BEWARE! Bo is DISHONEST, SNAKY, UNETHICAL, & DECEPTIVE!!!!!!!!! The specific units I expressed…read moreinterested in, Bo DELIBERATELY JACKED (TORT / EXTORTION) up the prices, -Inconsistent negotiation terms or provision of housing facilities between protected classes and non-protected classes -Applying inconsistent policies for tenants when it comes to how much rent you charge -ALL of the SPECIFIC units I've expressed interest in they've specifically jacked the price up, and not only did they jack the price up, but they've jacked it BEYOND the "normal" range of all the others identical to it-Clearly has listed the unit I'm interested in in BLACK-AND-WHITE the LOWEST and HIGHEST price for the 1x1 Den Unit, and ALSO told me $1610, and now wanting to charge $1795! (That's nearly as much as their 2-bedrooms) -Raising the rent or changing something about the terms of tenancy. Violation: -ALL of the SPECIFIC units I've expressed interest in (B304, G307, D203), they've specifically jacked the price up from the ORIGINAL price it was at AND even beyond/higher than the normal "range" of their similar apartments Violation:-On Sat Sep 9, 2023 we went to go look at an apartment, and Cam opened the door to let us into someone else's apartment while they were still living there. This was illegal and EXTREMELY uncomfortable Violation: -Bo told me I HAD to "apply" ($40) AND pay a $200+ something fee in order to hold / reserve the unit for "30 days." Violation: -Aug 22 I applied and put money down to hold the unit for 30 days. I had 30 days to decide if I wanted to keep the unit. I made it very clear that if I should decide to move in I would let them know by the 30-day mark, and that I would also sign the lease the day of move-in. -Aug 24, I get a strange email from them stating, "You are currently scheduled to move in 09/01/2023. Please remember, if not e-signing your lease, you will need to make an appointment to come in prior to 09/01/2023 to sign lease, provide final move in amounts and obtain your keys." This was very unusual I thought, because they clearly told me I could put the unit on "30 days," and I made it clear that I hadn't made any 'set' decisions yet, and that I simply had 30 days to decide. I never set a "09/01/2023" move-in date EVER. I applied 8/22 for the apt to have it on HOLD through 9/22. -Aug 24, They are PRESSURING me to sign the lease, and very EARLY (Again, I was said to have "30 days, ie, through 9/22" to simply DECIDE if I even wanted to live at the complex) -Aug 31: They reach out to text message and harass / pressure me AGAIN to sign the lease -9/6: They Pressure me AGAIN saying, " "Hi Emily it looks like you still haven't counter signed your lease. If you could go into your resident portal and review the lease and counter sign for us then we can make sure everything is completed prior to move in." -9/15/2023: They PRESSURE me AGAIN emailing me, "Good morning, We would like to see the lease signed at least a few days prior to move-in." (I had already made it CLEAR I had UNTIL 9/22 to even DECIDE if I wanted to move in, and that if I did, I would sign the lease the DAY OF!)-9/16/2023: Would NOT answer My Question whether I could sign the lease the DAY of moving in, AND tried manipulating and pressuring me into signing AGAIN. I got a call Saturday Sep 9/16/2023 asking me to sign (Despite me clearly saying I would be signing the day OF move-in) UPDATE: They JUST took away the "2 month FREE" rent from me! They completely 100% LIED stating I'd have to sign an "11-month" agreement for this, FULL WELL absolutely KNOWING I agreed to a "9" month (due to interest in finishing My Doctorate's Graduate School Degree). So not only did they take BACK what they 100% PROMISED, but they outright underhandedly JUSTIFIED and LIED cold-face LIED about it. The property manager also told me that if I decided to leave after the first 2 FREE months, or ANY time after, I would ONLY be responsible for paying carpet cleaning and a "buyout" fee, which was 2.5 months of rent, $4100, in TOTAL -- And then they completely fraudulently changed the TERMS on me to say that I would have to pay BACK the "2 FREE MONTHS" ($1800 x 2 = $3600!) (What a JOKE!) *** PLUS *** the $4100 BUYOUT! = NEARLY $10,000! WHAT A JOKE! They are absolute LIARS! When I was there inquiring about units, literally 3 separate residents in LITERALLY 10 minutes came in extremely angry and complaining about broken air conditioners, and this place is BRAND NEW!!!!!!! Also, parking is a HUGE issue here, and there is very LIMITED to NO parking AND they charge an additional $35/mo for it! GREEDY!!!!!!!!Their Justification & Rationalization: Their 'argument' ('Justification') for being discriminatory and exploitative and GREEDY and UNETHICAL) is that prices "change" all the time (That is true; however, the prices were LOWER until I expressed specific interest in the UNITS), & THEY DELIBERATELY JACKED UP THE PRICE EXPLOITING ME!!!!!!!!!!! I lived in these apartments for two years, but I cannot recommend them now that they have new…read moremanagement. While the old management was excellent, the new management upped the price of our rent by $120 per month with only a month's notice. Worse, upon move-out, we were charged hundreds of dollars in repair fees for damages that were incurred to the apartment before we moved in, and significantly over-charged for repairs that were needed. Our previous lease had indicated that door repairs were typically $45-$75, we were charged $135. They even had the nerve to charge us for damages that didn't even exist when we moved out, claiming that things "broke" while they were cleaning. After numerous meetings with management about these issues we were were finally given "receipts" for the repairs, however the receipt for the aforementioned door was actually just a print-out of a product web page from a supplier. Since the door in question was to a supply unit on the apartment's balcony, visible from the walking trail below, I was able to verify that the door they replaced was different to the door they claimed to have purchased, and was in fact a cheaper door. Unfortunately, this was after having paid their repair costs. Due to the deceptive and predatory practices of Fairwood's new management, I cannot recommend renting there. Stay away at all costs.

We rented our apartment over the phone and Grace picked the unit for us as we were out of state. She picked the perfect unit for our family and we have a nice view of Canfield Mountain. Nicole, the community manager, went out of her way to help my family when we were running late for our move in, you can tell she really cares about customer service. The apartment complex has a great mix of price, amenities, and ease of access to all of CDA. Thank you Fairwood staff for making my out of state transfer an easy and pleasant experience.
