I like to use local, small businesses whenever possible, and his reviews were excellent. My mistake was not noticing how old they were. He advised it would take 4 to 4 1/2 hours to complete. He was there 5 hours when my realtor had to ask him to leave for the open house that was being held that day. He came back afterward to finish the roof inspection. He failed to complete an inspection for the kitchen due to "time constraints". However, he had time to note that there was a pet door that was a "safety" concern. He also stated that some items were issues that he was clearly wrong about ("minimal" strapping on a water heater that had 2 straps from a newly purchased kit and a third steel strap, replacement windows that he stated were the "builder type from the original construction"). While I appreciate thoroughness, spending time nitpicking every minor detail in a 61 year old house but not completing the full inspection I paid for is not acceptable. He did not get my name right on the report, even though I wrote it for him on the contract I signed. He did not provide the hard copy report that was promised, nor did he email it to me - I had to get it from my realtor. I'm giving him a 3 for thoroughness. If you have unlimited time to wait for this guy to complete the inspection, go for it. He may have been a great inspector in his prime, but personally I think he needs to hang it up and retire already.

General inspection, roof, pool, sewer, mold, etc. all done by the same company (and by 3 people at once so it didn't take forever and a day). We received our report later about 9 hours after our inspection was complete (and received our expedited mold report a day later), and the report is very thorough and easy to read. Once again, if you want the best inspectors and best customer service, this is who you want.

I wish I could give 0 stars, but that isn't an option. You inspected our home and did not do a very thorough job by any stretch of the imagination. Because your inspection stated we had a working air conditioner and heater, our insurance would not cover the fact that it did not work. The only rooms with working heating and air were one bedroom, the bathroom, and the kitchen. None of the other 4 rooms or other parts of the house worked. Had you gone up and looked at the ducts in the attic you should have been able to figure that out. I'm not even a home inspector and it took me about 10 minutes to realize why we didn't have heating and air in the rooms. You also stated the heating system was only a few years old and was in great condition. FYI, the system was installed in 1994 and there was a tag on it showing that. When we went to get quotes for repair, all 4 companies showed me the tag for proof of the age. In addition, the air conditioner was in a non-permitted location less than 4 feet from the house and neighbors. Again, looking up the requirements online only took me about 5 minutes. It cost us about 25k to replace the heating system and move the air conditioner. In addition, you stated every window in the house had screens on them. The only window with a screen, was the upstairs bathroom. The dish washer didn't even work and if it weren't for our realtor, we probably would have had to pay to have that fixed as well. I will say one thing good about your services. You were fast about doing the inspection. Of course, that may have something to do with doing a half-ass job. Good luck in the future. John

Kevin had to check the inside of our rental property the roofs and under the house (raised foundation) not complaining once. This inspection was for three separate houses on the same property so this ment that Kevin had to move around quite a bit to get the job done. We are now forced to take him to small claims court just to recover the refund he assured us. Not only are we out thousands on repairs the seller should have been responsible for before the purchase, but we've also lost the money we paid Rory and the additional inspector to correct his mistakes.
