I like to use local, small businesses whenever possible, and his reviews were excellent. My mistake was not noticing how old they were. He advised it would take 4 to 4 1/2 hours to complete. He was there 5 hours when my realtor had to ask him to leave for the open house that was being held that day. He came back afterward to finish the roof inspection. He failed to complete an inspection for the kitchen due to "time constraints". However, he had time to note that there was a pet door that was a "safety" concern. He also stated that some items were issues that he was clearly wrong about ("minimal" strapping on a water heater that had 2 straps from a newly purchased kit and a third steel strap, replacement windows that he stated were the "builder type from the original construction"). While I appreciate thoroughness, spending time nitpicking every minor detail in a 61 year old house but not completing the full inspection I paid for is not acceptable. He did not get my name right on the report, even though I wrote it for him on the contract I signed. He did not provide the hard copy report that was promised, nor did he email it to me - I had to get it from my realtor. I'm giving him a 3 for thoroughness. If you have unlimited time to wait for this guy to complete the inspection, go for it. He may have been a great inspector in his prime, but personally I think he needs to hang it up and retire already.

The inspection report was exceptionally organized, detailed, and easy to understand, allowing us to quickly prioritize the findings and make informed decisions. Good evening Mike. Here is a personal note from one of your horrible inspections!!…read more Just so I'm clear, I will never recommend your services to anyone else. I wish I could give 0 stars, but that isn't an option. You inspected our home and did not do a very thorough job by any stretch of the imagination. Because your inspection stated we had a working air conditioner and heater, our insurance would not cover the fact that it did not work. The only rooms with working heating and air were one bedroom, the bathroom, and the kitchen. None of the other 4 rooms or other parts of the house worked. Had you gone up and looked at the ducts in the attic you should have been able to figure that out. I'm not even a home inspector and it took me about 10 minutes to realize why we didn't have heating and air in the rooms. You also stated the heating system was only a few years old and was in great condition. FYI, the system was installed in 1994 and there was a tag on it showing that. When we went to get quotes for repair, all 4 companies showed me the tag for proof of the age. In addition, the air conditioner was in a non-permitted location less than 4 feet from the house and neighbors. Again, looking up the requirements online only took me about 5 minutes. It cost us about 25k to replace the heating system and move the air conditioner. In addition, you stated every window in the house had screens on them. The only window with a screen, was the upstairs bathroom. The dish washer didn't even work and if it weren't for our realtor, we probably would have had to pay to have that fixed as well. I will say one thing good about your services. You were fast about doing the inspection. Of course, that may have something to do with doing a half-ass job. Good luck in the future. John

Rory Hernandez was recommended to us by the sellers real estate agent, Cindy Sorey. Unfortunately,…read moreour experience was extremely stressful and deeply disappointing. Rory tested our master bathroom and reported mold but did not disclose that toxic black mold was present. After thousands of dollars in remediation costs paid by the seller, he performed a second test and told us the mold had been successfully cleared. Because we were concerned, we paid $1,500 for an independent professional mold inspection. That test found that black mold was still present--and also uncovered mold in our hallway bathroom. We discovered that he used a $50 Home Depot test kit to ensure the mold was clear, which was quite unsettling. What was especially upsetting was Rory's lack of communication during a critical period. He ignored our calls, texts, and emails for more than six days while we were dealing with a potentially serious health hazard and trying to understand the test results ourselves, with our inspection contingency deadline approaching. When he finally responded, his tone was dismissive and condescending and he simply plagiarized an article via copy and paste. Cindy continued to refer us to Rory for answers, but he refused to respond to us. Ultimately, nearly $15,000 in additional remediation was required after Rory had told us the bathroom was clear. The seller reimbursed our $1,500 independent testing cost, and a $20,000 escrow was established for remediation. This was an incredibly stressful experience during an already complicated home purchase. When you hire someone presented as an expert to evaluate a potentially serious mold problem, you should be able to rely on accurate testing and timely communication. We also discovered that our attic insulation was not up to code at all and I now have to pay to have the insulation replaced. I found out later Rory only popped his head up into the attic, although it is fully accessible. I am unsure, based on his age and weight, if he is even capable of performing to full scope of duties for his job.
