Pros: easy to get a hold of and quick to respond to emergency (or non-emergency but essential repairs). In addition, the workers are very reasonable especially if you speak with them in person. Overall, they were very like-able. Cons: Upon initial move in, several things were not cleaned. For example, cabinets, tubs, window sills. Although we were told all of those would be cleaned before we moved in, they were not. In addition, they never followed through with minor repairs we were told would happen after the move in inspection. At the end we were still charged with a cleaning fee of about $100 which was frustrating considering the condition when we moved in; but I guess we were held to a MUCH higher standard than the previous tenants.

Cute in a has a jar of (delicious) cookies at the check in desk at all times. Besides being so cute it's located perfectly right in UNCs campus and just blocks from Franklin street. We had a car since we were making our way thru North Carolina and needed to drive to Duke a few times, but if you're visiting UNC you could probably get away without a car. The room itself was cute (of course) and clean. My only dislikes was that the tv didn't have Netflix so my daughter and I couldn't watch a movie together, but my phone sufficed. The walls were also a little thin and we had some noisy neighbors. We enjoyed the brunch buffet before checking out on Sunday and it was delicious. The hotel is now a Hyatt property and the renovations added modern touches to the sleeping rooms and lobby and restaurant. We parked overnight and the valet and front desk and all the staff are extremely friendly and hospitable. The standard rooms come with showers so I paid an upgrade for a bathtub. The rooms come equipped with a mini fridge, robes, a lovely Nespresso machine, and very comfortable bed. We had a delicious dinner at Crossroads and also a fantastic brunch buffet on Sunday morning. The hotel is known as a wedding venue so it is a great place to host rehearsal dinners and weddings and have the guests stay overnight. It is the university hotel and has the Carolina charm and history and is a great place to stay for alumni, weddings, or other local events. Imagine paying that and then getting fined $300 for a few areas not being cleaned that could've been done in 10min. They also don't let you walk through with them for the inspection so you can address stuff, they just take a month to tell you they're cutting your deposit in half and there's nothing you can do about it. The manager I had was a complete moron, always having an excuse for things and I had to be the one to keep bugging her about stuff. She blamed being new, she blamed covid, she blamed contractors, ect. I was a VERY mellow tenant and only brought up big stuff like holes in the roof and water issues. The day I was supposed to move in the water was cut off because the manger screwed something up 'because she was new'. The house was NOT CLEAN and I was told 24 HOURS before I was scheduled to move in-- keep in mind everything I owned was already packed up in my truck and I had already closed my previous residence. So I was given the "option" of waiting until it was cleaned (with NO ETA) or I could move in and clean it myself and she'd issue a 'credit' WHICH WAS $20 DOLLARS, ARE YOU JOKING? They charged me $300 for the cleaning fee because some baseboards were dirty. $200 for a yard that I kept up and left looking better than 90% of the neighborhood (and it was FALL) As far as work orders, expect to wait 3-4 months even if you call in every week. Of course the manager tells you it's your job to be following up on it because they have too many houses to keep track of . For example I brought up concern about the septic possibly being full and having bubbling issues about 4 months before the septic overflowed and I had to deal with septic water in sinks and baths. Nothing was ever done about the concern and it was always 'well i have to check with the owner to see what they'll pay for' when there was sh**water in the bathrooms. The manager of course stopped responding to my emails, but I won't stop pressing now that they've stolen my money. This should be an eye opener for owners looking to utilizing their services as well: they don't care about the upkeep unless something is leaking, on fire, or falling down. Everyone we've deal with on their maintenance staff has not only replied quickly, but knew exactly what was needed to resolve the problem, explained the situation clearly, provided detailed information we needed after the problem was resolved. They have always been sensitive to knowing that helping us understand the situation was as important as them fixing it. Knowing that we've got such 24/7 responsive and responsible resources a phone call or a few clicks away has made living in this lovely house a real joy.

The final issue that led us to terminate management involved landscaping/tree work that perfectly summarized the broader problems we experienced throughout the relationship. We requested quotes for landscaping work in mid-March and did not receive them until we followed up weeks later. When the quote finally arrived, the pricing didn't add up correctly and had to be clarified after additional follow-up. We approved what was described as trimming and cleanup work, but communication throughout the process remained inconsistent. Scheduled work dates were missed, partial work was completed without updates, equipment was left at the property, and both we and the tenant repeatedly had to ask for status updates. Most concerning, a large holly/privacy barrier on the property was cut back far beyond what was communicated in the approved scope of work. We were later told after the fact that the vendor believed mildew/mold treatment required such an aggressive cutback, but that was never explained to us before the work was performed. Had that been communicated upfront, we would have had the opportunity to discuss options and understand the actual scope of work being approved. The larger issue, though, was not just the landscaping situation itself -- it was the ongoing lack of proactive communication and oversight. Over the course of our time with Acorn + Oak, we went through multiple points of contact and consistently found ourselves needing to follow up for updates, quotes, scheduling information, and basic responses. Even our tenant expressed frustration with delays and communication issues. For a company charging a 10% management fee, we expected significantly better service, coordination, and accountability. Instead, the experience often created more stress and work for us rather than less. The Broker in Charge ultimately allowed us to terminate our agreement early, and we are now self-managing the property while evaluating better long-term options. I rarely leave negative reviews, but I think it's important for prospective owners to understand that communication and consistency were major issues in our experience.
