I was a tenant at one of ClassicPM's properties on Lindetree Lane, Fort Worth, Texas -- and I would never recommend this company to anyone. My experience was extremely disappointing and unprofessional. After moving out, I was charged a total of $415 in unjustified fees: $300 for carpet cleaning $75 for lawn care $30 for "debris cleanup" (despite the house being left in clean condition) $10 for a light bulb -- even though I had replaced over a dozen bulbs myself when we moved in, because the majority were not working. They also falsely claimed I left behind personal items. In reality, we spent 7 months living around their leftover junk--paint cans, old wood, boxes, and expired air filters--without ever complaining. To make matters worse, the property manager asked me to vacate the home 3 days early, even though I was charged for the full month's rent. I complied, without issue. Yet instead of professionalism or fairness, I was met with exaggerated and dishonest charges. It honestly feels like they're trying to extort tenants on the way out. Their practices lack transparency, integrity, and basic decency. I've attached pictures of the clean condition in which I left the property to support my claim. I requested a maintenance on 11.24.20 for backyard fence. I have called, email over 25 times with no results. I live off a busy street. All my items exposed. Someone came in my backyard stole all my patio furniture and some other items right at my back door. Police been involved, my neighbors threaten to call the the city cause fence been laying down in their yard. I'm nervous and scared next time someone will break into my home especially when they felt comfortable to steal my property. I have tried standing fence up myself but whenever the wind blow it's down again. This has been so frustrating. I never been late on my rent now over 2 years. Never been a problem so I don't know why this hasn't been token care of. It's now February and as of yet I still have no reply to this request. read more

FINANCIAL NIGHTMARE. As a board member, we WASTED $50,000 and got the slumlord management treatment from Manager MICAELA KEE and RUTH McLAUGHLIN. Ruth told our board in a call, "Sit back and let us do everything. We'll take care of you." Then we find out for the entire time we were with Classic our Financials were never audited, and they did not record transactions in conformity with GAAP and best accounting practices, including reconciling account balances. They did not work to remove a Cadillac trapped under a downed Carport for over 21 days after a storm (as pictured below or click photo link below my username). They overcharged us $8,500 by using their preferred vendor over our commercial landscaper to chainsaw 1 tree (no stump). They didn't even haul the branches and we had to pay our landscaper to do it. They did not remove the metal debris. After over 21 days our board had to hire a contractor to fix the carport and remove the trapped car. Classic's accounting department overcharged several homeowners the incorrect monthly dues, while undercharging other owners, according to our new property management firm. They also incorrectly added interest and late fees to many homeowner accounts for months from what Sharon Reynolds, Accounting Manager, and Susann Fortney, COO, referred to as Classic's accounting software error. Our property manager Micaela Kee was never consistent in providing written inspection reports for her supposed 2 monthly site visits. The board asked her to notify us in advance of visits but she never did. We had a pool pump leak that went unaddressed for 5 months. We scheduled a meeting to discuss this and other concerns with her and her manager Ruth and they didn't show up. They still refuse to provide our request for Monthly Inspection Reports, probably because they were not made. Micaela was such a poor communicator with homeowners and board that major issues went unaddressed for months if they were even addressed at all. In an email she wrote that she didn't see communications because "they were in her spam folder". A homeowner repeatedly made requests from August 2018 to January 2019 to address property issues and they were not timely addressed. Another homeowner trying to sell their home was told Classic "didn't have to complete HOA surveys because they couldn't care less whether the condo sold or not." Classic's mismanagement of our community was a liability in the end. But hey, CALL Micaela Kee if you like wasting money, BECAUSE YOUR E-MAIL MAY GO TO HER SPAM FOLDER. read more

If I could leave less than 1 I would. DO NOT RENT A PROPERTY THAT THIS COMPANY "MANAGES". My daughter, son and grandson rented a home they manage, they were never late on rent and took very good care of the property. It was a 2-story house and had two balconies. They couldn't go out on the balconies because they were so dangerous. Turned this problem in several times and they were NEVER fixed. Just wish I could tell the next people renting this house. The garage door broke and my daughter ended up fixing that herself cause she couldn't get her car out of the garage! She didn't get the pool key till the second year she was in the house. The list goes on that they didn't fix. Then when she got ready to leave, on-line the protocol was to give 30 days - she did that. Now this property "management" company says that the contract says 60 days. Better reconsider renting anything this place "manages"! read more

Classic PM's level of service has crashed into the earth. They've failed to address maintenance requests & other needs of my tenants. This prompted me to terminate my engagement with them (which will end in 2 weeks). As I'm transitioning away from them, a tenant notified me that Classic cancelled their maintenance request which they created 2 months ago, which includes roof damage and electrical issues in the kitchen. Since then, several storms have passed through the area, likely causing more damage to occur through the initial roof damage. Classic's response is that they canceled the work order recently because our engagement is ending, and that the roof damage isn't something of immediate concern- but that the tenant is free to create a work order for electrical issues since that's more of an immediate concern. What about sitting on the work order for 2 months without any updates? You can't make this stuff up. Classic PM has turned into yet another terrible PM company that you hear horror stories about. I used to live at 2320 Homewood lane Grand Prairie TX 75050, and i can say for sure this is a very bad management company, my home was flooded several times, while i was living there, the company only send someone to come take a look after several days, the place is tearing apart but they are more interested in the rents at the end of the month. When i left, i was charged some crazy bills, even though they never returned my deposit of $1550, coming up with all sort of lies even when i had pictures the place was in perfect condition when i left, i painted and cleaned the whole place, but they even asked i pay an extra $500. They have been avoiding me for over a year now, every time i call their office they always have something to say about the person i need to speak with not on sit. There isn't enough time to explain the greed and blatant disregard for their residents. We have spent weeks without any A/C and the problem never gets fixed. One company after another and it works for one or two days before breaking down again. The temperature in our house keeps getting warmer. They did not respond to our concerns and lack any professionalism. They care about profits and your ability to pay the rent. This is by far the worst and most inept company I've ever dealt with in my life. Please run in the opposite direction from any property they happen to own or manage. I just leased a townhouse from Classic Property Management and I want to warn others not to lease, buy, or do business with them. It may seem ok at first, but the headache and money spent will not be worth it in the end. The application process itself was very unprofessional and unorganized. I applied for a house that had already been leased out so they offered another one that I would have to wait 2 months for. I waited the time and moved to the property only to find that it has major leaks and plumbing issues. I paid $5000 to relocate in the middle of a pandemic to a property with known plumbing and leaking issues. At move in, they changed the flooring to hide water damage from the upstairs leaking downstairs, and the rest of the property had not been painted or even cleaned. The toilets and bathtubs from upstairs flooded the downstairs and brand new furniture is ruined with waste and not one person at Classic Property Management cares in the slightest. The entire staff is rude and will push off the responsibilities to another person in hopes that it will fade away. The plumbing company they called even tried to come the next day after knowing my home was flooded with no working toilets. I'm sure there will be issues of mold from the flooding and leaking. Hopefully they start to care more about families to prevent poor management from turning into legal or property code compliance issues with the city and state. It is sad to see a property management company would treat a relocating family so poorly in the middle of a pandemic when other tenets aren't even paying rent. I'm certain that the poor quality of service spreads throughout their entire company. Watch your account statements carefully and request an itemized statement when your balance is not correct. Classic is fond of tagging on numerous late fees and admin charges. Also, they are very lax in checking their lockbox and then reporting your payment as received after the first of the next month. I've had checks mailed at the same time as my HOA dues received and clear my bank 3-7 business days before Classic even showed my payment as received- and those checks were sent out of state! Several of my neighbors have received late notices only to have their payment miraculously discovered on someone's desk under a pile of papers when they called to speak to someone. And one time my account had an $80 balance (almost 30% of my monthly dues) that I was ever notified about. I found out about the credit balance when I called for my new amount because I couldn't find the new coupon book. Classic had no intention of ever telling me about the balance or refunding the overage amount to me. Updating my review based on the continuing questionable accounting practices of Classic in managing our HOA. If this company is managing your HOA, watch your account statements closely. read more

Maintenance Manager Trenton is completely worthless. We've lived in our home for over 3 months and we still have the same issues unresolved. I'm constantly told I will be hearing from someone before end of day, and days, even weeks later still no word. Numerous emails sent to Trenton with no response. voicemail unreturned. Even contacted another person in the office complaining, trying to get an answer and they turned it on me. Saying that I should be on top of their work orders with their contractors. That not my job to do Trentons job. If a work order is still open. he should know why and be on top of it. I've been a maintenance manager for a Marine Corps base. I know how this is supposed to work and Classic fails on all aspects. Weve had water pressure issue since we've moved in and here it is 3 months later and still no fix. Had a company finally come out Monday and start work. Dug a hole in the yard and was told they'd be back tomorrow. Then I get a phone call from another plumbing co pant saying they just got the work order and are down the road, can he come by? So now I'm put in the middle of some sort of ordeal Classic is having and Now it's the end of the week and we still have a huge hole in our yard and noone else has been out. Was told multiple times that I'd be heading from someone and that it would be worked on the next day....still nothing. totally worthless. read more

DO NOT DO BUSINESS WITH THIS COMPANY they almost cause our whole family to be killed. This rental company is horrible! They do not respect your legal rights (or state laws) and will enter your home when ever they feel (without regard to you or your animals safety). We put in dozens of work requests for major issues and they canceled 90% of them. Then when these small issues caused code compliance to get involved the rental company acted like it was our fault for not putting in a work requests and they had no idea. Dana is horrible, she was super nice for about 2 weeks then turned into a extremely rude, disrespectful and petty person who would never answer the phone return our calls or voicemails. After multiple years of this treatment and the house catching on fire because of her canceling all the work requests we were done being nice about things and had to lawyer up. The pros we called to deal with that situation (because we already knew Classic wouldn't do anything) said the house has been out of code for years and that it could have taken the neighborhood with it. our home didn't have power for about a week while it was 115 average high temperature. Awful experience please don't risk your families safety by renting from this company. so much more horrible things happened but I fear that if I include them they might figure out who I am and treat us even more horribly then they already are. I just posted a review last week about CPM and would like to amend my review. I was giving them credit for keeping our financials in order and now after we have reviewed them, they are a complete and utter mess. Accounts have been closed for non-payment, bills for other HOAs were paid from our account, past due notices are arriving, etc. Every homeowner we are coming in contact with has nothing good to say about their dealings with CPM, the common them is rudeness. Please stay away from CPM, do not hire them to manage your HOA. read more

Its 7:00 PM and it's dark here, but the management has yet to turn the lights on in the parking lot. They also control the lights on our front porches, so the stairs are dark as well. When it snowed they did nothing to clear the walks or the roads. read more

So, my grandma and I started renting with Classic about six months ago, when she moved in, it was tough for her to make a transition, but the maintenance department made everything handicap assessable for her. we also had some foundation problems because of the home being old, which is expected, but they took care of it and replaced all of our broken flooring immediately. This place is horrible. The owner is nice but niceness doesn't make a business be on top of 150 condos. These are people's investments. Overall, they don't answer emails, they don't ever answer their direct lines, just b.s. Our community has a decent reserve and the only thing they've focused on in a year and a half is the only amenity...the pool. Which I might add, wasn't in a dire situation. We still have lights that do not work in our community or should I say never have. How do you function as a business and have a main entrance light not functioning? The way they handle business will inevitably welcome unnecessary lawsuits small or big to their company and the HOA they serve. Not having lights on at a main entrance with movable gates that swings out when the wind blows, speaks disaster waiting. Our landscape is a mess. A fence issue that base on them was resolved, ...months later isn't corrected. In this situation all they are doing is moving the same fence in a couple of feet. It's wood for heavens sake. There are for sale signs everywhere, which they said they would address over 4 months ago. And can anyone tell me why it takes over 7 months or more because it still isn't done to put up the American and Texas flag. Just downright not a good property management company. If you are an investor looking for a property management company, I would NOT recommend Classic Property Management!! I have lived in Royale Orleans North for 6 years and the whole time I have been an Owner Classic has been our Property Management Co. We pay pretty heavy HOA dues considering all that is taken care of and NOT taken care of. They have been decent to deal with until they hired Carol Moran. She has decided to take a dictatorship approach when dealing with issues about our community. She is making decision during COVID-19 that needed to be addressed with the community and voted by the board. Meetings can still occur during these challenging times(via online Platforms) yet there hasn't been one meeting to discuss these issues. When we have emailed her about the community property and issues she has completely dismissed our requests for more info. If I owned a property management co I would be completely embarrassed that this was who was representing my company. read more

I noticed other reviews on this site were from home owners trusting Classic with renting their homes. My review is as a tenant renting one of their properties and I do not have good things to say about the company. They promised to repair the fence before I moved in. It took over 5 weeks and several emails and phone calls to get this repair done. When the repair man finally decided to fix the fence he did a poor job and was extremely rude. I have now been in the home for a little over 2 months and the lock box has not been removed even after repeated phone calls and emails requests to do so. None of my emails are ever replied to and no phone calls are returned. If your considering renting a home from them I recommend you look elsewhere and if you are looking to have them rent your property out you might want to check on the new tenants and verify their satisfaction with the company. read more

Worst property management I have ever worked with. We paid them to screen applications for tenants, collect rent from tenants, and do repairs and maintenance on the property. Not only did they not do repairs, we specifically stated no smoking and only allowed one pet. We contacted them multiple times to tile the foyer in order to avoid damage to the wood floor from weather, and 2 years later, we finally did it ourselves after ending our relationship with them. Of course, the floor was ruined, and so was the front door, which they decided to just saw off the bottom in order to open and close the front door. The tenants were chain smokers and had 5 large dogs, and additional people not on the lease lived there. Do not let Carolyn lease you a property, and do not let her manage your property, She and her staff are late to respond and are very unprofessional. read more

All I need for them to do is put a new pool pass in the postal mail. We have paid our HOA dues on time for over 10 years. If I could give them no stars for this review. I would. Horrible service. If I could give this company zero stars I would. They are completely unprofessional and unorganized. They take forever to respond to email or voicemail, if they even respond at all. They mis-scheduled appointments and then showed up late. They have zero regard to anyone else's busy lives. I lived in the house I rented from them for two years. I also found the next tenants to take over after I moved out. I got the carpets professionally cleaned which was stated on the lease, but I still got charged to get them recleaned, and the carpets never even got cleaned again. There was no reason to get the carpets cleaned; it made no difference in that old carpet. I was told they don't use Stanley Steamer because they "do not ever use Stanley Steamer because they usually have to redo their work." A heads up about that would have been nice, but instead they chose to say they would just reclean the carpet on their own and charge me for it (although according to the new tenants, the carpet was never cleaned). I was also told that there were multiple things that I could have gotten charged for instead if the carpet cleaning, which was all a complete lie (ex. light bulbs were out, lawn wasn't mowed, filter wasn't changed, etc.) I had checked and done all these things the day before the move out walk through (which they didn't show up for and had to be rescheduled) that were supposedly not taken care of.
