We had a pleasant stay at Refuge at the Reef. It wasn't perfect but then again how many vacations go perfectly? Numerous positives about the house and three minor issues. The host responded quickly to our questions and concerns. The expensive waterfront property is beautiful and well furnished. Our bed in particular was so comfy and we loved how the adjoining bathroom connected to the pool deck. The pool was excellent. Clean, warm, and an ideal size and depth. Adequate lounge chairs lined the pool along with a comfy large hammock and two tables. The umbrellas were broken (from before we arrived) so we usually sat under the tiki hut. The house had adequate bathrooms, bedrooms, and sitting areas for our family. Dogs are allowed for extra fees. The house conveniently has two refrigerators and adequate amenities. It just needs some more kitchen and pool towels. A binder is provided that includes adequate information and recommendations. The main issue was the lawn. The Florida keys already has a major bug issue without overgrown lawns making it worse. We could barely sit outside without getting bit, especially later afternoon. Ants were across the kitchen counter when we arrived. Eventually they did mow the lawn and spray for ants and mosquitos. This significantly reduced the pest problem. Don't forget the bug spray! The dryer also didn't work. They sent a maintenance worker over to confirm our report that it didn't work and that was it. The air conditioning is uneven so half the house is too cold while the other side is too hot. The left side of the house, where the kids rooms are is the colder side. The right side of the room stays pretty hot and thankfully these rooms have ceiling fans. read more

Stayed at Sunset Seeker.830 50th Ct Gulf, Marathon, Fl. I have been vacationing in Marathon for the last 7 years. This is the worst house I've stayed in. The description does not give the true description of the house. The main house has only 2 bedrooms. The car port was made into 2 bedrooms. There are no TVs in those bedrooms. You have to go outside to use a bathroom in one of the bedrooms. There is only 1 outlet in those bedrooms. I took a downstairs bedroom and it was awful. We left early. Upon arrival we called to try and get another house with no success. The top floor was top notch. The 2 rooms outside of the main house were dirty and bugs everywhere. We bought bug spray that only helped for a few days. Large ants crawling everywhere, ceilings, floors, everywhere. It was so gross. read more

If you own a vacation rental in the Keys, DO NOT use Coco Plum as your rental agency. They are an absolute joke, and rip off owners and renters alike. Fees are not shared upfront, zero transparency in accounting. Used them for less than a year and had renters reach out to us directly to say house is great but agency is terrible. We rented a house managed by Coco Plum Vacation Rentals in July. Upon arrival, the cleaning crew was still cleaning the house so we had to wait for 1.5 hours to take occupancy of the house. After unpacking, we learned the house had a terrible ant problem which caused us to wash all the bedding in one of the bedrooms. We also had to wash all the clothes because the ants got in the suitcases. When I called to complain, I was told that there was no way an exterminator was going to come out on a holiday weekend and the property manager would stop by to put out some ant bait outside the house. When the property manager did arrive, she told us that an insurance inspector was going to stop by the next day to do a routine inspection because the house had recently been sold. When the inspector showed up, he told us he had to physically inspect the entire house which took several hours. The property manager left him there and we had to cancel an afternoon of fishing to be in the house. After we checked out, I sent Coco Plum VR an email with a long list (16 in total) of complaints/issues with the house. They included: 1. Filthy bath mats left in the bathrooms 2. The AC downstairs did not work properly 3. Stained pillows in need of replacement 4. Broken and splintered deck boards on outside deck 5. Broken umbrella by the pool (you can actually see the umbrella in the marketing pictures) 6. Badly stained lounge chairs 7. Mold covered cutting boards In total, I listed 16 different issues we experienced at the house. Their response was "Our policy which was stated in your signed agreement that we ask guests to report any issues within 24 hours." I explained that I didn't want to waste my vacation time constantly reporting issues, including one that we had with the property manager. They offered to give me $150 off a future property rental. I explained to them that I had no intention of ever renting from them in the future which prompted them to offer a $150 refund provided I sign a waiver and release which prohibited me from reporting them to the BBB or posting anything on social media. I sent back to them that I would not sign a release and that this is incredibly bad business. First, they should never blame the customer when the issues were clearly their fault. They should also go above and beyond to fix a problem. I told them that they should reassess their policies and look at the issues we experienced to determine if we should receive a refund. I have not heard back from them. I have attached a copy of the Waiver and Release which clearly shows the terms. My guess is that they have to send this to many of their customers, judging by their other reviews. After posting a review on another site, I received an email from someone in their office rescinding their $150 refund offer because on my negative review. Beware of this vacation rental company. You may not get what you pay for. My family and I paid for a weekly rental and it was not what was advertised. I was shocked because the website has such great reviews for this property and I couldn't figure out how there weren't any negative reviews after staying on the property. It wasn't until I received an email from them to review my stay and I found out that Coco plum controls what they do and DON'T put on their website. I would not rent from this company again and I don't recommend anyone else do. If there was a no star option, I would do that. This rental company is, without a doubt, the WORST excuse for property management I have ever experienced. We have rented properties since 1994 all over the US ( and Europe) and have never been this disappointed. We rented an "upscale" property in Marathon Key, Fl for 2 weeks in February 2022. The property is called Vista Del Mar and is located on a canal in Marathon. First of all the rental cost was nearly $20,000.00 for 2 weeks. For that amount of money, and for an advertised "luxury" home--it was not worth it. The home boasts 4 bedrooms all with flat screen TVs--this was a selling point for our group. Only 2 bedrooms had TV's in them. When I called to inquire, they insisted they never said that in their description. I sent them a screen shot of said description---response ? oh well. The home additionally boasts "sleeps 10" --there were LITERALLY 3 cereal bowls in the kitchen, about a dozen mismatched plates and minimal cooking vessels. The ice maker in the kitchen did not work, when I called to request repair we were told to "go and buy bags of ice and they would reimburse us". WHAT ?!?! For 20K, this should have been handled prior to our arrival. The bath towels were little more than rags and only 2 per bathroom were provided. The worst thing was that the WIFI was non-existent or sketchy. This not only effected our computer work but TV streaming as well. Some of our group needed to work, attend zoom meetings etc while on vacation--but WIFI was so unreliable that many business opportunities were missed...UNACCEPTABLE on all levels. After repeated calls, they finally sent a Comcast rep out (mid second week) --the repeaters were bad and needed to be replaced. They "adjusted" what they could...minor improvement. When I called to ask about WIFI fix, I was told that the property manager came out and got an excellent signal IN THE DRIVEWAY IN FRONT OF THE HOUSE ! WHAT?!? My response was "Surely you are not suggesting that we sit in our cars to conduct business"...the owners response was "Go to the place in the house where the signal is strongest " HOW ABOUT YOU PUT SOME DECENT WIFI IN THE HOUSE IN THE FIRST PLACE ! And remember this place was $20K for our stay. The last straw was when the Comcast rep came out to "repair" the wifi. We had made plans to go to Key West that day and would not be home. This news was met with a response along the lines of "can't you re-arrange to meet the Comcast rep?" Um...NO--I suggested they send a Coco Plum employee out to let the Comcast rep in. They were not happy with that suggestion. We did arrive home near the end of the Comcast visit. We came in the back door which had been locked. The person opening the door in our party forgot the lock combination and tapped on the door. Coco Plum was LITERALLY 10 steps from the door. She stomped over to the door, yanked it open and said "You know, the combination on this door is the same as the front door." REALLY ? I will NEVER, EVER rent from Coco Plum again, and I suggest to anyone else to do the same. This was the most arrogant, unprofessional, rude staff I have ever had the misfortune of dealing with. And did I mention the 3 sides of LOUD construction going on around us; including BLARING music for the workers. I have reached out to Coco Plum with ZERO response--no surprise. In sum, DO NOT RENT FROM COCO PLUM in Marathon, FL; you will be disappointed , taken advantage of monetarily and overwhelmed with inefficiency. One last thing: prior to leaving we were "required" to strip all beds, remove all used towels and DO LOADS OF WASH before we checked out. Empty and clean refrigerator and "tidy up". Trash to outside receptacles. What does their cleaning crew do ? DO they even have one? We, of course, would have never left a mess, but DO LOADS OF WASH ???? All this under threat of additional charges. We would have NEVER left a mess in any rental unit, but to be "threatened" was unnecessary. May I just say that when we rented a TRUE luxury property in St. George Island, FL. We were not even expected to empty the refrigerator, let alone strip beds and do the wash. Unbelievable. I am still angry these many weeks later....We deserve some refund for all the issues on this "luxury" property--but , of course, Coco Plum has never responded to my initial PRIVATE review via email. Oh well. You had your chance. The truth is out...and by the looks of these other reviews, I am not the only dissatisfied client. Shameful. On a positive note: The house was new and clean and appropriately outfitted with furniture. The pool was well maintained and outdoor area was quite enjoyable. We we totally disappointed with the deplorable condition of this property. We were guaranteed it would be clean and was an upscale rental! None if this is true!! Pictures do not clearly represent property and the rental fee we paid is way too much considering the condition and the property!! We rent somewhere every year and this is by far the worst rental company we've ever dealt with! We spent hours cleaning this property to make it livable, but was still in poor condition. We continually tried to deal with the rental company and they just didn't care and were uncooperative. Reservation people misrepresent and lie about property, condition and when going to the office, they lie to your face. We asked for some compensation for all our time spent cleaning and organizing, but was but was totally rejected by owner of Coco Plum. We were told we could change the date of our trip due to COVID restrictions in our state if needed when we booked in July 2020 for a trip in January 2021. Due to state imposed an workplace travel restrictions in November 2020, we tried to move the date to January 2022 and we were told no, that we couldn't move the date, we were out of luck and the company was keeping your $5000 deposit. As a business owner that provides a service to the masses I lost a lot of money due to COVID and had no chance but to accommodate my clients and to move dates. I guess this company doesn't understand this nor care about the wellness of their clients. This is not ok in a world where, for the last year plus, life has been turned upside down. Airlines, cruise ships, etc have done everything they could to accommodate rescheduling of trips due to the unknown of COVID and we have confirmation from this company before we ever made our deposit that it was able to be rescheduled up to a year out if needed, and they rescinded on this and basically stole our money. We gave over 3 months notice of intent to reschedule and they instead kept the money and refused to move the date. Do not do business with this company! read more
