We have contacted Heng, the lease administration, Tony the super, and Barb the realtor about serval things broken and not fixed since we've moved in on a October 15, 2021. The unaddressed issues to date as of today August 12, 2022 and prior contact dates are as follows; Our leaking fridge on: 7/13/22, 7/27/22, 7/29/22, 8/1/22; We we're told Mike was coming to fix it. do not rent here - constant huge leaks and no heat. whole building has water in the walls, along with animal waste from squirrels etc that live in building walls due to holes in bricks and broken window in front of building. the floods stink of animal urine and they dont clean the carpets after they get soaked with the dirty water. read more

Rented here from 2016-2019. Lovely place with cheap rent for the westchester area. The parking is free and they plow in winter. Utility costs were "normal" I'd say. The pot holes will probably never be fixed. The place does have mice and they know about it so put traps in your closets where they come in. I usually only saw mice during winter or bad rain. Expect your electrical equipment (A/C, fridges, fuses, etc) to fail and slowly get fixed. Make sure to have renters insurance because during 2016, they hired a parking lot pavement company that only finished half before accidentally ripping out power lines causing us to not have power for a few days before they brought in a massive generator. Still trying to get my security deposit back months after leaving. So if you do rent here, basically just assume your security deposit is the brokerage fee. Or, do NOT pay the last months rent. They will say they will return it before you move out, but as soon as you move out, they go silent. As another poster said, there is just a PO box and no real person. If you're a westchester lawyer, I'm sure myself and former tenants could use your help in getting our deposits back. read more

The actual building is beautiful, as is the location, with amazing Hudson river views, and the tenants are nice people. That's the end of the positives. Seriously, DO NOT rent here. You will regret it. The Management has allowed this building to fall into complete disrepair. You can request that something be fixed, but their general strategy is to ignore you or lie to you until you give up trying. If they do fix anything, they invariably do a terrible job to the point where you really should try to do it yourself if you can. In our case, the biggest issue was a badly maintained skylight-type window (at eye level) that was leaking rainwater into our bedroom and had a tendency to fly wide open during thunderstorms and blizzards. They let it remain broken for literally THREE and a half YEARS, all the while saying things like "we had to order a rare part from Europe" (no truth to that whatsoever) or "Frank the window guy is coming soon" (He wasn't. Frank doesn't even do skylights). Seriously. 3.5 years of lying to avoid fixing this window because they didn't want to pay for it or organize it. The unit next to ours had the same issue, and there were at least two tenants over the years who broke their leases over it. We tried everything; asking nicely, being mean, trying to contact management higher-ups, withholding rent, threatening legal action. They are scumbags. period. Many of the windows (not the skylights I mentioned above) are old-style leaded glass. They will make the excuse that they can't fix them because they're protected by the historical society. (This bold faced lie was fed to us from day one by their broker, Barbara Bodnar.) While it's true that they're not allowed to replace the leaded glass with modern windows, they are 100 percent required by law to maintain the existing windows and the inner storm windows, and good luck paying your electric bill when they don't. Tenants have brought them to court and won over this issue in the past, yet they'd still rather let you freeze in winter than maintain the windows properly. The general strategy of the superintendent seems to be to avoid eye contact with tenants and scuttle away while trying to look busy if you ever spot him on site. He is not capable of doing the work he is required to do (no clue whether that's his fault or management's). There's a LOT of stuff around the building that has the potential to get someone seriously hurt one day. A lot of the building is simply being left to rot. On paper they seem to offer some decent basic amenities for the price; elevator, parking lot, laundry room, central a/c etc, but not a single one of these things actually works reliably. The elevator is broken more than half the time now. The parking lot is way over capacity so people are parking on the grass and in the fire lane, a/c has been unreliable, and just forget about the laundry room - we gave up on it entirely after the first year. Building security is an issue. Packages get stolen a lot, because the front door lock is broken most of the time (and management simply will not have it fixed properly). Strangers walk in to explore the place as if it's a public park or something. Landlord's response to the package thief issue was to send out a letter saying "we are not in any way responsible for stolen packages" and let the lock go another two weeks broken. Management are, generally speaking, impossible to contact. If you do manage to get a response from them, you can rest assured it will be self-serving bulls**t designed to cover their own butts should the get sued like they deserve. The company is located in NYC and Greenwich, CT and owns an absurd number of NYC apartment buildings. You are not a human being to them. DO NOT pay your last month's rent, or kiss your security deposit goodbye. Seriously. Run away from this place. The views are not worth it. read more

I went to school there back in the 70's when it was beautifully maintained. My husband and I were in the area and I wanted to take a peek to see what the conversion to apts. looked like. I was mortified and saddened to see the building in such disrepair. The landing on the 2nd floor where the staircase to my dorm and the teacher's had offices looked like it was still under construction. Doors had padlocks on them and there were dirt and debris everywhere. My husband noticed that there were not a lot of names on the resident listing at the entrance to the building, which by the way we walked into without any effort, yet there are never any advertisements for available rentals. Maybe they are trying to get people to leave so they can abandon the property. But from the sounds of it, they have done that already, so sad. read more

I wish I had seen these reviews before I had moved here. The location is close to the highway, the aesthetic of the building is nice, but I would not have rented here if I knew what was going to happen. My first red flag was that we didn't even speak to the landlord, everything we did was through the past tenants who were living here, as they were looking for someone to fill in the remaining months of their lease. We were supposed to move in September 2021, but hurricane Ida had happened. We came to the apartment on September 2nd, the day of the hurricane and the apartment was completely flooded in the bedroom and the hallway leading to the bedroom. Didn't help there were rugs all over the apartment. We were contacting the email we were given and calling non stop with no one helping us. We ended up fixing the water damage ourselves, as well as the holes in the wall and the horrible paint/wall decal left by the previous tenant. We couldn't live there for a full month, and they are still sending us bills for an entire month we weren't able to live here! Because of water damage and mold in an apartment that I don't even own. The only reason this apartment became habitable was because we had put the work into the apartment ourselves. We were also told someone would come clean the rugs and replace the sink in the bathroom that is stained yellow and we constantly have to unclog, that never happened either. Also, the dishwasher doesn't work and they obviously will not send anyone to fix that either. I cannot wait to leave this place. A bunch of crooks that own this place. DO NOT RENT here. Even though the apartment is located in Peekskill, the rental company is located in NY City and the very few people who will finally answer your call are very unhelpful. They are there just to take your money. There is no one accountable that can help you and the company only has a PO Box to contact. Your calls will go straight to a voice mail box that is like a black hole. Even if you have problems with the apartment, there is little you can do to get any help.You will never hear from them again about your security deposit. We never received the security deposit although the apartment was left in perfect condition after just one year. They kept saying that they will mail the check "next week" and it went on for months.The woman who answered asked for our address again and again and would promise to send the money but she never did. Sometimes she would put us on hold for 20 -30 minutes until you give up. I can only deduce that this company take advantage of people knowing that there is no way you can walk into an office and demand for your money back and they can simply ignore your calls. I have done numerous research online and could not find the owner, or an entity or someone higher up to contact in the company. They company seems as if it is totally non existent.
