I am officially renaming Cimarron Escrow to BLACKHOLE ESCROW!
Run, Run, Run from this escrow company. it's a Blackhole and will suck the life, light and will to live right out of you...
I will start by saying that if you are unlucky enough to be saddled with this escrow company you will need to be a very active and a persistent participant in your transaction. you WILL need to go to their office many times and be prepared to sit in their lobby until someone helps you. and never, never leave without what you went there for in the first place. do NOT trust they will follow up or send you the items you need after you leave. you need to get things in hand before you walk out their door. and you may want to develop a carpool with some of the new friends you'll make in the lobby. that way you can all carpool and save gas and a few bucks when you travel to Victorville 10 times during your escrow period. you'll need to save those extra gas dollars for interest rate extensions and hotel rooms.
No words can describe this escrow company's level of service, skills, work ethic, honesty, accuracy, care or concern!
'the worst', 'most horrible', 'unbelievable', 'atrocious', 'dangerous' or any FOUR letter words you can come up with will not begin to describe this company. It's "unbelievable". I have never seen ANYTHING like them in over 15 years of working in this industry. If you work in the real estate industry be prepared to have your jaw drop open! They will totally leave you wondering if you're awake or in a nightmare that you can't wake up from.
We had to complete the entire transaction as if there were no escrow company. standard items and services provided by an escrow company such as answering a phone call, email or request for anything...ANYTHING, at all such as HOA reports, Hazard Insurance, seller/ HUD items, printing loan docs, signing docs, sending the deed down to the title company and on and on will NEVER, NEVER, NEVER get ordered, completed, requested or provided.
Each person in the transaction will have to do the escrow's work for them. and since escrow is the only source for a Final HUD Settlement be prepared to not get one! we've already been closed more than a week and no final HUD was issued. the borrower's overage funds are still held, the Loan and Real Estate company's checks are still not issued and it's all major RESPA violations! they don't care! As I type this review I have been on the phone for over 1 1/2 hours waiting for someone to pick up the phone! That is NO exaggeration! 1 and a half hours and they have never picked up the phone so much as to tell me to drop dead. nothing, no answer, no voicemail, nothing! The buyer wants his refund and the FINAL HUD! I have personally called their office more than 30 times and never had anyone answer a call! never!
the buyer and the agent spent DAYS, not hours, in total up in Victorville sitting in their office to get help. They buyer had to pay for 2 lock extensions and lived in a hotel for more than 3 weeks as he waited to close his escrow. As the Loan officer I had to fight everyday to keep the file moving. Had to do all the HOA work on our own including obtaining all the HOA reports and disclosures, the master insurance policy, tracking down of all seller signed items, printing loan docs, signing loan docs, sending the deed to the title company and on and on. it's as if the escrow company did not exist? be ready for emails that would never be responded to, phone messages not returned and uncountable number of unanswered phone calls to their office. The buyer had to sit in their office for days, and days and for hours and hours at a time trying to get them to work and do their job. that was the only way we got the escrow closed within 75 days.
if we had not taken on all the work of tracking down individuals, companies, and documents, signatures, forms, and everything thing else under the sun we would have never, never closed this transaction for the buyer. read more
