Used them 5 years for a single family rental. They let the tenant park cars on the front lawn which totally trashed the front yard. They got a vendor to lay down sod, and was supposed to water it, but never did. Sod died and Chicora washes their hands of any responsibility. We will have to sue them in small claims court to get our money back. Penny Rose, the owner, doesn't care about your rental property. read more

I've had the pleasure of working with this rental property, and I couldn't be more impressed. Justin is extremely knowledgeable, professional, and took the time to answer all of my questions. He made the entire process smooth and stress-free. I highly recommend this rental property, and I will definitely be using them again in the future! read more

Grossly Do NOT Recommend If you are thinking about renting from this company, please don't. I wish someone had warned me. When we first viewed the property, it was still occupied, so we assumed it would be cleaned before move-in. That is standard. Unfortunately, when we arrived on move-in day, the home was absolutely filthy. The floors were dirty, there were live bugs, piles of dirt in the garage, and the bathrooms were beyond unacceptable. The toilets were black, and the showers had thick layers of built-up soap scum that clearly had not been cleaned in a long time. I immediately documented everything with photos and contacted the office. The representative who came out was extremely rude and unprofessional. After seeing the condition with her own eyes, she told me I could "get on my hands and knees and clean it myself." That alone should tell you the level of customer service you can expect. There were also holes in the walls from the previous tenant, and instead of fixing them, she told me to just "cover them with a picture." Only after I pushed back did she reluctantly call maintenance. Even the maintenance staff agreed the home should have been cleaned before move-in. Now fast forward to move-out. We went above and beyond. We cleaned the home multiple times, had the carpets professionally cleaned, and left the property in far better condition than we received it--just normal wear and tear from living there. However, the same representative handled the move-out inspection, and it was very clear what happened next: retaliation. We were charged for: Issues that existed before we moved in Normal wear and tear Excessive and unnecessary cleaning fees On top of that, the company dragged out the re-listing of the property just to charge additional fees, even though the owner had no intention of re-renting it. In total, they took $2,400 from my security deposit, and additional charges with at least $1,800 being completely unjustified. This was not just poor service--this felt intentional and dishonest. Bottom Line: Do not expect a clean property at move-in Do not expect fair treatment at move-out Do not expect your security deposit back This has been the worst leasing experience I have ever had, and I strongly recommend that you look elsewhere before signing anything with this company. read more

This is by far the most dishonest agency I have ever dealt with. They don't care if anything breaks you can go without toilets or water for a week and they still want to charge you,not to mention all the pop in inspections that come up all of a sudden, and if you can't be there your supposed to leave a key so they can search your home, and make no mistake that's what they are doing. or they charge you a fee for not letting them come in and take constant pics of your home. This agency is all about money you are nothing to them they will lie to your face and take your last dime. Do yourself a favor and look elsewhere unless you don't care about your money privacy or family. read more

Exceptional Service I've been with Chicora since 2005 and they have always delivered in their promise. Pam Warren is very professional, trustworthy and dedicated to delivering the best customer experience. She follows up when she says she will and treats the property like it's hers. She truly goes above and beyond for her clients. read more

We had an all-around terrible experience with this company. The only good aspect of the experience was Cassie, the rentals manager for the area, who was responsive and helpful as we were getting moved in. Rentals in the area are hard to come by, and we needed a year rental until our own house was built. When we moved in, there were dead spiders everywhere, the toilets had mold in them, and everything had to be cleaned. We were without any extra time, however, so I did it myself. They were slow to respond when we had a roof leak that was leaking into the walls of my child's bedroom and molding. I know they had to reach out to the owners, but it took over a month to be resolved. We had several other issues that were nearly always a fight to get fixed. There was an issue with a light switch and their handyman's response was a piece of painter's tape over the switch that said "Do Not Use." They told us the fireplace was considered a small appliance and was up to us to fix after it was included in the rental advertisement, and we had paid to have propane added to the tank. When we told them the hot water tank was not providing adequate ot water, their handyman said he tested the hot water talk for 30 minutes, and it was fine and we were charged for an "unnecessary visit," even though our doorbell camera showed the handyman was not in the house for more than 10 minutes. They remove your repair requests from the system, so if you don't keep a record, you can't prove you made the request or when. Finally, when we moved out, we had a professional cleaning company come in to do the cleaning and complete their move-out checklist. They changed out the checklist on us, saying we were given the wrong one after the fact, and our lease agreement said we had to be present during the checkout walkthrough, but then were made to feel like we were in the way and unwelcome when we attended. They tried to nickel and dime us for outrageous stuff when it came to returning our large security deposit. Thankfully, I had taken extensive videos and photos both when we moved in and moved out. Ultimately, we fought them on it, and after indicating we were willing to go to small claims court, they returned the whole deposit. read more

Absolute worst realty company you will ever deal with. Pretend to be nice right up until you sign the lease. Maintenance takes MONTHS, even for urgent matters. But they still find time to make monthly walk random throughs and complain to you the lawn isn't perfectly lined up. Try to scam as much money from as possible from your deposit for the most minor things they can find. They are just awful bottom feeding scum. Do yourself a favor and DO NOT DEAL WITH THEM. read more

This reality company can't be trusted at all. They knew a property had bugs coming in before I moved in and I just thought it was because the property was vacant but NO.. I started seeing bugs coming out the walls and coming from holes by the sliding doors. I tried to talk with them but they just continued to push the issue on me like I brought them. I never even saw these types of bugs before at all. Chicora didn't want to help me at all. My dad just passed away and I moved here to be closer to my mother so I can be there to help her in anyway but the stress from these bugs just stresses me out. They don't care at all. Chicora only cares about the rent and not the issues this place has. I was told they would fix the holes by the sliding door but they didn't even do that. I don't understand how they can sleep at night knowing you're doing this to families. My kids are very uncomfortable and so am I. This real es company can't be trusted at all. read more

Absolutely do NOT recommend using this company. We rented from them for 1 year. The refrigerator had shelves that were broken and it took 6 months to get some of them fixed. Then after a year of paying our rental payment in time we moved out. 1 1/2 months later still hadn't received our security deposit. Contacted company, they said they had mailed it. We insisted on another check being written that I would pick up at the office. Chicora did an additional deduction from our security deposit for the amount their bank charged them to cancel the first check. They provided no proof to me that the first check had been issued. And why is it at my problem that we didn't receive our money? read more

As a property owner I would never recommend Chicora as your rental management company. Initially it started with repair needs, talk about getting raked over the coals. The topper was when they tried to bring in their own AC repair crew without telling us... not until we were receiving repair bills were we made aware, multiple visits, the kicker...they knew the system was new and under warranty but do you think they reached out to find out who the company was..Big No. At that point we decided all maintenance had to go through us and we would decide who would do the repairs. Most times it would be ourselves as they were minor. Eventually we decided to list our property for sale. Chicora was not at all cooperative and to top it off, the person who was managing our rental account accidentally Cc'd us in a nasty email to her boss about our plans to sell. ARE YOU KIDDING ME! They are the most unprofessional company I've ever dealt with, and I have been around a long time. read more

Ok...So I bought a condo in Surfside Beach (should have rented first) decided after a few months the area (state) was "not for me" so I returned back home "Up North" as the locals call it and had to hire Chicora to manage the property because I didn't want to stay there until it was sold. They started out OK...until the repairs started coming in from "not very desirable tenants"...they also do a so called "walk-thru" of your property every 3 months and even though it is looking like trash they tell you "you can't tell people how to live" it just got worse with outside not being kept up...mold and mildew and poison ivy growing on the outside of the bldg. Well...after 9 yrs. I finally sold this place...took a loss just to get rid of the problem...so If you're looking for a property management company...keep looking! read more

This is the worst company in the area to rent with. They are so unhelpful with anything to do with their properties. They don't care about trying to get issues fixed, so you will have to fix them and then pay for them to "refix" things when you move out. Terrible customer service, rude, and an unreliable company. If I could give them zero stars, I would. No matter how nice the property is, do not rent with them, you will instantly regret it. read more

I wouldn't let them manage a Dog House! These people lie, plain and simple, shoddy / non existent repairs, walk through's every quarter are a SHAM! I rented my house out for a year and when I moved in after the tenant vacated I was APPALLED! The house was wrecked. I called the Maintenance Manager to come out and he denied every thing I pointed out that was broken or destroyed and he claimed it was like that before the tenant moved in. Well, I bought the house just before renting it and it was immaculate, i come back a year later trusting Chicora would have my best interests at heart and was Deceived/Taken for a fool!!!!! DO NOT DO BUSINESS WITH THESE SCAM ARTISTS! read more

Chicora rentals is a joke! My air conditioning has been broken in my home on and off for about a month now and the company was just here for the 4th time to fix it yes 4th time the company was told to leave it not working properly that they quoted Chicora a price and that they had to get with the owner prior to fixing it....we are in the middle of the South Carolina heat in the summer this is uncalled for with 2 kids in a home and they don't care as I've been in constant contact with them thru email and phone and all is documented....DO NOT RENT FROM THIS COMPANY OR DO BUSINESS WITH THEM..stay clear read more

I am only giving them 3 stars, because I had a good experience with Kara Klepps, she arrived on time, followed through and genuinely did her best to do her job. I did not, however, have the same experience with someone named Michelle. I made an appointment to view a property and drove from out of town in 102 degree weather, and she never showed. When I called the office, the receptionist stated that she said that she had called me and cancelled, which was not true. I left a message for her and never heard back. I did, however, meet with Ms. Klepps and it was a pleasant experience. I did not rent from them, but by dealing with Ms. Klepps, I think I would have had a good experience. I ended renting somewhere else, because it was more cost efficient and I don't have a lawn to cut. read more

I bought a house in Myrtle Beach 10 years ago and have used Chicora Long Term Rentals as my Leasing Agent since then. They have always been very professional, expedient, thorough, and trustworthy. I recently visited my rental property and it is in great shape. This is due to their careful screening and selection of renters, their quarterly walkthroughs, and their quick response to any issues that the tenants may have. Thank you to the Team at Chicora for keeping my property just like I had hoped. Jane Petty San Jose, CA read more

Horrible. Horrible. Horrible. Don't rent from them unless you are willing to just throw away your security deposit and never get any attention from them! We had to pay a fee for a lying vendor who never actually came to our house, and our security deposit was used for vanity replacements, no repairs. We also never saw a maintenance man no matter how many times we called. We repaired locks, appliances, toilets ourselves. We didn't see a dime of our $900. That's the thanks we got for all the improvements we made. read more

This place is amazing. The staff is always so helpful and knowledgeable. I would truly recommend anyone to rent from this place.

I am very disappointed with Chicora Long Term Rentals - they managed my property and did not follow through on the contract. They supposedly checked the property quarterly and sent me reports telling me the property was in perfect condition - they then suggested we move to checking every 6 months because everything was in such great shape. When the tenants moved out there was thousands of dollars of damage (the most significant was due to cigarette smoke-even though it was clearly stated in the lease that smoking was not allowed in the house). Even after all the repair work (cleaning, multiple ozone treatments, painting) I am now having trouble selling the house because the damage is still noticeable. Not only has this costed considerable amounts of money to repair it has also lessened the value of my property. read more

Only getting a 1 star review due to the fact that it will not allow me to put ZERO stars! Michele Starcher is HORRIBLE! She never gave us our pool key, key to the fitness center and gave me the WRONG mail box key. She is a horrible communicator. She will only respond to emails and if I recieve a phone call from her office its always from her coworkers and never her. DO NOT RENT FROM THIS WOMAN! IT IS AN ABSOLUTE NIGHTMARE read more

Michele is the soul reason I would NEVER suggest this company for anything. She is rude, short with you, never responds to phone calls, emails but if you call right after the email she is conveniently not in the office. One day you are told one thing the next is an entirely different story. The way she handles her job is simply reprehensible. read more

Unfortunately most of the lesser comments are correct. I would definitely not recommend this leasing agency to anyone. I assure you if you have any maintenance issues it will some way be manipulated to say the tenant was in the wrong. This happened on two occassions and even the repair men said that it was not our fault but yet we were billed for it. Upon moving out we hired a professional crew to to clean the condo and clean the carpets. Chicora insisted the condo was not cleaned and assumed we did it ourself. I contacted the crew we had clean it and they assured us it was all cleaned. We informed Chicora of this and they will not refund the portion of the deposit that was kept back for cleaning and carpet cleaning. I have rented from 3-4 agency's in my life and I can say that Chicora is certainly the worst. There is a breakdown of communication between their departments. I notified Chicora the apartment would be cleaned on Monday and the inspection could take place on Tuesday. the checklist of things to be cleaned was even left by our cleaning crew to show the inspector what was completed per their checklist. If you rent from this company you will always be the one in the wrong. Please steer clear away from them. read more

I'm very disappointed in my first few months with our realtor, Michele. The apartment we moved into is great! However, it took us multiple weeks before we were given a pool and fitness room key. We were also given a mailbox key on move in day that happened to not work for our box. When I emailed Michele about this, she said I would have to go to the post office and get a new key for $30, but they would reimburse me the money. After changing the key, we took the old key to Chicora and were told to throw it away and a check would be sent to us for the 30. Then a couple days later we were questioned why we didn't have the old key anymore and on top of that, they were no longer reimbursing us. I'm very disappointed at how Michele handles things. Most things are passed to us from her co workers and nothing is ever professional. It feels like we are for sure Michele's first clients ever, because everything she has done, has been wrong or screwed up. Not satisfied at all with this company and how they handle things. read more

I was interested in viewing a property recently posted online, I called and emailed on Friday afternoon hoping to schedule a quick showing on Saturday since I am working Mon-Fri. My calls were sent to voicemail and my email wasn't answered, so I sent a follow up email Saturday morning and it wasn't answered until Monday, restating that the office hours are only Monday-Friday, and if I am still interested to call and set up an appointment. Well judging from your lack of service, and inconsideration to those who also have jobs, I wouldn't want to live in any of your properties. You wont get any business from me or anyone I know. read more
