically this bullet is applicable: "421-a tax abatement for 20 years - the phase-out surcharge collection of 2.2% begins in year 13, eight increases, total surcharge not to exceed 17.6%" https://hcr.ny.gov/rent-stabilization-and-emergency-tenant-protection-act#:~:text=421%2Da%20tax%20abatement%20for,be%20charged%20each%20year%20thereafter. From July 2023, the surcharge will be 2.2%; then from July 2024: 4.4%, and then from July 2025 6.6%; and then from July 2026 8.8% and so on. I'm attaching a table I worked out. This surcharge is in addition to the yearly increase set by the rent guidelines board (eg for late 2024 the yearly increase was 2.75% on a 1 year rent). TLDR; if you're getting the apartment for just the initial lease term - great, but if you're planning on staying longer and renewing, on renewal the building is charging the full amount of the 421a surcharge with no negotiating or flexibility (I tried and failed to have them reduce/waive this) Why is this annoying? - I consider it a win to be on top of my own tax schedule, it's a bit much for me to be aware of where the building is in its tax abatement schedule, but that's what's needed to be aware of how much my rent will be jacked up every year. The increases are far outstripping inflation/reasonable-ness. - Building is using RealPage so the initial rent is inflated anyway - RealPage is currently being sued by DOJ: https://www.justice.gov/opa/pr/justice-department-sues-realpage-algorithmic-pricing-scheme-harms-millions-american-renters\ - Building is offering 1 month off concession to lure you in (btw I never got this - in fact I had to pay 2 additional weeks of rent to get the apartment earlier than I wanted to move in), and then I'm guessing the increases will apply on the actual rent - this might be technically legal but it's dubious enough that I've found at least one case of a lawsuit being filed: https://therealdeal.com/new-york/2024/07/26/lightstone-is-target-of-latest-421a-rent-increase-lawsuit/ read more

Great building but some units are unworkable. Don't live in 795 Columbus on the side overlooking the parking lot on the lower floors (4-7). They are on top of a school and the unit has the sounds of screaming kids nonstop during the day Mon-Fri. This was mentioned in advance, but as a "in case you are noise sensitive." In reality, the warning should be "in case you have ears and wish to spend any time at all in your unit." Rest of building and staff is lovely but don't be suckered into thinking it's just an occasional sound of kids playing wafting through an open window. You live in a kids recess. Can't wait until my lease is up. If you flag it to mgmt they just throw their hands up and say to call 311 for noise complaints in the area. They random left and closed the whole leasing office with no notice to the tenants for two business days leaving us high and dry while we were working on something time sensitive. I will update my 5 star review of Columbus Square because the world has changed and lots of people are reconsidering their living situations, and I imagine it's helpful to hear from someone who has lived here for several years. The apartments have great finishes. The building and amenities are cleaned continually. Got a problem with something? ...Fixed lightening fast. We really love the entire staff (porters, maintenance) and the front desk concierges are just the best in terms of being both professional and friendly. DO NOT RENT IN THIS BUILDING! It has been a nightmare living in the place. The elevators have been NOT working entirely for more than 8 months - there's always at least one of the elevators out of service. This is a 30+ story building, we're all living in a pandemic and takes ages to get an elevator car. In addition the access to the stairs from the outside is blocked. Second problem: heating - it is unstable, we have to always request maintenance and it runs for 1 or 2 days and stops working again. read more

We've lived at Columbus Square for 2 years and everything was fine... until we went on a 2 week trip and came home to find a men's coat with car keys in the pocket hanging in our closet. These items didn't belong to anyone we knew. We started investigating, starting with a doorman, who showed us the key log (see photo) - in addition to the approved dog walker, "unrequested access" and "unauthorized access" were logged several times while we were away. The management company responded that the key log was "broken". (How's that for top notch safety and security?!)... In a series of emails with the management company, we were actually told "we're sorry someone you do not know accessed your home, but we assure you it was not a member of our staff". Again... how's that for safety and security?! The management company also refused to show us camera footage during the times in question. We are fairly certain a worker was making himself cozy in our apartment while we were away and forgot to take his coat when he left. We have hired a lawyer and filed a police report. The management company has not cooperated at all. We just want to move out in peace. Tenants: install cameras in your home. Prospective tenants: beware. read more

I must give a special shout out to Phil, the doorman in 775, who embodied everything you would want from a doorman and wish he would move to our new building! Ismet works in the evening and is also excellent. Ryan from the rental office addressed our needs promptly and worked with us when we needed flexibility for our move. I don't recommend this community. Besides of great concierge and beautiful building, they have several problems with maintenance. The worst for me is the heating system that doesn't work properly. Lots of noise during the night coming from the heater. They keep trying to fix for months now. They will not call a proper specialist, and use handy man to deal with it. Handy man is very willing, but unfortunately can't fix it. I am not sleeping well since I moved in due to the heater noise and do not recommend any one to rent apartments in this community until they start to have a practical solution for important issues. read more

Columbus Square - 808 Columbus Avenue. Where should I begin? Firstly, I am disappointed that I cannot give this building 0/5 stars. If I could - I would. I used to live 11 streets up north in 1 Morningside Dr., which was a great building. Sadly, I had to move and then decided that I would move to 808 Columbus Avenue. When I left Avalon Morningside Dr. I could not imagine that moving to 808 would result in a terrible experience. I absolutely agree with much that had been written here in the different reviews. I lived at 808 Columbus for 13 months and terminated my new lease (which I Renewed just one month prior to my cancelation). You might ask what brought me to the point where I was willing to throw away $5,700 of termination fee? Well, there are many reasons. The simplest answer would be: "it just isn't worth it". And indeed, when you pay $2,870 per month for a tiny studio, you expect high returns. At 808 Columbus you won't find these returns. Lets start with the pool, which is unavailable during much of the weekends due to recreational activities. Next, 4 out of my 6 drawers broke as a result of regular use, AC barely worked, smoke detectors activated when I cooked, and the list continues and the worst is to come. At 808 Columbus you will find great and nice doormen - and that is pretty much the only good aspect. However, two of the current doormen won't even say hello to you in the morning, and one of them once told me that I was not allowed to take my $6,000 bike out of the main door (he never repeated that, nor did any other doorman). You will indeed feel for times as if you live in a student's dorm - The most expensive dorm in NYC. Now, to the worst problem of them all, one they will probably forget to mention when you check out the apartments- The bedbug issue and 808 management's customer care / response to that. After 13 months of rent I found that I had bedbugs in my apartment. When I notified management, they indeed took quick action. I moved out of my apartment and paid $1700 for a hotel and $500 for laundry. After several treatment failures (sometimes my apartment wasn't prepared properly by myself - I admit) another large treatment took place. I placed my clean, dry-cleaned clothes downstairs with the doorman because I did not want to pay extra $500 for another laundry. I did not imagine that the doorman would wake me up at 7:00 am telling me to come down immediately to pick up my stuff. When I asked him for one of my laundry bags - he asked about the others. I said that I'll pick them up later. He told me that it's not a storage and that he will take care of it. When I asked him if that was a threat he answered "yes". I then called the management and told them that the bedbugs did not disappear. They in response gave me a 10-minute speech why it is my fault. I asked them about any refund / temporary living - and received the answer that "we talked to the exterminator and he said that you didn't have to leave your apartment or go to a hotel, that's why you won't get any refund - neither for the laundry nor for the hotel". Go bedbug bites all over your body. I thought about sitting at the front door with a sign stating that this building is infected with bedbugs and management won't do anything beyond the minimum to help its residents. But I decided to give up the fight. Why would I fight a "luxury" building when I can find a much better place for the same or lower price? I decided to leave 808 rather than paying additional 11 months of rent. I preferred to throw these $5,700 and find a better and higher utility/$ apartment. I preferred to move to a place, which I will be able to call "home", a place where I will receive the positive attitude and service for which I am paying for. That is why I canceled my lease. Later on, as I told the management about the ongoing bedbug issue and received the response that they did their best and that they will call the exterminator again once I leave the apartment for good (in a month) - insinuating that the issue won't be taken care of until I leave. I wanted to thank them, as they just reaffirmed my thoughts and reconfirmed my decision. I am sorry for the length of this review, as I find it absolutely crucial and necessary to share my experience with this building. It is especially important since living in this "luxury" building is far from cheap. Repeating myself, not only that it is extremely expensive, but you won't receive anything worth the money. Due to the length of this review I won't go into the story when I talked to the management a day after I signed the letter saying I will renew my lease and asked about the option to withdraw it (Before I signed the lease). I received an aggressive response, completely rejecting my request and was then ignored via email. In any case, good luck finding an apartment. I am sorry it has come to this. We have been living in 805 Columbus Avenue for three years and cannot say enough about the service people in the building. They are there the same day you put a service request in and work hard until they fix the problem. The other day my washing machine stop working and after not being able to fix it, the service guys went downstairs and brought me up a whole new unit!! We like it so much here that next month we are moving to a larger apartment in The Columbus Square complex! read more

We moved into 808 as a panic move. A broker had made me literally cry about the state of my credit, so when 808 said it was fine, we took it. We should have searched more. The rent was far more than I wanted to pay, but I had saved money for the broker's fees, so we decided it was a push. It was also less space than we needed. We took the largest 1 bedroom they offered and it was still too small. So for more money, we got less space. Unless you consider height space. I suppose it is, in a literal sense, but in a functional sense, the kitchen shelves were just stupid high. I needed a step ladder. The entire kitchen experience, if you cook, was bad. We had to buy separate storage (from Ikea) for our actual food, as the cabinet space is so limited & inconvenient. The refrigerator was clearly bought in bulk when the manufacturer realized it was a dud. The door had no magnet. You will leave it open more than once. The layout of the place, like a tunnel, also makes cooking hot and unpleasant. And you'll never get rid of the smell of what you made. But you're paying too much in rent to go out, so you're SOL. They said that you could install ceiling fans, and if we were going to stay, I would have. The place holds heat - which is great in the winter, but the air conditioner situation was not okay. Loud and inconsistent. Even after I sent service requests. You had to keep it way down in the low 60's to get relief. More $$$. But anytime I had a service request, it was done by the next day. And the doormen were great. Friendly and helpful. You do get access to the awesome landscaped outdoor space with comfortable furniture. We never used the pool. It seems to be used primarily for kids swim classes. Good for kids. Bad for tenants. The gym is small, but empty during the day. At night, forget about it. And don't take an apartment across the hall from the elevators. I'm not sure why they designed the building like a hotel, but you will hear them. Running up and down. All day. All night. They will haunt your dreams. And that's strange, because whenever you need one, you will wait. A note about the neighborhood. It is not the "Upper West Side." It is a mall. A very loud mall. Proximity to the park is great, but the bodega situation is not. Luckily the Duane Reade sells some groceries. The Whole Foods is expensive, obviously, and can be a real time commitment after 4pm & weekends. And the building is around the corner from a police and possibly the busiest fire station in the city. It was so loud there. Just the traffic alone made it impossible to watch TV with the windows open. And there appears to be more than bit of bitterness between 808 and the Park West Village Condos behind the building. Look, if I bought a condo there a million years ago and some giant corporation put a big glass slab between me and the park, I'd be pissed too. So they took away all the green space that we used to let our dogs play in and made a parking lot. That forced those of us who like to just get our business done in the am to a small patch of filthy grass covered in cigarette buts and garbage. Once, their building super even turned the sprinklers on me. Not cool. Who knows what will happen next. All I know is neither my dog or I wants to go all the way to the park first thing in the morning. And lord knows there's no other green space in that overdeveloped area. Just something to consider if you have a "surface specific" dog. . Do you like to cook? Do you work from home? Are you in a relationship? This place might not be for you. Are you single and wealthy? And rarely home? And appreciate the park and nearby subway stations? (2/3 is express!!) This might be the place for you. read more

We have lived in both 808 and 795 Columbus, and moved in when the buildings were both brand new. Keep in mind that UDR recently acquired Columbus Square, so you will miss the smaller owner feel with meaningful conversations that could result in a more customized lease. UDR is big, corporate, cut and dry, my way or the highway, so don't expect any personal touches. As a recent acquisition, UDR has two ways to make money; reduce costs and increase rents. They have done both. Also keep in mind that when someone is giving kudos to the "management team," that the people who show you the building and sign your lease are not the people who actually manage the building that you see daily. The Leasing Agents are great. The management team (those that actually manage the staff inside 795 and 808) are great. The UDR managers/corp group is never on site (or if they are, I've yet to meet them since the purchase over a year ago), and they are not the people that are going to affect your life once your lease is signed. Life is a tradeoff--here are the pros and cons as I see them: PROS - Great location (Close to A, B, 1, 2, 3 and Whole Foods, Duane Reade, more.) - Newer buildings - Good gym in 795 - Great Doormen/Staff and Onsite Management (795) - Close to Central Park - Dog friendly - Convenient parking CONS - Expensive - Expensive parking - Not well built for new construction - Noisy (if you face Columbus it is noisy almost 24/7 - especially am rush hour) If you're looking for a ripping deal, amazingly friendly and accommodating management, convenience, over-the-top quality, quiet atmosphere, and chatty neighbors--you're in the wrong city. read more

We moved into 808 Columbus in June 2018 and could not be happier. Sanger De Vine was our leasing consultant and he was truly wonderful to work with - always courteous, pleasant and responsive. We visited Columbus Square multiple times and Sanger was extremely patient to show us multiple units sometimes more than once. Sanger remembered our top priorities and when an apartment came available in 808 that ticked all of our boxes, he got in touch right away to make sure we saw it in the 24-hour window that it was empty. He represents UDR and Columbus Square well and they are lucky to have him. Sanger promptly answered all of our many questions during the leasing process and things could not have gone more smoothly. We have been extremely pleased with the front desk, doormen and maintenance staff, all of whom are very pleasant and helpful. The neighborhood is a dream compared with our previous apartment in FiDi. The access to grocery stores, subways and restaurants is fantastic, not to mention the park. I've used the lounge to work and the sun deck to sit outside, these are both wonderful amenities, always clean and well-maintained. We are very happy with our decision to move here and grateful to Sanger for finding us the right apartment. read more

As others have stated, this group of buildings is in decline. 808 is 10+ years old and was shoddily put together with cheap, cheap furnishings. It was "luxury" at the time, but the cost-cutting has taken effect and it is really showing its age. I've had virtually all of my appliances break multiple times, but they won't replace them. Bathroom windows not insulated and as a result you will spend hundreds to heat your 1 br every month. The elevators are regularly broken down and dangerous. Recent staff changes have definitely effected the service of the building (808). The guys who've been there a while are great, but new guys are doing the bare minimum. They've raised the rent over and over but everything is getting cheaper and cheaper. The pool is disgusting. The furniture outside is flimsy and uninviting. The lounge is useless. The fireplace doesn't work. The TV doesn't work. The WiFi doesn't work. None of the staff know how to fix this. I think better luxury is to be had elsewhere. The neighborhood is sort of in no man's land between housing projects. Half the stores are closed on the block. It's always dirty. read more

The building is always clean and they have a nice lounge area for when you have company over and the staff is so wonderful here they help you with whatever you need especially the overnight concierge! I moved to 808 Columbus Ave less than a year ago...actually I moved from Miami to New York. I lived in a 3 bedroom house with a yard and triple the space that most NY apt offer. I was very nervous about this move, transition and adjustment. But I can not be more grateful for the attention and service I have received from everyone at 808. The entire staff from the leasing office to the doormen were instrumental in making my transition not just easy but pleasurable. Most of my leasing process was done through email and via phone, the truth is that i barely saw the unit I rented until the day I moved in. JT knew this and made sure that I was completely satisfied with everything. I am so happy with this building, staff and location that I just signed another lease for 2 years. On the staff, I can tell you that in less than 10 months I have personal relationships with doormen, handymen and porters. All who are always helpful and attentive to my needs. JT and her staff are always willing to help out even though technically as a tenant I am no longer under their responsibility. The building is always extremely clean, manicured and polished...I can tell you that there is a guy that pressure cleans our side walk weekly. Cleanest sidewalks in NYC! The units are small but very well designed, quality appliances and quality construction. These are all things I figured out once I moved in. What sold me on this building was the private dog run (more on that later), pool and grills on the 3rd floor. These areas are high volume areas, so you will find tons of kids, family and friends in these areas. But I don't mind kids or families. If you are a dog person, the private dog run is not just a place where you take your little furry family member to play with other furry friends...this is a place where you can actually make friends. The building is extremely dog friendly and it has one the best dog communities I've ever been a part of...not to mention you're one block of Central Park. Location of this building is extremely convenient. You have a Whole Foods & Whole Foods Wine, TJ Maxx, Michaels, Home Goods, Sephora (very important), Bare Burger, Chipotle and much more at your fingertips. So if you're looking for a building that is family and pet friendly, with tons of options at your fingertips, and some really cool amenities in the building I would check out 808. All that glitters is not gold. We have lived in Columbus Square apartments since they were built. Recently, management changed. The new management, UDR, is raising rents, meanwhile the services and gym are going down, and the employees and staff are having their pay cut by 25%! Management depends on the tenants to pay the staff at the end of the year in Christmas tips - so they don't have to pay the staff a living wage throughout the whole year. Meanwhile, the rents are being raised so high that people are moving out. So management is shafting its employees and its tenants at the same time. Be warned, if you live here, you will be expected to pay high rent, as well as pay the staff at the end of the year. And the staff. They get treated very poorly here. They get fired if they complain about pay cuts. Please see below an email that was sent out to all tenants by a staff member on his way out the door. We know not all of the concierges were perfect but most of us were good professionals and you know who those people were and who went out of their way to please you and help you because we understand we are here to provide you a service and that you are paying to have that service. Now since most of us are quitting or being fired you will have new concierge's who do not have customer service skills or are educated working in your buildings who will have access to your Apartments with your spare keys in the keytrak and who will be handling your packages and belongings, we have been working with you since the buildings opened up we grew to know each other and care for each other but now most of us will leave or be fired because we can not live or support our family's due to our pay being lowered. We were not asking for a raise because we know we will never get one. We are just asking that our pay remain the same as it was and as it was agreed when we took these jobs and were hired for the positions. We were only given 1 weeks notice that our pay would be lowered. Our services to you were not valued by UDR and UDR doesn't want to give you valued services they want to give you cheap service while you pay top dollar you have and will be getting less. We've lived in 805 for almost 2 years and have seen 2 managements, clearly the one they have now is incompetent, pedantic and arrogant. The prices are ridiculously high and we're not the only ones moving out, in our building, which is one of the more boutique like buildings, there are currently 12 vacant apartments, they thrive for 95% occupancy! but this is clearly much lower. They treat tenants as hotel guests and they are just interested in ripping people off. Oh. Let's not forget the leasing manager, Violet, she thinks she's Donald Trump. I've heard they cut 25% pay to the doormen! I find this cheap. These people do a fantastic job. Wouldn't recommend UDR read more

We had to move out due to relocation to TX before the lease ended, and they made us pay the early termination fee (2x monthly rent), even though they found a new tenant who would move in within a week. Deeply disappointed - as we were ready to apply and sign a lease today based on yesterday's email and stated prices. In a mere 24 hours the prices on two apartments increased nearly $600.00. The pricing for all properties is based on a daily market analysis matrix so while some minimal changes $20.00-30.00 are tolerable, a $600.00 fluctuation is in my opinion, unethical and should be criminal. Managment encouraged me to reconsider this property again in 6 months when the market cools, as if. This disregard after nearly two months of cultivating a relationship with two on site agents is most disappointing. I could not be less interested in living in a building with a management company that conducts business in this manner. This is not a community, it is purely a profit center. Better deals in better buildings in Tribeca. Do not support this type of business model. read more

For the last 10 years of living in NYC, I have experienced pretty much everything that comes with NYC living (terrible leasing agents, bugs, over charged rent...you name it). 808 Columbus is the first apartment experience that I can say has been the "BEST"- from great leasing staff, doormen, cleanliness, quietness, space, newness, proximity to central park, closeness to trains, etc. that my husband and I have experienced. We love living in this building, and it's truly the great leasing staff (JT and Kim) that have made this such a pleasurable home. They are genuinely nice and truly care that this is home and ensure they make you feel special. I would highly recommend living here. I'm surprised with the negative comments, which makes me think you're not hearing all the greatness this building offers. Come experience it for yourself. read more
