We will update it periodically…read more **Promotional Offers** Don't expect to get their "up to $$ off" promotion--it's a bait and switch. We signed our lease with a $500 off promotion. Now, there's an "up to one month off" offer. Initially, we planned to move to The Finch due to The Harrison's waitlist. After paying application fees to The Finch, a 2BR unit became available at The Harrison on June 26th, the day our FL lease ended. We paid additional fees to secure this larger unit with a better layout. They promised $500 off the first month's rent if moved in by a certain date. When I called, they said we'd get the current promo. Now they deny this. We helped them by securing the unit two months early, but they refuse to honor current or future offers. Emailing the parent company, FOGELMAN, got us a forwarded reply, essentially scolding us for asking again. Is this review worth the $500 they "saved"? **Deposit Issues** We had to pay a large deposit because their credit report showed a low score. Despite proving our higher scores from all three major bureaus, they wouldn't adjust. This seems like a scam to get higher deposits. Many people might be forced to overpay here. **Unit Condition** The layout is nice, but there's no adequate pantry or double sinks in the bathroom. The primary room's standing shower creaks with every step. The unit wasn't move-in ready, with multiple paint and scratch issues noted but not addressed. There were carpet stains and a chipped granite countertop. The refrigerator was missing a shelf, and the patio had six giant wasp nests. These were present when we moved in, raising concerns about our deposit. **Noise Levels** The noise level is okay, except for the upstairs unit, which sounds like an elephant walking due to cheap building I assume. We can also hear all the plumbing from above. There are no fans or light fixtures in the bedrooms, only a living room fan without a light. **Neighborhood and Maintenance** The neighborhood is mostly stones with little grass, feeling like a terrarium. The grassy areas are patchy mud holes, causing mud to be tracked in. The community provides dog waste bags and trash cans, but many people don't use them, leaving piles of waste next to the cans. The office said they'd send a notice, but instead sent maintenance to clean it up, which isn't their job. The next day, more piles appeared. **Social Interaction** The neighbors are nice and greet us, unlike in SWFL. Our dogs are still adjusting, making it hard for us to socialize. Our young Boxer is scared of everything, making bathroom trips difficult. Our older Boxer is overprotective, so forgive us for rushing in and out without stopping to talk. **Safety Concerns** On the 4th of July, some families illegally set off large fireworks outside our unit, scaring our dogs. They started a fire in the dumpster with hot fireworks. This might happen again on NYE. **Amenities** The gym is okay but lacks a dedicated back machine. The pool is nice and warm. The coffee machine often lacks stocked dairy, so "cappuccinos" come out as just coffee and milky water. Paying $25 for trash service is annoying, especially since we walk our trash down ourselves. The black trash cans are ugly and some people leave them outside 24/7, which is unappealing. The halls stink when people use the service. The trash has overflowed a few times, and some people leave items on the sidewalk as if someone will take them. Just toss it. **Conclusion** This is our honest review for potential renters. The staff, office, and maintenance are generally nice and professional. However, the community's money grabs, like not honoring promos and using false credit scores for higher deposits, are concerning. Other reviews indicate similar experiences. We hope it's not a scam to keep our deposit, as we'd fight it in court. Our future stay is uncertain, but we hope the rest of our time here goes well.

We immediately contacted management who told us to call pest control, so we did. well, the roaches haven't gone away. the exterminator has come 3 times and that's "all management can do". According to the health department any amount of roaches is unhealthy to be around- because they carry a multitude of diseases. My fiancé has now had to live in a friends house the LAST TWO MONTHS because his apartment is so bad. We've thrown away food, clothes, towels etc. because the roaches won't go away. On top of that we've sent emails, pictures, and called multiple times- BUT THEY DO NOT CARE! All they want is your money, they DO NOT hold up their side of the lease... which is to make sure residents are in a SAFE area!!!! My fiancé has wasted 2 months of rent ($3500) and hasn't even been able to live in his own apartment because these people won't be humane and DO SOMETHING. Obviously spraying isn't working since they've sprayed 3 times and there hasn't been ANY improvement . The apartments have a serious problem. The least you could do is give him a new apartment or his money back! Or just be humane and get him out of a disease infested place! See pics & emails below :

They have been charging certain residents late fees, and when asked about these fees I was told that it was the water bill that the company was behind on. I called the water company concerning this matter, I was told that any late fee had nothing to do with the water company or them being behind on billing. i do believe that the property manager is pocketing some of the money that residents are paying. This is the sister company of Station18 apartments in Buford Ga. Layla is also the property manager for these apartments. Residents who live at Station 18 apartments are also complaining about late fees being added to their rent for no explained reason and security deposits not being returned to them when moving out. On a couple of occasions, management sent out an email letting residents know that Layla would be entering apartments looking for leaks inside. I noticed that she only came to my apartment looking around and not any others in that building. if I had not been there that day, who knows what she could have been up to. She is very racist from what I have experienced personally. one day I had went into the office because Layla had charged me a full month's rent at the end of my lease which I should have only been charged for 3 weeks. There was an asian couple also sitting and waiting in the office for quite awhile to view one of the apartments. When Layla showed up to the office I told her that the couple was here before me and had been waiting awhile. She ignored them and replied that they were just here to view an appointment . I found here behavior and respond to be rude, vicious, unprofessional, uncaring and racist. i moved out of Claret Village at Braselton weeks before the end of my lease, although I had paid rent for the entire month. Living in these apartments with Layla the property manager and maintenance taking a back seat when things needed fixing: was the worst experience I had living anywhere. The management here is a rip off and dishonest. There are far too many nice apartments to rent throughout Atlanta that's worth the money and will be honest and professional. The apartments are cheap, the breezeways are filthy and disgusting, loud neighbors, dogs outside without leashes and poop in the grass and parking lots. I wish that I had never set foot on the grounds of this property, it was a terrible, horrible experience living at Claret Village at Braselton!

My lease required a 60-day notice before moving out. Before the December 2 deadline, I went to the leasing office multiple times asking for the renewal offer so I could review the new rent and make an informed decision. Each time I was told they were "working on it," but no numbers were provided. I returned again on December 5 and still did not receive the renewal offer. It was not until December 9 that management finally provided the renewal proposal, and the price increase was not acceptable to me. Because of this delay, I had to quickly find another apartment and informed them on December 14 that I would be moving out. Management insisted that regardless of the renewal price, I should have given notice by the 60-day deadline. However, it is unreasonable to expect a tenant to make a decision without knowing the renewal terms, especially after making several attempts to obtain that information before the deadline. In addition, the utility charges were extremely high and difficult to justify. For example, from February 1 to February 14--when we had already moved out--we were charged almost $180 for water. After paying the final bill and believing everything was settled, we were later informed that we may also be charged for carpet replacement, even though the apartment was left clean and the carpet was in good condition with normal wear. Based on my experience with communication, billing practices, and move-out charges, I encourage future renters to document everything carefully and ask for all charges in writing.

They also had carpet throughout, which I was not a fan of. The layout of the apartment is ok. After my tour, i ran into a gentleman who had moved in during the summer and is now looking move elsewhere. He was furious about the constant mold problem apparently they have here. He mentioned to me how there is mold literally everywhere. Mold in the cracks of the window. The toilets breed black mold, the shower walls have mold growing under it, the faucet spouts also has mold coming through it. He even mentioned how the ice maker ice started tasting funny and stale. The automatic ice maker apparently is not maintained properly, neither is the dishwasher. I told the guy that it sounds like they care more about the appearance outside than they do inside. After touring the place and running across the gentleman that lives there, I am going to look at some newer builds. I would rather pay extra rent, knowing that the new build I am living in is in great shape inside. Before writing this, I looked at some reviews from this place and apparently there were some of the same complaints about mold and how the people concerns about it was not taken seriously. If you want new and not have to worry about these issues , look elsewhere.

When we confronted management they seemed sympathetic at first and then sent an email out COMPLETELY CONTRADICTING WHAT THEY HAD TOLD US IN PERSON. There is now property damage to my vehicle and they're not doing a thing about it. These people are CROOKS! Patio is roach infested and covered in wasp nests even though we were told they have pest control. Gate is always broken. Everyone in management here is a shithead liar. DO NOT MOVE HERE UNLESS YOU WANT AN ENDLESS ARRAY OF PROBLEMS! We are currently pursuing legal action to hold them accountable, but it will likely be some time before our case is presented and any judgement is made. If you do have to live here for whatever reason - make sure you get their promises IN WRITING! They cannot be trusted and their policy is to lie to your face until you go away. Absolute nightmare! Moving here has been the single biggest regret of my adult life. STAY AWAY!

These are apartments for goodness sakes, there are bugs who live in nature, you are going to get them inside especially when its too hot or cold outside. Way better than where I am from in South Florida where snakes, rats, iguanas, raccoons and even alligators will get inside. Some people who have never lived in real crap don't appreciate some great apartments! Since day one, office personnel, maintenance and even trash people are amazing. They always have a smile on their faces and are all very helpful. I couldn't ask for better. They fix things right away, take the trash even if its a lot, answer any questions and are friendly. But keep in mind, you must be a good tennant with a good attitude to get treated with respect. And if there are issues, you must report them right away. We plan on living here for a long time. This is the best place I have ever lived at. So spacious, beautiful, quiet, clean and safe. Thank you Tree park staff for making Tree Park apartments a pleasant place to live!
