Designed in Spanish architecture, Miami's Coconut Grove opened in 1990 as a premier open lifestyle center with shops, restaurants, and entertainment. It was popular with tourists and locals until a decline in the 2000's due to more attractive competition in the area. After being sold several times it underwent a major renovation by Federal Realty and partners. The north wing of the mall was demolished to make way for offices. The Cheesecake Factory, Fat Tuesday and Victoria's Secret were replaced with independent boutiques, offices, and community spaces to better fit in with Coconut Grove's bohemian urban village. Other features added included a large open-air plaza, foliage, a mini waterfall, trees and a modern design intended to blend in with the surrounding Coconut Grove neighborhood. I came to Coconut Grove to attend the King Mango Strut Festival and while standing on the sidewalk in front of CocoWalk I saw a beehive of activity. I hadn't been here in years and I was surprised to see how nice it is. After the parade I stopped in to check it out and left impressed wit hthe changes that have been made. Cinepolis, the movie theater has stood the test of time and it is now joined by 3D Botanico Gin & Cookhouse, Brows, Blue Mercury, Chase, Chop, Coco Cigars, Edward Beiner, El Bagel, Europann-USA, Eva, FP Movement, Gas Bijoux, Infinity, Misterpi, Montce, Narbona, Planta Queen, Skinlab by Barba, sportive, Sushi Garage, Sweetgreen, School of Rock, The Spot Barbershop, and The Oyster Bar. In addition to beauty services, classes, dining, and shopping they also offer events in the courtyard like story time, music, and Pilates. After the parade I enjoyed an ice cream cone from Salt and Straw in the tropical, open-air courtyard. The lush landscaping, outdoor seating, and relaxed urban-village feel make this pleasant place in the Grove to hang out and pass time. If there is one large drawback to CocoWalk it would be that finding affordable parking in the Grove is always a challenge. read more

I haven't been to coco walk in years and I am quite happy about that. It has completely changed just like everywhere else in Miami. On a Saturday I came for a yelp elite perk to not find any parking around and coco walk advertising is misleading as I thought it would be cheaper however for the half hour I was there it was a flat rate or $16!!!!!!!!!!!!! Meanwhile coco walk looks very clean and new and all you see is women in their Lululemon. There was a yoga class going on. After they all went to for their fancy coffees too, luckily mine was free as I cannot maintain a lifestyle like this. I honestly don't know how people do it. The current economy is killing me meanwhile people are smiling in Lululemon paying $16 parking and I can only realize I am ending up on the wrong side of the gap between rich and poor. The parking garage is always a good option, even if you are going to nearby places, since parking is a bit of a nightmare around this area. Some restaurants looked quite chic, perhaps a bit fancy. CocoWalk is such a radically different and changed place vs. what it was 16 years ago when I posted my initial reviews for this plaza that it almost feels like they could've closed the original listing for it on Yelp and created a new one once the redesign took place - the transformation was really that drastic. The center building which once housed Fat Tuesday, a coffee place and a few touristy shops and eateries was demolished and a new structure constructed in generally the same spot, and I believe the only tenant from the original CocoWalk that remains is the cinema at the back. All the chain eateries and bars moved or closed completely in favor of a new stable of more upscale, and definitely better quality, restaurants and bars. Even the rickshaw rides which were once a staple along Grand Avenue in front of the old CocoWalk are gone. Overall it's been interesting to watch the transformation of this general part of Coconut Grove over the past decade or so. While I didn't live in the Miami area when the Grove was supposedly more of a "hippie haven" and I wasn't even here for the heyday of the Mayfair mall, I do remember the Coconut Grove of about a decade ago with the bed races each year, lots of college kids and pub crawls at Barracuda, Sandbar and elsewhere, and then Coconut Grove seemed to go quiet and was relatively, somewhat sadly, sleepy most weekend evenings as crowds fled to other parts of the city that were newer and trendier. It's nice to see the Grove now making a comeback recently with a revitalized CocoWalk, many newer eateries in the several blocks surrounding it and a solid foodie scene overall - including a few spots with Michelin stars, Mayfair adding more tenants and this area buzzing with activity once again. read more

The CocoWalk Shopping Center is in the heart of Coconut Grove. The location is great!! I decided to walk through before heading to happy hour. It was cool but none of the shops really caught my eye. There are a few retail shops and restaurants operating. Some other shops will be opening in 2022. Lots of outdoor seating. There's even a movie theater on the second level as well as a gym. This is definitely an ideal spot to grab dinner, catch a movie or a cocktail. If you happen to be visiting from out of town, I would checkout the CocoWalk...It's the tourist thing to do! read more

Well the newly anticipated shopping center is now officially open. I came today for a look around. There are still a lot of vacant stores, but now that covid is getting better under control I am sure they will start to fill up. The design is new, sleek and better in keeping with what Coconut Grove is trying to do, than the old hideous concrete eyesore that was there before, for sure! They have elevators, tables and chairs dotted around, a couple of restaurants, such as Ole 01 and Planta, a gym is also housed there on the third floor. read more

The original Coco Walk was built in 1990 actually had the year on the front fascade. I loved that Cocowalk great restaurants including Cheesecake Factory and boutiques. A few years ago it was defunct and looking like it was going condo. So fast forward to yesterday and I passed by and was surprised it was torn down just to be rebuilt into a smaller version of the original. Less shops and restaurants I see a Mister 01 that also has locations in Downtown Miami. Nothing else really looked particularly interesting to come back. They seemed to have a movie theatre towards the back of the plaza,same as the prior Cocowalk just a different brand. Truly don't understand why you would tear down and rebuild something to make it even less exciting? The panther fountain out front was pretty. read more

Been coming to CocoWalk for many years, but after a while it became more touristy and lost it's appeal. Recently it has remodeled and old stores and restaurants have become office space, Good thing is they kept Cinépolis and even remodeled. Getting to CocoWalk is interesting I'd say. With so many restaurants, pedestrians walking about, and every street being named something different instead of having a number attached to it, it can be quite easy to miss. Heck, even if you don't miss it, traffic here is just awful. That aside, CocoWalk is a relatively small mall. Don't come here expecting The Falls. CocoWalk lacks in retail, having GAP and Victoria's Secret among a select other few, but it makes up in dining and entertainment options. Driving near here, you seriously cannot miss the massive Cheesecake Factory. Well that, the movie theater, and surrounding restaurants. If you step out of what is traditionally labeled as CocoWalk, you will fare better. On the same street moreorless, you have an insane amount of restaurants. Lulu in the Grove, GreenStreet Café, Strada in the Grove, Peacock Garden Café, Lokal - you can easily see where I'm going with this. Note that there are minor shops all around. Celestial Treasures is the first comes to mind. Still, I would say this is a place to hang out, not to shop. If you come to hang out and can bear the traffic and parking, go. CocoWalk is definitely worth the visit. Also, if you check in on Yelp, you get a free CocoWalk tote or lunchbag or so it says. However, it says as well that it expired 2013. I remember when CocoWalk was thriving and an epicenter of The Grove. Happening restaurants, bars, clubs, and retail. Well, it hasn't been like that for over 10 years. High rent largely to blame. Currently there is a renovation occurring. The left side of the building which includes Cineopolis and YouFit is getting resurfaced, while the right side has been torn down. Where TuTu Tangos once stood, there will be a new office building with retail/restaurant options on the first floor. While I think the facelift is long over due, the office space seems like a detriment to the community. The last thing the locals want is another office building that will continue to clog up the traffic and create more parking issues. We'll have to wait and see how it turns out, hopefully it won't be another Brickell. It's a shame they couldn't choose architecture that is more bohemian and that would fit the community better. Currently you can still visit the movie theater, the gym, Gap, and a handful of other shops. Starbucks has moved across the street. The parking garage is still open as well. read more

I really like going to Coco Walk when I'm in the mood to get out and have a good time without all the hassle of other places in Miami. A lot of people go there for the shopping but that's never really been my thing. There are a few boutique stores, a shoe/athletic clothing store that's been around for quite a while and some other small shops. There are quite a few restaurants to eat at including the Cheesecake Factory and Green Street Cafe ( Love this place!). If you're looking for a chill fun place to go with friends there's SandBar. There are a few pizza places, a panther coffee, a taco joint... I've tried it all and it's pretty good. There's a movie theatre here too which I've caught movies at a couple times. Unlike some other theatres in the area I like that you can reserve your seats ahead of time. Saves you the awkward feeling of having to walk around the theatre in the dark looking for enough seats to accommodate your group. YouFit Gym is also located in Coco Walk which is pretty convenient if you feel like walking around and grabbing ice cream after an intense workout ( j/k!). If you have a gym membership you can park in the coco walk garage for free as long as you get your parking pass validated. Not a bad deal! Coco Walk is also a great spot to go with friends or bring the family for events like St. Pattys Day and Halloween Costume parties. Nothing Raunchy, very nice crowd and a lot of fun. read more

Honestly this place has sort of died down compared to how it used to be maybe say a decade ago. Much of the Grove as I remember it seems to have come and gone and Cocowalk seems to me at least to be really hanging on. It's not really a mall mall but almost like a little hangout place. The amount of stores here is negligible. I think the Cheesecake Factory is probably at this time the anchor of this place. Besides the Gap and Maui Nix which are both near the front I can't think of any other retail space of significance here. Chili's and Hooters are gone. Didn't Dan Marino have a place here or was it Don Shula...? I'm not sure if this place is more alive on weekends but it seems to have far less life than it once had and that goes for the entire area, not just Cocowalk. read more

In all honesty I hadn't been to CocoWalk in YEARS. Finally came back in March 2021 thinking that things would've settled with the construction and with COVID parameters. Summary: Mall is gorgeous, although part of me misses the original "Old Miami" vibe and aesthetic just a little. There are a lot of venues available in the area, but still various store fronts empty in the actual mall. If you were looking for a place that respected COVID safety guidelines, I'm not sure the Grove as a whole is the place to be... I also don't recommend this area as a whole for anyone that is immunocompromised as there is no respect for space or safety guidelines. Expounded: 1) Remodel: The mall is truly beautiful and very well done. They added a ton of landscaping and architectural elements, as well as new access points to the differing levels. There are also little outside seating areas set up, that allow for groups to sit outside, in the shade and just talk. 2) Activities: There are many stores open, but many locales are still not rented out yet. I'm sure COVID made all this more complicated. Though, there is still enough to do in the area for a day or two, at least. 3) Food: There are a couple food places that were added to the mall which look interesting, and there is outside seating for them as well. I ended up eating a little bit off the beaten trail that was a bit empty. A small Indian spot that was really good. I'll review that at well if you're curious. 4) COVID Safety: The area wasn't packed, but did have a lot of people out and about, walking, running, on bicycle, or doing other activities. Out of everyone I saw, maybe 1/2 of people were wearing a mask while walking, but of course no one near or sitting at the food venues had masks on so there weren't many masks on in the mall. Out of the mall, in the surrounding area, it went down to maybe 4/5 of people either had no mask at all, or were wearing it under their noses and many even just on their chin... literally not covering anything but their chin. No one really respected social distancing anywhere in the area and walked right behind you, basically on your heels. Now, I walk fast and they still were on me, I went with one person and she doesn't walk that fast, and this compounded the issue. I had to tell people often, to allow some space. Many looked unabashedly insulted and disgruntled at the request despite my asking politely and apologetically. Some simply ignored me and refused to give any space. I sat outside at a food venue, Fireman Derek, the pie shop which is slightly away from the mall. They had tables on the sidewalk which was very wide for the area and had them by the parked cars. I sat by a tree so the cars weren't too close either. The entire time, people just walked right around us to jaywalk across the street, or stop and avoid the pedestrian traffic, all the while just standing right by us without masks and talking over our heads at the people they waited for. I told many people to give us space and again, I was met with aggressive attitudes and even one person insulting me for politely requesting this. Even by my wearing my mask I had many maskless people shaking their heads at me, and giving me the side eye. Lol. It was very confusing given the times we're in. If you are someone that doesn't mind not having the CDC recommended guidelines adhered to, and essentially just going back to pre-COVID "normal", then this is the place for you, and it is gorgeous with a lot to do in the area. Otherwise, I'd keep this review in mind if you plan to go and be mindful of what to expect. There is no consideration of others that do wish to adhere to safety guidelines, and no one is really pushing for it. The store employees, police, and owners that I saw all simply allowed it; and often were a part of the problem. It was very jarring to see in all honesty. Don't get me wrong, I do want to go back... eventually... The mall was beautiful, and there are many new places speckled around the grove that I'm curious about. That being said, I won't be returning until the COVID situation is sorted. There are many other places in Miami with things to do that are safer, and honestly kinder. Places where people respect you and simply have conversations, and not don't just get mad at any request that may slightly affect them. If it wasn't COVID, or if the area managed this situation better, I'd likely have given 4 stars or even 5, depending. Maybe the day I go back I'll rate this higher. Until then, I was just not satisfied and spent way too much time feeling uncomfortable to really enjoy anything. Until the next I guess. read more

Due to the fact that Cocowalk had become quite ghetto we had avoided it for a long, long time. This weekend we went to the Improv and decided to hang out Cocowalk for a bit. Honestly we were impressed that it is coming back to its former glory. Its not quite there yet, but they are improving the shops, the theatres and the restaurants. Good enough for me to come back for sure! Now I have another place to hang out again besides Lincoln Rd! I still miss Ginger Grove across the street. Their Ginger Kiss was by far the best cocktail I have ever consumed. I know I speak for many when I say I am looking forward to better things to come here in Cocowalk and am definitely looking forward to updating this review to a 4 or 5 star one when it is time! read more

I haven't done the Cocowalk for a long time. It was once a rather cool happening sort of place but then, or reasons unknown to me, eroded into nothing but an overly priced chainy bunch of restaurants and gimmicky establishments. Hence a lot of the fun types like the musicians, artists and the more hip with it kind vanished for other parts of the Grove or move out entirely. I'm happy to say that the areas surrounding seem to being doing nicely and that the Walk itself seems to be improving but I doubt it will ever return to being what it was; its fallen out of favor. What it is nice for is what it may have been intended for in the first place being for a walk or a simple stroll. However, with only about three, at best, blocks of it, it isn't much of walk. I still enjoy it but long for the days of a more local, less big chainy, flavor to it. Miami area has an amazing diversity of culinary delights but the Cocowalk isn't where you find them. read more

Want to explore Coconut Grove and have a main area to start at? Cocowalk is a good place to start. It's an outdoor mall venue with your typical main chains like Gap, Victoria Secret, restaurants like TuTu Tangos, Cheesecake Factory, and an AMC theater etc. Around it is the Mayfair Shopping area (Banana Republic, Sisley, United Benneton), Johnny Rockets, Starbucks etc. But spreading all around it is tree-lined narrow streets that have indepedent boutiques and hideaway cafes, bars, and restaurants that are charming to explore and walk along. Parking is tricky here, its easy to find a garage but there are also parking meters. The neighborhoods around Cocowalk can be a bit shady so be aware if you wander off too far. PS: At night, this place really gets busy with a buncha folks looking for nightlife action, Cocowalk houses a Fat Tuesday and other bars/lounges. Nearby are pubs and bars that young college students bar-hop. PPS: This place also is a great area to people watch during the Grove's Halloween party night. read more

CocoWalk used to be a bustling shopping center for teens and parents on weekends. Now, a lot of the shops are closed down and look abandoned in certain parts of CocoWalk. While the rest of Coconut Grove is thriving with tourism and natives for the shops and popular restaurants and bars, CocoWalk remains a semi-detached area that people only really go to for the YouFit gym upstairs, movie theater, or the Starbucks. If CocoWalk can get the refresh it needs, I'll definitely come back more often, but for now I don't plan on going anytime soon unless it's for a quick movie or small bite to eat. read more

As I am the "Duke" of Cocowalk (a dubious distinction), I hand this review down from my dukedom. A little history - back in 1990, the bohemian "Old Grove" had been in decline for several years. However, the opening of this open-air mall during that year effectively drove the final stake through the heart of the Grove's previous era. Throughout the 1990s, especially the early-middle part of the decade, it was immensely popular. Ridiculously popular. There was a movie theatre, one much nicer than the moviehouses we had around here at the time. There was this new restaurant from California called the Cheesecake Factory - and if the wait time was only one hour, you considered yourself lucky. There was Hooters, Tu Tu Tango, Howl at the Moon, Fat Tuesday. This was a time when Fat Tuesday was actually something of a cool bar enjoyed by all, not a place for scummy douchebags. Fast forward to 2010. Tu Tu Tango and Howl at the Moon, gone. It's absurdly easy to get a table at the Cheesecake Factory. Fat Tuesday is only really popular two nights per year (Fat Tuesday itself, and Halloween). The AMC, cannibalized by the more spacious Sunset Place AMC a few miles away, turned into a Paragon higher-class theatre. Hooters is still there, but the Hooters Girls are not even close to what they once were. Crazy Pianos attempts to channel Howl at the Moon, but I've not been there, so I don't know how "crazy" it does or doesn't get. Oops, I've just been informed that Crazy Pianos went out of business a few days ago. The mall also houses a cigar shop, a fro-yo place, a surf shop, and decaying brands that were at their peak in the 1990s, like the Gap and Victoria's Secret. There's also a Starbucks, which might be the best thing about this mall. I think the Starbucks has taken over as the real "anchor." For some crazy reason, tourists still flock here, and take pictures in front of the fountain. I wonder what they are expecting to see? I frequently sit outside the Starbucks in the morning. I can tell you that this mall's management is extremely concerned with cleanliness, to the point where they even sweep the leaves off the sidewalk every morning. That's all fine and good, but there's a glaring (or should I say "blaring") problem that absolutely needs to be addressed. The fire alarm. I don't know what these people do, but it goes off all the time. It's an extremely loud, high-pitched pinging, and it's the most obnoxious thing I've ever heard. For F's sake, SHUT THAT S*** OFF! No one wants to hear it! To sum up, kind of a lame mall. Its days are numbered, IMO. I could go 3 stars, but for the fact that you never know when you're going to be assaulted by that awful noise - I've heard it happen at all hours of the day. read more

I'm hoping that maybe something will change, that somehow, miraculously, you will pick up the pace, and be the same happening hot spot of old. I was here the other day, and it was nice to see that there were people out and about, but it's sad to see so many stores closing around the area. I stopped into a few shops and even made some purchases, in the hopes of helping revive your economy. I know there were talks of a building a new movie theater where the AMC is, but not sure if that project's still on the table. I give you 3 stars because you are A-OK in my book. I still always enjoy spending an afternoon walking around here, having lunch at Cheesecake Factory, stopping into Fat Tuesday's for drinks... This place holds a LOT of memories for me, beginning at the tender age of 15. ;-) You will always hold a special place in my heart.
