Someone must have driven through the neighborhood and opened up my mailbox to deposit it in there! The note stated: my name, Call us regarding your mortgage*, Call ASAP: 866-918-2696, Pin #: XXXXXXXX I have never even heard of this "company", and find it really annoying as well as illegal, to have people opening up my mailbox! I was really hoping to not have to write a bad review. Buuut... here I go. From the start I was approached by Clear Path Lending to refinance. Great rate, simple process, perfect! I was initially approached by Chris the loan offer that discussed the process and I was ready to start the refinance. I didn't hear back from him for quite awhile, so I inquired at this point bc I was going to go with another company. I finally received a call back and he told me he was going to process documents and his secretary would be the one in contact with me to get all the necessary info and she would submit the paperwork. I cannot recall her name, she was fantastic and helpful. She processed them quickly. However, I had questions that she could not answer. I was told Chris left early for the day which okay it happens. Waited for a response... got answers days after the paper work was submitted. My refinance had processed. Simple, easy. But then we had some unforeseen events come up and have to relocate for work. So, in the contract it says must live in home for one year prior to selling. I wanted to clarify bc we now need to sell our home. I was told bc it's a new contract that time starts fresh so in order to sell I would need a letter stating that Clear Path Lending is allowing me to sell. I reached out to clear path a few times asked the question. No one knew. Then I tried to get ahold of Chris, called his office several times, left a message. I also sent an email. Those went Unresponded to. I was working with another employee who was transferring my loan and she emailed Chris to follow up and CC me on it. He apparently only responded back to her saying it's 6months. So the weekend comes. My family has a lot of decisions to make. I am simply asking for a letter. Over the weekend I emailed upper management. Monday I get a call from Chris. No good morning ... no this is Chris from Clear Path Lending... it was " I walked in today and had to go to my boss office". Ummm - who is this? I do not have your number saved in my phone, okay. I spoke with multiple people from this company so why would I assume It's you or even know who you are? So unprofessional. For the first 5min of the phone conversation is was all about me tattling on him like a child. Look we all have things to do, and I'm trying to move right along. I'm not going to wait on a simple response. I asked if he could write the letter, he told me yes he would send it. He sent a follow up email moments later, but no letter. Telling me I didn't need one and I need to speak with whom my loan is being transferred too. I spoke with the lady from Clear Path that helped me with the transfer and she told me flat out Chris told her 6 months I could not sell my home. Regardless if I need the letter or not. I am a customer that was asking for something simple and a piece of mind. Contract literature isn't always easy to read and to play it safe ... how hard is it to put it in writing. Talk to Adam Mercado and he tried to deny that they have any fault when my mortgage company said they didn't add everything in my property taxes like my mello roos when I refinanced thru them. Today, Feb 16, 2021, I received a plain envelope in the mail. Inside was the below attached letterhead from CLEARPATH Lending (supposedly). On the letterhead was a scribbled note telling me to call a 1-866 number ASAP. Suspicious, I looked up CLEARPATH Lending and called their number. It was different from the 1-866 number. They said they would call me back. Still waiting. I called the suspicious number and someone answered and said they were the "CLEARPATH Lending Loyalty Department." I told the person that answered that I had called the "real" CLEARPATH Lending and she acted all confused and said she would have someone call me back. I said don't bother, as this is an obvious scam. The writing on the note looks like a third grader wrote it. Sorry. I don't mean to degrade third graders. I found this on www.consumerfinance.gov WASHINGTON, D.C. - Today, the Consumer Financial Protection Bureau (Bureau) issued a consent order against ClearPath Lending, Inc. (ClearPath), a California corporation that is licensed as a mortgage broker or lender in about 22 states. ClearPath offers and provides mortgage loans guaranteed by the United States Department of Veterans Affairs (VA). ClearPath's principal means of advertising VA-guaranteed loans is through direct-mail advertisements sent primarily to United States military servicemembers and veterans. The Bureau found that ClearPath sent consumers mailers for VA-guaranteed mortgages that contained false, misleading, and inaccurate statements or that lacked required disclosures, in violation of the Consumer Financial Protection Act's (CFPA) prohibition against deceptive acts and practices, the Mortgage Acts and Practices--Advertising Rule (MAP Rule), and Regulation Z. The consent order requires ClearPath to pay a civil money penalty and imposes requirements to prevent future violations. Today's action is the eighth case stemming from a Bureau sweep of investigations of multiple mortgage companies that use deceptive mailers to advertise VA-guaranteed mortgages. The Bureau commenced this sweep in response to concerns about potentially unlawful advertising in the market that the VA identified. This ongoing sweep of investigations reflects the Bureau's commitment to enforcing the laws that ensure the financial marketplace is fair and accurate for all consumers, including servicemembers, veterans, and surviving spouses whom VA-guaranteed mortgages are designed to benefit. The Bureau found that ClearPath disseminated advertisements that contained false, misleading, and inaccurate statements or that failed to include required disclosures. For example, ClearPath advertisements misrepresented the credit terms of the advertised mortgage loan by stating credit terms that the company was not actually prepared to offer to the consumer, including misrepresenting the annual percentage rate applicable to the advertised mortgage. ClearPath also misleadingly advertised rates or payments as fixed, even though the advertised mortgage was an adjustable-rate mortgage or the payment was not fixed for the indicated duration. ClearPath also misrepresented the existence, nature, or amount of cash or credit available to the consumer, and the existence or amount of fees or costs to the consumer, in connection with the advertised mortgage. The Bureau also found that ClearPath advertisements created the false impression that ClearPath was affiliated with the VA. ClearPath advertisements also failed to properly disclose, when required by Regulation Z, credit terms for the advertised mortgage, such as the number and time period of payments associated with the consumer's repayment obligations over the full term of the loan. Finally, the Bureau found that ClearPath advertisements used the name of the consumer's lender in a misleading way by not adequately disclosing ClearPath's name and the fact that it was not associated with, or acting on behalf of, the consumer's current lender, as required by Regulation Z. The consent order against ClearPath requires ClearPath to pay a civil penalty of $625,000. The consent order also imposes injunctive relief to prevent future violations, including requiring ClearPath to bolster its compliance functions by designating an advertising compliance official who must review its mortgage advertisements for compliance with mortgage advertising laws prior to their use; prohibiting misrepresentations similar to those identified by the Bureau; and requiring ClearPath to comply with certain enhanced disclosure requirements to prevent future misrepresentations. read more

Why resort to such dishonest advertising by pretending to be a veteran's current servicer!?!?! When I discussed with my loan officer he stated they are what's called "bottom feeders" in lending. When you go through another lender and the lender pulls your credit Clearpath buys these leads from the credit bureaus. Don't get me started on the credit bureaus for being able to sell this info... Got referred to the company by a veteran and it was a great choice. The staff was professional and accommodating to my schedule. The company specializes in VA loans and has mastered the complicated process. I have seen this process take upwards of 60 days. They mentioned the turn time would be 10 working days. They got more done in the initial meeting than the other company did in 1 week. I will keep you up to date with updates. So far, amazing 1st impression. 11 calendar days later... I have refinanced with Clearpath Lending,before and they were great. But this last refinance I was told I would get my escrow back and I find out that they requested a final pay off minus my escrow. I did not ask for that. So the final payoff was short and my escrow was used for interest and taxes. I have went back and forth with Clearpath and my old mortgage company, and I can't get a reason why the final payoff did not include interest and taxes, That has never happened to me. I was ask to refinance by Clearpath thinking it would help with these uncertain times. That included my escrow which I so desperately needed. So I'm very unhappy and feel that was unfair. read more

Clearpath was, by far, the best lender I've worked with to date. (This is my 6th mortgage). I refinanced a VA loan and the process went very smoothly. I started with NewDay, a veteran-owned company, but they were so slow, the rate lock expired and they came back with a slightly higher rate. Clearpath gave me the same rate offered in their marketing letter, not the batch & switch like NewDay, and closed well before the lock expired. The staff I dealt with were polite, very responsive, and did everything they said they would do. The notary came to my house and we signed all the documents in about a half hour. Done. So happy. I refinanced approximately a year or so ago . Things went so smooth . In Nov. 2021 i received a call recommending me to consider using some of the equity in my home to pay off some cards or other debt . I don't know what happened . It started off so smooth, I referred my daughter who finally closed Feb 5, 2022 . After she sent them a text { Clear path } informing them of the way we were threated, they quickly completely her paper work and went on to close . I really don't want to give a bad review . I believe this is a good company . Some people either needs to be retrained or removed . It's a little weird to be writing reviews for a mortgage place on Yelp...but these guys earned it! I was surprised to see they had a Yelp rating but not surprised that it was 5 stars. I had to jump through all kinds of hoops for the 6 other lenders that couldn't do my purchase financing. Such a complete waste of my time and effort with those other lenders that promised the world and delivered nothing in return. I asked around to so many friends for lender referrals and no one could do my loan with only 20% down. Everyone else wanted between 30%-40%. I didn't want my cash tied up like that so I kept looking. I finally found ClearPath through a friend that raved about them. Damn were they right! These guys got me an amazing rate, turned it around in under 3 weeks, and they needed half the down payment as some other lenders. I can't recommend these guys enough. Honest and reliable. I called this morning to ask for information in regards to refinancing. The lady that picked up kept saying that she couldn't hear me; but asking for my information at the same time? I could hear her perfectly fine with all bars available on my phone and I had just been on the phone with my dentist without any connectivity issues. Anyway, all the sudden she "could hear" me and asked for my first name. I gave her my first name and then she asked for my last name. I asked why she needed my last name and she said was for someone to call me back. I asked why my last name would be needed for a simple phone call (keep in mind that I don't want someone blowing up my phone to get my business); the girl HUNG UP on me, and did not answer my question or took down my number.
