They were up-front about their fees (not too high), and everything progressed at a reasonably good pace. Our LTV was ~25%, and credit scores very high, so that probably helped. I had had a HELOC loan with Third Federal in the past and was very happy with the terms. It was prime minus 1 %. I paid that loan off, and when it was necessary to get another loan, I went back to Third Federal. In February of 2024, I signed a loan agreement, again, at prime minus 1%. I was very careful to ask what was required for the loan, including insurance requirements. I was told a standard home owners policy would be sufficient. Being a Florida resident, I inquired if hurricane insurance was required. The answer was NO. I asked more than once to be sure the info was correct. For 2 years I was never late on a payment and usually paid weeks early. In March of 2026, I get a letter from Third Federal stating that my hurricane insurance had expired and I needed to renew the policy. I phoned the number on the letter and explained there had to be a mistake, my account never had a hurricane policy, so it could not have expired. I said maybe they were referring to my home owner's policy, but that that was current. I went to one of the local branches with my insurance papers and they faxed them to corporate. Then I was informed, by three different people from the bank, that effective January of 2026, all HELOC policies written in Florida would require hurricane coverage. But I had a loan agreement that was written 2 years earlier. Were they not going to honor their contract with me? Wasn't I "grandfathered" in? The answer was NO. They did not have to honor the contract and if I didn't get a hurricane policy, they would purchase one for me to have to pay. And also informed me it would probably be much more expensive for me. The price was $4500. That's on top of the already $1500 policy I had. And on top of the thousands of dollars I was paying a year in interest. I told them I could/would not pay close to $8000 a year to have a loan with them. Perhaps they thought I had no choice because no one at the bank gave a sh... Well I did have other options, and I took them. I closed my account with Third Federal and I am writing for anyone that already has a loan, or is considering a loan, DO NT DO BUSINESS WITH THIRD FEDERAL. They do not honor their contracts and they don't give a sh.. about their customers. They have thousands of customers and if they loose one like me, they don't care. Just an FYI for you to consider.
