    BEWARE, don't rely on them. 3 days before closing they hit my buyer with $11,000 additional cash…read moreneeded. Imagine being excited about your new home or land and working hard for weeks getting all of the documents, appraisal, inspections, jumping through hoops, selling another house for a discount to get ready for this one, and then 3 DAYS before closing they tell you - nope. Never mind. Not happening unless you come up with $11,000 in the next day. NEVER DO BUSINESS WITH THIS COMPANY - NEVER BRING A CLIENT TO THEM. They'll crush your buyers and make you look like an idiot. (Note: This isn't because an appraisal came back low. They are LOWER than the appraisal. 3 days before closing) Go somewhere else, these guys will stick it to you if they can.

    I'm in the process of selling my home. The first day my home was on the market we had multiple,…read moreover asking price offers. We accepted one of the offers. The buyers bank (Prime Lending) wanted an appraisal on the home. Donna Jones was the appraiser the bank used. She did the appraisal on 11/5. The buyers received the appraisal on 11/22 and it was extremely low. Both realtors buying and selling were shocked and thought it was the worst appraisal they had ever seen. They said clearly, this appraiser has no idea about the area and even less about the neighborhood. Even the square footage was off. The buyers realtor went back and asked Donna if she could look at some more comps that are more comparable, more recent sales, homes that were closer to the selling home and homes that were built by similar quality builders to the sellers home. She refused to look at anything else. They sent us the appraisal to look at. Our home is in a subdivision that has different villages, each village had different builders, some much better than others. The comps Donna used for my home appraisal were truly unbelievable. She used 3 homes nearby that sold 8 and 9 months prior. These 3 homes were investor owned rentals. They were trashed and sold "as is" and needed extensive work. All had original roofs, appliances, hvac, holes in walls, and some with water damage and mold. etc. The other 3 homes she used were from a subpar builder that were much further away than some other more recent comps she could of used by similar builders. On the report she stated the reasons why she didn't use some other homes for comps. One had newer paint than mine. One was built later than mine. In reality mine has been painted in the last year, new floors, two new ac units, two new furnaces, a new hot water heater, new appliances, 2017 new roof, a shed that has been redone with all new wood decking and rails and the home also still has a 12 year structural warranty from the builder. We are still selling the home to the original buyer but we did have to lower the price over $25,000 due to the appraisal and the buyer getting financing through the bank. If it was a fair appraisal I would be completely fine with it. The refusal of the appraiser to look at it again was disheartening. I did speak to a friend in another state that is an appraiser and he thought this was a very unfortunate situation for us because it didn't sound like Fannie Mae's Guidelines were followed. I wanted to leave this review so that it doesn't happen to anyone else in the future. Good, accurate, and recent comps are important. I feel like this appraiser definitely works on the banks side or the bank wants lower appraisals so they don't lose money if the market drops.
