There has been no issues with neighbors, noise complaints, since I've been here. The Manager (Maria) is amazing and helpful and very attentive to the needs of the complex, responsive to emails and always providing enough notice when things are being fixed. A major plus is there are NO pest/bug problems here. I have not had any issues to this day. Maria had informed me that they have not had a bug problem for 23 years and counting. This place has a pool, laundry room (coin and mobile pay based), small gym room. There is 1 assigned parking spot, but if you have multiple cars it can be tricky but here is street parking and the parking lot at the Park across the street. Don't let the Older building look fool you, If you're looking for a pleasant /peaceful environment I highly recommend.

I'm especially grateful for the incredible community events they organize every single week: yoga, Zumba, wreath-making, bouquet workshops, even dog events. That kind of effort transforms an apartment complex into a real community. A special shoutout to Karen -- whenever something came up, she had it handled within hours. Having someone that responsive in your corner makes all the difference. Jonathan in maintenance is patient, thorough, and a great communicator. Pair that with 24-hour maintenance service, and you always feel taken care of. The grounds are always spotless, and the large dog walking area is a huge bonus for pet owners. Improvements have been made new carpet in the hallways. Sadly yoou get treated nicely the first year you are here. Then your rent goes up each year with the fact that with every lease renewal you pay a brand new security deposit each renewal. You are told when you first move in, " It's a one time fee." They fail to mention each time you renew. the leasing office is un responsive to request, they revert you to call security for everything. Noise complaints parking violations, etc. rent goes up every year, and any amenity you pay for ie: storage will double or triple the next year. The staff is extremely friendly and on top of everything. The only downside I could say is the air conditioning it's not central error because it's an older building so it's wall unit that doesn't really do the job, if you have a bedroom, there's no air-conditioning in there. You have to use a unit of your own. Actually, the one that I have in my bedroom works better than the one in the living area. (this is no fault of the staff. It's a corporation that should switch them out.!!) i've been very happy here!

Whose Privacy Are They Protecting? The Tenants or the Criminals?…read more I have lived here for over a year and I feel a responsibility to be honest with anyone considering signing a lease here. My car has been broken into and vandalized multiple times in the parking structure. Unknown substances have been found on my steering wheel and on the inside windows of my vehicle. My apartment was entered while I was not home on multiple occasions. The hardware component of my balcony lock was removed and stolen, leaving the lock non-functional. An internal electrical component disappeared from my Litter Robot's circuit board -- those do not just disintegrate. My furniture has been damaged. Clothing was cut up inside my unit. Additional clothing was stolen from the laundry room. Unknown substances have appeared on the walls inside my apartment after I left and returned. When I reported the laundry theft to management, their solution was to sit in a non-temperature-controlled room through the entire wash and dry cycle. It has been 97 degrees this week. I have an autoimmune disorder that makes prolonged heat exposure physically dangerous. That is not a response to a security failure. That is an insult. I have spoken with other residents who have experienced the same things: laundry stolen, cars broken into. This is a documented pattern, not isolated incidents. This building advertises courtesy patrol as a feature. I was later told in writing by management that courtesy patrol is not present for resident protection but to uphold internal policies. That is not what is advertised. A resident was shot and killed by another resident on this property. When I reported all of this in writing, management offered me two options: install my own Ring camera, or vacate. The Ring camera suggestion does not address the parking structure or laundry room, which is where the crimes against me occurred. A camera on my front door would simply point into my neighbor's unit and vice versa -- which is a privacy problem, not a solution. Management stated in writing that they do not feel responsible for foreseeable crime on their property. They advised me to call the police and move. E&S Ring Management holds a D-minus rating with the Better Business Bureau. There is a reason for that. If you move in, document everything from day one. You will need it.

I'm genuinely disappointed with the way this property is being managed, especially given the rent…read morebeing charged. Many of the same issues have already been raised repeatedly in Google reviews, yet they continue: amenities being used by people who do not appear to be residents, vandalism, security concerns, and an overall lack of accountability. One of the biggest issues is the parking garages. During tours, these garages are presented as controlled-access areas, yet the gates are frequently left wide open. At that point, it hardly feels like controlled access at all. Leaving garage entrances open for extended periods makes it incredibly easy for unauthorized people to enter the property and creates an environment where vandalism and theft are far more likely. This past weekend was a perfect example. A person who appeared to be homeless rode a bicycle directly onto the property, entered the parking garage, and began going through the dumpsters inside what is supposed to be a "secure" area. Regardless of anyone's circumstances, the bigger issue is that someone who was clearly not a resident was able to freely enter the property and garage without being stopped. That should not be happening in an area being marketed to residents as controlled access. Security has also been extremely disappointing. From what I have personally observed, guards frequently appear more interested in sitting on their phones than actively watching the property, monitoring who is coming and going, or addressing obvious problems. When residents are paying premium rent partly for the expectation of a secure, well-managed community, that is unacceptable. The frustrating part is that these are not isolated complaints. Multiple residents have raised similar concerns publicly, yet it feels like management either does not understand the seriousness of the problems or simply does not care enough to meaningfully address them. The property itself has a lot of potential, but the rent is simply too high to justify dealing with recurring vandalism, uncontrolled access, non-residents using amenities, and security that does not appear engaged. At this price point, residents should not have to repeatedly ask management to provide the level of access control, security, and property oversight that is already being advertised.

I wrote this review in 2016, I guess they deleted everything and made a new page, hated this place…read moreso much, so glad we moved from this hell hole. can't believe its been one year since this place has been reviewed. when I first moved in here 4 years ago the complex had gone thru a major remodeling, it was a gem of a find in Canoga Park, updated units with laminate wood flooring stainless steel appliances, central air, nice clean courtyard, a sparkling pool area with tennis courts, two barbeque grills located at the pool area and two at the other side of building rear near the tennis courts, friendly tenants and the rent prices were reasonable in comparison to other similar properties in the area. Definately a step up from the place I was living at. That was then, this is now. I can count on one hand how many of the long term tenants are still living at the complex. I should have only signed a six month lease when the rent increase went up by 22%, and was told it was due to "market price", are you kidding me are you selling lobsters or want to keep your loyal tenants in the building. The current management company (FPI) does not really care about the tenants, I say current because a new management company could be in place by the time you are reading this review. The management company that took over fired the cleaning and managers from the old company and hired new staff to maintain the building. The care for the building has deminished greatly, the person they have to maintain the building, cleaning and making sure things are in order is great, he really does care, but he is only one guy and you have 30+ families that don't care about the cleanliness of their home, the quality in the tenants has gone downhill dramatically, the set of grills next to the tennis courts have been inoperable since 2015 with no sign of them ever being fixed, you can mention it to the manager, but it wont get done and in a month there is a new manager in the office. The new wave of tenants appear to be more "ghetto" than the subsidized housing tentants in buildings adjacent to it. The pet owners fail to pick up after their dogs, the stench of feces on a warm day as you walk to the pool is pretty prevalent. The pool area is nice and they have a few tables and chairs, it used to be that they would want you to have only one guest per apartment at the pool area, but as of last year, it seemed like there were so many gatherings, you couldn't enjoy the weekends out there, , that you could not enjoy yourself, looked like a rap video party. If you happen to occupy one of the units downstairs, good luck getting sleep if your upstairs unit enjoys being up and walking around all hours of the night, you will hear them, I have had at least half a dozen different neighbors, but the last one has been the worst, you could hear their loud TV and vacumming at 2AM, just no respect.
