The buying and selling team were Gina and Rachel and Rachel was my agent since I was the buyer. Within our contract, there was a section about the buyer's agent commission. When I had asked Rachel to explain this fee early on in the house buying process she told me, "A buyer's agent commission is usually paid by the seller but if a home is under 3% or $3,000 then you would have to pay me, but you are not in that small range of homes, so you are okay..." Naturally, I trusted her. Well that was a huge mistake. When it came time to review the contract before closing, there was an additional fee of $675 listed under the buyer's agent commission. When I asked Rachel again why there was this additional fee, she told me that her commission on the house should be 3% but she was only getting 2.5% and Gina was taking 3.5% and she did not know how much commission Gina would be taking and said, "Sorry for the confusion". How do you work on the same team and not know how much commission the other person is taking?? This information was not properly disclosed to us during the process and we were lied too many times. I contacted the CEO of this Remax branch, Ed Rae about this issue. At first, he seemed like he cared and wanted to help. Well, after not answering my phone calls for a whole week, he finally got back to me and said he could not talk to Rachel because the Governor banned face to face contact.... Have you ever heard of a phone call? After he eventually looked into my contract, he said that the information of how much commission Rachel was taking from the house was disclosed to us on a multi-list printout (that I think might have been on the table at the showing). At the bottom, it said "BAC: 2.5% NET" How would any individual who is not in real estate know what that means? And on top of that, Rachel had access to this paper so obviously she knew what her commission was. He refused to help us or give any guidance on who to talk to about this issue. This was my first time buying a house and it is supposed to be exciting but working with Remax and this team was nothing but a nightmare! If anyone is forced/ or does use this team, you should verify the amount of commission they are each taking from the sale. They will lie to your face multiple times. I have our entire conversation in writing and this did not matter to anyone at Remax. I was extremely disappointed in the way Rachel, Gina and Ed handled this process and would not recommend them to anyone.

Our home was listed, and wanting to sell we decided to put the price at the lower end of his recommendation range, trying to ensure it would not sit. Within 4 days he wanted us to lower the price by $10,000 because of only 2 showings. We did not feel great about this and felt this was too soon, but he pushed, so we agreed to lower by $7,000. Within a week we had 1 awful offer and one for asking. We accepted the one for the asking price. Now it was time to find our new home. We picked a day we could both get off work. He said he couldn't show us houses that entire day because he was taking his 2 dogs to a grooming appointment. We found our home through a different realtor in his office. Bobby made the offer and it was accepted. Here's where things take a turn. He said he took care of our earnest money going where it needed to go. He didn't. He told us he got permission from our seller so we could move in up to a couple days early. He didn't. We told him when our movers were coming and he was pushing to have the sellers do our walk through at the same time our movers would be moving our belongings out of the home. Everything was in writing via text messages. When the messages were copied back to him, he spun out of control. Messages became rude and unprofessional on his end. We didn't know how to respond to him. We decided to have another realtor from his company intervene. John Perry stepped in and was very professional and completed the rest of the communication and tasks. We would not recommend using Bobby West as a realtor.

On several occasions we discussed how pleased we were that our real estate agent actually seemed to care about our financial interests and not just having the property sold. She is smart, honest and hard-working. I would trust and recommend using her professional services again. Thank you Robyn!

For sellers, that means pricing against what is actually selling on your street rather than a district-wide average, renovation and staging decisions made in the weeks before launch rather than after, professional photography, and a marketing plan you see line by line before anything goes live. For buyers, it means someone who can tell you why two houses a street apart carry very different prices, taxes and drive times, and who will say so when a house is the wrong one. Relocation is a large part of the work. Families move here for the schools, usually deciding on a single weekend visit, and we spend that weekend on how the eleven municipalities actually differ rather than on listings alone.

I moved here from NY almost a year ago, and until I met him, except for a couple of others, all of the agents and brokers I had met were apathetic at best and lazy at worst. It was next to impossible to even get an agent or broker to call back when I had contacted them on THEIR OWN listings LOL! Not only is Kelly extremely proactive, but he is also extremely reliable, always does what he says he is going to do, is impeccable with follow up even when you forget, never complains, is always positive and gracious, and goes well beyond what is customary and expected of a real estate agent such as doing extra research on a property that you didn't even ask for or reaching out to people and/or local agencies to find more and better information for you. Not only that, but he is also a real estate investor himself, making him not just a run of the mill real estate salesperson, but personally educated and intimately knowledgeable on the bottom line. We chose her because she has some educational credentials not all realtors have and because, when I interviewed her, she seemed smart, honest, and easy to relate to. Now that out home buying process is over, I think we couldn't have made a better choice! Our home search was not simple. We weren't exactly sure what we wanted when we started. We toured some homes numerous times before deciding whether to make an offer. We cancelled one purchase agreement after a scary inspection. Through it all, Kathe was unfailingly patient and incredibly helpful. She read us very well, sensing accurately when we wanted advice or input, even before we asked, and when we just needed a moment to think. She always returned emails, phone calls, and texts quickly, even if she was away on a long-scheduled vacation. When we dithered or got delayed, Kathe helped us stay focused on our goal. She helped us find better financing than I had found on my own. When the bank tried to delay our closing date, Kathe negotiated with them and got us the date we wanted. In fact, our biggest misstep occurred when we ignored her advice and made an offer on that house that ended up receiving a scary inspection report; Kathe saw that coming. Moreover, she is delightful to be with, which made the process less stressful and more enjoyable. Kathe has continued to be helpful and kind to us since we closed on our house. We needed to renovate a bedroom very quickly; Kathe found someone who did an excellent job. She has answered numerous miscellaneous questions I have had. She even sent us a holiday card with a recent picture of our house. Because she is exceedingly competent, caring, and congenial, I would recommend Kathe to anyone. He used high end finishes like Brazilian Cherry floors, granite kitchen counters, and marble in the master bathroom. He also took the time to have the brick cleaned on the outside of the house, exposed and restored original woodwork, vaulted the 3rd floor to create even more livable space. Everywhere you look, you can see that time and thought was put into the final product. It's been so nice having friends and family comment on the beauty and quality of the renovation too! Our contract stated that our listing ended April 30th. The agent was not successful in selling our home and in conversations with him throughout March and April I mentioned that we would likely look for tenants if it had not sold by the time the listing expired. On April 29th I emailed him to talk about the details like the lock box being removed and the key returned. He informed me then that I would need to send a certified letter to his office and then there would be a 10 day waiting period for the listing to be terminated. I was surprised since the contract stated an end date of April 30th, and also he had never mentioned this when we had previous discussions about the end of the contract. Apparently this is a standard clause that Howard Hanna has in the fine print of all their listing contracts that are under a year. Needless to say it was aggravating and annoying; I was especially annoyed that the agent hadn't made me aware of this in advance since he knew we were not wanting to extend beyond April 30th. Overall it felt like a sneaky and underhanded way to treat a client. Would definitely warn anyone who is thinking of listing their home for sale with Howard Hanna to get absolute clarification on the listing termination details up front.
